LOFROTH BUILDERS –

“Exceeded expectations without exceeding the budget” Living close to family was really important to Mark and his wife Karen. This was highlighted even more when Mark’s Dad passed away, leaving his mum alone in the family homestead. She needed the security of having family close by. In light of this, Mark wanted to build a house on the existing property. He and Karen called us to take on this important project. Matching the original home was a priority for Mark. His father, a retired builder, had built it in a semi colonial

design. The new home needed to reflect this design while incorporating some modern features to support the demands of a growing family. The pocket of land on which Mark’s parents had first built the home was very small and in a central area of Papakura with a shared driveway. This created challenges when it came to access and deliveries to the site. However, at Lofroth Builders we were able to solve these issues without additional costs. NEW BUILD for Mark & Karen Vince

“We are very happy with our new home. This is the first home that we have built and Brian and his team were very friendly, patient and helpful during construction. The quality of their workmanship has made this a beautiful home which we love living in. Thank you Lofroth Builders for such a wonderful home” – Karen Vince 2 — Design and Build Waikato — 2017-2018

Why Waikato? Why not!

W

aikato is on the up and up. The region boasts vibrant communities, great schools and huge lifestyle advantages. Growing numbers of people are raising their families, starting or joining a business and living here. Waikato district sits within the greater Waikato region located in the upper central area of the North Island of New Zealand. It is in the heart of the ‘golden triangle’ between New Zealand’s largest city, Auckland, its fourth largest city, Hamilton and the fifth largest port city, Tauranga. With a superb location, it provides a massive and growing range of lifestyle and business opportunities, all within a stone’s throw of any of these large centres. The Waikato region is the fourth largest region in New Zealand. The district’s 418,000 hectares is predominantly made up of productive agricultural countryside linked by 26 towns, villages and settlements. It offers a welcoming community to suit everyone and every family. Whether it’s a sleepy rural haven, a laid-back beach resort, or towns rich in history and cultural heritage, it has it all. Nearly 40 percent of New Zealand’s total population lives within a 150km radius of the Waikato district. The Waikato Expressway connects the population of Auckland (1.57 million) with the greater Waikato, meaning almost 2 million people are in close proximity. This provides a ready-made consumer market plus additional resources including labour and specialist skills.

Waikato keePs eXPanding Waikato is confirmed as the highestgrowth district council in the North Island according to recent figures from Statistics NZ and housing affordability may be part of the reason. Positioned in the ‘golden triangle’ between Auckland, Hamilton and Tauranga, Waikato District Council is issuing more consents for new dwellings each year than any other North Island council apart from its closest city neighbours – Auckland, Hamilton and Tauranga. “The latest figures show we’re even ahead of Wellington,” said Waikato District Mayor Allan Sanson mid 2017. In the year ending November 2016, Waikato District Council issued 849 new building consents, up 55% on the previous year. In the same period Wellington City Council issued 751 new building consents, Hamilton City Council 1245, Tauranga City Council 1704 and Auckland City 10,137. Mayor Sanson said, “We are now dealing with more than twice the number of

consents for new dwellings than three years ago as the district attracts new residents, from both Auckland and Hamilton, seeking a small-town or country lifestyle.” According to QV figures the average value of a house in Waikato district is $429,013 up 24.6% on the previous year, compared with the average house values in Auckland $1,047,179, Hamilton $534,860 and Tauranga $672,197. “We’re a small district of about 70,000, and expecting to grow to nearly 90,000 by 2030-31, so we’re focused on managing this rapid growth in sustainable ways. “This means we’re seeking ways to build the infrastructure we need while maintaining affordable rates, caring for our environment, and encouraging local employment opportunities to support our growing communities.” A decision by the Ports of Auckland to establish a major inland port at Horotiu point to growing business interests in Waikato district, Mayor Sanson said.

Waikato just grows mightier Household growth rate in Waikato district is expected to surpass Hamilton and match Auckland’s growth rate over the next 26 years and the figures are staggering.

B

ased on population projections Waikato district can expect growth of 660 to 880 households every year leading to a total growth of 14,000 to 19,000 households by 2043 with demand for a similar number of additional houses. The prediction is based on a social and economic profile prepared for Waikato District Council in support of its district plan which will be made public in 2018. It will integrate the Waikato and Franklin sections into a single plan for the first time since the district’s boundary changes in 2010. While this amount of growth is small in comparison with Waikato’s larger neighbours, it comes off a small base of 25,700 households in 2016. It means that the projected household growth rate of 56% to 73% for 2016-2043 will outstrip Hamilton (49-67%) and peg closely with Auckland (53-76%) over the same time. The profile’s predictions are already supported by the number of building consents issued in Waikato district which, at 716 and 796 for past two years, has even surpassed Wellington, making Waikato district the fourth highest growth area in the North Island and seventh in New Zealand. However, the profile also shows that this growth pattern is chequered with the northern and southern parts of the district growing the fastest. Lifestyle properties (valued at more than twice the property values of houses and flats in the district) are the fastest growing type of residential property. Other interesting facts about the region covered in the profile include:

■■ Waikato is characterised by small towns, with only six having populations of more than 2000, but with 42 identifiable communities centred on a town, village, school or local hall. ■■ Overall low income households (dominated by single person households) make up 20% of the total. ■■ High income households (dominated by two parent families) make up 28% of the district’s

households.

