Baha’is celebrate bicentenary

The Baha’i community of east Auckland marked the 200th anniversary of the birth of the Báb with devotion, a brief film and dinner at the Howick Club on Tuesday evening. On October 29 and 30 the Baha’i faith all over the world celebrated the bicentenary of the birth of the Báb, (a title which literally translates to ‘Gate’– a gate to spiritual truth) whose prophetic message prepared the way for the coming of Bahá’u’lláh, founder of the Baha’i faith. His mission was to prepare the way for Bahá’u’lláh, who would usher in an age of unity, peace and justice. Photo supplied

t was while he was watching movies as a little boy at the Monterey Cinema in Howick that Orlando Stewart first discovered the magic of movies. The award-winning movie producer who has produced short films, television and feature length documentaries, is now excited about the release of his first dramatic feature film Bellbird — at the Monterey Cinema on November 7. Talking about his fascination with the dream merchants of the celluloid world, the owner of Stella Maris Productions says, “I watched Police Academy 13 times at the old Monterey Cinema and later in school it was a teacher at Howick College who was instrumental in helping me pursue my passion for film making.” Stewart has appeared in several mockumentary series (including Wayne Anderson) as a reporter, talent manager and ‘marketing director’, handing out pizza flyers in Pakuranga and has been described as “dementedly brilliant” by one media critique. The former Howick local who started working at a local video store in his formative years says it was through

run dairy farm was both challenging and rewarding. The love and care the Deeming family shows for their animals and land is touching and inspiring. “And there is an amazing cast including Marshall Napier as Ross and Annie Whittle as Beth who came on board even though we didn’t have a big budget to make the film,” he says. Set over four seasons on a humble Northland dairy farm, Bellbird is the story of a dairy farmer struggling to cope with the sudden death of his beloved wife and the gradual bond he builds with his gentle only son and the local community. “Bellbird is set in the small rural Northland community where Hamish grew up. It is such a heart-warming film, a story of loss, love and hope. I’m so proud to be involved with it,” he says. “The people of Howick are going to love it.”

In a brazen act, a heavy statue has been stolen from the front porch of an elderly resident in Kilkenny Drive Botany. And now she intends to summon a ghost to teach the person a lesson. Maree Harman’s mother-in-law (who didn’t want to be named) is angry and upset that someone would enter her property at night and

walk as far as the front porch to spirit away a statue. Maree describes her mother-in-law as a strong-willed, independent lady in her eighties, who would definitely confront a trespasser. The statue was of no real commercial value, but held significant sentimental value, said Maree. So much so, that the victim is dead serious that a haunting should be

meted out to the offender. “She wants her deceased mum to haunt this person so they don’t do it to anyone else,” says Maree. Judging by responses on the East Auckland grapevine page on Facebook, the theft is not an isolated incident in the Botany/Dannemora area. Maree says she is grateful the forum exists. “Thanks to the Grapevine, we are able to share

these things to make other neighbours aware of what is going on around us and to keep an eye out for one another. “To some of them this may seem trivial, but they should have tried listening to mum telling us millions of times how upset and annoyed she is. Such a shame we can’t even beautify our yards, not only for our own enjoyment but for everyone who walks by.”

DIWALI

Police celebrate Diwali with gusto The New Zealand Police Diwali celebration that started off a few years ago, with around 40-50 guests had over 250 invitees this year with guests from the Department of Corrections, Ministry of Justice and the Police joining in to celebrate the Festival of Lights. The talented 11-year-old Radhika Rana put on a dance performance, followed by the police team that

performed the traditional Punjabi Bhangra dance with great gusto. District Commander for Counties Manukau Jill Rogers said that for some reason every year there are cold gusts of wind and rain at the police Diwali celebration, however the feeling of warmth, accompanied by a delicious vegetarian meal had everyone in good cheer as the keepers of law celebrated diversity.

accommodation to people on the social housing register. We will house couples and small families [at the site]. There are other services we can provide to help people with underlying issues. Housing is just one phase of the land. It’s going to be kind of a little village,” he said. Addressing those in attendance after the sod-turning, Ross thanked the Salvation Army for “really caring about the social needs of New Zealanders”. “I think it’s going to be very special to see the housing there for

the wider community to understand more of what the Salvation Army does.” Ross said Auckland “desperately needs more housing. “There are people who are struggling with housing needs. There are houses here with three and four families living in them just down the road. “We as governments and councils have failed New Zealanders by not building enough houses and are lucky that we have organisations like the Salvation Army that are stepping up.”

