His ‘no worries’ lifestyle has enabled Ross to now play in several bands and tour in different towns playing music on a guitar he made himself. A little certainty provides great reassurance in knowing you can pursue the things you love in retirement, without any worries.

A MATTER OF
TRUST BY NICK KRAUSE
R
OASTED COFFEE BEANS COME IN larger bags than the ground stuff. Makes sense.
Anyway, I was up at the Bombay Four Square a couple of weeks back and took cash with me. It was a quick trip [we live near Drury] for some items the household had forgotten at the supermarket. I had $60. The items came to $74.50. I could have put some items back but I thought I’d ask the guy [we’re up there every other day], whose name I don’t know, if I could bring the rest of the cash the next day. He agreed [he doesn’t know my name either but recognised me, even with the mask]. It wasn’t just a couple of bucks and yet he risked it. All those dollars add up… those margins are necessary to ensure the business makes money. And yet he took a punt. He trusted that I would bring that money I owed back to him the following day. Trust has to be established over time. And it’s a mutual thing. I’ve shopped there for more than a year, I know their products, their produce, their pricing. I trust that I’m getting a good
deal. I know I am. They trust that I will come back for the friendly banter and good deals [and beer, wine, bbq goods]. If we scale-up this example, we find we trust a quite significant number of people, businesses and organisations. We often hear people talk about brands. We depend and rely on them. We know them. We believe them. That’s trust – that’s the gold. And it doesn’t matter whether you’re talking about a loaf of bread or a takeaway, a university or a car, we will generally commit to a brand. When it comes to New Zealand’s trusted brands, for example, we have been unswervingly consistent and voted the same way for years [Most Trusted Brands, the annual Reader’s Digest survey]. Kiwis have voted for 10 consecutive years [as at 2021] for confectionery, specifically Whittaker’s (as in peanut slab, and an assortment of other fine chocolate). This beloved NZ choccy brand has transcended categories and has also won the NZ Iconic Brand accolade since 2013. It was up against dozens of other great Kiwi brands, 69 [it could be more now] categories of products and services reflecting a broad range of industries. In the 2020 RD survey, 1601 Kiwis from a broad demographic were asked to select three of their most trusted brands for each category. They then rated those brands on a 1-10 scale for trust.
Phone: 09 271 8000 Email: info@times.co.nz Web: www.times.co.nz
As Reader’s Digest Australasian editorin-chief Louise Waterson said a couple of years back, being considered trustworthy comes with responsibilities. “Maintaining a top rank involves a genuine commitment to protect and fulfil the promises made to the consumer,” she says. Yay. That’s us. And we’re happy to pay for that trust, that brand, that product, every single time. There are loads of Kiwi companies comfortable with that kind of commitment. Others recognised by Kiwis for consistently being “genuine, authentic and reliable” include Panadol (an 11-time winner) as well as Dettol, Healtheries and AA Insurance (all 10-times winners in their respective categories). Resene is a nine-times winner; Harcourts has taken top spot for all eight years its category has been included in the survey and Ryman Healthcare has taken top place six years out of seven (again as at 2020) in its sector. St John New Zealand (Most Trusted charity), GJ Gardner, Yates, Sleepyhead and Cavalier Bremworth are all repeated winners. Some brands (2020) join Whittaker’s in scoring more than one award each year. Fisher & Paykel, for example, has cleaned up the Laundry Appliance category as well as the Large Kitchen Appliances and Cooking Appliances category. It’s all about trust.

N IMPORTANT PART OF ANY investment is trust, and we want you to feel good about doing business with us.
In 1997 Southern Cross Finance Limited was founded by Howick couple Barry and Julia Milward, who came to the realisation there were many business people who were having difficulty obtaining finance for projects because there simply weren’t finance providers around other than
banks with their specific lending criteria. Having had many years of successful business in the UK under their belt already, they started their boutique finance company providing first mortgage finance, secured against property. In the early days it was just Barry, Julia and one other staff member and, as the adage goes, ‘slow and steady wins the race’. They expanded slowly with a couple

of support staff as the demand for their finance product grew. As the company navigated its way through the minefield of the Global Financial Crisis of 2007, the slow and steady philosophy held the company in good stead as they continued to lend conservatively on the bread and butter of the business: property – and specifically first mortgages on residential properties with perhaps a small amount of commercial buildings, bare land and lifestyle properties.