■■ Only 54% of workers find jobs within the

district, with 46% working in Hamilton, Auckland or another town. ■■ In 2016, there were 8666 businesses in the district employing 21,662 people and contributing $1471 million to the national economy. The information comes from an economic profile compiled by Market Economics Consulting.

consent Process moves With times People submitting a building consent application to the Waikato District Council should now find the process easier and quicker than in the past. Building consent applications can now be submitted electronically and their progress can be tracked online. Waikato District Council is accepting consent applications which are emailed with a file share link (Dropbox, Google Drive, OneDrive) or applications saved on a USB stick. Previously applicants had to print out two application copies and physically take them to one of the WDC offices. Paper applications are still acceptable but only one copy needs to be supplied. “These changes will reduce printing costs for our customers, saving them money as well as time,” says building quality manager Merv

Balloch. “It makes it much easier for people that aren’t near one of our offices or don’t have time to drive and physically bring them in.” “In addition, people will now receive the application number at the beginning of the process which will make it easier if they want to make a payment online. It also means they can track their building consent online.” These changes will also save time for council staff. “With a 50% increase in building consent applications over the past two years, it’s important we make the process as efficient as possible,” says chief executive Gavin Ion. Council has created an information brochure that clearly explains how to submit building consent, including file type and size limits. You’ll find this on the website: www.waikatodistrict.govt.nz/building.

Waikato Expressway keeps rolling on Through the darkest, wettest days of winter to summer’s scorching heat and high humidity, work continues on Waikato’s biggest ever infrastructure project, the Waikato Expressway. Delivering the Waikato Expressway

T

he wet summer and autumn in 2017 didn’t help with earthworks targets on both the Hamilton and Huntly sections of the Waikato Expressway but contractors are confident of making up some lost ground in subsequent seasons. Structures teams have been busy with bridgebuilding programmes which will see Hamilton receive 16 bridges along its 22km length and nine on the 15.2km Huntly section. NZ Transport Agency project delivery manager Peter Simcock says the Rangiriri section is all but complete with the main alignment now open to four lanes of traffic. “It’s been a long road to completion with plenty of challenges along the way,” he says “We’d like to sincerely thank the Rangiriri community for their patience during the almost four years of construction. We’ve had some challenges and the community has been wonderfully supportive throughout. “Thanks also to our contractor, Fletcher Construction, which has dealt with the challenges of building this major project while managing traffic flows on this very busy 5.9km stretch since

construction ramped up early in 2017.” There will be a historical and cultural opening event to mark its completion in November 2017. The Hamilton and Huntly sections are both set

to open in 2020 and will be the final pieces in the 102km expressway which will stretch from south of Cambridge to the Southern Motorway at Bombay. The entire length of the Huntly section of the Waikato Expressway is being built on green fields of untouched land on what was formerly Hillside Station, one of the largest farms in the region. It is the fifth section of the Waikato Expressway to start since 2009. The project will see a four-lane expressway built between the completed Ohinewai and Ngaruawahia sections. It will connect to the existing expressway at Ohinewai with an interchange providing north-facing ramps connecting to the existing SH1. Motorists will soon see new flexible road safety barriers in the middle and sides of the expressway and new rumble strips between Bombay and Hampton Downs. The work is intended to reduce the risk of crashes and provide a more forgiving environment for motorists who make mistakes when they are driving. It will also bring safety standards on this stretch of highway closer to those of the newest sections of the expressway.

Safety improvements added to highway

Bigger buses, Wi-Fi on new north Waikato services

ork was due to start in September 2017 on safety improvements on a stretch of State Highway 1B between Taupiri and Hamilton. Associate Minister of Transport Tim Macindoe says rumble strips, side barriers, shoulder widening in high-risk areas and high performance road markings will be added between the Ballard Road and Taylor Road intersections. The project excludes the 1.3km section through Gordonton Village. Overall $4.6 million dollars is being spent making the highway safer. Safety improvements have already been added to the 1.2km section of SH1, between Taupiri and the Ngaruawahia section of the Waikato Expressway and the road between the Gordonton interchange through to Ballard Road. “These safety improvements will help prevent the most common cause of crashes on this highway, namely motorists losing control and running off the road, vehicles crossing the centreline and people making incorrect decisions at intersections,” says Mr Macindoe. There have been nine deaths and 20 serious injuries on the highway between Taupiri to Gordonton between 2006 and 2015. Of these, four deaths and 13 serious injuries were between Ballard Road and Taylor Road. The safety improvements will be completed in the 2017/2018 summer period. “This announcement is part of the Government’s Safer Roads and Roadsides

Larger passenger buses equipped with extra commuter-friendly equipment are now operating on the Hamilton-NgaruawahiaHuntly route. The brand new, larger silver and blue buses, operated by Go Bus, replaced the orange-coloured fleet. Waikato District Council’s general manager service delivery Tim Harty says: “Waikato District Council welcomes the new and improved service offered by Go Bus. Public transport is becoming increasingly important to our communities as the district grows, and it’s great to see this recognised by a service with modern facilities and greater capacity to transport more people.” The new fleet are Euro 5 low emission buses which are equipped with USB charging ports, free Wi-Fi and cycle racks. They have coach- style seating and a five camera CCTV system for added passenger safety. Waikato Regional Council public transport operations manager, Andrew Wilson says the service improvements are part of the regional council’s ongoing drive to make service quality improvements where possible. “Improving the way our passengers experience our services, such as popular Wi-Fi facilities, will benefit them and help us further increase the number of people we carry. Already the Northern Connector route is one of our most popular.”

W

Osborne Road to Hamilton.

programme which will see $600m invested over six years to prevent deaths and serious injuries on high-risk rural state highways over the next decade,” says Mr Macindoe. The Safe Roads and Roadsides programme aims to prevent people from dying or being seriously injured on our rural roads. Around 1500km of rural state highways throughout the country will be made safer through relatively simple measures, such as rumble strips, shoulder widening, safety barriers, better signage and changes to speed limits.

