Rebecca Banks sits on the executive board of the National Kitchen and Bathroom Association which had its annual conference this month. Rebecca works at Stewart Scott Cabinetry in East Tamaki where she represents the third generation into the business. She shared her thoughts on contemporary issues in the industry.
50 shades of grey in kitchen, bathroom design Q. What were the key themes you took from this National Kitchen and Bathroom Association (NKBA) conference? A. We have a big focus on Excellence in Design, and we promote this through everything we do at NKBA, the design work, the members, the standard we all aspire to in running our businesses.
Q. What trends have you seen develop in the last few years? A. It’s really interesting, because the biggest trend I have noticed is a designer’s ability to combine the quirky
with the elegant and sophisticated and the result is a room that has a very stylish overall look. You can see this come through in the way that lighting is a real feature of the spaces that are being designed, and kitchens and bathrooms are really becoming the feature rooms of the home.
and Black Satin is also a very popular trend at the moment as well
In terms of kitchen trends, handle-less is really big now, virtually every kitchen you see
Q. Are there many changes? What are consumers looking for?
Satin finishes to the doors, and not just white! There is currently a play on the ‘Fifty Shade of Grey’ that is giving us a lovely soft palette of greys to work with,
door very well educated, they know about the products, and what to expect in terms of service, and the process becomes much more consultative
Island kitchen layouts are probably the highest in demand, which work well in new home builds, but can be a little more challenging to create in a smaller renovation space.
A. We are seeing clients come in the

rchitecture and gardens enrich our lives physically and emotionally. Moreover, living or working in a well-designed environment can change the way we think
Architecture inspires us, uplifts us, and can promote its occupants’ well-being and health.
Fireplaces at either end of the house, in the bedroom and the lounge, heat the home with the romance of a flickering flame, again adding to the sensory experience of the architecture.
Over the last several years Peter Diprose has divided his time between designing traditional masonry villas and high quality modern houses, seeking out an architecture of delight.
Design is currently underway for a swimming pool that will further add to the occupants’ experience, bringing reflections of the surrounding trees and sky into the home. “All of our designs are unique”.
One of our recent modern homes and landscapes (pictured) has been designed to embrace the sun and rural outlook with expansive covered decks.

and feel.
This home uses traditional materials including exposed timber beams, weatherboards and profile steel roof.
Peter says that he opted for a low simple form that “hunkered down into the landscape” with thick weathered rusty walls to create a defining mark on the site.

In general, we are finding that the trends mentioned above are probably the drivers. Nine times out of 10 now, someone will say, “I really love the white gloss or white satin handle-less kitchen look”. Engineered stone is pretty much the norm now too.
Q. Can you tell me more about materials, colours, designs of today? A. We sent one of our designers to the Eurocucina kitchen and furniture design fair in Milan earlier this year, and she reported back that there is a lot of grey coming through, and also a lot of use of timber wood grain colours. This is what we are seeing being released in terms of products here in NZ, and so it’s great to think that we really aren’t that far behind anymore in terms of waiting for
trends to make their way to our side of the world.
Q. What makes your company different? A. We are different because we have design, manufacture and installation all under one roof. You get the benefit of dealing with the people who are building your kitchen, and have complete control. We also offer project managing services to complement our design team, and to ensure our customers are given the best service possible throughout the entire process. Also, as we are one of NZ’s larger companies, we can offer anything from entry level modular standard cabinets, to fully customised designer kitchens.
Q. Most of us recognise kitchens/ bathrooms are key rooms in the home, particularly when selling.
In terms of pricing, how do you feel this has changed - if much at all - in terms of percentage of the home’s value? A. We feel that the kitchen and bathroom areas of the home are definitely the most important rooms in the house, this hasn’t changed much at all.
Q. In terms of design, what countries inspire you? On that note, are Kiwi tastes different from those of the Europeans or Aussies or Americans? A. There is a huge difference to the American market. We are very different in terms of taste down here in NZ. I would have to say that we have similarities to Australia, but that ultimately, we draw from our inspiration in Europe.
Rebecca is the current Chairperson of the Certified Designers Society (CDS), which is the design arm of the NKBA. Rebecca has an enthusiastic and passionate love of the Kitchen Industry, which began in 2003 with her entry into the family business whilst completing her Bachelor of Arts degree. Throughout the years, Rebecca has developed her design and business skills and has successfully represented the Certified Designers Society by being a member of their board for the past 4 years. Having graduated to become one of NZ’s elite CKDNZ designers, Rebecca welcomes innovation and enjoys the challenges presented within the Kitchen and Bathroom field, always looking for fresh ideas to bring to the NKBA network. n rebecca@stewart-scott.co.nz

Sweeping outdoor spaces create a superb and seamless extension of the interior.
ite-House Ltd, a local design and build company, has won a coveted award at the Auckland Region Registered Master Builders 2016 House of the Year.

