Welcome to the district... Congratulations on choosing to live in beautiful Franklin district where residents enjoy a wealth of lifestyle options and are part of a friendly, vibrant community that prides itself on its mix of excellent man-made facilities and stunning natural heritage. From its comprehensive public amenities and facilities for many different interests through to its natural, rural and waterfront playgrounds, the greater district provides every reason to make Franklin home. Embracing a wide tract of land reaching from the Awhitu Peninsula in the west to Beachlands and Umupuia/Duders Beach in the east, Franklin is bounded by rural landscapes as well as surf and safe swimming beaches. To the south lies Waikato, and the city of Hamilton, a mere 45 minutes away from the top of the Bombay Hills, which are regarded as the entranceway to Auckland city in the north. Central to its character is Franklin’s farming and horticultural roots which still dominate today. Early history of the area is well documented with places such as the Karaka Museum, Glenbrook Railway and more providing wonderful insights into the past. With the motorway running through the centre of Franklin, access to the north and south is easy and recent

Kariotahi Beach redevelopment of transport links to Auckland International Airport means it is a relatively quick drive to this major New Zealand entry/exit point. While the greater area enjoys country quietude, Franklin is but a stone’s throw from urban hustle and bustle. New residents to the townships of Pukekohe, Waiuku, Clevedon and Beachlands are encouraged to talk to their neighbours, visit information and community centres and to explore the wider region. Take advantage of local restaurants – Pukekohe and other areas too – you’ll find plenty to titivate the palate. Visit local markets and make the effort to take part in community events such as local agricultural and pastoral days, vintage shows, sports days and the many specialty events that bring the district together. Most of all just enjoy your new home – you are living in a wonderful part of New Zealand – here’s to settling in quickly and best wishes for the future.

HIS TORY

From land wars to prosperity Over the past few years many Aucklanders keen to purchase a home at friendlier prices than the inner city, have seen the potential in Pukekohe and new housing developments at Pokeno, Tuakau, Patumahoe, Waiuku and Beachlands. And while there has been a surge of growth in lifestyle blocks as well as the urban housing and business markets, Franklin is by no means a new settlement. In fact, the first immigrant farmers date back to the early 1840s; before that the region was occupied by Maori tribes. Indeed, it has a colourful history being part of the Auckland area attacked by the northern tribes during the musket war period of 1807-1843. As a result of these attacks, the surviving resident Maori mainly migrated south then, when European settlers began arriving, the remnant Maori population provided them with food supplies. As the number of settlers grew, the bush-covered Pukekohe area opened up and from about 1843, individual farmers began purchasing small blocks of land which they cleared by hand. By 1863 there were an increasing number of small, isolated

Pukekohe

6

SETTLING IN 2015-16

farms, however, when Kingitanga Maori refused to swear allegiance to the crown, many settlers moved away. A major battle of the 1863 Land Wars was fought at Pukekohe East between 11 armed settlers, who were converting the Pukekohe East church into a redoubt and approximately 200-300 Maori rebels mainly from the Waikato area. Although severely outnumbered, the settlers held off the Kingitanga invaders until troops arrived. No settlers were killed or injured however, 30 Maori rebels were killed with many wounded. Six bodies were found near the church and 24 were later found hastily buried in the bush. The church still exists today and the bullet holes are still visible. Although there were other attacks, the Maori invaders preferred isolated targets. Rebels hid in the bush and lived off settlers’ goods and livestock. As tensions increased, most of the Pukekohe area was abandoned apart from military outposts and growth didn’t re-occur until some years later. Despite being only a few miles south of Auckland, Franklin district was initially a New Zealand territorial authority lying between the Auckland metropolitan area and the Waikato

H I ST O R Y Pukekohe East Presbyterian Church

Plains. It was abolished as a formal territory on October 31, 2010 and divided between Auckland Council in the Auckland Region and Waikato and Hauraki districts in the Waikato Region.