new housing development in east Auckland will provide accommodation and more to people who have nowhere to live. Work is about to get under way on the Salvation Army’s latest housing project at the intersection of Chapel Road and Baverstock Road in Flat Bush. Salvation Army Flat Bush Corps Plant Lieutenant Ameet Londhe says it’s being developed in conjunction with the Ministry of Social Development and will include 46 one-and two-bedroom units as well as a community hall for residents to use. A large number of people turned out to a sod-turning ceremony and blessing at the site just after dawn on October 29. On hand were representatives of local iwi and mana whenua, Botany MP Jami-Lee Ross, Howick Local Board member Mike Turinksy, Salvation Army’s national director of social housing, Greg Foster and social policy national director, Major Campbell Roberts. Londhe said earthworks at the site will get under way soon and he hopes the whole project will be completed by February 2021. “The development will provide

Fireworks are fun for us, but they can be incredibly scary and stressful for animals. As we head into Guy Fawkes night, here are some tips to make sure your furry friends are safe: • If possible, stay home - they’ll be less stressed with company. • Walk dogs before the fireworks start - this will help tire them out and hopefully put them to sleep. • ALWAYS keep dogs and cats inside when fireworks are being let off. • Close all windows and doors, block off cat flaps to stop pets escaping and keeping noise to a minimum. • Draw the curtains, and if the animals are used to the sounds of TV or radio, switch them on. • If dogs start to look stressed, remain calm yourself remembering that as “pack leader” your dog looks for guidance from you. • If you have small pets that live outdoors, don’t forget to partly cover cages / pens and aviaries with blankets for sound proofing. • Take special care of elderly or nervous animals – speak to your veterinarian before Guy Fawkes about whether calming medication would be suitable. • Make sure your pet is microchipped, or has a collar on with up to date contact details in case they are panicked by the fireworks and escape.

eachlands local Steve Lucas is on-board the Endeavour replica as it navigates its way around New Zealand as part of the TUIA250 commemorations. Steve joined the ship in Gisborne for the 15-day stretch to Auckland. The ship stopped for Powhiri’s in Tolaga Bay, Mercury Bay, Umupuia and in Auckland over Labour weekend. It wasn’t all plain sailing, as the ship weathered a big storm off East Cape with winds gusting up to 70 knots. Crisis was averted by the “professional crew of around 15, and around 25 voyage crew” says Steve, and added that the crew all mucked in onboard; “We have been fully involved in helming, sail handling, climbing the rigging to furl and reef sails and keeping lookout. We work under the supervision of the professional crew providing the required manpower.” When asked if the ship made famous by the first pacific voyage of Captain James Cook in 1769 is difficult to sail, Steve outlined the limitations when compared with modern ships. “The Endeavour cannot sail to windward like a modern yacht and with the very flat bow - it’s like pushing a sea wall through the sea- on the helm,

Interestingly, the forest area in the school houses bug hotels, native trees and an outdoor classroom for students. Students have spent a lot of time planning what to plant and hope to give away any excess produce to local communities in the future. The waste-free lunches initiative is a driver in becoming a waste free school. Students have been making beeswax wraps in order to eliminate plastic wrap from their lunchboxes. “That apart they’ve been trapping pests to prevent them killing off native birds and maintaining outdoor environment,” says Lorraine Field science leader at Anchorage Park School.

“It has been a very rewarding journey which has been led by a team of eco warriors and our STEM (science, technology, engineering and mathematics) club. Our next step is to achieve the silver award.”

Working towards a sustainable future has been hard work as students, staff, parents and the community have all been part of the journey. They worked weekends, after school and lunch times to help sustain a new environment that included creating a wetland to encourage native birds and wildlife back to the area.

