Designed to give newcomers to the region, and anyone interested in settling within the wider area, a picture of its varied communities, Design & Build is an informative and instant guide to the district as it is now and as it is developing for the future. For anyone thinking of buying or selling locally, the publication covers opportunities ranging from urban living to coastal subdivisions and even semi-rural locations. It looks at housing initiatives within Howick Ward, such as Ormiston then across to Beachlands and Maraetai going as far south as Takanini and Papakura. being equally attractive to retirees. Others are looking for smaller lifestyle blocks while others want modern convenience and less land at a budget-friendly price. To the south, whole new communities with affordable townhouses and dedicated green spaces, are attracting young families especially as they have access to excellent sports and leisure facilities, schools and amenities. An added attraction for many in these areas is easy access to the motorway and to planned transport improvements. Of course, Design & Build covers far more than new housing opportunities. There is plenty of information for renovators, and new residents moving into existing homes. Go east, young man! With entry to inner Auckland suburbs growing more difficult every year, more people are looking east and south for new homes, invigorating family living, and access to urban, coastal and rural domains.
I
n the eastern quarter, the suburbs of Pakuranga, Half Moon Bay, Bucklands and Eastern Beaches, Howick, and Cockle Bay all the way through to Pine Harbour, Beachlands and Maraetai, are bounded on one side by the sea. Depending on where one settles within these areas, the other side embraces bustling suburban communities which gradually give way to countryside and wide open spaces. Housing features character homes and new builds and the region is flush with services and amenities. Newcomers will discover excellent shopping, a cafe culture, respected schools, libraries, medical facilities including a 24-hour accident and medical facility, recreation and

arts centres plus varied leisure facilities such as Lloyd Elsmore Park which accommodates several sport codes, an indoor swimming pool complex, skateboard park, and also the award-winning Howick Historical Village. It’s the range of choice which appeals to many buyers, including new immigrants, extended families, young professionals and retirees and because there is still extensive development across the region, the attraction is strong. Wending its way to Whitford, Beachlands and Maraetai, the road passes through rural surrounds where pony club, outdoor recreation and water activities abound. So, whether one is seeking seaside living,
park-like surrounds, a large section, a small section, a small house or a palatial mansion, retirement village or close proximity to malls, schools, and professional rooms, there is much to please. In addition, as more land becomes available, quality housing companies are offering land and home packages to suit different budgets and household requirements. Demand is high but for those seeking a desirable lifestyle then this part of the east, heading south-east, is likely to fit the bill. Well grounded in its Settler past but embracing upbeat, contemporary living, there is everything to gain when heading east.
South to the border W hile the far eastern quarter of Auckland appeals to many people, the pull of the south is also strong. That’s because there has been a resurgence of growth with the emphasis on community living – townhouses, terrace houses and apartments built around communal green spaces with excellent schools and recreation opportunities nearby. Close proximity to the Southern Motorway also makes the southern quarter and its expansion to the east extremely attractive. This direct route north or south offers easy access to work in the city or to the south even as far as Hamilton – new infrastructure has considerably trimmed back driving time between Papakura and Te Rapa. Importantly, burgeoning suburbs, particularly around Takanini, are not short of quality amenities which cover education, health, recreation, entertainment and more. And, with the Hunua Ranges nearby there is every reason to enjoy its walking and tramping tracks and to embrace a natural environment city counterparts envy. What’s more residents in these areas don’t have to travel far to reach the sea either to the east or the west or to enjoy the green
spaces, flowerbeds, trees and walkways within the Auckland Botanic Gardens at Manurewa. With an emphasis on new affordable, quality housing, but where plenty of opportunities exist to buy within keen budgets, then renovate and add
value, the up and coming south is a Mecca for first home buyers, young families seeking a sense of community and professional couples who require comfortable living with not too much outdoor maintenance. Design and Build South East — 2015-2016 — 7
Town centre takes shape T he development of the country’s newest town in Auckland’s south-east shares an uncanny similarity with its Scottish namesake. Thousands of miles away in East Lothian, Scotland, the village of Ormiston can trace its history back to 1735. The village was the first planned village in Scotland and was founded by John Cockburn, one of the initiators of the Agricultural Revolution. Fast forward to 2015 and the new Ormiston is preparing to emerge as one of the most carefully planned developments in the region. It is at the heart of Flat Bush, the country’s largest and most comprehensively planned new town currenty taking shape on 1700ha of undeveloped land in south-east Auckland. By 2025 it is expected that the area will be home to at least 40,000 people. In Ormiston Town there will be a mix of about 500-700 households ranging from terraced housing to contemporary apartments and innovative work/ life spaces.

Homes will be clustered around green and shared spaces to create a sense of community, safety and belonging. It is not yet known how much each property will cost but they are expected to be attractively priced in an area that is rapidly growing with strong demand for new housing. Evan Davies, CEO of Todd Property Group, which is creating the township in partnership with Auckland Council, says the plan for Ormiston Town Centre has been developed for everyone who makes up a community. “It will not simply be a place for people to work or shop, it will be a place to go for a walk, relax, cycle and meet people from your community,” he explains. “It will have high quality urban design, easy accessibility to the surrounding park, and safe public spaces.” The town centre will cover 19 hectares and will cost an estimated $500 million.It will be integrated with the 94-hectare Barry Curtis Park and straddle Ormiston Road to the east of the gateway Ormiston Bridge near Chapel Road.
There will be a huge range of options for people looking for somewhere to eat and socialise. A planned Food Arcade will be the first of its kind in New Zealand, encapsulating the romance of European arcades and Australian metropolitan markets with stalls and covered kiosks offering fruit, vegetables, wines and delicacies. There will also be a 500-seat food court and a number of stand-alone cafes, restaurants and bars. Strip-style shopping and pedestrian street-life is also envisaged for the main road travelling north to south across Ormiston Road and Arbour Lane running parallel with Ormiston Road. Civic amenities planned for the town centre include a library, cultural, community and aquatic centres, likely to be worth about $30m. Work has started on the first stage of 64 terraced houses and on a 6000sq m Pak’n Save supermarket which is expected to open late 2015 or early 2016. Residential component resource consent has been lodged for more housing, while negotiations are continuing with a department store,
commercial building and cinema operators. The total commercial property component is expected to be 20,000 sq m, although it will be subject to market demand, Mr Davies says. Total retail is expected to be about 30,000 sq m, but this component of the project had not yet received resource consent when Design and Build went to print. However, a marketing campaign to secure tenants for stage one retail blocks starts later this year. Still subject to consent is more than 3000 car parks, including 1800 to support the retail outlets. “It’s a unique opportunity to set a new benchmark,” says Mr Davies. “It won’t be like any other place. It’s not often you get a big piece of land like this – there are a lot more options. “The Ormiston development is an exciting and unique opportunity to work in partnership with the Auckland Council to build an entire new town centre from scratch. “It’s a blank canvas that enables a fresh look rather than working from a redevelopment of what is already there.”