Waikato drivers breaking speed limit It looks likely that the speed limit on the completed Waikato Expressway will be 110kmph. Waikato’s regional transport committee is supporting moves to lift the open road speed to 110 kilometres an hour ‘where appropriate’. The multi-agency committee has signed off a submission on the NZ Transport Agency’s proposed speed limit setting rule which suggests the higher speed be available on approved roads. The ability to set a 110kmph speed limit requires the designated road to be a four-lane highway with median barriers, criteria filled by the expressway. Trucks will continue to travel at the maximum legal speed of no more than 90kmph. “This move seems a sensible measure providing it is controlled properly,” says Waikato Regional Council committee chair, Hugh Vercoe. Speed cameras will be widely used to enforce the new speed limits. Concern over safety of cyclists on the faster roads has led to calls for cycle lanes alongside the main carriageway.

Faster internet to match growth

Eight of Waikato’s fastest growing towns are to get ultrafast broadband. Recent government statistics show that growth in Waikato district is outstripping Wellington, driven partly by spill over growth from Auckland and Hamilton and Waikato’s central position in the ‘golden triangle’ bounded by its nearest city neighbours and Tauranga. “It’s encouraging that the Government has recognised the need to support our case for fibre, especially since we are such a fastgrowing district,” says Mayor Allan Sanson. “This will ensure that industrial growth driven by the Ports of Auckland inland port at Horotiu, tourism in Raglan, and residential and commercial growth across the district will now be supported by UFB.” The eight Waikato district towns included in the Government’s rollout are Tuakau, Te Kauwhata, Huntly, Taupiri, Ngaruawahia, Horotiu, Whatawhata and Raglan. Mayor Sanson says Waikato District Council is working with network suppliers regarding other areas in the district that are not included. Design and Build Waikato — 2017-2018 — 7

T

here may be plenty of companies which can build a house, but to build numerous first rate homes, requires first rate expertise. “It all comes down to our process,” Daniel Klinkenberg from Urban Homes explains. “Only by setting, and accomplishing, the highest standards, at every step of every build, can we ensure that every one of our homes is of the finest quality.” No strangers to success, Daniel and Bronwyn Klinkenberg and the Urban Homes’ team claimed not one but FIVE gold awards as well as two category wins in the Master Builders’ 2017 House of the Year competition. “Receiving such acclaim is a nice reminder that, with our efforts, day-in, day-out, we’re heading in the right direction,” Daniel says. “This makes us Waikato’s most awarded Master Builder, which is quite the honour. It shows our clients that they can trust us to build their homes to Gold Award standards.”

8 — Design and Build Waikato — 2017-2018

However, Urban Homes’ latest award-winning creations are not the only ones to receive accolades. In 2016, they secured seven awards including the National winner for Show Homes. “We’re extremely proud of our achievements. Each year we’ve built an increasing number of top quality homes and each year we’ve come away with more awards. It’s a real testament to our amazing team.” While the Urban Homes’ team may have every reason to celebrate their success, there’s no time to rest on their laurels. “These five houses may have been standouts in the judge’s eyes – which is great – but, to us, every home is a standout, and with our expertise being in high demand, we were back to work again pretty quickly!” Daniel says. “We’re proud of our process, which enables us to deliver more and more houses without letting quality slip at any stage. We treat all projects as if they are our own masterpieces.”

In addition, to a rumpus room (with pool table) indoors, there’s a fully fenced swimming pool and an outdoor room featuring a fireplace and pizza oven. Extensive use of recycled brick and timber barn doors make this homestead perfect for indoor and outdoor living. ■■ As you wish: Drinking in views of the mighty Waikato River from sun-drenched (but covered) outdoor areas, the owners of this Ngaruawahia property have themselves struck gold! odernism has influenced architecture for the past 80 years but despite the continuing ‘contemporary’ trend, many people yearn for a home which embraces the charm and style of bygone eras. On the other hand, few want the shortcomings that often accompanied colonial or Victorian character buildings. Now, homeowners can have the best of both worlds. With a local team serving Auckland South and North Waikato, Heritage Homes offers a selection of bespoke and off-plan timber homes which exude all the beauty and appeal of the past yet encompass all the fixtures for enjoying modern family life. Committed to building homes of unparalleled excellence, the Heritage team offers some 30 + ‘standard’ homes ranging from villas to bungalows, English cottages and even an art deco replica. Homes are designed by architects who have a strong sense of aesthetic, influenced by the architectural character and styles so prevalent in their European homeland. Each can be changed and tweaked or a uniquely designed home can be created to suit individual family needs, taste and, of course, site. Owners, Nick and Kylie agree that building a Heritage Home is creating your own piece of timeless charm. “An integral part of what we do has been inspired by your past. “We use timber framing, timber cladding and other elements of timber in our homes – it’s a sustainable product that lasts and lasts…100 to 200 years ago it wasn’t too different; the styles and colour choices may have changed, but the bones are the same and will continue to be so for years to come,” Kylie says. “We have always believed home 12 — Design and Build Waikato — 2017-2018

Design and Build Waikato — 2017-2018 — 13

Train service gathers momentum A campaign for a daily commuter train service between Hamilton and Auckland could be back on track. A group of Hamiltonians who are working to get train passenger services established between Hamilton and Auckland have come together to form The Rail Opportunity Network (TRON).

C

ommuter trains, which took two and a half hours to complete the journey, last ran between the two cities in late 2001 after an unsuccessful 16-month trial. Back then it was faster to reach Auckland by car but far less likely at peak times today. Now Waikato Regional Council has come on board and announced a fresh examination of establishing a commuter rail service. Councillors are backing preliminary investigations into whether the service is a viable option. The idea of a new commuter service has been around for some time. Attempts in 2011 to get a service off the ground weren’t ultimately supported by the partner councils involved due to the likelihood of significant costs for ratepayers to subsidise the service. However, Auckland Council and Auckland Transport, Waikato Regional Council, Hamilton City Council, Waikato District Council and the NZ Transport Agency have been looking again at a passenger rail service between the two cities. A steering group has been responsible for overseeing the analysis of the previous proposal from 2011 and looking at current conditions and potential opportunities. A new report to the agencies involved has been prepared by the Waikato Regional Council representative on the steering group. The 2011 proposal was for a service that went to the Strand station on the eastern fringe of inner Auckland city because no space was available at the main Britomart station. The new report says a fresh 2017 assessment of the 2011 idea shows it’s no longer feasible due to various operational constraints. It also says there are a range of significant impediments to getting a service going into another Auckland station at this stage. The report suggests three options: ■■ Do nothing further at this stage ■■ Prepare a detailed rail feasibility study to further explore options for a service (costing between an estimated $50,000 and $100,000 in staff time and consultancy costs) ■■ Develop a strategic business case to look at the problems, benefits and options as a possible precursor to a detailed feasibility study (this would cost approximately $30,000 to $50,000). The Waikato Regional Council is backing option three. Council chair, Alan Livingston says it is important to do more to get businesses and people working in Hamilton to help ensure they didn’t feel the need to travel to Auckland. 14 — Design and Build Waikato — 2017-2018