To the south, Franklin is bounded by the Waikato Plains. In the east, the land rises to the Hunua Ranges, then falls to the coast of the Firth of Thames. In the west is the Tasman Sea.

The Auckland portion is now part of the Franklin ward, which also includes rural parts of the former Manukau City.

The Waikato River mouth is at Port Waikato, south of the region, which has its own unique community.

Bounded in the north by the start of the Auckland metropolitan area and the waters of the Manukau Harbour, this lovely area stretches up the Awhitu Peninsula along the Tasman coast to the mouth of the harbour.

While the area is renowned for its farming and horticulture, Franklin’s settlements have boomed in recent times with Beachlands, Pukekohe, Waiuku, Tuakau, Pokeno and other areas growing rapidly.

Peninsula holiday spots, such as Kariotahi Beach, Matakawau, Big Bay and Orua Bay are well worth visiting and don’t miss visiting the historical lighthouse.

New Zealand Steel’s mill at Glenbrook, north of Waiuku has long been a major industry in the area but now new industries are in the pipeline, making for a promising future.

Wealth of services The individual communities that make up Franklin district are blessed with generous public amenities particularly in the larger farming township of Pukekohe, although smaller townships are also well endowed with the essentials. Franklin residents have good access to a wide range of professionals such as lawyers and accountants through to vets, bankers, real estate agents, travel consultants, and business services. Christian churches and other religions are well represented. Excellent health focus means all areas have general practitioners and there is a small satellite hospital at Pukekohe which has a birthing unit and an adult rehabilitation and care ward. Pukekohe Hospital provides for services such as aged care, maternity, home health care, public health nurses, outpatient rehabilitation and more. The hospital also hosts a mobile surgical unit every six weeks offering minor surgery on referral. The hospital comes under the Counties Manukau DHB. In particular, Pukekohe has excellent emergency services such as ambulance, fire and police stations along with after hours accident and medical services. This thriving rural township also

Library has a town hall and district court house. If the district is well catered for when it comes to health and professional services, as well as access to council offices, then new residents will also discover plenty of added facilities covering the likes of pre-school care and education services, leisure activities, entertainment, libraries and more. At Pukekohe there is a Cinema 3 complex and an excellent art gallery. With the area home to many small block holders as well as serious farmers, there is, naturally, a huge range of agricultural and horticultural services to support such lifestyles. Importantly, whether living in a township or in the country proper, no one has far to travel for community services which meet their every need.

Education - pre-school to high-school Education is one thing new Franklin families don’t have to worry about. From childcare and pre-school facilities through to secondary college, as well as extra-curricular activities and tuition, the district is well catered for. When it comes to pre-school care, parents can be confident that they will find something to suit their personal needs. In addition to playcentres and kindergartens, there are numerous childcare centres that offer all day care for children from working families. Some of these cater for very young babies and some may take primary aged children after school has finished. Centres adhere to strict regulations and offer proper sleeping arrangements for young infants. Some provide hot meals during the day and most have excellent indoor/outdoor facilities. All employ trained staff and work to government guidelines when it comes to teacher/child ratios, social programmes and developmental skills. Newcomers to Franklin can be confident about local schools too.

The wider area is well endowed with quality primary and secondary schools, many in rural districts which offer the likes of calf club days as part of their annual programme. While most secondary schools and many primary schools are subject to zoning, it is possible in some cases for out of zone pupils to be placed in a school of choice if there are unfilled places. Some have no zoning restrictions. Most local schools have an open door policy when it comes to community interest and parental enquiries are welcomed. When seeking an appropriate school enquire about special programmes such as music, drama, catering, science, environmental sustainability and sports programmes. As well as formal state and private education facilities, with more in the pipeline, there are also opportunities to attend hobby classes and special interest groups with tuition on a variety of subjects.Without doubt, Franklin offers people of all ages many exciting and satisfying ways of learning in a structured or informal environment.