■■ New Zealand’s first cable-stayed bridge
was opened in October 2008 in Flat Bush. It runs through the middle of Barry Curtis Park, which is to be the green centrepiece of the new Ormiston Town. ■■ The new Ormiston Town development was due to start in 2008 but was stalled for five years because of the Global Financial Crisis. ■■ The heart of Ormiston Town Centre will be a 2925sqm, $20.8 million library and multi-use community facility. Planning for this is well underway. The concept design features two levels with a central community hub, a café facing Barry Curtis Park, an arts-
themed courtyard and a central gallery and studio. It also incorporates shared facilities for staff, performance and rehearsal areas and additional spaces for community and arts activities. ■■ As part of the development of Flat Bush an aquatic centre is to be built on Ormiston Road. The site was chosen for its visibility, easy walking distance for nearby school students, proposed bus services and its town centre location. Initial plans feature lap, leisure, learners and toddler pools, a spa, sauna and steam room, a fitness centre and café.

Rail part of the south’s future Manukau is no longer a city in its own right, having been amalgamated into the new Auckland SuperCity in 2010 but it remains the gateway to south Auckland and an important retail and commercial hub. Furthermore with the opening of the new $100 million Manukau Institute of Technology tertiary campus in June 2015, with a new rail station and bus interchange under construction, this central area is expected to become even busier. In a far-seeing move, the new sevenstorey campus building will be integrated with the new Manukau Rail Station, located at basement level of the building, which sits between Hayman Park and Westfield Manukau City. Commuters who take the stairs or escalators from the station will emerge on a corner of the ground floor, which is designed to be a public space, with retail spaces and cafes. Importantly, when the train station and a new bus interchange are complete, they will ease congestion on the nearby Southern Motorway, taking pressure off the heavily used Manukau on-ramps to the motorway. As the southern rail line is gradually upgraded to Papakura, this route is expected to increasingly accommodate commuters. Whether travelling north or south, the rail line from Britomart, Auckland to Papakura, which also passes through other retail centres such as Sylvia Park and Newmarket, will become an important part of the greater city’s infrastructure, going a long way to easing pressure on south-bound roads.

Doing business East Tamaki has long been a hub of business in the south-east but, with the opening of Highbrook Drive in 2007, the area has further expanded with Highbrook Business Park developing into a commercial showcase.
W
ith well over 13,000 businesses within its boundary, Howick ward is one of Auckland’s most productive districts. Manufacturing is the largest sector followed by construction, engineering, food and beverage, health technologies and niche manufacturing. Pivotal to the area’s commercial success is Highbrook Business Park and the illustrious founders of one of NZ’s most iconic companies. From the 1960s, Highbrook was the estate of Sir Woolf Fisher, founder of Fisher & Paykel. The area was known as the Ra Ora Stud and was used as a breeding and training facility for racehorses. The Fisher family opted to use the land for commercial development and developed plans in 1998. In 2001, business zoning was allowed and commercial property was developed under the company name Highbrook Development Ltd. Now the Highbrook and East Tamaki industrial areas are the major economic and employment drivers for the Howick ward. Highbrook incorporates a business town, retail hub and commercial services. The vision for Highbrook is of a worldclass business park that combines people and industry in an exceptional natural landscape. The next stage in its development was announced by the Goodman Property Trust in March, 2015.

Goodman (NZ) chief executive officer, John Dakin, said a positive business environment was supporting the rapid expansion of Highbrook Business Park. “With the award-winning estate 100 per cent occupied, sustained customer demand is the catalyst for these new development initiatives,” he said. The $28 million development will include two new industrial facilities and an office building helping to eventually offer employment opportunities to more than 10,000 people. The industrial developments include a design and build facility for tool specialist, Machinery House, an existing customer at Highbrook whose business growth has necessitated a doubling of its floor space to 4600m². The second industrial facility is being developed on an uncommitted basis to meet demand. The new 3,400m² warehouse provides another option for mid-sized customers seeking high quality business premises. The success of the initial development stages of The Crossing precinct and a shortage of available office space at Highbrook spurred the commencement of a new 3140m2 office building. Located on a high profile site fronting Highbrook Drive, the three-storey office block is already attracting strong customer interest more than 18 months ahead of its expected completion.

T
he Flat Bush area has a history that dates back to before 850AD when it was known as Pukekiwiriki, so-named after the grandchild of Ruaumoko, the Maori God of Volcanoes. The name Flat Bush came about in the 1850s, reflecting how the forest landscape looked from the surrounding hills. It has natural and heritage features important to both Maori and European people which include Te Puke o Tara volcanic cone from where Ngai Tai ancestor, Otara te Irirangi is said to have stood to view the surrounding area. The cone was quarried through the 20th century and is now in the Greenmount landfill. Around Otara creek and catchment there are Waahi tapu (sacred sites) and urupa (burial grounds). The graveyard in St Paul’s Anglican Church (built in 1886) in Chapel Road, includes many early settlers of the area. Flat Bush also has a Methodist cemetery and the original Flat Bush School was built in 1877.
Barry Curtis Park At 94 hectares, Barry Curtis Park in Flat Bush is one of New Zealand’s largest public parks, greater than Auckland Domain. The park is being created from
a large parcel of dairy farming land the former Manukau City Council bought from the Anglican Church Trust Board. The first stage of its development was opened in 2009 and its amenities include an education centre, events venue and large playgrounds. A multi-sports complex, its premier sports fields and training facilities are used by a wide variety of clubs and teams. Protecting and conserving wildlife and its habitats has been integral to the park’s development. Barry Curtis Park is the central piece of a ‘green fingers’ network of parks that is being established around 45km of streams and creeks draining the Flat Bush catchment. The ecological system involved consultation with groups such as Forest & Bird and the Auckland Regional Council. The water systems also work as stormwater ponds, and have been fitted with fish ladders to ensure connected water habitats. The park’s sympathetic development has earned it the ‘outstanding award’ of the New Zealand Recreation Association Awards as well as three awards from the New Zealand Institute of Landscape Architects. Named after Sir Barry Curtis who served as Mayor of Manukau from 1983 until 2007, the park is expected to be completed in 2022 while the new suburb grows around it.