Councillor Livingston says the report indicates a lot of work needs to be done to look at whether a service could be viable under current conditions. “More research needs to be undertaken to see if there is a compelling case for such a service and whether it’s possible given financial and rail network constraints. We’ll work with our partners on this project to find the best way forward. While there are various impediments to getting a service going quickly, there are possibilities that can be explored further by taking a strategic and long term view of transport options.”

Train is worth the strain

Rail pressure group TRON believes the commuter service is vital for the economy. It’s media spokesperson, Susan Trodden says in excess of 3000 car trips are being made each week between Hamilton and Auckland by regular commuters. Although, in the short term, a rail service might not turn a profit, Ms Trodden says it is important that decision makers looked at the bigger picture. “That’s a lot of wasted time employers are missing out on, a whole lot of stress for drivers who are completely at the mercy of Auckland traffic, and we haven’t even started on the conversation about health and safety, or social impact aspects of people spending so long getting to and from work,’’ she says. Those pushing for a new service say a lot has changed over the past 16 years, including population growth, more people working and

commuting to Auckland and growing house prices pushing people out of Auckland. Former MP, Sue Moroney has led the campaign for commuter trains for many years and dismisses the argument that the new Waikato Expressway is the answer to travelling woes between Hamilton and Auckland. She says that even with the completion of the expressway, with about $1.8 billion spent so far, the traffic commute has just become slower. “The expressway and rail should be seen as complementary of each other, not competing interests.” TRON has presented Parliament with a petition containing several thousand signatures in support of its rail plans.

Park and ride at Mercer?

Hamilton mayor Andrew King has raised the possibility of a park-and-ride service at a new Mercer station. “Vehicles that come in from Tauranga and up from Waikato could park there and then passengers could use a fast train from Mercer straight into Auckland,” he says. “Such a service needs to be an express train, otherwise you will get everybody in Auckland jumping on and off it and it will become very congested. It needs to be a regular and fast service.” Mayor King supports the concept of a commuter train but says he wants it to use the existing Auckland trains, which would require electrification of the line to Mercer.

Sunny Waikato Given its agricultural strengths, it’s not surprising that Waikato enjoys a wonderful temperate climate. Temperatures generally range between 21 and 26°C in summer and 5 and 14°C in winter. In 2016 the average temperature was 13.4°C (0.83°C above the 1981-2010 annual average). The mean annual rainfall ranges between 1000 and 1250mm and annual sunshine hours range between 2000 and 2200 hours.

Doing the business Waikato Innovation Park offers a free business support service to Waikato District businesses. The service provides support for start-ups plus advice on business expansion, export market development, research and development funding and product development Waikato district mayor Allan Sanson says council’s economic development team (Open Waikato) had worked hard to extend the service into Tuakau, Pokeno and Raglan. “Waikato Innovation Park and council recognise

Tuakau, Pokeno and Raglan as high-growth, highpotential areas and we want to do all we can to foster and support economic growth that benefits our community,” Mr Sanson says. “The Waikato is full of smart people and budding entrepreneurs and this free service will provide support they might not otherwise have been able to access.”

Make PIMs your friend

In 2016, Plan Change 17 to the Waikato District Plan rezoned some 40ha of land in Horotiu to allow for more residential and rural residential development. Because of the close proximity to the industrial area, railway and major roads, the plan change introduced the ‘Horotiu Acoustic Amenity Overlay’. The overlay sets maximum internal noise levels for sensitive activities in the rezoned areas.

Undertaking a development? Have you ever thought about applying for a Project Information Memorandum (PIM)? People often forget the value that applying for a PIM can make or underestimate how this can help streamline the building consent or land use consent process. PIMs include information on special features, including erosion, subsidence, slippage, wind zones, hazardous contaminants, water supply, stormwater or waste water and utility services relevant to the project. In short PIMs can help determine what consents may be required and avoid frustration at increased time and cost delays.

Business booming C ommercial development in the Waikato district is moving ahead of the national average. An increasing number of businesses see opportunities for growth free from urban congestion but within easy logistical reach of the country’s largest market and with an expanding local employment pool. Positioned between Auckland and Hamilton, and with the Waikato Expressway on target for completion by the end of 2020, the Waikato district attracted 183 new businesses and nearly 1000 new jobs in the year to March 2016. The 2.2% growth in businesses exceeds the national business unit growth of 1.6%, while employment growth of 4.6% accelerated ahead of the national figure of 2.7% for the same period. The council’s economic development manager, Clive Morgan, says a return of confidence in the dairy sector is helping to bolster growth. “Businesses are relocating here to take advantage of cheaper land and more efficient logistics for reaching local and international markets,” he says. The latest high-profile company to announce a move to Waikato is the country’s second-largest dairy processor, Open Country Dairy, which has started work on a new plant at Horotiu with the

expectation that the site will start processing milk by the spring of 2018. Another is US-based, Cobb Vantress, which has gained Overseas Investment Office approval to establish a $58 million poultry farm and hatchery on 149ha at Rotongaro near Huntly. Attracted by the opportunity to co-locate with the multi-million dollar Ports of Auckland freight hub under development at Horotiu, or with the $210 million Yashili infant formula plant at Pokeno, many of the companies are food processors and distributors, logistics companies and building supplies companies. Business park developments at Horotiu and Pokeno are filling fast with 42% of the 109ha site at Horotiu now sold and Pokeno well under way. “We expect Tuakau will be the next town to come into focus for businesses wanting room to grow and there is 116ha of zoned employment land to satisfy that interest,” Mr Morgan says. “District-wide we have a total of about 380ha of commercial and industrial land available. Our position between Auckland and Hamilton is putting us on a steep growth trajectory for housing and commercial development but we’re taking considerable care to ensure that our urban developments do not put prime agricultural and horticultural land at risk.”