Franklin shopping New residents who think shopping may be restricted in this largely rural district are in for a surprise. Throughout the area, they will discover excellent shopping opportunities. Pukekohe, for example, is home to many major retail outlets such as The Warehouse, Farmers, Rebel Sports and Briscoe’s as well as excellent supermarkets and specialist stores. However, there are also boutiques, smaller chain stores, craft markets, home-based businesses (outside of the central area) and more. Of course, areas such as Waiuku, Clevedon and Beachlands also afford various shopping opportunities, while here and there, even in rural parts, there are individual pockets of novel retail gems. Naturally, shoppers will find the likes of pharmacies, hairdressers, menswear, women and children’s clothing, jewellery, furniture, pet supplies, shoes, lingerie, books, toys, gifts and much more. There are bakeries and cake shops, sweet stores, hardware, second hand goods, florists, home dÊcor outlets, health shops, cars and countless other retail services. While the largest concentration of shops is in Pukekohe, one

never has to travel far to have their shopping needs met. And once the shopping is done there are plenty of options for a coffee break, lunch or a meal on the town. In addition, check out weekend markets which abound throughout the district – Pukekohe’s Saturday Market, Beachland’s French Markets and Clevedon’s Farmers Markets are but three. Whatever part of the district you find yourself in, you’ll be pleasantly surprised by the diverse shopping experiences and you’re sure to find all those things you always wanted, but never knew where to find!

TRADE S E RVI C E S

Book a tradie! With many people moving into the local district, renovation plans will be on the drawing board for some. Even when a house is well presented, new owners will often want to change a colour scheme, make-over a bathroom or kitchen and stamp their own style on a property. The good news is Franklin has a profusion of excellent tradespeople to make the job hassle-free. From builders, electricians, roofers, painters and plumbers through to home decorating companies, interior designers, upholsterers, architects, draughtsmen, landscapers and more, there are skilled people to help get the job done properly. Because there are many things to consider when extending or renovating, including council consents, it’s important to do your research and use professionals who have access to materials, know resource regulations and can help homeowners avoid pitfalls. From beginning to end, experienced tradies and professional consultants will help make re-vamping a home exciting and successful. 52561

Maintaining a lifestyle block For many people the move to Franklin may also mean the move to a small block with enough land to keep a few animals, or to have a small orchard or large garden. But a small block of say, between five and 40 acres, still means work even if it isn’t big enough to operate as a farm. There will be fences to build and maintain, hedges to cut, possibly a race to build for transporting steers and other animals in and out. There will almost certainly be a need for pens, coops and animal shelters as well as sheds to house specialist tools and equipment. Think about security, veterinary services and the many other jobs which come with owning a lifestyle property. Fortunately, the Franklin area, especially around Pukekohe, but in other parts too, is home to many rural orientated businesses

which can provide the proper advice, services and expertise needed to ensure small blocks and the animals they support, remain in peak condition. While many land owners are also able handypersons, others work during the week and may need to employ experts to do those ‘must not neglect’ jobs. Before starting out on any project, and certainly before bringing in animals you may know little about, ensure you are fully prepared. Seek the advice of knowledgeable and experienced local people. You’ll find everything you need nearby from experts on animal care and feed right through to a mountain of services to keep your property and equipment in good order.

The farming community’s show time

Calf Club events, A& P Shows and town and country days are all part and parcel of living in what is essentially a rural district with horticulture and agriculture at its heart. So, naturally, these type of events feature strongly on the Franklin calendar.

every February is a big weekend out for the whole district with young and old taking part. Then there are those events hosted by country schools which have a tradition of children raising farm animals and showing them in the arena.

In particular, the Franklin A&P (Agricultural and Pastoral) Show

For those new to this way of life, here is a snapshot of what to expect.