Pohutukawa Coast This seaside region, south-east of Auckland City, encompassing Beachlands, Maraetai and beyond has experienced a surge in residential growth. The lifestyle this area affords is attracting young families and retirees alike.
B
eachlands was first developed in the 1920s when it was subdivided into 870 sections for mainly weekend baches. It has been growing steadily ever since with increasing numbers of Aucklanders choosing to live there. Earmarked as a dormitory town for Auckland’s burgeoning population, the area is in the midst of a 125ha development set to more than double its existing 3800 residents to 10,000. It’s easy to see why the ‘marine garden suburb’ is so popular. Located on the beautiful Pohutukawa Coast, Beachland’s many coastal resources include Sunkist Bay beach, complete with boat ramp, just two minutes from the town centre. Five minutes away, at Maraetai, are the district’s best all-tide sandy beaches and two wharves. Between Beachlands and Maraetai is Omana Regional Park with playground, barbecue facilities and incredible views of the Hauraki Gulf and islands. Five minutes in the other direction is the world class Formosa Auckland Country Club and restaurant with an 18-hole golf course designed by Bob Charles. A separate sports complex has a heated swimming pool, gymnasium, indoor tennis and squash courts. Adjoining Beachlands is Pine Harbour Marina with full berthing facilities and support services enabling convenient access to the Hauraki Gulf.
Regular passenger ferries go to Auckland and Waiheke Island. Not surprisingly it’s an increasingly desirable area for people commuting to Auckland City who want to live and raise a family in a rural/coastal environment and extensive new housing is well underway there. Other attractions include boat clubs in both

Beachlands and Maraetai and a wealth of other sporting clubs and facilities including summer touch rugby, winter rugby, soccer, netball, tennis, horse riding and the award-winning Whitford Forest mountain bike trail. The Te Puru Sports Complex features floodlit tennis courts, baseball and rugby grounds and skateboarding.
Nation gripped by Beachlands land grab

Although more than a quarter of Beachlands’ residents work in the city, the locality also provides opportunities to interact with urban communities in Howick, Botany and Flat Bush, as well as the rural communities of Whitford and Clevedon. Subdivision of farmland is eventually expected to yield 500 new homes at Pine Harbour with a business zone for a Countdown supermarket due to start construction October 2015 and shopping area at the Beachlands roundabout. Houses in old Beachlands traditionally range from clifftop mansions to rundown baches on quarter acre sections while the newer areas of Pine Harbour, Spinnaker Bay and Pony Park contain homes on 700sqm with smaller gardens. The Environment Court is presently considering an application for resource consent for a 160-lot village of 186 household units and apartments, a country pub with 10 guest rooms, a community building, and retail and commercial lots on the site of a 92.8ha cattle farm at Whitford-Maraetai Road. A surrounding jointly-owned lot contains service facilities, access, an 80-space parking area and native vegetation planting. It directly adjoins the Formosa Country Club and golf course, three kilometres south of Beachlands. There are plenty of sections for sale in the area including some newly-released 800sqm plots at Marina Heights on Karaka Road which should be ready to build on by the end of the year. The up-market subdivision at Spinnaker Bay has just released Stages 7 and 8 of this waterview development which is attracting plenty of interest. Construction has started on eagerly-awaited
apartments at Pine Harbour which offer a choice of two and three bedrooms plus contemporary, openplan living areas. Pinebrook Estate in Maraetai is a private development, one ridge behind Maraetai Beach. Sections range from the challenging to more gentle slopes. Several land packages of the 50-lot subdivision are available. There are still some sections available in the Whitford Village Green development. And between Whitford and Clevedon lies the 160ha gated estate of Solway at Whitford. A blend of native bush and farmland, all blocks enjoy the seclusion and shelter of native trees, as well as a forest area, walking track and riding trails, all exclusively for the use of residents. Just 35 lifestyle blocks are being created in the park-like setting. This exclusivity doesn’t come cheap and lots are priced from $650,000. Titles due mid-2015. These are just some of the new housing developments in the wider area.
Such is the demand for land, with the prospect of quality housing, in the seaside suburbs of Beachlands and Maraetai, that dozens of vehicles queued outside a newly-released Beachlands subdivision in May 2015. The would-be buyers were hoping to secure one of the 12 Ti Toki Lanes land sections which were made available on a first come, first served basis. With prices starting at $425,000, the sale captured national media interest as evidence of Auckland’s hot property market. Beachlands’ Wakelin Bakery owner, Pam Ly was lucky number 12 and the last to secure a plot. Ms Ly said she had known about the sale for a while as the real estate agent often came to her bakery. “I didn’t expect to go the day before [the sale] but the agent rang up and told me there was a queue.” The mother of one took turns queuing with her husband from 3pm so one person could look after their fouryear-old son at home. “I came back at 5.30am in the morning. It was a great experience. It was just nothing like I’ve ever experienced before and it was amazing to be a part of it.” For five years Ms Ly commuted to Beachlands from her home in Flat Bush and had been intending to move for some time. Newly engaged Whitford couple Fraser Penning and Mai Castillo, who were number four on the list, had also known about the sale in advance. “My fiancée’s boss lives in the area and he told us to get down there and get ready for it,” said Mr Penning (27), a software test analyst. “It was cold but it was nice to talk to all of the other people in the queue. We spent a lot of the time getting to know each other and trying to find out which property they would be in.” The couple had been looking to buy their first home for more than a year. “The housing market was moving so quickly, it was outpacing our ability to save,” said Mr Penning. “This purchase was basically the best way we could see ourselves getting on the property ladder so we jumped at the chance. The stars aligned in terms of making it happen.” Design and Build South East — 2015-2016 — 13

