"THE DUKE OF DEL MONTE" Samuel F.B. Morse

Affectionately known as "The Duke of Del Monte," Samuel F.B. Morse founded what would become the Pebble Beach Company in 1919, and was its faithful steward for the next 50 years. But it started with a risk. Morse, a distant cousin of the telegraph inventor and a member of the secretive Skull and Bones society, was also an All-American football player at Yale who captained an undefeated 1906 team. So he wasn't afraid to call an audible when he was asked to liquidate the land holdings of Pacific Improvement Company in the area known as Pebble Beach.

Morse decided to buy the land himself. His vision for Pebble Beach was different than what Pacific Improvement Company had in mind. Morse wanted to preserve "His vision for Pebble Beach the coastline, so that the public was different than what Pacific could enjoy it – forever. Morse maintained this philosophy throughout his life. Today, the shores of Pebble Beach are lined by golf courses and 17-Mile Drive, while homes are located on higher ground overlooking incredible scenery. Morse led his company from 1919 until his death in 1969, just three years before another dream was realized – Pebble Beach hosting a U.S. Open.

THE MARKET REPORT

The areas of Carmel, Carmel Valley, Pebble Beach, and Carmel Highlands, with all their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. The overall market remained healthy with a slight uptick in sales activity in the second half of 2018 compared to the same period in 2017, at $577M and $556M respectively. The combined sales in December 2018 fell by almost 50% compared to December 2017, likely a negative externality from the recent stock market decline. The median sales price rose by more than 10%, to just over $1.386M in the second half of 2018, compared to $1.241M in the second half of 2017. The number of sales for this combined region totaled 281 in the last two quarters of 2018, a decrease of 48 sales versus the same period in 2017. The average price per square foot experienced a significant increase to $843 in the second half of 2018 versus $763 over the same period in 2017. Lastly, the median days on market fell 7 days, to 37, in the second half of 2018 compared to 2017. Turning our attention to the Carmel market, we found that the sales volume in the last two quarters of 2018 was virtually identical to the same period in 2017, at just short of $308M. The median sales price in Carmel in the last two quarters of 2018 was $1,394,500, up from $1,270,000 during the same period in 2017. There were 164 sales in Carmel in the second half of 2018, a decrease of 24 sales compared to the same period in 2017. The average price per square foot jumped to $934 in the second half of 2018, up from $864 in the second half of 2017. The median days on market fell to just 28 days in the last two quarters of 2018, a decrease of 26 days compared to the same period in 2017.