At a gala dinner held at the Motat’s Aviation Display Hall in Auckland, Lite-House picked up a Gold Award, in the residential category of New Home $1 million - $2 million.
Having participated as a regional judge for the House of the Year competition several times in previous years, Mr Ardern admits that being on the receiving end is far more exciting, if nerve-wracking.
Director Bryce Ardern said he is thrilled to receive recognition for the design and quality of the new home. ‘It’s especially exciting to get the gold award in this category with the number of entrants all at an exceptionally high standard.”

Catalyst Construction for quality building
C
atalyst Construction can be trusted to deliver top quality results. Owners, Karl and Erin Braithwaite are supported by a team of smart and reliable tradesmen, who all focus on delivering the highest quality building work. The couple established Catalyst Construction in 2011. Their business is growing steadily on the basis of their excellent reputation, quality outcomes and clients’ recommendations. Catalyst’s quality is evidenced by their recent Master Builders House of the Year 2015 award for the Auckland Region, gained for a home transformation project in Howick. “We go out of our way to complete the clients’ vision. We believe in the old maxim, ‘do it once and do it right’ and our work is all about getting the very best finish,” explains Karl.
Above left, black and white exterior clad in vertical weatherboard; right, perfectly finished magnificent cathedral ceilings are highlighted with colour; below, beautiful detail in the bathroom that works with the overall design of the home, both old and new. Times photos Wayne Martin
The completed project resulted in a unique blend of old and new with magnificent cathedral ceilings highlighted by the clients expertise in lighting.
The couple live in Beachlands and Karl is the chairman of the Eastern Branch of Registered Master Builders and has previously worked for the Ministry of Business, Innovation and Employment, testing builders applying for the Licensed Building Practitioners Programme.
The owners of this property, Hamish Price and Carlo Anastacio, were delighted with the outcome.
The couple are always fastidious about working with top tradesmen.
“The work was all done to a very high standard – they understood how details were important to us and we always knew exactly what was happening as Karl kept in constant contact.”
“Nothing is too hard for us. We have handled many varied projects with great results from entry-level homes to high-end architectural builds,” says Karl. He has noticed an increase in home renovations as Auckland housing prices soar. “Many people are putting money into renovations – extending and upgrading their homes. We do a great job of blending old and new seamlessly.”

– Hamish Price
The business is burgeoning, but Karl and Erin do not believe in overloading their schedule. “You see so many building sites around Auckland sitting idle. While we might be involved in multiple jobs, I ensure that we don’t over commit so we can deliver to our clients’ required timeline, and I am always directly available for open communication with the client.” Catalyst Construction Ltd will make sure your building job is completed on time and within budget according to your own special vision. This is particularly evident in the renovation as pictured. The house was transformed from a boxy brick and tile to an edgy modern design.

What that all clearly demonstrates is it is an outstanding time to sell to take advantage of the competition resulting from very strong demand.
Harcourts CEO Chris Kennedy says record immigration levels paired with poor planning around infrastructure and housing needs is the root cause. In Auckland the revised Unitary Plan should begin to address the housing shortage with massive construction and housing intensification proposed. Until this happens, however, the average Auckland price will continue to trend upwards. It is now a record setting $949,756.

The Central Region has felt the greatest impact of the buyers spreading out of Auckland. The average price in the Central Region ($455,895) has increased by 31 per cent compared to July 2015.
And until there is greater control in the Auckland market, other regions will continue to see increased demand, at a time when their stock levels are also lower than normal.
Chris Kennedy says immigration is important to the country’s growth and economy, but it must be paired with effective planning. “The Government needs to own the problem and act swiftly. We all want New Zealand to remain a place sought out for our amazing lifestyle and world class living conditions.”

Grant Ashton, managing director of Ashton Build, is delighted with the result, announced at the House of the Year gala dinner at Motat Aviation Museum on August 6.
The company specialises in new homes and renovations.