New school to ease squeeze As community-focused housing developments, such as Addison (pictured), romp ahead in Takanini more families are embracing the area. To meet subsequent education needs, a new primary school is in the pipeline.
A
new primary school costing $20 million is to be built to accommodate Takanini’s burgeoning population. The school will be built on land in Walters Rd and will open for years 1-8 in the first term of 2017. Education Minister, Hekia Parata says Takanini is a sought-after area because of its special housing areas and private land development and there is a need to cater to the booming school-aged population. “The new school will be a fantastic addition to Takanini and will ease the pressure that current schools in the area would otherwise face,” she says. “Nominations are being sought for the school’s establishment board from local colleges, schools, preschools, community boards and education sector representatives. “The board will play a large role in designing the school and will be responsible for appointing a
foundation principal, determining school policy and governance practices. Most importantly, the board will be responsible for making sure the school reflects the needs and aspirations of the emerging local community and getting the school off to the best start possible,” says Ms Parata. The Ministry has been driven to build the school by demographic projections that show the schoolaged population in Takanini is expected to grow by 4000 by 2020. Existing schools in the area are close to bursting point. Takanini School’s roll has nearly doubled in the last 14 years from 250 students to 450 today. Demand for places has meant the school has introduced an enrolment zone to prevent overcrowding. In 2014 a new eight classroom block was completed to meet the demand. Enrolments for the new school will open in the second half of 2016. There are no immediate plans to build a new secondary school.
new sports park for opaheke One could be forgiven for thinking that the frantic development of southern and eastern parts of Auckland is all about work and not play. But you would be wrong. The Auckland Plan is committed to creating more sports fields and recreational space for the burgeoning population. Not only do planned new developments incorporate extensive recreation areas in their designs including walking tracks, cycle and bridleways and nature reserves, but existing facilities are being improved and extended. One such scheme is the 40ha Opaheke Sports Park south of Papakura where eight new sports fields and changing rooms are being built in time for the opening of the 2015/2016 summer’s cricket season (weather permitting). It is also expected to become the home of Papakura Pony Club and will include a large area of reserve set aside for informal recreation. Its other function will be as ‘transfer fields’ enabling other parks in the Papakura/ Drury area to be temporarily closed while they undergo upgrading. Eventually it will become a multisport facility complementing Bruce Pulman Park near Takanini. Some 10ha of land has also been earmarked for a multifunction sports facility in nearby Hingaia. aster planned by architectural giants, Jasmax, The Grove has sold out Stage 1 (36 houses) and recently launched Stage 2 (55 houses). According to Elliot Knight of developers Equinox Group, nearly a third of the Stage 2 homes were sold prior to release. “That was just from people calling up and enquiring,” he says. The Grove is designed with families and community in mind. House types are a mixture of four and five bedroom homes where a growing family can live comfortably. “The whole development is designed to keep vehicle speed down, an important factor in facilitating community interaction, pedestrian safety and allowing families to get out-and-about safely,” said Elliot. The Grove will have walking and cycling tracks among each cluster of homes planted throughout with established fruit trees and garden beds. “Altogether we are planting more than 1000 trees in this 12-acre subdivision, and incorporating soft hedging, flower beds and off-road cycle tracks.” Bordering Takanini and just two kilometres from Papakura (an easy, flat cycle), the development is semi-rural yet close to Papakura station, bus routes, Southgate shopping centre, Bruce Pullman Recreational Centre and Park and the main arterial routes to Auckland CBD and Hamilton. “As the second fastest growing region in Auckland, Papakura is a vibrant town,” Elliot says. “With its unique mix of retail and business it offers a diverse environment in which to work, shop and play.” The Grove’s mix of different dwelling types will provide ample street parking for visitors. Streets are narrow and planted with trees to create a safe and pleasant environment for people to walk and help reduce vehicle speed. Well-lit and attractively landscaped combined cycle and pedestrian footpaths will reinforce walking and cycling opportunities. A pocket park at the centre of The Grove will act as a community-focused environment. The park will include a grassed area for recreation, seating areas and feature biodiverse planting. The plant selection will help to strengthen local ecologies and connections between the coast and lowlands of the Manukau ecological district and the hilly land of the Hunua ecological district. Elliot says he is especially proud of community ‘pods’ which will be shared by groups of houses. Each house will back onto one of these green pockets ripe with fruit trees, a vege garden and worm farm. “These pods offer a great balance, bringing a sense of community where people can meet their neighbours and hang out in an evolving space – it’s theirs to grow and explore,” he explains. “We hope our vision will spread out and lift the entire south Auckland region, creating a neat suburb with decent housing that is used as a platform and base for an aspirational community.”

Easing congestion Once a quiet country road, Mill Road, running from Redoubt Rd through Alfriston to the back of Takanini is set to become a four-lane highway which will hopefully divert some south-bound traffic away from the heavily used Southern Motorway.
C
hanging land use, population growth and planned housing developments are adding pressure on transport infrastructure in south Auckland. Traffic delays have become an accepted norm of the daily commute but there is a (green) light on the horizon to ease congestion. Planning is well underway to turn Mill Road (and the accompanying corridor north and south of it) into a virtual four-lane highway to act as a south-east alternative and bypass to the Southern Motorway. The project will help ease bottlenecks on the motorway at Manukau, Hill Road and Takanini and discourage rat-running along Mill Road. Auckland Transport has applied to designate a route for the northern section, where traffic is predicted to double. Planning is continuing on the southern section to Papakura and Drury. Predictions are that traffic volumes will increase to such an extent that the current Redoubt and Mill Roads will be unable to cope. This is based on the planned 10,000 new houses to be built in the southern parts of Auckland, including 4,470 houses in Flat Bush, and 1,770 houses in Takanini. A further 12,000-14,000 houses are expected to be constructed in the Takanini, Opaheke, Drury
and Karaka future urban zone under the proposed Auckland Unitary Plan not to mention other new housing developments further south in the Franklin district, from where many new resdients will also need to commute using the Southern Motorway. New industrial areas in Takanini and Drury south will create 6000 new jobs and add to congestion. Auckland Transport Project Director Theunis van Schalkwyk says that the project is driven both by significant growth planned for the area and a need to improve poor road safety records. “Congestion is already affecting Redoubt Road and Mill Road. The large number of new houses will lead to traffic doubling in 10 to 15 years, meaning the road won’t cope without a major upgrade,” Mr van Schalkwyk says. “Between 2009 and 2013 there were 283 crashes, including four deaths, with a number of accident hotspots on curves and junctions. The upgrade will improve the alignment to the safety standard required on an arterial route. “With growth happening quickly in the area we need to give certainty to both existing and future property owners as to what land is needed for the upgrade. New housing areas can then be built knowing where the transport infrastructure to support it will be.”
Auckland Transport will upgrade the corridor in two phases with the northern Redoubt Road-Mill Road corridor section now going through the notice of requirement/designation process. This part of the Mill Road project covers the 8.9km section of the Redoubt Road-Mill Road corridor starting at SH1 on and off ramps on Redoubt Road running east, then south along Redoubt Road to the Redoubt Road/Mill Road intersection. From here, the corridor continues south along Mill Road, ending south of Alfriston Road near the intersection of Mill Road and Popes Road. It also includes a short section along Hollyford Drive to the north of Redoubt Road – heavily used by motorists accessing the Manukau onramp to the Southern Motorway – and a portion of Murphys Road from a new intersection on Redoubt Road to Flat Bush School Road. However, the southern section of the project is still in the planning stage and the finalisation of the route will depend on the timing of release of land for housing in the Opaheke area, which could be more than 10 years away. Accordingly there is no intention to finalise or designate a route in the Papakura/Drury area until more certainty exists regarding potential land release for development. This change was driven by issues related across the construction industry including design and architecture, construction practices, product performance, trade co-ordination and workmanship. No one issue was to blame, rather a culmination of events and practices that essentially revolutionised how we detail and construct residential buildings in New Zealand today. The