Celebrating Retirement & Travelling? Are you celebrating your retirement with an overseas travel adventure? Our doctors and nurses are constantly amazed at the incredible adventures to exotic places our patients visit. Some of these destinations are remote destinations all over the world – producing unforgettable tales and awesome photos. Obtaining good travel advice is a part of the preparation for adventures to any destination. Ideally visiting your doctor for a pre-travel visit 4-6 weeks before you intend travelling is best. The doctor you visit needs to know about your illnesses and any medications you are taking, as these influence medical decisions. Your doctor can provide a physical examination and assess your fitness for travel – particularly for seniors. If you have heart disease you might choose a less strenuous travel itinerary. A travel health kit should all be considered and documented at a travel health consultation. You will need information about your travel destination particularly about altitude and climate as these can affect your health as you age and the destination’s risk of natural disasters. Make sure you are up to date with routine Vaccination such as Tetanus, Flu and Measles/ Mumps and Rubella (MMR). Yellow Fever vaccine should be given cautiously to people over 60 years and it should not be given to people who are immune suppressed.

If you are on long term medications take enough for your trip. Counterfeit drugs may be common overseas. Take a copy of your prescription and pack your medicines in your carry-on luggage. Traveller’s diarrhoea is the most common complaint for remote travellers. Dengue fever is on the increase in many countries. Applying a good insect repellent is the best way to prevent this. The biggest cause of fatalities amongst travellers is motor vehicle accidents, the risk being reduced by good decision making about seat belts, road crossing and using only authorised public transport. Do not ride in cars after dark in developing countries or after dark in questionable areas. We also advise joining your GPs’ Patient Portal so that you can access your patient record anywhere in the world 24 hours a day 7 days a week.

Is KiwiSpend the answer in retirement? A

drip-feed income scheme called KiwiSpend could kick in when KiwiSaver members turn 65, helping them stretch their savings through what could be a long retirement. This is one suggestion up for discussion in the three-yearly Review of Retirement Income Policies, being undertaken by Interim Retirement Commissioner Peter Cordtz. It comes from a report on decumulation prepared for the Review team by Susan St John and Claire Dale of Auckland University’s Retirement Policy and Research Centre. Among the Review’s terms of reference, the government asked Cordtz and his team at the Commission for Financial Capability to look at whether New Zealanders needed help stretching their savings through retirement and what role the government could play. A little known clause in some retirement village contracts can leave license-holders liable for a capital loss on their unit when they leave it. If the license-holder has died, their family may have to cover the capital loss out of the deceased estate. In a Facebook Live question and answer session run by the Commission for Financial Capability (CFFC) on March 19, the CFFC’s National Manager of Retirement Villages, Troy Churton, said that the use of the clause could be under-estimated when a family member was signing a license to occupy a retirement village unit. “Most New Zealanders are aware that they will not make any capital gain on the unit during their time in a village, but some occupation right agreements contain a capital loss clause that says that if the resident’s village unit value declined, the resident may be exposed to having to contribute to the village operator’s loss when they exit.”

Beware the capital loss clause in retirement village contracts

ost intending residents release equity from their home or other savings to help purchase occupation rights to a retirement village unit and to supplement their superannuation. The Commission for Financial Capability suggests breaking your decision-making into three parts: Be clear about your personal and family circumstances and future lifestyle preferences. It’s not just about whether the village is right for you. Know if you are the right fit for the village community. Understand the costs of entry, costs while you are there, and exit costs. You must be comfortable with the financial implications of becoming a resident, relative to your unique financial position. • Use our Sorted tools (https:// sorted.org.nz/) to work out how much equity you may need to retain for the lifestyle you want. • Consider how your assets might be needed if you have a change of circumstances later on and require full-time residential care. • Be honest about whether you fully understand and accept the legal regime, occupancy model and key consumer protections of living in a registered retirement village.

www.times.co.nz Churton said that a survey of village operators by the Retirement Villages Association about a year ago showed operators had mixed views on whether the clause would be actioned. “Some didn’t have a capital loss clause, others said if they had one they probably wouldn’t exercise it, and some said we do have it and if we need it we would exercise it.” Churton, who travels the country giving free public seminars for people thinking of moving into a retirement village, says some potential residents view this as a “hot issue”. “They say that on one hand I’m not getting any capital gain and on the other I could be financially liable for the operator’s losses.” The CFFC, which performs a monitoring role of the retirement village industry on behalf of the government, advises people of the requirement to gain legal advice before signing a village contract and recommends they seek financial advice as well. “The family of an older person need to know this stuff, as much as the older person themselves,” says Churton. “A lot of older folk are entering a village in a situation of vulnerability and to think an older person will grasp all the little fish-hooks and implications of a complex contract is a big ask.