For the past two years building consents in Waikato District have overtaken Wellington to be the fourth-fastest growing area in the North Island and seventh fastest nationwide. The population is tipped to rise more than 25% from about 70,000 to nearly 90,000 by 2031. In the March 2017 year, the council issued 796 building consents, up 10% on the previous year but a massive 67.9% hike compared with consents issued in the year to March 2015. Mr Morgan says the transport corridors linking Auckland, Hamilton and Tauranga are integral to the Waikato District’s growth. He says there is huge potential for developing both local freight and tourism industries just based on this traffic. Freight in this “golden triangle” represents more than half of the country’s total freight movements. This is predicted to increase by 58% in tonnes and 48% in tonne-kilometres by 2042. Tourism is also on the rise, with spending up 17% to $112 million in the year to March 2016 compared with the 8.3% rise in the country’s total of $26 billion. Mr Morgan says the expansion of the Government’s ultrafast broadband programme recognises the need to support commercial and residential growth throughout the district, from industrial growth in Horotiu to tourism in Raglan.

Making an impression Resene Construction Systems range of plaster facades, and interior finishing systems adds stunning style and durability to new and existing homes.

T

here is a vast array of external facades available in the market place with weatherboard and brick being the most common. More and more often, when driving around, people are seeing a greater level of external plaster facades which, from our point of view, is fantastic, and equally for the diversity in subdivisions. Over the years, development and technology for external facade or cladding systems has changed. This change was driven by issues related across the construction industry including design and architecture, construction practices, product performance, trade co-ordination and workmanship. For the past 10 plus years external plaster façades/claddings have been required to be installed over a cavity. This is also the case with brick veneer, and weatherboard. The cavity method of construction provides robustness and redundancy should moisture enter through the outside skin of the façade. Plaster façade systems vary considerably not only in terms of the products used, but also the level of workmanship applied by the tradesperson. Our façade systems require registered building

practitioner installation, in turn we only supply our own licensed and registered contractors as the very minimum prerequisite. This ensures accuracy and responsibility to the contractor who has applied the system. Alongside this, Resene Construction Systems partners with its contractor network and provides its own documented and comprehensive “On Site Assistance”quality assurance programme, which is mandatory to each and every project nationally. The OnSite Assistance programme was introduced 10 years ago to provide surety of system installation. It was, and is, a dynamic and innovative approach for the construction sector. No other business in the plaster façade industry stands beside every installation with dedicated support as we do. We take the OnSite Assistance programme one step further by undertaking a further complimentary project review two years after our guarantees have been issued. This also gives us the opportunity to discuss the system with our clients and how best to look after it. This sets the benchmark for the industry, giving protection to both the reputation of our products and most importantly to our clients’ most important investment – their home.

Selection of your external plaster façade can be challenging. The three dominant options in the current market are INTEGRA aac lightweight concrete, Graphex Insulated façade, or Plaster over Masonry block or brick. INTEGRA aac lightweight concrete façade – AAC (Autoclaved Aerated Concrete) is a lightweight concrete panel fixed over a cavity which includes full flashing suite, and a lamina of coatings that is complete through to the finished colour coats. This system provides impact resistance, acoustic benefits and has a solid feel even though it is fixed over timber framing. Graphex Insulated Façade – An external insulation system that provides a complete thermal overlay to the structure. This is the best location for insulation as there are minimal ‘thermal breaks’ when compared to ’in wall’ insulation. The perception of insulated facades falls

a long way short of being accurate and is based around misinformation and historical construction practices not applied today. The installation of the Graphex & INTEGRA aac Systems is complete and undertaken by one supplier, and one contractor. This process saves time and money during the construction process, and provides a full service and support system for the life of the installed system. A key factor in determining system performance in New Zealand is to ensure that the products and systems comply with the building code. We have worked alongside BRANZ (Building Research Association of New Zealand) and achieved appraisals for our external façade systems. This includes passing stringent weathertight testing. At Resene Construction Systems we also have

a premium range of interior finishes, all based on natural materials from Rockcote, available to suit any style or budget. As a Resene Group company you also have the backing of a privately-owned and operated New Zealand company. Along with this relationship you have the benefit of visiting Resene ColorShop’s for all your colour selections and general coatings advice.

Te Kauwhata Major winner in Government housing boost

I

t’s bulldozers at the ready following the announcement in mid 2017 of a $37million funding package towards infrastructure costs in north Waikato. The Government loan will speed up a proposed 2600-home subdivision in Te Kauwhata, on the shore of Lake Waikare. The money isn’t for houses themselves but for the provision of roading and water connections needed before homes can be built. Announcing the interest-free loan, Minister of Building and Construction, Nick Smith said it came with an environmental bonus. “The $32m investment that’s going into water infrastructure in the Waikato District not only has the dividend of 2600 extra sections in that community, but enables us to remove all of the existing wastewater that’s going into the Waikare Lake and the Whangamarino wider wetland,” he said. Waikato District Council’s successful bid to the Government’s infrastructure fund has been awarded out of a $1b fund to support 60,000 new homes in the so-called golden triangle between Auckland, Hamilton and Tauranga.