premium plaster facades issues culminated in the generic term ‘weathertightness’. Post 2005 it became the norm for most external claddings to have a cavity. Plaster facade systems were no exception. A cavity, for all intents and purposes, is an air gap between the back face of the cladding and the structure. Generally, a minimum 20mm space is provided between the framing and the back of the facade/cladding system. This allows for any incidental moisture to drain away, in turn providing a redundancy mechanism should moisture entry occur. Without digressing too deeply into pressure equalisation, and the like, many facades like ours are tested to prove compliance with the performance requirements of the New Zealand Building Code. This testing of residential external facades is completed in a weather-tightness chamber and one of the tests involves drilling holes through the finished cladding during the wet testing to ensure not ‘one’ drop of moisture crosses to the structure.
As I am confident not everyone goes around drilling holes through critical connections in the cladding, this may sound like an odd test. But, this testing provides confidence that if small holes occur for whatever reason then the system can cope and perform as intended. To hapless drivers trying to get to work each day, it will come as no surprise that Auckland is one of the world’s most traffic-clogged cities. And the south eastern suburbs encompassing Botany, Howick, Pakuranga, Sylvia Park, Mt Wellington and Panmure have some of the highest traffic flows and greatest levels of congestion anywhere in Auckland. In a survey from 138 cities in six continents, vehicle navigation firm, TomTom found Auckland to be the world’s 22nd most congested city. Amazingly, that’s far worse than New York City (population just short of nine million) which ranked at 39th. The survey found Auckland drivers took an average of 29 per cent longer to complete trips than if the roads were free-flowing. During morning rush hour that translates to 38 minutes sitting in a traffic jam for every hour spent in a car. TomTom said that amounted to 89 hours of delays a year for drivers who take 30 minutes to get to or from work. Only Sydney is more congested among Australasian cities. The worst times to travel in Auckland are Tuesday mornings, with congestion rising to more than 85 per cent when compared to non-peak times. Commuters travelling in peak hour traffic have the best run on either a Friday morning or a Monday evening where congestion levels are lower at 60%.

Plans move into top gear Heavy traffic, tailbacks and long travel times are undoubtedly one of the downsides of living in Auckland’s south eastern districts.
D
efined as the AMETI area and encompassing the suburbs of Panmure, Mt Wellington, Sylvia Park, Pakuranga, Howick and Botany, it has some of the highest traffic flows and greatest levels of congestion anywhere in the country. The two bridges across the Tamaki River carry more than 120,000 vehicles a day, more than State Hwy 1 through Victoria Park. They also have more freight traffic than any other corridor in the country. If that doesn’t stop you in your tracks catching a bus won’t help with time management. Public transport is a poor option because buses also get caught in traffic jams. And if you fancy using shank’s pony or mounting your bike to make your way around the district, think again. It also has some of the worst conditions for walking and cycling in Auckland. But not for much longer. With the local population expected to grow by 20,000-25,000 over the next 20 years, pressure on improving the transport system is acute. Auckland Council’s response has been to create the Auckland Manukau Eastern Transport Initiative (AMETI), a group of projects which will improve transport choices and connections in the area. This is to be achieved by improving public transport, walking and cycling facilities and reducing traffic congestion. Other major aims are to create jobs by unlocking the economic potential of the area
through improved transport for freight and business traffic. The main AMETI projects are: ■■ An urban busway on congestion-free lanes between Panmure, Pakuranga and Botany town centres ■■ New stations at Panmure (train/bus opened November 2014) and Pakuranga town centre (bus) ■■ Roading improvements at traffic bottlenecks, including a new north-south Panmure road, a proposed Reeves Road flyover in Pakuranga (now postponed) and replacing the Panmure roundabout with traffic lights. The first project in Panmure is complete and features safer walking and cycling routes, with cycle parking at the upgraded Panmure train and bus station. Commuters can now enjoy easy transfer between buses and trains with shelter along the majority of Panmure Station platforms. The next project, Stage 2 from Panmure to Pakuranga is due to begin construction in 2017. It will include the construction of New Zealand’s first urban busway with buses travelling on their own congestion-free lanes, separate from general traffic, between Panmure and Pakuranga town centre. Benefits to travellers will be faster, frequent and more reliable bus journeys on congestion-free lanes. Buses will run every five to 10 minutes with connections to Panmure Rail Station and to the wider network. A new safer cycle and pedestrian link will be completed between Panmure and Pakuranga.