What are some financial implications of entering an occupation right agreement? • Most operators do not offer a share of any capital gain in the value of the unit a resident has occupied • The deferred management fees, which are deducted when you decide to terminate your occupancy, start to accrue from the moment you

become a resident • Most residents exit with at least 20-30% less capital than when they entered the village. Their ability to purchase something else in the market may be severely restricted if they have to rely on the balance of capital they receive back from the operator. The values of property may have increased during the time they have been residents in a village • Departing residents usually have to wait for repayment of their capital until after the new resident buying the departing unit has finished its

cooling off period. This may require you or your estate to have bridging arrangements for any transfers needing to be made quickly • Weekly fees may continue to be charged by the operator until the unit is re-licensed or re-sold to a new resident. The Code of Practice requires operators to reduce those outgoings charges by 50% if the unit remains unsold within six months of the resident vacating it • Most occupation right agreements are based on a resident-funded model. The operator must set out

what fees and charges are paid for by the resident in the disclosure statement and occupation right agreement. If the occupation right agreement is not offering a fixed weekly fee arrangement, consider how changes to weekly fees could impact on your ability to pay those fees or have other choices, or how you might meet unforeseen expenses such as new hearing aids. Where community shapes the heart of your retirement A caring community is one where you are always welcome, where people notice your absence if you’ve been away. That’s the community Murray and Marion found at their Ryman village in Auckland.

For Murray and Marion, life at the village has exceeded expectations. The couple were amazed at how quickly they settled into village life and got to know people. Even in those early days when the village had first opened. “It was good to simply go and say gidday, to let people know there was someone else in the village,” Murray explains.

“We’ve found that if you’re away for a while, you’re missed!” The real icing on the cake has been their ability to continue their passion for travelling. They enjoy the freedom

of heading away whenever they like to a new destination. The beauty now is that they can lock up their apartment and go without any worries, then come home to the caring village community. “We’ve found that if you’re away for a while, you’re missed! People tell us, ‘we missed you, welcome back.’ That only comes when you get to know people, when you start building those bonds,” Marion says. “You can love your time away, but there’s something about coming back home,” Murray adds. Home is exactly what the village and the community has become for Murray and Marion. Being connected to their family and church community outside the village completes that feeling. “It’s nice to

be able to welcome them into your home. They love it and have no doubt that we’ve made the right move,” Murray happily explains. Ryman villages provide the setting where community spirit thrives.

A new way for seniors to age well at home F

or most of us, home represents a secure, safe place that holds special meaning and memories. While some seniors are happy to downsize or move closer to family as they age, many are choosing to ‘age well’ in their own homes. Whichever choice you make, Virtual Village East has introduced an innovative, new way of supporting people to age well in the East Auckland area, so read on if you think this could be for you. Based on their five pillars of ageing well, Virtual Village East offers a range of services and activities that support all aspects of wellbeing. For example, your nutritional needs change as you age, so Virtual Village East offers cooking lessons and recipes specially designed for seniors, and the opportunity to share those recipes over lunch – the perfect way to get to know other seniors also living at home. “For each of our five pillars we’ve designed activities which support seniors to learn, participate and connect – and get to know others along the way,” says Bonnie Robinson, CEO of HBH Senior Living, who established the Virtual Village East initiative. “For

example, we know that muscle mass reduces as you age, but if you wish to live at home, you need to stay strong and fit to look after yourself ... which is why we designed our Safe and Strong exercise programme.” The activities aren’t just about learning new skills and keeping well; they have the added benefit of

enhancing social wellbeing too. Friendships are formed and people get to know others, just like we used to in neighbourhoods of yesteryear. Virtual Village East also plans to introduce neighbour-to-neighbour services in the future, where seniors can help each other out with home services such as gardening, chores

or driving, both paid and unpaid. “Virtual Village connects members with each other and with resources to remain active and independent while ageing in our homes. Think of it as the old-fashioned village,” says Barbara Davis of the Virtual Village East Establishment Committee. “In today’s society, it’s so

easy to be lonely at home or in a retirement village. We offer activities that improve wellbeing and keep life interesting - and meeting new people and forming new friendships is a vital part of this.” Bonnie Robinson recently attended a Virtual Village conference in the USA. “Virtual Village East is on a par with others in the USA, even though many have been established for much longer,” she reports. “The response from the local community has indicated that, without a doubt, we’re meeting a clear need amongst seniors.” Sheila Hughes, one of Virtual Village East’s first members, agrees. “There are others like me who prefer to stay in our own homes rather than residing in a retirement village, but it’s still important to feel a part of the community. The Virtual Village concept is different by offering not only interesting activities and ongoing support, but also smaller, more regular gettogethers where friendships can develop. I’m glad I belong.” To find out more, see virtual-village-east.org.nz.