Water watch Former city slickers, who seldom had to worry about water – where it came from, how clean it was or whether there was enough – will find themselves in a different situation if moving on to a lifestyle block in Franklin. Most will now need to rely on tank water and while some may be lucky enough to have a bore; others will rely purely on rainfall or top ups from water tankers. For new small block owners there will be certain things to watch for including water contamination from leaf fall, bird droppings, insects or stray rodents that slip into the system. Tank maintenance and cleaning will generally be an annual task they won’t want to neglect. If the summer is wet, most folk, with adequate storage, won’t run out of water, but a dry summer may see tanks run dry. Keeping tanks vacuumed, or even totally scrubbed out from time to time, may be a necessity that some have not thought about. Fortunately, there are excellent water delivery and tank cleaning services throughout the district. These operators can also advise on water collection and tank care.

micro-organisms. These harmless tiny organisms live and multiply by feeding on waste material. When introduced to your septic tank system, they go to work straight away digesting waste material, reducing solids and scum, allowing your septic system to start operating to its maximum efficiency. As they progress through to your irrigation field they feed on the slimes that prevent seepage and evaporation. When seepage and evaporation return to normal, you have reduced the risk of contaminating groundwater and the environment as well as reducing the chances of infection for you and your family. Eventually, they get washed out of the system and have to be replaced to continue their work. This is why you introduce SeptiCure™ to your septic system every six months for maximum efficiency.

Septi-Cure is Cost effective. By far the most cost effective solution is to pour one litre of Septi-Cure™ down each toilet bowl every six months. This simple action will help keep your system working at top efficiency by reducing solids and scum. Instead of emptying your tank frequently, the reduction in solids and scum saves you expensive pump out costs. Your irrigation field and leach lines will become clear of slimes and blockages so nature can handle the gradual seepage and evaporation for you. When this is happening your system will be operating effectively and not endangering you or your family’s health. What is Septi-Cure™? Septi-Cure™ is a concentrated mixture of selected naturally occurring

Home décor

Whether moving into an existing property or a new build, most new home owners will be thinking décor, furnishings and landscaping. For a lucky few everything will be perfect. But for most there will, at least, be a little (or a lot) of redecorating in store. It may just be a new carpet, a splash of paint or a change of drapes or it may be a total makeover – complete new bathroom and kitchen plus every room revamped. In a new house, the colour scheme may be in place or you may be in the throes of bringing it all together and need to use local suppliers. Whatever the case, Franklin features excellent home décor and maintenance shops and services for every need. Naturally, when everything is finally done, it is important to protect one’s investment with ongoing maintenance and refurbishment. What’s more, because the home revolves around individual family needs that will change with time, it may become necessary to make major changes. Rumpus rooms and swimming pools which seemed a good idea when children were young may no longer be required when reaching retirement age? However, before undertaking

major alterations take a good, impartial look around and decide whether you can do the job yourself or need professional help. Whether recreating space for a new use, extending the home to accommodate a growing family or ageing parents, or remodelling for a more contemporary look, it pays to have a sound plan. Fortunately, Franklin is blessed with tradespeople and companies, such as kitchen and bathroom specialists, who can assist. Most cater for various budgets and some will bring samples to the home. Regardless of what type of job needs to be done – accessorising, restyling, extending, landscaping or total makeover – new residents will find reputable people in the interiors/exteriors industry to help.

Renovations With house prices climbing dramatically in recent years, many local homeowners have opted to renovate their existing home rather than sell and buy again. Often the most important areas to update are bathrooms and kitchen. Fortunately the local district is well endowed with highly professional kitchen, bathroom and building companies staffed by experienced people. Before starting a renovation scour magazines for ideas. Be sure to get several quotes and be sure each company is quoting on a level playing field – the same materials and the same quality of fixtures and fittings. Allow for extras and price rises. Many local companies will provide a free measure and quote and most will be happy to assist with ideas and practicalities that might change your initial thinking to some degree. If a garden renovation is on the agenda, enjoy exploring local nurseries and garden centres where you are sure to find landscaping supplies and garden art as well as a plethora of plants to transform the outdoors.