It will result in the construction of more affordable housing to cater for the spill over effects of people moving out of Auckland. The Government’s decision to approve Waikato District Council’s application recognises opportunities the Waikato district offers in terms of addressing the pressure on Auckland’s housing shortage. Much of the district’s growth is being caused by internal migration as Aucklanders look for cheaper homes and alternative lifestyles whilst still being within easy commuting distance of Auckland.

Building consents statistics show Waikato district has overtaken Wellington to be the fourth highest-growth area in the North Island, and household growth rate projections indicate Waikato district will surpass Hamilton to match Auckland’s growth rate over the next 26 years. The council’s chief executive, Gavin Ion said how fast the Lakeside development could occur should the private plan change be successful, will be dictated by market demand. “We would expect the market to dictate the speed of growth which would see sections developed in an orderly way. For the Lakeside development to proceed, the private plan change applicant will need to consult with the community and complete the correct RMA process. “As it stands, the plan change has been received by the Council and we are awaiting further information from the developers. “Currently, the private plan change is being processed by an independent external planner and will be heard by an independent external commissioner. There will be opportunities for local people to have their say.”

Lake Waikare

How the funding works

The interest-free loan, which comes from the Government’s Housing Infrastructure Fund, and will speed up housing in Te Kauwhata, would be repaid within 10 years from the date of drawdown. It is likely there will be a number of draw downs over a period of time. Development contributions (which are paid by developers towards the infrastructure) would cover some of the repayments but there is also a benefit to existing ratepayers from improving environmental outcomes for Lake Waikare and the resilience of the wastewater network more generally. Accordingly, as would be the case regardless of whether or not this development were to go ahead, some of the cost would be paid for by all properties connected to the district wide wastewater scheme. “The bottom line for us is that we are growing rapidly, and as a council it is our role to ensure we have the infrastructure in place, now and in the future, to manage this,” Gavin Ion said. 16830

arthquake damage in Christchurch and Kaikoura is a sobering reminder that, when building, we need to be mindful that homes and other structures are sometimes tested to the limit – and beyond. Verified timber products are superior to the more traditional No.1 Framing as they are structurally tested. However, at Northpine, we still receive requests for “No. 1 Framing” timber. Why – when this visual grading process has been shown to be unreliable? Structural timber grades that need to be verified, or confirmed for stiffness and strength, were introduced in late 2004 because of concerns over the performance of the younger crop pine trees being harvested, and the variable quality and stiffness of visually graded No. 1 Framing. Additionally, radiata pine from different regions and of different ages has different strength and stiffness characteristics. Many people, including those in the timber industry, do not understand that modern technology allows us to test each structural member and ensure it is fit for purpose – whether it looks ‘sturdy’ or not. A study conducted by the Forest Research Institute in 1997 showed conclusively that visual grading (i.e, using the NZ grading rules No.1 Framing), gave different performance characteristics depending on which region the timber came from. Mill C (in Northland) is consistently the highest rated producer. The result showed that out of the six regions tested at that time, only two met the actual requirements that visual grading was designed to achieve. Nowadays, each timber manufacturing company creates its own grade rules allowing them to generate products that meet or exceed the criteria specified in the NZ Standards Northpine’s GM Bruce Larsen. – these products are then tested to ensure that they are ‘fit for purpose’. These test results are further audited by an independent third party. For example, structural timber marked with the Grade Verified brand complies with standards NZS 3603:2004 “Timber Structures (Amendment 3) and NZS 3622:2004 “Verification of Timber Properties”. The Grade Verified timber brand signifies that the product is licensed by Grade Right (NZ) Ltd, a company with proven performance of third party monitoring and auditing of wood quality. Using this brand signals that the producer will comply with the company’s Grade Verified Quality Manual and will be subject to the audit programme administered by Grade Right (NZ) Ltd.

Wooden it? Lovely!

A

dding texture, warmth and character, wooden floors bring a touch of nature to the indoors. For this reason, it is increasingly the first material people choose for their interior, James Piesse (owner of forté) asserts. “Wood floors have that ‘wow’ factor – they are one of the first things you notice when entering a home. Wood floors provide a natural connection to our environment, which makes it a ‘must-have’ in my books for most, if not all, rooms in the home.” Of course, real timber can show wear and tear over time and a certain amount of TLC is required. However, James believes this character is what makes wooden floors shine. “Some call it character, but to others it is a concern. That’s why laminate flooring is a popular alternative. This

offers the look of a real wood with superior wearresistance at a more affordable price.” Tiles tend to take a backseat in the modern home because wood and laminates are warmer, easier on the joints and more forgiving of breakages when items are dropped, James believes. Wood is also beginning to be seen in areas such as the bedroom and lounge where carpet was traditionally used, and is even being seen on walls and ceilings where it makes quite the statement. “When it comes to either wood or laminates, we have a huge range of options,” adds James. “Just give us a call on 0508 35 66 77 and we’ll help find flooring which will suit you right down to the ground!” Phone 0508 35 66 77, www.forteflooring.co.nz