Council rates hit superannuitants

F Bucklands Beach Bowls celebrates 90 years Forty past and present members filled the green on Saturday October 12 for a light-hearted two-game roll-up and a magnificent lunch. President Ross Thompson followed with a welcome speech.

A Times Newspapers Supplement, October 2019 — 9

The photographs show how much has changed since 1929. Those unable to bowl were welcomed for afternoon tea. Some 42 ex-bowlers renewed old friendships and revived memories of earlier years.

alling mortgage interest rates helped stabilise inflation for highest-spending households, while rising council rates have hit superannuitants the hardest, Stats NZ said this month. Each quarter, the household living-costs price indexes calculate how inflation affects 13 different groups, while the consumers price index calculates how inflation affects New Zealanders as a whole. In the September 2019 quarter, highest-spending households faced the lowest quarterly inflation of 0.4 per cent, compared with 0.7 per cent for all households. A fall in mortgage interest payments in the September 2019 quarter helped offset rising local authority rates for the highest spenders. “Mortgage interest rates dropped this quarter, influenced by a cut in the Official Cash Rate,” consumer prices manager Sarah Johnson said. “Highest-spending households benefited the most from the drop in interest rates. Mortgage interest payments make up

about one dollar in every ten of this household group’s spending,” Johnson said. As an indication of how much interest rates are falling, spending on mortgage interest payments by all household types fell 2.7 per cent from the June 2019 to September 2019 quarters, and decreased 6.2 per cent compared with a year ago. The rate of annual inflation faced by the highest-spending households has been slowing down since September 2018, when it was 1.9 per cent for the year. “In the year to September 2019, inflation for the highest-spending households was 0.7 per cent, about half the rate faced by all households,” Johnson said. “Annual inflation for the highest-spending households has been consistently the lowest of any household group for the past three years.”

Rates and rents hit all households Housing costs, especially local authority rates and

rents, were key drivers for inflation for all households in the September 2019 quarter. Across all household types, local authority rates and payments rose around 5 per cent in the September 2019 quarter. “More superannuitants tend to own their own homes, so this group is most affected by higher council rates than other groups who are more likely to rent,” Johnson said. In the September 2019 quarter, inflation for superannuitants rose 1 per cent. While higher rates affected homeowners, rent rises affected beneficiaries the most, as this group tends to spend more of their money on rents than other households. In the September 2019 quarter, rents rose 0.9 per cent for beneficiaries. Higher rents also affected the lowest-spending households and Maori households, two groups which are more likely to rent housing. Overall inflation for beneficiaries in the September 2019 quarter was up 0.6 per cent.

Being smart about connecting with iPhones By Farida Master

W

hile most seniors would love to embracetechnology, many struggle to connect with their iPhones. Aman Varma, a former Pakuranga College student, understands that it is not unusual for kids his age to be technology junkies–even as there exists a yawning gap between an iPhone generation and seniors trying to cope with fast-paced technology to keep up with their grandchildren and the rest of world. Wanting to help, the computer science major at the University of Auckland has been working on an iPhone guide for the last four years. The iGuide comes with step-by-step instructions and screenshots designed to help the elderly build confidence to use iPhone. In 2015, the Times published an article on Aman with a group of students taking second place in the regional finals of the Lions Foundation Young Enterprise Scheme. After the article was

published in the Times the young business enterprise group received a number of queries from individuals and retirement villages showing a keen interest in the guide. “We found a real disconnect between seniors and technology and decided to create viable solutions for this problem,” says Aman. “After I finished college, I decided to continue writing the book with the hope that someday senior

citizens will benefit out of it. “I checked with my team mates if they were ok with me taking the project to the next level and they were fine it.” The iGuide is designed with the goal of empowering senior citizens by helping them confidently utilise their iPhones. It covers 10 essential iPhone apps including settings, contacts, messages, phone, mail (email), Safari (internet), and how to use the camera, sharing photos and making an album, using the App Store to download apps and more. Aman, who has invested a lot into the book, says it has been a huge learning curve in terms of the business aspect of publishing. Now, the enterprising university student has not only managed to publish 1000 books but also has the interest of retirement villages. iGuide is currently available for pre-order at iguideforiphone.com with free shipping within New Zealand.