Barry and Julia Milward. Right, The Southern Cross
As legislation changed over the ensuing years the company Barry and Julia built from the ground up has evolved from a contributory mortgage business to become Southern Cross Partners, the largest property-backed peer-to-peer lender in New Zealand. The company now has a staff of 30 throughout the country with five directors steering the ship. Speaking of ships, this brings us to the company’s name.
FIVE REASONS TO INVEST WITH US: 1. INVESTMENT RETURNS If you rely on interest income to subsidise your lifestyle then a mortgage investment could make a lot of sense. In the current low interest rate environment, investments through Southern Cross Partners could deliver higher returns. The current rates we have available start from 5 per cent (note, these rates are subject to change).
2. REGULAR PAYMENTS Your investment with Southern Cross Partners offers the convenience of interest income being paid monthly. The most common option for our borrowers is interest only payments. This means borrowers pay their loan interest on a regular basis – and we pay this interest to you monthly.*
3. A MORTGAGE SUPPORTED BY REAL ESTATE All of our loans (your investments) are secured by a registered mortgage over real estate. We use our own money to fund the loans initially, so this ensures we have a robust credit system and
are happy with each and every loan we make and then offer to our investors.
4. FLEXIBILITY AND CONTROL You can view all the available investment options, including the loan-to-value ratios (LVRs) and rates on our secure investor portal. You are the one who chooses which loan to put your investment into.
5. W E HAVE PROVEN EXPERIENCE AND TRACK RECORD Southern Cross Financial group is a 100 per cent New Zealand-owned business that specialises in short term property lending and has been established for over 20 years. Southern Cross Partners has a long history of managing shortterm mortgage loans and has been matching these loans with investors since 2016. We pride ourselves on our integrity and transparency.
When Barry first emigrated from the UK in 1968 he travelled on a ship built for the Shaw, Savill & Albion Line named The Southern Cross. What better name to start a new business venture with the name that brought him to a new life in New Zealand. Some of our current investors tell us they like investing with us is because we’re 100 per cent local. We aren’t owned by an overseas entity and we aren’t part of a large conglomerate. Our responsibility lies with our fellow New Zealanders and this enables us to enjoy more immediate and better relationships with our borrowers and our investors. If you’re considering an investment you’d be right to explore and compare the options available to you. After all, there are a lot of places to put your money. So here are five reasons why our investors enjoy investing with Southern Cross Partners. Talk to us today about what you want to achieve with your investment – and how Southern Cross Partners could help make it a reality.
We like to think of ourselves as the investment that funds your lifestyle, because of the rates we are able to offer, and the flexibility we give you to be able to enjoy a regular return, or to reinvest your interest.

As Nick explains, banks have downsized their staffing levels for years and it’s more difficult to see a banker face-to-face, or even talk to one on the phone. “People want to speak to someone they know, who understands their position, and who can give them a consistently high level of service.
“When someone approaches us to find them funding for a property we’ve got access to the widest range of lenders in the market and we can represent them objectively.” Nick and his team review all applicable loan offers available on the market to obtain the best interest rate for their clients. ELL-FITTED DENTURES REQUIRE THE SKILL of a trustworthy expert, someone who is forward thinking, understanding of clients’ needs and who embraces new materials and technologies, all qualities exhibited by Julie Lim, owner of Howick Village Denture Studio.
“Well-fitted, aesthetically pleasing dentures are so important for people’s confidence and for their health and wellbeing,” Julie says. “Dentures affect the way people eat, communicate and look. The impact cannot be underestimated so emphasis on look, correct fit and quality afterservice is my prime focus.”
Julie is accustomed to restoring oral good looks and giving clients a beautiful smile as well as confidence their new dentures will do the job their own teeth couldn’t. However, while acknowledging the new lease of life dentures can give clients, she says the gums change with age and even with food and lifestyle choices. “It’s important to remember that dentures, like real teeth, need care and cleaning. They may also need adjusting from time to time so they don’t become loose-fitting and uncomfortable,” Julie says. “I’m dedicated to ensuring my clients don’t endure discomfort just because a minor denture adjustment may be needed.” What’s more, it is her ethos of care,
Julie Lim, owner, Howick Village Denture Studio – correct fit and quality afterservice is her prime focus.
service and quality which ensures all clients’ dentures are created using the very best European materials and equipment. Howick Village Denture Studio has its own on-site lab, where custom-fitted dentures are made or repaired and dentures relined. It also has a wide range of denture accessories including mouthguards.
“It can be very frustrating not being able to bite into something such as a steak or even some sweets. To really enjoy food when one’s own teeth can no longer do the job, the answer is dentures, moulded to replicate the client’s real teeth as closely as possible and fitted so eating becomes a pleasure again.” Furthermore, because patients are at the heart of her service, she and her team are intent on listening carefully so they fully understand what is expected of them and the service they provide. “We expect patients, who have struggled to find the right solution elsewhere, to find the answer here. We come across many people who have had problems for a long time and we make it our mission to fix them, ensuring they leave with a happy smile.”