ajor new public transport improvements will arrive earlier for people in Auckland’s south east. Auckland Transport is aiming to open the full South-Eastern Busway to Botany sooner than the 2028 completion date earlier proposed and is looking into extending bus lanes to Highland Park. When completed catching the bus and train between Botany and Britomart will be 17 minutes quicker and take just 38 minutes. That’s great news to the burgeoning numbers of commuters from the area to the CBD who are predicted to make more than 7 million trips a year on completion. This is because transport chiefs say the busway can operate through Pakuranga town centre without the need to build Reeves Road flyover first. This will allow funding to be used to deliver more public transport improvements sooner by deferring the $170 million flyover until next decade. Targeted traffic improvements will also be made to relieve congestion at the intersections of Ti Rakau Drive/Pakuranga Road and Ti Rakau Drive/ Reeves Road. Auckland Transport AMETI Programme Director, Peter King, says the change means better transport choices for people in the area sooner and supports the roll out of the new public transport network in 2016. “The recent decision on the Basin Reserve flyover in Wellington shows the challenges of consenting a flyover that has impact on an urban area and the potential for long delays.
“This decision allows us to extend the AMETI transport improvements made in Panmure to Pakuranga and Botany as soon as possible while continuing to build the case for the flyover. “Large numbers of passengers are expected to be attracted by quicker, frequent and more reliable bus journeys on lanes separate to traffic. About 7.4 million trips a year are expected on the busway. “There are time savings from opening the busway between Panmure and Pakuranga, however they are much greater when the full busway to Botany is open. For example catching the bus and train between Botany and Britomart will take 38 minutes, 17 minutes quicker [than the present journey]. “The change to timing reflects Auckland Transport’s prioritisation of rapid, high frequency public transport and will not require extra funding.” Work to develop the flyover showed its congestion benefits would be limited until further significant investment along the South-Eastern Highway. It also indicated a likely increase in costs with the need to create a quality urban environment beneath it. Keeping traffic flowing in one of the country’s busiest areas is no mean feat. Whilst a traffic jam-free world is probably too big an ask, the council has several projects up its sleeve to improve movement around the south eastern suburbs. These include: ■■ Improved South-Eastern Highway and East-West connections to State Highway 1 ■■ New Sylvia Park bus interchange and route improvements ■■ Extension of new AMETI road to Merton Road ■■ New Quarry Link Road (linking Stonefields and Pilkington Road) Roading improvements will focus on key congestion points such as Panmure town centre and the Ti Rakau Drive/Reeves Road/ South-Eastern Highway (SEART) intersection while Waipuna Bridge and the South-Eastern Highway are earmarked to become the primary route for through traffic to Auckland central and freight and business traffic. Ultimately an urban busway will transport passengers on congestion-free lanes between Panmure, Pakuranga and Botany town centres. Cycle lanes will be built on EllersliePanmure Highway (Mt Wellington Highway to Queens Road) and a new shared path for cyclists and pedestrians runs alongside the new Te Horeta Road. Timeless timber The warmth of wood has long made it a flooring favourite but perhaps more so than ever, New Zealand homes are featuring timber underfoot. In renovating older homes, many owners are stripping away carpets to reveal beautiful rimu or kauri floorboards and are opting to restore these for a new polished effect. By adding a rug or two the look is complete. Equally, those building new are examining various timber-look options and are keen to explore the possibilities for texture, colour and detail without sacrificing durability, style, quality and ease of care. New technology means both solid and engineered timbers have become easier and less time-consuming to lay with many options pre-finished. Some timber-look options are particularly family-friendly being impactabsorbing and warm with resistance to scratching and fading – great when the floor has to contend with children and pets. Howick – star of the east
W
ith a population of 130,000, Howick Ward is the fifth largest urban area in New Zealand. Its population (which includes the surrounding districts of Pakuranga, Botany, Flat Bush and East Tamaki) increased by 13,600 or 12 per cent in the 2013 census. More and more people from a wide range of cultures are coming to live within its boundaries to raise their families. The last census identified that in the local board area more than 50 per cent of residents are European and 38 per cent are Asian, with Chinese the largest sub group. Nearly 10 per cent of residents identified as
Indian, followed by people from the Philippines. There was a small increase in the number of Maori and Pacific people coming to live in Howick. In common with the national trend, its residents are also getting older. The number of older people (aged 65 and over) rose by 37.8 per cent at the last census.
Living in Howick is a natural choice
Howick has a wide variety of natural features including beaches, volcanic cones, reserves, parks and open spaces and waterways.
A heritage plan is being drawn up to guide the identity, preservation and protection of geological and archaeological sites. It will include important local landmarks such as the Maori Pa at Musick Point (Te Naupata) and Pigeon Mountain (Ohuiarangi). The Mangemangeroa Valley, Point View and Murphy’s Bush Reserves provide habitats for birds, invertebrates and potentially lizards in an urban landscape. An environmental education centre at Mangemangeroa Reserve is underway. The vision for the centre is a place to foster environmental learning and research.
NEW FERRY WHARF FOR HALF MOON BAY Ferry services from Half Moon Bay to downtown Auckland and also to Waiheke Island are well used by eastern commuters and now, a new Half Moon Bay ferry wharf, will provide passengers with more shelter and improved access to buses. The $4.3 million project includes a proposed covered pontoon and wharf at the end of AraTai Drive, south of the existing passenger ferry pontoon. Also proposed, subject to funding, is improved and safer access to buses, with sheltered stops in the same location. The new facility, a joint project between Howick Local Board and Auckland Transport, will be similar in design to the Hobsonville Point Wharf. About 1500 passengers a day use the current facility with ferry services expected to begin from the upgraded facility in late 2016. 30 — Design and Build South East — 2015-2016
Howick Local Board chair, David Collings says ferry users have waited a long time for improvements. “This will deliver a facility that will protect them from the weather and will also be of a very high quality. “A quality Half Moon Bay ferry facility is one of the board’s top priorities. We’ve been very prudent with our allocation of Auckland Transport’s Capital Fund so we can now direct up to $2.5 million to help make the project happen.” Auckland Transport project director, Nick Seymour says the new wharf will have much better shelter for passengers with the walkway and pontoon boarding area both covered. “It will also be more accessible for people who are mobility-impaired and will provide
improved safety for people getting on and off ferries. “The new facility will be purpose-built for passengers, providing a transport hub with bus and ferry services located together.” Construction is expected to begin in early 2016, subject to consents. A fixed walkway will be built before a pre-manufactured pontoon and gangway are floated in.

If you are considering recladding why not take the chance to upgrade to a real stone finish? In Auckland, the Craftstone system is mandatory for stone reclads according to Auckland Council. They do not accept any other stone system for reclads and will knock back applications that do not specify Craftstone. From this you can see the regard Auckland Council has for Craftstone. This is because of the standard and extent of rigorous testing that has been applied to the system, and the fact that the company has the history to back it up. Craftstone meets the weather-tightness requirements of E2/VM1 testing and during installation Craftstone is finished with Craftseal sealer for long term waterproofing protection. Unfortunately, there are a number of fly-bynight companies that will try to sell stone that has not been tested and which has no installation system or non-compliant systems. sand and cement is not suitable for stone veneer applications. Council is committed to shutting down cowboy installers but inevitably some will slip through the cracks. So, be sure to deal with a reputable company that has done the hard yards, has completed a recognised NZ testing programme such as BRANZ, and can show full building code compliance. Don’t be tempted by fast talkers and deals that are too good to be true. It never ends well. Close neighbours Many housing developments are trending towards terraced living or apartments with shared green spaces. When well planned and built from quality materials the result is supportive and often secure communities.
A
s demand for housing increases and the size of sections grow smaller, as well as dearer, more townhouses, apartments and terraced houses are being built. They are popular not only because they are often affordable but because today’s busy families have less time and less inclination to spend precious leisure hours caring for lawns and gardens. However, if opting for an apartment or adjoined terraced house there are some special concerns to consider. Firstly – do they receive sunlight, do they have an outlook, are there building plans that could block outlook or sunshine? Importantly, is there an elevator (where applicable) especially if you need to transport furniture up several storeys? If the apartment has its own laundry check whether there are rules about drying clothes on the balcony (if there is one) and what other facilities, such as a gym or swimming pool, are in the complex? If the physical facilities suit, there are other matters to take into account. For example, who is responsible for maintenance of any common areas and is there an active body corporate and/ or maintenance fund. Does the complex have a permanent building manager on-site or on-call? Check out annual body corporate fees and ask about body corporate rules. It’s important to establish whether you pay for maintenance of your own unit or for other major maintenance work such as painting or whether this is all covered by the body corporate. Most new apartment blocks or terraced houses are fairly noise-proof but living in close proximity

