the MARKET REPORT The overall market in Monterey County experienced a slight decrease in sales volume in 2019 verses 2018. The areas of Carmel, Carmel Valley, Pebble Beach, and Carmel Highlands, with all their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. The overall market in these areas remains healthy as we move into 2020 and looking back at the second half of 2019 compared to the second half of 2018, there has been an increase in sales activity and median sales price, a slight decrease in average price per square foot, and an increase in median days on market. Turning our attention to the Carmel market, we found that the sales volume in the second half of 2019 was down a bit compared to the same period in 2018, as was the median sales price. Number of sales showed a significant increase, but the average price per square foot dropped and the median days on market once again showed a longer period.