St John provides emergency ambulance services to 90% of New Zealanders and covers 97% of the country’s geographical area. The organisation is playing a broader role in building resilient communities by offering a range of charitable community health programmes, social enterprises, and other activities. These include health shuttles, St John Youth programme, first aid training, medical alarms and event health services. St John’s work in east Auckland is supported by the Manukau Area

The area committee supports the running of first aid training courses for youth and the St John Health Shuttle service transporting people to vital medical appointments they would otherwise not be able to reach.
Future projects the area committee is working on to bolster health care services in east Auckland include arranging more automated external defibrillators (AEDs) to be installed in the area.
They also assist with the Friends of the Emergency Department service whereby volunteers provide comfort and support to patients and their families in hospital emergency departments, and any fundraising needs for the emergency ambulance service.
“We’re fortunate to have many loyal supporters who help to fund these initiatives with their generosity and kind donations, and many volunteers who make this work possible. We look forward to future projects which will help us to continue to support the East and South Auckland areas.”
St John Manukau Area Committee Chair, Kevin Simpkin says these pivotal programmes help provide a broader landscape of health care for people of

HOWICK VILLAGE JEWELLER What started as a dream and a passion at a young age led Chris Schweder to pursue the completion of his 9000-hour apprenticeship to become a qualified manufacturing jeweller. 1984 IT ALL BEGAN The economy was buoyant and this 21-year-old had a big dream to share his passion for creativity and quality workmanship. The idea became a reality and Howick Village Jeweller was born. It was a modest beginning. Using all his savings, the business began operating out of the broom cupboard in the basement of the then Howickville Shopping Mall, growing and developing a loyal customer base. There were many national awards that followed for Chris and his growing team.
ALONG CAME THE FINANCIAL CRASH OF 1987 With determination and a degree of naivety, the business survived and thrived focusing on innovation, excellent customer service and the highest quality in his workmanship.
1994 WAS THE NEXT BIG STEP It was a time in New Zealand where the effects of the deep recession were being felt. Howick was no longer the hustle and bustle it used to be. There was a mass exodus of people to Australia and the common phrase of the time “last one to leave, turn out the light” was heard all too often. Chris, with his team of nine, decided to follow his dreams and open a designer store on the main street of Howick. Many people believed this to be a mad idea. The store was a positive enhancement to the village and made an impact. The business continued to thrive, never straying from the focus of exceptional customer service and high-quality workmanship.
2017 BROUGHT OPPORTUNITY Chris decided to jump at the chance
Howick Village Jeweller – a dream and a passion for Chris Schweder
“
CHRIS FOCUSES ON DELIVERING EXCEPTIONAL CUSTOMER SERVICE AND WORKMANSHIP” to further evolve the business with a move to a new prominent position in the village.
LOOKING FORWARD TO THE PRESENT Through the years of evolution and development, a lot has changed but some things have remained the same and that’s the focus on delivering exceptional customer service and workmanship. Understanding how much your precious jewellery means to you, Village Jeweller can work with you to make that dream piece a reality, restore or remodel life back to an old piece and even provide a valuation for your special piece.
A state-of-the-art workshop was created by learning from the most efficient elements of the past workspace and exploring new high-tech equipment. This allowed the highly-skilled and qualified on-site manufacturing jewellers to further excel their craftsmanship which has continued to be developed over the years.
To make an appointment with Chris and the team please phone 09 534 7404, visit the website www.villagejeweller.co.nz or pop into our store at 59 Picton St, Howick.