Mr Ashton began his building career in 2003 in Mount Maunganui with a very well known and award winning building company specialising in highend luxury residential homes on the beachfront. He said he is very fortunate to have trained as an apprentice builder
working on very detailed and complex homes and he has gained a wealth of knowledge and experience. “Ashton Build provides a one stop shop. We will meet a client, facilitate their plans, arrange their consents and then manage the entire project through to a successful completion,” Mr Ashton said. “We use only experienced and qualified subcontractors who meet our high standard’s of workmanship. It’s a gold for Ashton Build
T
he dedicated team at Ashton Build is in a celebratory mode as they’ve just won a Gold at the highly regarded Registered Master Builders House of the Year 2016. No mean task, it’s a huge achievement for the Ashton Build team and subcontractors to be recognised for their hard work and attention to detail at the competition that celebrates building excellence in New Zealand. And this is not the first Gold for Ashton Build. They have scored a Gold in the 2014 Registered Master Builders House of the Year as well. This year it is the renovation project in Howick that won them the accolades. Grant Ashton, managing director of Ashton Build an East Auckland building company that specialise in Renovations and New Homes says that the company was very pleased with the result and the recognition of their teams building excellence.
Some of the standout features of this breathtaking renovation project in Howick include the striking roof lines, workmanship in the black cedar weatherboards accompanied with the white timber joinery and working with the existing structure as well as providing a good foundation for the home. “The slope of the section made it a challenge with a lot of foundation work to be done,” says Grant, “however the home was cleverly designed taking into account the slope of the property and ensuring that the home was not overpowering from the street front and ensuring that it blended into its environment.” Grant believes that this award is contributed to by a number of key factors being their team of skilled and reliable builders and sub-contractors which strive for a can-do company culture and their project management systems. “We are reliable and deliver what we say we are going to do,” he says.
The renovation awards are given mainly for workmanship which equates to 65 per cent while 35 percent is marked on retention or creation of character integration and future proofing. Ashton Build already has a great reputation for small to large renovations predominately in the eastern suburbs so this award emphasises our speciality in the renovation market,” says Grant who began his building career in 2003 in Mount Maunganui working on high-end luxury residential homes. He says that their vast renovation experience means they have seen most scenarios before and have the knowledge of how to tackle a problem if it is to arise which is very common amongst a renovation project. Turning a house into a Smart Home Keeping up with the Smart Home generation is now easier than ever before
T
here’s no doubt that the hot topics for 2016 are based around home and lifestyle, security, protecting our homes from unwanted intruders, renovation, making our homes a safer place for our families, saving money, staying connected, not to mention keeping up with technology. So many decisions to make and so many choices. For most home owners, home automation is something many of us would believe to be out of reach as systems can cost upwards of $10,000, and in most cases can only be introduced at the building stage of a project or having to re-wire most of your house. Some systems can be rather daunting when you consider the cost and the level of disruption that will occur through invasive wiring, and for those who are renting it simply is not an option to entertain. That daunting feeling can be eliminated when you consider the Trust Smart Home, Wireless Home Automation System. It’s as easy as 1, 2, 3. The ability to manage your home’s Lighting, Electrical Devices, Motorised Blinds and Security from one main control system can make your household run safer, smoother, feel better, save energy and there is no rewiring required. The Trust Smart Home System is also ideal for people renting as DIY means install and take it with you when you move house. For home owners it means adding value to your home for re-sale and enjoying the comfort day to day. Trust has been a leading partner for European design and quality Home Automation & Digital Lifestyle Accessories, operating for more than 30 years in Europe and distributed for over 12 years in New Zealand through sole distributor Eurotec Ltd, based in Penrose, Auckland. With the Trust Smart Home system your possibilities for home automation are endless. You can set various lighting moods in different rooms or for special occasions, create a variety of scheduled timers for lights and devices to turn on/off whether you are home or away (perfect for those holidays away); you can even control your home and monitor your Trust Alert security system at anytime from anywhere in the world! With most of the components being DIY, you can
personalise your home automation system to suit your requirements and budget. For more technical solutions, an electrician is required to interface with your existing electrical wiring, however it is still significantly less expensive than re-wiring your entire home.
Easy as 1, 2, 3 – Affordable for every budget and situation The Trust Smart Home system is divided into three simple steps. First, choose a transmitter. Secondly choose a receiver then you create your own wireless system. To achieve wireless control you will always need at least one transmitter and one receiver. So what are these transmitters and receivers? The transmitter is what dictates how you would like to control your lights or devices. There are various transmitters to provide multiple control options including a remote control, wireless wall switch,
motion sensor, dusk/dawn sensor, smartphone or tablet. The receiver is the component which is connected to the light or device you would like to control. A typical DIY receiver would be a plug-in socket, an E27 light fixture or Smart Bulb. There are also various possibilities to install a wired-in receiver including behind a wall socket, behind a wall switch, in the ceiling or in a junction box. Now it’s time to get creative! Create and expand your system with as many transmitters and receivers as you desire to create the perfect home environment. For more information, visit our website (www. trustsmarthome.com), on-line store www. smarthomenz.nz or phone us at Eurotec: ph 09 579 1990. We would be happy to discuss your requirements. Institute welcomes Unitary Plan
P
roperty Institute of New Zealand chief executive, Ashley Church, has welcomed proposed changes to the recently released draft Unitary Plan saying that the recommended amendments will address the worst excesses of the proposed plan and transform it into a world-class plan for Auckland. “The revisions being suggested are a massive step forward. They acknowledge the need for the city to grow up and out as quickly as possible – while still protecting those things which make Auckland the world’s third most liveable city”. Mr Church had previously applauded many aspects of the widely anticipated document – but had led a concerted media campaign against several recommendations which would
have degraded the quality of life and standard of construction in the city. These included the proposed removal of the requirement for minimum apartment sizes allowing for the construction of what he called ‘shoebox’ apartments, recommendations to delete building demolition controls for pre-1944 houses, and recommendations to delete the Schedule of sites of value to Mana Whenua – which Mr Church referred to as ‘unnecessary acts of cultural vandalism’. However, council officers last week released a number of proposed revisions to the latest draft of the Unitary Plan – most of which reject aspects of the Unitary Plan in favour of minimum protections. They include rejection of the recommendation to abolish a rule requiring owners to seek
iwi approval for work on their land, rejection of the recommendation to abolish minimum-size apartments, and a rejection of the proposal to delete pre-1940 demolition controls in the Queen St valley precinct.
recommendation to reject the loosening up of land for rural subdivisions.
Mr Church says that the proposed amendments will make a big difference, if adopted.
“Freeing up land is the quickest way to start slowing down the rate at which house prices increase – and the artificial constraints successive councils have placed on rural land haven’t worked. That needs to be addressed urgently, not resisted.”
“While it would have been nice to have seen a recommendation for the retention of all pre-1940 controls, it’s good to see that council officers have taken a pragmatic approach to the preservation of the most valuable aspects of our culture and heritage. I strongly encourage councillors to adopt the plan with the officer amendments”. However, Mr Church says that he is disappointed with the officer
“This is one of many areas where the independent panel got it right.
Mr Church says that Aucklanders have a right to expect that the plan setting out the growth of their city should be underpinned by a strong commitment to quality, liveability and respect for the past. “If it doesn’t achieve those things – what’s the point?”