to a lot of other people can still pose problems. Ask about anti-noise conditions. As many such dwellings are rented also be sure you are comfortable with a changing parade of neighbours and take into consideration that some neighbours could lower the value of your place. Check whether there is car parking and security measures such as CTC cameras. Walk the neighbourhood to see how close it is to shops, cafes and nightlife. Any or all of these will impact on your lifestyle. Do your research – these are just a few
items to consider; there are many more such as construction materials and mortgage restrictions. Don’t rely only on advice from the manager, developer or their specific agent; talk to an independent valuer and real estate agent. Consult a property inspector and a lawyer familiar with the apartment market. An apartment has many advantages but can have drawbacks too. Fortunately, most of the new developments have covered the bases in order to provide a style of living that is growing in all parts of the country including Auckland’s south-east.

Finding the architect of your dreams

here’s no place like home but making, or rather, building a home can be easier said than done. While most housing companies offer a myriad of well-designed plans from which clients can choose, sometimes the choices are overwhelming. What’s more, while some people can easily see how a plan will fit their site and what the house will eventually look like, others have difficulty translating measurements into actual room sizes or visualising the end product. In many cases, depending on budget, the site and personal aspirations, it may pay to employ an architect. But where to begin? Choosing a suitable architect may require visiting several firms and while personal recommendations should be considered, remember not one architectural shoe fits all. A registered architect, who is a member of the NZ Institute of Architects, may be a good place to start and the Institute can also advise on members in your area. Importantly, working with an architect is a collaboration and one you need to be comfortable with from the start. On that first exploratory visit, chat informally, present questions, ask to see photos of recent work and generally get a feel for the person to whom you are entrusting your dream. Take a list of questions to the meeting and be sure to understand all charges, fees and processes before making a decision to go ahead. A good architect listens to the client’s initial ideas and dreams and talks through the basics so there is a clear understanding of what is involved,
before progressing further. Naturally, you will be seeking creativity, advice, professional skills and, perhaps, something out of the ordinary, from your chosen architect but before a concept and plans can be drawn up to suit lifestyle, personality, property, budget and family requirements, there will be many elements to discuss. The outcome will rely on good communication, co-operation, listening, trust and the rapport between client and architect. Once an architect has been chosen the real process will begin. Many prospective homeowners have strong ideas about a new house but it’s important to be open-minded. Give your architect the freedom to explore and present new or different ideas – undoubtedly you

that they would like a home with minimum 6 Homestar rating to ensure it is warm and healthy. With the current housing shortage in Auckland, the concern is that the pressure to build homes quickly will be prioritised over ensuring these homes are warm and healthy. Home owners should be made aware that at present, building to the minimum requirements of the New Zealand Building Code will likely mean that home is under-performing. I recommend installing at least 50% more insulation than the building code requires. Not only does adequate insulation make a home warmer in winter, it makes it cooler in summer and minimises the risk of year-round condensation. Over the past few years I’ve come to realise, warmer, healthier homes and environmentally-friendly homes are mutually inclusive; it is not possible to achieve one without the other. Planning imperative Successful house renovations rely on a number of components ranging from engaging a draughtsman or architect to create the design to a tradesman builder who will deliver the end product. But before starting, the most important element is research and planning.
W
hether an idea or concept is sketched on the back of a paper napkin, or you’ve compiled a scrapbook full of photos and magazine cut outs, planning a renovation needs to start somewhere. Choosing an architect or draughtsperson to transform your ideas is something that should not be done in haste. A good design will absorb your character and personality. Choosing someone local, who knows the area and listens to your vision, is a great start. That person or company needs to know your budget as much as you need to know they can be trusted and that you can put your faith in them to come up with the goods. Understanding the building process will give a better appreciation of the importance of proper planning. Getting a cost estimate, based on concept plans, will often help you decide if the brief given to the designer will require modifying to bring costs back into line. The next step is choosing the builder. Monumental changes to the Building Act over the past few years have seen many of the so-called, ‘cowboy’ builders exiled from the industry. Make sure your builder is trustworthy, carries good credentials, is a Certified or Master Builder, is licensed and that you have confidence in him. During the planning stages, and right throughout the build, you will have many decisions to make. This can be exciting and rewarding, but also very stressful. Researching materials is important in assuring you achieve the desired result. More and more emphasis is being placed on sustainable building practices and creating homes that are efficient to run while being environmentally-friendly. Whilst concrete is frowned upon because of the emissions during manufacture, it offers a fantastic
form of passive heating due to its ability to retain heat. Consider other sustainable materials and building techniques such as wide soffits (to keep heat out in summer), efficient lighting, solar heating, building to suit the sun, using recycled materials and choosing good insulation. These can all play a great part in renovating your home to make it warm and healthy for you and your family. By doing things properly you will achieve the result you want and avoid unnecessary pitfalls. When reviewing quotes make sure you understand exactly what is included and excluded.
Compare quotes and ask for clarification if you are not sure. It is against the law to engage in any building work over $20,000 without a proper contract with your builder – a hand-written scribble on the back of a notepad is not acceptable. A well-presented quote with detail, along with a contract outlining everything from terms of payment to what happens in case of a dispute, is required. There are many things to consider when renovating, but if you are prepared to do your research and use professionals, you will get the desired results and hopefully have an enjoyable and rewarding experience.