AMAN PANNU W
A NEW KIND OF DEAL MAKER
AITING FOR AMAN PANNU, THE franchise owner of Harcourts Milestone, at his sleek new office in Botany’s The Hub offers a glimpse into how much real estate has evolved in recent times. The building looks impressive, with a sweeping glass facade, soaring ceilings, trendy décor and a big in-your-face slogan emblazoned in black on its contrast stone walls. The interiors are radically different from what you would expect in a real estate office, but oddly enough you aren’t shocked – instead you feel right at home.
$40,000 commission,” he explains.
Meeting Aman feels much the same – tall, outspoken and a bit loud, he breaks the stereotype of your average real estate agent. After offering us a seat and gourmet coffee, he gets straight to the point: “Okay, shoot.” You get the sense that he is not in the business of making small talk.
Needless to say, behind the glitz and glamour, there is a lot of hard work too. “People see the success but that’s just the proverbial tip of the iceberg,” he says. “We work hard to generate value for our clients. Waking up at 5.30am in the morning and finishing close to midnight virtually daily for 12 years is what has got me here. I am sure I have done the magic 10,000 hours needed to be the best in my trade!”
According to Aman, a company is nothing if it cannot connect with its customers. “We must not forget that real estate is entirely a people’s business,” he says. “Compassion and an ethical approach allows you to see buyers and sellers not as sales figures but as individuals and families with dreams and aspirations.” This is why walls at his office are decorated with endless accolades. “You see, in this industry, trust is your currency. You can’t last long without it.”
“That’s right,” he says, guessing our thoughts. “We are in the business of building relationships. We create tremendous wealth for our clients, our focus always remains on maintaining these relationships, we believe money has to Harcourts become the by-product. This Milestone keeps us honest!” franchise owner,
REFORMING REAL ESTATE
in one calendar year. His personal record sits at 14 sales in 12 hours. Not bad for someone who arrived in New Zealand in 2004, with virtually nothing except for a bachelor’s degree in IT and a burning desire to do something extraordinary.
Aman Pannu
Money may be a by-product for Aman but his clients aren’t complaining as he’s able to generate a lot of it for them. He often gets headhunted to acquire assets for clients who like to stay under the radar. The most expensive property he sold, without ever advertising was $20.4 million. His work generally involves consulting on large projects, creating feasibility studies, calculating risks and eventually making large projects bankable. He is currently appointed exclusively to sell Bremner Ridge, a project worth well in to the $300 million price bracket. He single headedly sold 196 properties
From the get go, Aman decided real estate needed to be done differently. This required a new type of real estate agent. Aman handpicks his team not because they make a lot of money but because they are honest, hardworking and understand that real estate is the most expensive commodity anyone buys and therefore it requires proper advice and diligence. “We never forget that your million has to take priority over our
Milestone www.times.co.nz
As one of the leading members of the country’s real estate sector, Aman feels that while the Real Estate Authority of NZ has made agents accountable and educated, and also brought transparency into the trade, a lot remains to be done. First up, he feels there are not enough checks on the quality of people entering the sector. “The real estate agent’s works is not seen as a career path,” he explains. “We have to first control the entry, and the outcome will be controlled automatically.” His suggestion: at minimum a diploma programme as the pre-requisite for entry will ensure more knowledgeable candidates, leading to an increase in professionalism. “In time, there will be more respect for the trade, eventually improving honesty, professionalism, knowledge and the list goes on.”

DEJANA MANIC F
HOWICK’S STAR PROPERTY LAWYER
OR FIRST-HOME BUYERS SEEKING ASSISTANCE, there’s no one more expertly-suited to help than Howick-based lawyer Dejana Manic, Director of Kelly Flavell Law. Having grown up in Croatia and immigrating to New Zealand in 1996, Dejana completed a Bachelor of Arts and Bachelor of Law at the University of Auckland. She then worked for four years at a law firm in central Auckland specialising in conveyancing, the transfer of legal title to real property from one person to another, and property law. She began working at Kelly Flavell Law in Howick 12 years ago. Now, with 16 years’ experience under her belt, Dejana is passionate about helping clients with residential and commercial conveyancing, relationship property issues, family trusts, and wills and estate planning.
Dejana Manic – passionate about helping clients
“Buying a first home is so important to people,” she says. “It’s such a milestone in their lives. I get excited with them! “I want to make sure no stone is left unturned when we’re doing research, or FBI work as we call it. I want them to know what they’re buying and are comfortable going forward.” While legal matters can be perceived as tedious, Dejana likes to approach issues and situations with clients in the same way she would like it explained to herself – simple and refreshing.
“I want people to feel comfortable and know what they’re doing rather than confuse them with unnecessary terminology,” Dejana says. “Buying a house is very stressful. We come in to take that stress away.” As well as aiding in buying and selling homes, Dejana also specialises in different property sharing agreements, family arrangements, pre-nuptial and separation agreements. If the matter is urgent, she’ll give them her immediate attention. With an experienced and professional team at her side, Dejana and Kelly Flavell Law prioritise friendliness, approachability, and going the extra mile.
Supported by her warm and charismatic nature, Dejana shares a close and personable relationship with her clients. “Every client is their own story,” she says. “We relate to everything because we are a team that comes from very humble and diverse backgrounds.” In her 12 years at the firm, Dejana has grown to love the community and spirit of Howick. “It’s very special,” she says. Dejana recommends anyone who’s seeking to buy their first home to consult with a property lawyer as the process can be overwhelming and confusing. “Before you sign anything, come see our friendly team!”

We have always been close to our communities whether it’s reporting on what’s happening at our schools, our sportspeople, our politicians, our people. The Times has stood the test of time and this year Times Media marked 50 years in the newspaper business. Our magazines are well-respected too and we’ve earned dozens of awards over the years. Proudly independent, online, in multimedia and print, we’re a brand you can depend on for fair, balanced, accurate and up-to-date community content.
WE’RE A BRAND YOU CAN TRUST.