ATTORNEY OBLIGATIONS & DUTIES UNDER AN EPOA Wynyard Wood Solicitor CHANDIMA ARTHUR briefly explains the duties and obligations of an attorney under an Enduring Power of Attorney (EPOA). The role of an attorney is similar to that of a trustee in that the person giving you the power of attorney (donor) is placing trust in you that you will act in their best interest. Legally you are obliged to protect the interests of the donor in relation to his/ her property and/or personal care and

welfare and the law sets out number of obligations under the Protection of Personal and Property Rights Act 1988, sections 99A-99C. You are required to consult with the donor and any other person specified in the EPOA as far as practicable. The property attorney and personal care

and welfare attorney must also consult with each other, if different people are appointed. You must provide information about how you are carrying out your role as attorney to persons specified in the EPOA or any lawyer appointed by the donor.

yourself or any other person unless the donor has specifically authorised this.

being well cared for and is in suitable accommodation.

You can claim reasonable expenses but cannot be paid for what you do unless the EPOA says you can charge.

You cannot act until the donor loses mental capacity. Usually an appropriate health practitioner will confirm on the prescribed form that the donor is mentally incapable.

More specifically in relation to property you are expected to protect, preserve and invest the donor’s property for his/ her benefit.

You must keep records of each financial transaction entered into while the donor is mentally incapable. It is advisable to keep proper accounts and keep family members fully informed in case any financial transaction is later challenged.

You must not put yourself in a position where you are seen as benefitting

In relation to personal care and welfare, you are to ensure the donor is

You must have regard to any ‘advance directive’ or ‘living will’ made by the donor but you don’t have the power to refuse normal medical care or procedures to save life or prevent serious damage to the donor’s health.

KNOW WHAT IT MEANS TO BE AN ATTORNEY FOR AN EPOA? Wynyard Wood Solicitor, CHANDIMA ARTHUR elaborates on the duties and obligations of an attorney under an Enduring Power of Attorney (EPOA) in our lastest article.

People are often asked to accept an appointment as an attorney under an EPOA without really knowing what is expected of them.

The AutonomousRail Rapid Transit system (ART) has all the speed, capacity and ride quality of light rail with its autonomous optical guidance system, trainlike bogies with double axles and special hydraulics and tyres, says a reader. Photo Curbed

Auckland Council blunder After seeing the item on TV news Tuesday night (October 8) explaining trackless trams, it would appear that Auckland Council / Auckland Transport have made an enormous blunder proceeding with the CRL (City Rail Link) and the cost of billions of dollars and major inconvenience to a large part of the city. Trackless trams are neither a tram nor a bus, though they have rubber wheels and run on streets. The high-speed rail innovations have transformed a bus into something with all the best features of light rail and none of its worst features. It replaces the noise and emissions of buses with electric traction from batteries recharged at stations in 30 seconds or at the end of the line in 10 minutes.

By George, don’t blame God Poor God, getting the blame again. We can excuse insurance companies, which after all don’t like paying up, but why is Ian George blaming God for global warming when we have a perfectly good explanation: more greenhouse gas in the atmosphere. Does he expect God to change the laws of physics for him? That’s a big ask. Perhaps he should settle for God explaining radiative physics to him then he might understand why increasing the atmospheric level of CO2 45 per cent has caused Earth to

That could just be an electric bus but the ART (AutonomousRail Rapid Transit) is much more than that. It has all the speed (70km/h), capacity and ride quality of light rail with its autonomous optical guidance system, train-like bogies with double axles and special hydraulics and tyres. The standard ART system is three carriages that can carry 300 people but it can take five carriages and 500 people if needed. In three years of trials, no impact on road surfaces has been found. The trackless tram costs around $6-$8 million per kilometre, sure beats the spiralling-out-of-cost CRL which has already doubled in cost to $6 billion and it can be put into a road system over a weekend. retain more energy, disturbing the mostly agreeable climate we’ve had since we started living in cities, around 10,000 years ago. You saved my life!