Boat house takes gold
T
he team at Jalcon Homes are chuffed at winning a gold medal and being named category winner in the Auckland Registered Master Builders 2016 House of the Year competition. To win the $650,000-$1 million category is very pleasing because it’s the most difficult to win, says Jalcon’s chief executive Bruce McKinnon. This category gets the most entries in the competition, he says. “Winning a gold means the quality of build is as good as it could be,” he says. “But to have the best built product in the category is so exciting.” Judges in the competition look for a quality finish, Mr McKinnon says, along with the functionality of the design, and the way the property works with the landscape. This year’s win is for a Cape Cod boathousestyle home, part of Jalcon’s Pine Harbour Marina
development. Last year the company won the same category for a house in Milford on Auckland’s North Shore.
says. “They came up with the boat shed idea which was attuned to the area, featuring weatherboard and colour steel cladding.”
Jalcon is the lead partner in the Pine Harbour housing development and the winning house is one of a group on Jack Lachlan Drive at the entrance to the marina, providing an anchor for the rest of the current marina housing projects.
The houses have been cleverly future-proofed for a lift, which some owners have taken advantage of. And a quirky idea is a boatie’s weather station in the kitchen.
Stevens Lawson Architects’ design was aimed at providing stand-alone ‘lock-up-and-leave’ homes for people who spend long periods out on their boats or travelling overseas. “The brief was for something iconic,” Mr McKinnon
“We targeted them to the down-sizing market providing plenty of luxury space,” he says. The expansive kitchen, dining and living area, features lofty ceilings and extends to a covered deck. The main drive in entry runs into the top floor and bedrooms are downstairs, all combining to provide an every-day holiday feel.
