the market report The areas of Carmel, Carmel Valley, Pebble Beach and Carmel Highlands, with all of their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. There continues to be good activity in these markets so far in 2017, albeit a bit less than 2016 during the same duration. In these locations, the sales volume in the first two quarters of 2017 was $485 million, down 3.2% from the first two quarters of 2016 and the median sales price was $1.275 million, an increase over the first two quarters of 2016. The number of combined sales for this region totals 299, down slightly from 2016 and the price per square foot was $720 in 2017, again down slightly from 2016. The median days on market stayed the same at 42 days. Concentrating on the Carmel market, we found that the sales volume in the first two quarters of 2017 slightly outpaced that of 2016, at $319M against $314M, respectively. The median sales price in Carmel in 2017 is $1.28M, up from $1.19M in 2016. There were 192 sales in Carmel in the first two quarters of 2017, an increase of four sales compared to the same period in 2016. The price per square foot fell slightly in 2017, down to $839 from $849. The median days to sell in 2017 was 54 days, an increase of 7 days compared to 2016. Tim Allen Properties remains dedicated to helping clients achieve their goals as they relate to real estate. For the first two quarters, we were able to take part in 42 transactions for a total of $116M in sales, an increase of 18 transactions and $45M in volume from the same period in 2016.