I am writing to express my heartfelt thanks to those people who saw me fall off my bike near my home in Baird Street, Howick, soon after noon on Saturday September 28 after my regular Saturday morning bike ride. Their quick action to begin CPR and call for an ambulance, without a doubt, saved my life. I have no recollection of the

Cities across the world are lining up to trial these trackless tram systems. So far, Australian cities moving to use them are Townsville, Hobart, Melbourne, Sydney and Perth – where five separate corridors are competing to run the first ART trial. Cars could be moved from Queen Street and the trackless trams could run from Britomart to Mt Eden instead of the CRL and anywhere else in Auckland once established. Passengers can change from rail to tram inside, out of the weather and it would not be an experiment as they are already in use in China. Time to wake up guys and admit you have not done your homework. Bob Wichman, Botany whole day but have heard that many others also helped, managing the scene and directing traffic until the police, fire service and ambulance arrived. I need to also extend my thanks to the St John ambulance officers who defibrillated and restarted my heart. I would like to personally thank those who gave me CPR and so I would be very pleased if they would contact me by email (choney@orcon.net.nz). My experience reinforces the importance of knowledge and skill in performing CPR and a community who work together and care for each other. I guess you never know when those CPR skills will be needed! Name withheld

RUGBY WORLD CUP

All Blacks lose to England ➤➤From page 28 With halfback Aaron Smith deprived of quick ball, there was little space for Richie Mo’unga and Beauden Barrett to work their magic against a relentless, hard-hitting defence. In fact, nippy right wing Sevu Reece was the only All Blacks back to trouble England’s defence after Jack Goodhue’s early promise had been snuffed out. Although Ardie Savea’s late try equalled Tuilagi’s early effort, England had two disallowed and were clearly dominant, playing expansive, 15-man rugby so different to the boring 10-man game that was once their staple diet. For that, credit to wily coach Eddie Jones whose proud team equalled the All Blacks’ 18 consecutive tests winning record

over two years. Then came the fall when England finished fifth in the 2018 Six Nations won by Ireland before the title moved this year to a Welsh team that barely fired a shot in their dour 19-16 semi-final loss to South Africa. On the basis of those performances the All Blacks should maintain their total dominance over Wales since 1953 in Friday’s battle for third. Likewise England are strongly favoured to beat the tough, stubborn Springboks. Certainly the All Blacks will be eager to give coach Hansen and skipper Read a fitting farewell from international rugby after both have made momentous contributions to their nation’s cause. Meanwhile there was no shame

in the Silver Ferns losing their Constellation Cup netball series to the Australia by points differential in Perth after Diamonds squared it 2-2 with their 53-46 fourth test victory. Since failing to medal at the Gold Coast Commonwealth Games, the Ferns have responded hugely to the appointment of charismatic coach Noeline Taurua by overcoming Australia and England to become world champions in Liverpool. Their overwhelming joy in winning that final will be an everlasting memory for players and supporters who will forgive the coach for erring in starting Bailey Mes ahead of Ameliaranne Ekenasio in the Perth decider. ➤➤Ivan Agnew is an awardwinning sports writer

Buying an existing home Many of us have heard horror stories relating to the buying of an existing home. Like most news, it is the unusual rather than the common that we hear loudest. Many folk buying an existing home have found the whole thing generally went well, given that it is known to be one of the more stressful experiences in life. However, there are a number of considerations that can help to ensure that the process does not become a horror story. Ensure that you have all the finances considered before putting an offer in on a property, as many sale and purchase contracts include a penalty for a buyer who cannot complete the deal. This may involve banks for mortgage finance, relatives for personal loans and even lawyers for repayment or will amendments. The first is that unless buying privately, there is a real estate code of conduct which agents are required to meet, with which they can be held to account. Although agents are primarily responsible to the seller they have many requirements they must obey to protect the buyer. Even so, there are a number of other measures that buyers can take to protect and empower themselves. Ask the agent and the seller as many questions as you can about the property. Check out the neighbourhood, transport options and local shops. Find out if there are debts owing on the installation of heating or insulation. Check out existing rates, and insurance needs. Look for ease of maintenance. Many sale and purchase agreements include requirements for a satisfactory LIM (Land Information Memorandum) report and building inspection. A LIM report is a Council-supplied document which contains things like zoning, land features, resource con-

