PEBBLE BEACH
Samuel F.B. Morse
Affectionately known as “The Duke of Del Monte,” Samuel F.B. Morse founded what would become the Pebble Beach Company in 1919, and was its faithful steward for the next 50 years. But it started with a risk. Morse, a distant cousin of the telegraph inventor and a member of the secretive Skull and Bones society, was also an All-American football player at Yale who captained an undefeated 1906 team. So he wasn’t afraid to call an audible when he was asked to liquidate the land holdings of Pacific Improvement Company in the area known as Pebble Beach.
Morse decided to buy the land himself. His vision for Pebble Beach wa s dif ferent t ha n what Pacif ic Improvement Company had in mind. Morse wanted to preserve the coastline, so that the public could enjoy it – forever. the REPORT One of the most significant findings in our analysis of Pebble Beach’s luxury real estate market has been the paralleled demand for properties listed between $4-5 million which was on a par with demand for $2-3 million homes during 2020. Each showed a 22% market share in the number of properties sold, and sales of approximately 70% for properties listed during 2020. The first half of 2021 has shown a slight shift in demand with properties in the $2-3 million, $3-4 million and $4-5 million ranges now equally in demand with a market share of approximately 21% each. The percentage of sales shows that 75% of properties listed during the first 6 months of 2021 sold.