All good sports Franklin district has a wealth of affordable sports options for residents of all ages and abilities. Whether seeking competitive or social sports, recreational relaxation or an opportunity to coach or be a volunteer, there is no shortage of options for young and old. Catering for mainstream and unusual sports alike, there are various facilities such as the ECOlight Stadium, Pukekohe Park – home to horse racing and motor racing – and Franklin Sports, Swim & Fitness Centre in Pukekohe. At Takanini the Bruce Pulman Park complex is home to a variety of codes including Counties Manukau Gymnastic Club and at Beachlands, Te Puru Park is also the base for a wide range of competitive and recreational sports. These are but a few facilities but be assured most sports are catered for. Check out local golf courses, bowling and tennis clubs, athletics, swimming, netball, cricket and much more. Hunters and fishermen are catered for too and, of course, when it comes to rugby, touch rugby, rugby league and

football (soccer) there are opportunities for juniors upwards. Often called horse country, Franklin is home to pony clubs, The Pakuranga Hunt, polo and polocrosse grounds and other equestrian groups so for riders, the choices are many and varied. Martial arts, darts and softball are examples of other codes well catered for and, of course, with beaches nearby the choice of water sports from wind sailing to kayaking offer plenty of challenges.

Discovering new horizons There’s never an excuse for boredom in Franklin! New residents with time on their hands will soon discover there are countless hobby classes and special interest groups offering tuition on just about everything under the sun. Whether you want to take up cooking, sewing or knitting, learn to swim, ride, dance or restore a car, gain computer skills, or learn a language, there are classes or tutors available for virtually everything and every age group. Young and old can take up acting, belly-dancing and even cheerleading (well maybe not the old, they might find all those leaps a little exacting!). But there are all sorts of private and

community groups offering different forms of tuition with the option of day and night classes. Importantly, for those with the enthusiasm to explore new horizons, to improve existing skills, or to prove something to themselves, there is no shortage of tuition offers; just encouragement to find a class to suit. Joining a class is also a great way to meet new people and to familiarise yourself with the district. Whether it’s for your children, your parents, your partner or yourself, Franklin offers many exciting and satisfying ways of learning in a structured or informal environment.

Dining and entertainment What a bustling district Franklin is when it comes to eating out, markets, and entertainment. While dining out can be a haphazard affair when patrons are unfamiliar with their local restaurants, by taking a drive around the local district, newcomers will become familiar with the area and will gain a feel for the many dining options available. New residents will find local café owners and restaurateurs to be accommodating and willing to oblige special requests such as vegetarian, gluten-free or dairy-free meals if advised early enough. However, most venues already have a range of vegetarian choices on their menus. Remember too, come public holidays, many waiver surcharges and at Christmas, a number of restaurants remain open throughout the holiday period. Regardless of whether one is seeking a laid-back family restaurant which is priced accordingly, casual BYO wine café, a local ‘drinking hole’ with great bar snacks or an upmarket venue with top of the range cuisine, white linen and sparkling

glassware, the local district has it all. In fact, with its contemporary and ethnic cafes, trendy bars, coffee houses and diverse takeaway outlets, as well as cosmopolitan clubs in Pukekohe and Waiuku, Pukekohe, in particular, has been described as a mini-Ponsonby. However, at nearby Waiuku, Papakura, and locations such as Patumahoe and Beachlands/Maraetai, there are some great eateries too. But beyond the dining scene, Franklin also offers pub gigs and concert venues – many out of town acts love coming to the area – and Pukekohe has a three-cinema picture theatre too. Then there are the variety of regular weekend markets held in Pukekohe, Pokeno, Patumahoe, Waiuku, Awhitu, Pine Harbour and Clevedon as well as other fairs and markets. And, last but not least, Counties Racing provides several events during the year while on track motor racing also brings in the crowds. The annual Franklin and Clevedon A&P Shows are also not to be missed weekends for farmers, lifestylers and townies; young and old and families.