good night’s sleep does more for most people than a tropical holiday but an exasperating night spent tossing and turning in an uncomfortable bed is exhausting. Therefore, being blissfully snuggled up in a comfy, supportive bed should not be a luxury, rather a necessity for a healthy body and mind! Yet, for some folk just the thought of buying a bed makes them feel tired – so many choices! That’s why it’s so important to get it right. And that’s where Bedpost Te Rapa can help. “We have all sizes – single through to California king – and different compositions and brands to suit the individual,” says Fiona Thornton, co owner of Bedpost Re Rapa. “First and foremost, buy quality wherever possible – a lot of time is spent in bed and good support is essential to maintain correct posture and to avoid aching backs. While top of the line may be unaffordable right now, that doesn’t mean buying at the bottom end either.” Fiona says first consideration is frequently soft, medium or hard then slat bed or innersprung. Customers also start thinking about the likes of coil or pocket springs, latex or memory foam plus all the in betweens – plush, super plush or ultra plush, dual comfort, Sensorzone, posturepedic and many more. “That’s why it’s important to talk to someone who really knows bed basics and that’s the Bedpost team here in Te Rapa. For example, we know pocket springs will help prevent partner disturbance while latex allows for very little movement in the bed. “Then there’s memory foam which offers good support and enables natural movement during sleep. It also helps to maintain correct posture and align the spine horizontally when lying on one’s side. It is good for no partner disturbance, no rolltogether and for relieving pressure points.” If partners are of vastly different size and weight, Fiona says there are beds that adjust to accommodate those differences while another solution is to have two mattresses and bases joined with zips. “The beds can be made with different degrees of firmness but dressed as one bed.” Fiona recommends changing beds every 8-10 years and invites customers to ask her team about the differences and benefits of the various bed types. “Springs in a bed do wear out. Poorly sprung, sagging in the middle beds can result in sore backs, posture problems and roll together. Similarly, a ridge in the middle of the bed will have bed mates rolling apart!” Bedpost Te Rapa stocks top brands – Sealy, Tempur, Beautyrest, Sleepmaker and Design Mobel Beds as well as NZ-made East West and Turnwood bedroom furniture from one cabinet to full suites, plus a wide range of sheets, duvet inners, duvet cover, pillows and mattress protectors. “We also stock pillows, from basic microfill to latex and memory foam,” Fiona says. “Remember, pillows are just as important as the bed.”

LED lights on trend Décor and technology come together at LightingPlus

H

omeowners across the land are seeing the light when it comes to LED technology which has brought about a revolution in lighting up buildings of all

description. To this end, 100 percent Kiwi-owned lighting specialist, LightingPlus has introduced to the New Zealand market a huge range of stylish, energysaving LED products which have won favour with homeowners renovating or building new. The company experts know lighting is an exciting and important part of any new home build, renovation or décor scheme and, that proper use and positioning will bring warmth to a room, highlight interesting features or provide the right light to achieve important tasks. And if LED lights offer high performance and low energy consumption, they also come in decorative, traditional or modern styles. What’s more, LightingPlus has LED solutions to suit most budgets and lighting needs. Whether looking for something functional or keen to make a decor statement, LED lighting stretches across many tasteful designs including pendants. New LED pendants are not constrained by the need to consider how and where traditional incandescent light bulbs need to be placed. As such, the shapes and styles that are becoming available are some of the most stunning and creative seen to date. And, thanks to extremely long life of the light source, they can be confidently hung in hard to

reach places – no hauling out the ladder three months later to replace a blown bulb. Of course, with any new technology it pays to consider possible drawbacks and weigh these up against advantages. The great thing about LED lighting is that there are no significant drawbacks. What’s more, the potentially higher cost of purchase is quickly offset by the energy savings. A great way to add a personal touch to any space, consider various pendant options. The soft light provided by a fabric shade pendant will help bring a warm atmosphere to the table – perfect for dining, relaxing and entertaining. An adjustable suspension will give flexibility to bring light to the right height above a table and also means a pendant can be created that is suitable for all ceiling heights. LED versatility is one of the reasons it has become so popular, with new LED light bulbs (or lamp) technology also capable of turning a conventional fixture into an energy-efficient one. Lasting much longer than traditional light bulbs and, at a fraction of the cost to run, there is an LED replacement lamp available for almost any domestic application. Furthermore, with more than 25 years industry experience, LightingPlus is committed to providing customers with quality, value and fashion. Giving customers honest advice and sharing knowledge is a key part of the company’s philosophy to help

them find the right lighting solution. But, with a multitude of lighting options available, the LightingPlus team knows making choices can be confusing so matching customer needs with that huge range of styles and price points is what it does perfectly. This makes the process a pleasurable, no pressure experience. And do check out exciting exterior products from SG Lighting, Norway, which offer a quality, long-lasting finish. In many cases the patented coating has a 20-year guarantee. Stylish and functional they can provide security or reveal stunning features and materials. Remember, the outside of your home is often an overlooked area but it deserves to be seen. And it’s important to provide enough light so family and friends can sit, relax and entertain around the barbecue. LightingPlus has worked with the trade and homebuilders consistently over more than two decades, offering the right product and the right advice for the job at hand. Trained consultants can provide designs and draw up lighting plans, working with clients to provide more than just great prices. LightingPlus welcomes trade accounts and has a special discount offer for home building. Whether you are a contractor or a homeowner we can light up your life!

Amazing Interiors When it comes to decorating the home there may be a wealth of options on the market yet, Amazingly, it is often difficult for homeowners to find just the right items, colours or effects. But one fabulous showroom offers an overwhelming selection of interior options and has a team of in house designers to make the task easy and enjoyable.

T

here’s just one word to describe the Amazing Interiors showroom and that’s.... amazing! And, ‘amazing’ pretty well sums up the talented team whose interior design and home staging service has been called ‘just the best’ by happy clients. Amazing Interiors is one of the longest serving home staging companies in Auckland and it’s easy to see why. The showroom in Ben Lomond Cres, Pakuranga is superbly designed to showcase furniture and accessories to inspire clients on how they may be used in their own homes and business owner, Carol Hobson, has a gift for creating fabulous interiors that has earned many accolades over the past 16 years. Carol says home staging has now become the norm when selling a home. “It’s all about presenting the best possible look to the market – dressing for success. These days we cater not just to homeowners but also developers who have transformed a house with paint and fittings, but still need the best possible finishing touches to emphasise space, purpose and potential.” Of course, not every vendor needs to fully stage

a home when listing. Carol says some homes need only a little titivating and sometimes budget may be a difficulty. “However, we do everything from the smallest touches to full home staging. What’s more, I am often surprised by the number of people who want to buy pieces used in the process. Naturally, I’m delighted to give up a piece if it’s perfect for their home.” Home staging aside, Carol is also focused on her interior design service and retail sales. With two floors of stunning products to choose from plus a small flat where the look is regularly changed to show customers what can be achieved even in small spaces, Amazing Interiors is one of those stores that just keeps delivering. Every facet of home decor is covered: ■■ Indoor & outdoor furniture ■■ Rugs ■■ Curtain & blinds ■■ Cushions & throws ■■ Paintings, wall & garden art ■■ Lamps & mirrors ■■ Ornamental accessories ■■ Bed Linen

