I

t is important to outline exactly how we have become the single most successful real estate entity on the Monterey Peninsula, bar none. With a collective of over 2,500 residential and commercial transactions under our belts, there must be a formula for success, and there is. Tim long ago realized that his best value to the team is to lead, handle one-on-one negotiation, and personally communicate with agents, buyers and sellers. Tim reserves his time for one-on-one interviews with prospective sellers determining if it is a good fit for you, for Tim, for the team, and for the property. Tim then presents you with a pricing range and an outline of our proposed marketing program and if all parties agree, we then move forward with the listing. At this point the team takes over with the creation of property description, photographs, floor plans, magazine and newspaper layouts, internet layouts, digital and offline marketing programs, staging if needed, brochure and fact-sheet creation, submission to Multiple Listing Service and social media. All of these tasks are handled by ‘the team’ who have over 100 years of collective local real estate experience successfully closing over 5 Billion dollars in local sales…Tim’s philosophy is, “hire the best, then, let them do what they do best.” The property now moves into inventory and buyershowings appointments together with the running of print and internet marketing programs all coordinated through ‘the team’.

When any agent or buyer has questions about a property, Tim, or one of the team members is always available to receive the call and optimistically is able to turn their interest into an offer. When an offer is submitted Tim again takes the pointposition and personally handles all negotiations on the seller’s behalf. When a successful agreement is reached and an escrow is opened once again a team-member takes over handling the myriad of details of the escrow working closely with the seller and Tim as he personally addresses any and (usually) all obstacles that may arise during the escrow period. The commercial market in Carmel is one myself and my team has participated in heavily; over the past two years, we have handled over $60MM in commercial transactions in Carmel-by-the-Sea. We not only understand how the nuanced local commercial market operates, but we have access to a large network of qualified buyers and agents. Our experience marketing luxury properties is something that sets us apart from many other agents who sell commercial properties and we excel at adding value to the properties we represent. The entire team has but a single goal in mind…that of bringing about a successful sale for you. So, as we stated earlier, ‘there must be a formula for success, and there is’, that being: Build a team of consummate professionals and let them do what they do best…and they do it better than anyone on the entire Monterey Peninsula.

Producing our own unique content and proprietary publications gives us an advantage to selling your property that no other agent has on the Monterey Peninsula. We run a special feature 20-page magazine in the Pine Cone twice a year, during AT&T and Car Week/Concours D’Elegance. This magazine is distributed at all newsstand locations where the Pine Cone is sold as well as inserted in 18,500 copies of the paper the week of the big event and distributed to all of The Pine Cone’s loyal subscribers. HIGHEST PRICED RESIDENTIAL SALE IN SANTA CRUZ SOLD IN ONE WEEK FOR $15,725,000

Tim Allen Properties recently represented my household in the sale of the most expensive property in Santa Cruz County history. A master architect designed the custom beachfront home; and it is located on a precious plot of land overlooking the Santa Cruz Yacht Harbor entrance, the lighthouse, and Seabright Beach. Since this home was so atypical in quality and price in Santa Cruz, its sale posed unique challenges for the real estate broker. We interviewed many realtors, and had more than ten excellent candidates. Tim Allen Properties stood head and shoulders above the rest in their communications, sense of the market, diplomacy, knowledge of real estate law, track record selling luxury homes, professional team approach, and education of the sellers on the risks/rewards within the real estate negotiation cycle. From the first call with Tim, I knew I was dealing with a world class professional. When he realized that I was asking for the same information from all the realtor candidates in order to decide with whom to speak, he immediately committed to delivering a comprehensive marketing plan and proposal within 24 hours! I could not even believe the richness, thoughtfulness and subtlety of a proposal done on such short order. The rapid detailed response could make for a good Stanford business school case study. As soon as we engaged Tim Allen Properties, the team photographed the property and surrounding areas. The photos beautifully captured the magic of the property. The listing materials and website were gorgeous and well positioned. The pricing discussion was nuanced and the idea of listing a home in Santa Cruz for between $17 and $20M was unheard of, but Tim stepped us carefully through his analysis and we arrived at the right price. Within 9 days of placing the property on the market, we received an offer close to the listing price, all cash, with a 10-day close. We worked with Tim and the buyer’s agent and quickly closed a home sale that was more than 60% above the historic record for Santa Cruz. This was a swift and remarkable result - at a fair price to both parties. Tim himself was an extraordinary agent and diplomat throughout the entire sales process. His team of experts worked seamlessly with each other and with us as they parsed issues the in the following areas: legal, contract negotiation, market research, social media, photography, and seller education. Billy Schmidt is a creative thinker with an eye for design and a marketing mind. He is a classically trained musician, Eagle Scout, and played collegiate Baseball and Cross Country while obtaining his Bachelor’s degree in Business Management. While finishing his Masters degree at Florida Atlantic University in Music and Entertainment Business, he began his professional career with iHeartRadio. Meanwhile, his two music projects, Raggy Monster and The Whiskey Wasps began to experience commercial success. They toured the country from 2013 - 2017, ending with a 26 state tour including historic venues in NYC, Miami, Nashville, and San Francisco. Billy moved to California in 2018 and soon caught the eye of Tim, who recognized Billy’s talent for unique and effective marketing as the perfect fit for the team’s new Marketing Director.

Cooper set foot on the Monterey Peninsula in 2006 to finish out his high school experience at Stevenson School. He joined his alma mater in 2011 after graduating from Colorado State University. Cooper helped oversee one of the largest scholastic sports programs in California and played a vital role in the overall success of the Pirate sports program. Cooper garnered lacrosse All American honors in both high school and college and presently heads the boys lacrosse program at Stevenson School. He was recently named the California Boys Lacrosse Coach of the Year for 20202021. Cooper holds a masters degree in Organizational Leadership and hopes to continue his educational journey in the world of Real Estate.

After working in small business as an administrator Brenna came to Coldwell Banker as an administrative assistant in the Carmel office in 1997. With her extensive duties, Brenna’s talents were recognized by Tim and in 2002 Brenna became our Document Escrow Coordinator. Coordinating every form, every contract, every disclosure, every inspection and every escrow while making certain that each document is processed through the maze of legal requirements necessary to list, sell and close a sale. Brenna has successfully managed over 1,000 transactions and continues to act as our guide through the paper-maze of California Real Estate requirements.

A Carmel Valley native, Alex has a strong love for the Monterey Peninsula. She graduated from Cal Poly San Luis Obispo with a Bachelor of Science in Graphic Communication and a concentration in Design Reproduction Technology. After spending the last 5 years creating brand idenities and design solutions for luxury hotels, she now brings her creative and technical skills to the TAP team. As part of the marketing team, Alex creates custom materials for properties and assists with marketing initiatives. In her free time Alex can be found hiking the many wonderful trails the peninsula offers.

Carmel Gives is a movement that was created to help local businesses while providing assistance to those in need in surrounding communities through creative win/win programs and grants to nonprofits and City government. Working closely with other organizations, including Carmel Cares, the Carmel Chamber of Commerce and the Carmel Residents Association, Carmel Gives encourages grassroots support to quickly and efficiently get community projects up and running. To date we have successfully executed over 110 projects and contributed over $1,200,000 to help organizations and families make it through the COVID-19 pandemic.
