the market report The areas of Carmel, Carmel Valley, Pebble Beach and Carmel Highlands, with all their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. The overall market has been very active with a noticeable uptick in sales activity in the first half of 2018 compared to the same period in 2017. Combined sales volume for the communities mentioned above was $644,838,246 in the second half of 2017, an increase over 25% from the first half of 2017 and the median sales price was $1,401,000, compared to $1,222,500 in 2017. The number of combined sales for this region totaled 349 in the first two quarters of 2018, an increase of 17 sales versus the same period in 2017. The price per square foot also increased to $790 in the first half of 2018 versus $720 over the same period in 2017. Lastly, the median days on market rose 6 days, to 53, in the first half of 2018 compared to 2017. Turning our attention to the Carmel market, we found that the sales volume in the first two quarters of 2018 outpaced that of 2017, at $349M versus $319M, respectively. The median sales price in Carmel in the first two quarters of 2018 was $1,500,000, up from $1,280,000 during the same period in 2017. There were 191 sales in Carmel in the first half of 2018, an slight decrease of just one sale compared to the same period in 2017. The price per square foot increased to $883 in the first half of 2018, up from $839 in the first half of 2017. The median days on market fell to 47 in the first two quarters of 2018, an decrease of seven days compared to the same period in 2017. the DEVELOPMENT Of the 16 parcels that make up Poppy 1, 15 have sold. Five of the lots are under development with the residence on lot 2 currently available. Lot 3 will be following in the spring of 2019. Lot 13 is under construction and will be ready for the owner to occupy in the spring of 2019. The construction on lot 5 is underway. Lot 6 has permits and is ready to build. Lots 1, 4, 12, 14 and 15 are all in the approval process with exciting new homes being planned for the near future.