Step on the gas! The old saying, “now you’re cooking...with gas!” couldn’t be truer of many Kiwi homes today. More and more homeowners are opting for gas either solely for cooking or to operate the wider household – heating and hot water. Some southern and eastern residents are already connected to natural gas but not everyone. But in this modern age, the Kiwi family also expects the bathroom to be relaxing, attractive and to feature the latest technology for making hygiene easy. So it’s not surprising that in their quest to make this intimate and oft-used room beautiful, research shows that New Zealanders renovate their bathrooms, on average, every six years. Whether planning a major overhaul or just updating a few fixtures and fittings, choosing a shower is a significant part of the process. One has to consider the overall style of shower and the shower head, which in many cases is determined by water flow, and with every-developing technology the choice can be mind-boggling. If the preference is for a square, flat shape, use it in taps, the heated towel rail, and the toiletroll holder. If a fine, round profile is preferred, keep to that style throughout. ■■ Each style of shower has advantages. Some people favour the simplicity of a shower rose that emerges directly from the wall; others like an overhead style. On the other hand, a rail shower offers flexibility because it allows the shower to be adjusted to any height and, a shower which combines an overhead and a rail system gives the option of an immersive, soft experience or a more vigorous bracing shower. any a homeowner planning to redecorate has stood in the middle of a room and thought, “where do I begin?” Obviously, the idea is to have a plan and to have done some research such as leafing through magazines, scanning company websites, visiting showhomes and general accessing any source which can provide inspiration. While interior design solutions are virtually endless, and there are a multitude of styles and moods to suit different décor tastes so, some simple tips may set the undecided on the right path. Suggestions include: ■■ Steer clear of over-crowding a room – less is often best, too much clutter will make a room feel cramped. However, even if you prefer minimalist you won’t want the room to seem sterile either. It’s all about balance and maintaining a feeling of warmth whilst retaining a sense of space. ■■ Don’t over-theme a room. Once decided on ‘the look’, choose a few pieces to endorse the theme but don’t go overboard. Keep it subtle. ■■ If a room is small, paint or wallpaper with light colours to help create that spacious feel. Adding a large mirror will reflect light and also make the room seem larger. ■■ If a room is very big, consider a patterned
feature wall which won’t feel claustrophobic but will provide interest and contrast. Rugs can also add a sense of cosiness. ■■ If the budget is limited there are many ways to decorate walls without investing in expensive art: – Create your own art work by grouping different size china plates on a wall. Keep to a colour theme or perhaps opt for white or cream against a dark background. – Frame children’s art, make up a portrait gallery of family photos or, if you have plenty of travel shots, consider having one or two printed on canvas and blocked. This is not usually expensive and can be a reminder
of happy times as well as a stunning wall decoration. You can even have photos printed on a new stick on/peel off wallpaper – Frame textured and patterned fabrics then group on a wall and keep in mind that throws, runners and rugs can be wallmounted for artistic effect too. ■■ Finally, a change of cushions and throws can add a new colour scheme and provide a a room with renewed vigour. Remember, that one pair of cushions may look sparse whereas several cushions in different patterns and textures, but keeping to the same colourway, will look fabulous when piled together.
Treat windows well W here once a window was, well, a square window, there’s no guarantee today as to what shape or size a window will be. It could be round, curved at the top, wall to ceiling, wall to wall, small, big, and it could open in a variety of ways. What’s more, there are many exciting window treatments to suit all those different window requirements. With blinds, shutters, and drapes, used separately or combined, protection from the sun, reflection, heat, nosy neighbours and unwanted daylight are all possible. Many years ago, venetian blinds proved a successful design for limiting light and ensuring privacy. Today, blinds still offer those same essential characteristics, however styles have improved and materials are far superior. With sun, light and privacy protection features, looks range from the contemporary to traditional. Today’s blinds also offer insulation and heat reflective qualities, which can make for reduced heating and cooling bills. Of course, window treatments can make a decor statement or blend in with the surroundings with curtain fabrics available in a huge range of patterns and textures from filters and sheers through to gorgeous linens, cottons, easy polyesters, patterns
and plains, jacquards, opulent velvets and more. And, there’s something about drapes that add a sense of luxury and interest. They can make a statement in themselves with colour, detail and various heading treatments, or they can act as a luxurious background to the rest of the room. Remember, light or pastel colours can make a small room look larger; they create a subtle ambience and are easy on the eyes. Try to avoid dark colours in small rooms as they will close it down. On the other hand if the room is large and a bit impersonal, darker colours will gather in the room, creating a rich, formal ambience. Quality linings will help filter sun, insulate and offer a longer life for drapes. Finally, it’s all about location. Although window
placement can’t always be changed, proper positioning of window treatments can make a difference to over-all effect. For example, in a room with a low ceiling, create an illusion of height by installing curtain track near the ceiling and allowing drapes to fall from full height. Where windows are narrow, extend curtain tracks beyond both sides of the frame so curtains stack off the window. This will maximise light and make the most of views. For those who want light and privacy, then a filter-style curtain with a retractable lining may achieve the desired effect and, for those whose property provides all the privacy needed, it may be possible to do away with curtains altogether. Today’s bathrooms, for example, are more likely to feature large tiles on both the floors and walls with horizontal listellos and bright colours being largely superseded by vertical or strip insets to add contrast and texture. Whether one wants square tiles, or rectangular tiles, big or small, there is something for all tastes and many purposes but remember not all tiles are suitable for all uses. Exterior tiles with their gritty, non-slip surface and frost-proof body to withstand temperature extremes, have come into their own for patios, terraces and courtyards. But they shouldn’t be mistaken for flagstone or pavers – exterior tiles need to be glued to a flat, stable surface. New builds will usually require the surrounding section to be totally beautified while existing homes may need only minimal changes although some gardeners may want to start over. Before doing anything, homeowners need to do their research. Fortunately, free advice can be gleaned from many quarters such as garden centres, libraries, green-fingered neighbours, gardening clubs, books, magazines, and, of course, a multitude of websites. While most advice will be sound, it often pays to talk to the professionals in order to avoid a garden mish-mash. If possible set aside a budget for landscaping so that a pleasing result is achieved. Garden centres and nurseries will generally provide most of what is needed to furnish a garden but don’t be tempted into buying too much or too many plant varieties.
When it comes to trees think about their ultimate size and root structure and whether you require them for privacy, filtered light or fruit for the pantry. Impulse buying can lead to gardening disasters. For example, some plants may not suit the soil or the location. Keep section size and plant size in mind; it is easy to overcrowd a garden when plants are young and haven’t reached full size. Of course, you can ask for help from friends – have a paving party or a tree-planting day with a barbecue and drinks at the end. ome people can’t see the wood for the trees but gardeners and landscapers who know the value of mulch will quickly recognise the value of Reharvest Enviromulch, a 100 per cent wood chip mulch which not only enhances properties but has a significant impact on the health of plants.