Carol has also created a stunning outdoor courtyard, a lovely setting for her range of outdoor furniture. This space is also available for private functions – sunny, private and beautifully defined, it’s easy to see why it is so popular. In fact, there’s nothing like Amazing Interiors anywhere in the east. From the outset Carol set out to create the wow factor and she has – an eclectic range for every taste.

In addition to the retail and commercial arms of her business she operates an outlet shop on Saturday mornings in nearby Rylock Place where she clears home staging furniture on a regular basis in order to keep her looks fresh and different. “Overall I provide a wide range of options and between my two in-house designers and myself we are dedicated to creating fabulous homes which we hope people will simply call....amazing!”

NZs Building Code

R

“universally” misunderstood

ecent research in from BRANZ, the Building Research Association of New Zealand, reveals that “the building code is universally, mistakenly used as the target quality standard, rather than a legal minimum.” And, according to Bob Burnett, the Superhome Movement spokesperson, “The New Zealand Building Code describes the worst possible house you can build legally.” Architectural designer, Jo Hitchcock, who has been designing sustainable homes for nearly 20 years, says, “what a waste to do just the minimum.” While ‘building sustainably’ is a phrase we hear much more of these days, it is not always well understood. “Essentially, it’s designing and building in a way that harnesses natural resources efficiently, and ensures healthy design that has minimal impact on the environment,” Jo says. However, at a time when there’s more awareness of the earth’s finite resources, she’s concerned by homeowners’ increasing reliance on heat pumps – for heating and cooling – and believes this is mostly due to poor design. “If homes are well insulated, positioned to

capture sun and light, and there is suitable airflow with eaves angled for winter and summer sun, then reliance on heat pumps to such an extent wouldn’t be necessary.” And what about the perception that building sustainably adds unnecessary expense? “When people start looking into it, they realise that’s not the case. They need to consider ongoing costs. For example, what will the household power bill amount to when there is heavy reliance on heat pumps?” Jo’s also a member of the Superhome Movement, a group of designers, builders and suppliers keen to debunk the myth that building an energy efficient home is too expensive. She believes more people would embrace sustainable building principles if they understood that the purpose of New Zealand’s building standards is to legislate for minimum standards. Designing sustainably for Jo means having optimum sun and light coming in to a home, using thermal mass to store heat, and effective airflow that enhances energy efficiency all year round. Through her practice, H Architecture, she also follows the Lifemark star-rated certification guidelines, which are focused on creating

accessible homes for everybody. “We do need to senior-proof our homes as we’re getting older but Lifemark is about more than that – it’s about great design for any age. For example, a front door wide enough for a baby buggy to go through will easily take a wheel chair too.” Committed to designing the best possible homes, Jo shares her design inspirations: “I love getting light and sun coming into spaces from unexpected angles, and retaining good sight lines throughout a building. I like to make each room feel special, because designing a home isn’t just about a collection of rooms.”

Energy efficiency tips for winter

■■ Check your insulation, ceiling and underfloor, is at least 200mm thick. ■■ If you can’t double glaze, floor-length curtains with a quality thermal layer are the next best thing. ■■ Make sure moist air is extracted from kitchens and bathrooms and avoid drying clothes inside – it’s much easier heating cold, dry air than cold, moist air.

Garden plans take shape

culpture and art have been used to enhance gardens and parks for centuries. Once signifying wealth and power, today, garden art is accessible to most people and remains as popular as ever Bringing to mind anything from colourful gnomes to elaborate water features, garden art for some still gargoyles and imposing lions but Heather Rose from Sanstone NZ says when it comes contemporary landscaping, homeowners often look for simple, eye-catching impact. “Formal Greek statuary and buddhas remain popular but there has been a swing to contemporary designs as well as Kiwiana or classic Maori designs such as the koru (fern frond), the matua (fish hook) the pitokorua (twist) and even the whale’s tail among others.” “Some people may want a David or a Venus in the garden but now large pots, contemporary bird baths, concrete planters, innovative water features and free form sculptures are shaping our gardens.” Hand carved works are also an option but can be very expensive. Heather says, these 34 — Design and Build Waikato — 2017-2018

days, cast concrete sculptures are affordable, durable and can make quite a statement. “While tones are usually neutral or black by including insets of copper or enamel, there can be an injection of pattern and colour or added extra interest.”

She says, size and shape will often depend on the style or size of a garden – “sometimes a triptych will have more impact than a single sculpture. But really, the possibilities are endless regardless of whether the garden is formal, traditional, modern, or fun-loving.” SanstoneNZ, based in Panmure, Auckland, has been manufacturing concrete products for the past 20 years and caters for large commercial clients as well as the home gardener. “We can manufacture drymix (sandstone 5 colours), wetmix and composite concrete products including glass reinforced concrete – available in multitude of colours in Peter Fell colour range – and because of the flexibility of pre-cast concrete we can produce a multitude of products.” When it comes to large runs of architecturallydesigned products for commercial projects, Heather says these are manufactured according to designers’ specifications. “Our range of products is comprehensive and includes concrete tables, bench seats, water features, sculptures, bird baths, planters, pavers, urns and so much more.” For more visit www.sanstone.co.nz