sents, building consents or permits and even police information relating to known methamphetamine activities, but only if reported by the police to the council. Methamphetamine contamination, if suspected, should be researched carefully as the testing industry is not currently regulated. A building inspection will report on all aspects of the property including outbuildings, fences etc. Find a recommended-by-peopleyou-can-trust, accredited (to a relevant professional association) inspector who works to the requirements of the Residential Property Inspection Standard and is not allied to the agent or seller. Some (more recent) homes may suggest the need for a weather-tightness assessment by a specialist inspector. Have a lawyer check the certificate of title, different from the LIM report, which includes who owns the property, the type of title (cross-lease, unit, leasehold, freehold etc), the names of previous owners and any easements, covenants or caveats). When the property is yours, there may be an issue of “joint tenancy” or “tenants in common” to consider, and implications for wills. ➤➤Solutions Column has been compiled by Graeme. RUGBY WORLD CUP

English thorns mortally wound All Blacks Agnew’s

Having predicted in last week’s column that the English rose’s With Ivan Agnew thorns could wound New Zealand in their Rugby World Cup Yokohama semi-final, I had hoped they wouldn’t be fatal. Sadly they were. Full praise, however, for the majestic calibre of the conquerors 19-7 triumph in beating our blokes at their own game. Playing for third against Warren Gatland’s Six Nations champions Wales this coming Friday wasn’t the farewell head coach Steve Hansen and captain Kieran Read had hoped for. But no-one could doubt England’s superiority from their V for victory formation that met the haka to the final whistle. Despite the gnawing pain, the All Blacks were gracious in acknowledging the better team won on the day. Although Manu Tuilagi’s storming try from the outset wasn’t a knockout blow, the All Blacks were never allowed to recover from it as the English maintained pace and pressure that is normally New Zealand’s domain. England’s scrum was stronger, as was the lineout dominated by Maro Itoje and Courtney Lawes against the combined effort of Brodie Retallick, Sam Whitelock, Read and Scott Barrett. Consequently Hansen conceded he had erred in playing the taller Barrett ahead of regular No 7 Sam Cane in the first half when the magnificent Itoje helped lively flankers Sam Underhill and Tom Curry easily win the breakdown battle. ➤➤Turn to page 25

Sandown calling for Andre Heimgartner F

ollowing a difficult weekend at the Vodafone Gold Coast 600, Dannemora’s Andre Heimgartner is hoping next month’s final round of the Pirtek Enduro Cup – the Sandown 500 – will yield better results for his #7 Plus Fitness Kelly Racing Nissan Altima. The weekend on the streets of Surfers Paradise got off to a good start for the Melbournebased Kiwi, with Heimgartner making his way into his first Gold Coast Top Ten Shootout and the second of his career to start Saturday’s race from the fourth row on the grid. Saturday’s race was initially looking like a strong outing for Heimgartner and his codriver Bryce Fullwood with the pairing well inside the top 10 across the majority of the race and as high as sixth during the 102 lap race before disaster struck just laps from the finish. With Heimgartner at the wheel for the run to the flag, the #7 would be spun hard

into the wall from eighth place after receiving contact from James Courtney. Courtney was deemed by race control to be at fault and was quickly given a drive through penalty for the incident. Sunday was a new day, but unfortunately it would not bring with it new fortunes, with Fullwood narrowly escaping a multi-car pile-up on the first lap. While Fullwood was able to continue on unlike a number of his competitors who found

themselves stranded, the #7 did incur front end damage which saw the Altima hampered from the get-go. The pair would bring it home in 21st place. “It has sure been a characterbuilding weekend at the Gold Coast for Bryce and I,” Heimgartner said. “We were having a pretty strong day on Saturday until we were spun and,as we have seen, everyone has their opinions on that! At the end of the day, race control had their say

on what happened, we agree with their call and really there isn’t much else to say about it. Come Sunday we wanted to put it behind us and try and salvage a decent result but unfortunately we got caught up in someone else’s incident in what turned out to be some real lap one carnage. “Bryce did a great job to get the car through where a lot of others did not, but unfortunately he wasn’t able to escape completely unscathed and that left us with a damaged front end and behind the eight ball for the rest of the race. “Bryce and I and the entire team I think are looking forward to heading to Sandown in a couple of weeks’ time where hopefully we can put this one behind us and have a better weekend.” Heimgartner a will next be on-track in the Virgin Australia Supercars Championship for the Penrite Oil Sandown 500 at Sandown Raceway from November 8-10.
