Top spots...

If there’s two things I enjoy its eating out and shopping for my pantry. These days we tend to eat out during the week – our working day means that arriving home around 7pm, it’s easier to pop out for a meal.

On the other hand, come the weekend I like to cook, starting prep early and doing my own kind of experimenting – you know a bit if this and a bit of that into the pan and what have you got?

In particular, I’m a fan of yummy sauces and condiments so, readers can imagine my joy when I recently discover paddock to pantry on the corner of Blackbridge and Linwood Roads – it’s packed with the kind of goodies we love to try in our household including a wonderful range of wines – time to stock up, me thinks! Flying took former international airline pilots, Kurt and Paula Schultz all over the world during which time their extensive travels fostered a love of urbanism and architecture. Today, the pair is well grounded, their property company of some 15 years landing them in Papakura where they have embraced the active regeneration of the community and the population’s diversity. Having now embarked on their latest project – South 83, Papakura’s first true multi-story apartment complex – they agree the area is perfect for this type of development. “Take into account the sprawl to the south, and it is easy to see why a town centre with soul is such a draw card for boutiques and cafes, both of which we are seeing more and more of here,” Paula says. So SOUTH asked her and Kurt to tell us more about their project.

Are Aucklanders really looking for alternative accommodation styles or do they still expect to own generous section with a detached house?

Will SOUTH 83 include any green space or communal land for relaxation?

We’ve seen a huge change in what people want out of a home. We’re seeing millennials wanting to live closer to amenities in amongst the action as well as empty nesters downsizing; they’re seeking the ease of a’ lock up and leave’ which allows them to do some serious travelling.

There is a relaxing communal area with trees, green walls and seating areas for residents to meet and socialise.

Do you expect the apartments to gain value over time?

Yes, but not only over time from completion. Off the plan apartments gain value while they are being sold and built as well.

Buyers in our last development have bettered the Auckland market, so we see South 83 as an excellent investment on a number of levels.

How well do you think South 83 will do against city-based apartments?

Extremely well. We have a different purchaser than the inner city; our market is more focused on a domestic New Zealand audience.

Also, our location does afford a significantly better price point for a comparable product.

What will this apartment block mean for Papakura and do you envisage more developments of a similar nature in the area?

Who are these apartment primarily pitched at?

Most of our buyers are from the local area, moving back into the town centre from Karaka, Clevedon and Papakura.

They want something close to where they currently live, close to rural areas, but they see gentrification of the district and they want to be a part of it.

How important is it for apartment buyers to be close to, shops, service and cafes?

Apartments are all about a walkable community, so it’s very important. South 83 fits the bill perfectly.

Do you think this region offers enough job opportunities to attract buyers to suburban apartment living?

Numerous job opportunities are

Are local transport networks and infrastructure sufficient to support such a complex?

Absolutely. We are less than a 10 minute walk to the third busiest train station in the city so, not only is that infrastructure sufficient, it offers some of the best options to get into the CBD. This is your second apartment development in Papakura. How successful was the first?

Successful enough to convince us to do it again in Papakura.

What makes this new project

attractive – design, décor, position?

Paul Brown is the architect, and he’s one of the best in the city. The location offers some great views, and is so close to amenities. As always, our fit out is premium, with Bosch appliances as standard.

Will this second development include carparks for apartment owners?

Car parking is still a must for apartments outside the CBD, so every apartment has parking.

How many bedrooms do these apartments have, do the floor plans vary?

The apartments do vary, but the flow is considered and consistent.

It will be the first of many. We work closely with the local board and Auckland Council to ensure our work is mirrored by them; they have really jumped on board to ensure Papakura gets the attention it deserves. As for more developments, we have already been approached by local landowners to work with them on similar projects.

With this second apartment development is the face of central Papakura changing?

It is, and at a quicker pace than we have seen previously. The great thing is that the charm and soul of the area is being retained by keeping existing businesses whilst also attracting some great boutique commercial entities.

With more people, the change will come fast and furious. The time really is now to get into the area, and we’re elated to be here.

Soldiering on...

After the ANZAC parades and services are done and dusted, many will carefully put away the medals of an old soldier or two... then go mow the lawn. We say ‘lest we forget’ – and most don’t – but we civilians can never really understand what it means to serve on the front lines. Recently, JON RAWLINSON spoke to someone who does.

Clarks Beach may be as far from the world’s ‘hotspots’ as one can possibly get but, in a way, it is at the centre of a world irrevocably changed by war.

Speaking with Staff Sergeant Tina Grant at her home, I ask if younger generations – most of whom have never known a Second World War veteran – have the same understanding as older folk of the sacrifices made by those who have risked their lives. She tells me my question is off the mark.

“People may not realise it but they have veterans – men and women, old and young – all around them who all have their own struggles and personal battles to fight. From Bosnia to East Timor, Afghanistan and Iraq, all of these conflicts have happened in our lifetime.”

It’s a poignant point; if I met Tina in the street I would never conceive that she has served in a war zone, let alone sacrificed more than most (thankfully) will ever have to.

Almost seven years ago, her husband, an SAS soldier, was hit by a Taliban bullet while rescuing civilians following an attack on the British Council compound in Kabul. Douglas (or Dad to his family, Doug or Dougie to his mates) was born the day after ANZAC Day 1970; he died on August 19, 2011. The lives of his wife, Tina, and children, Jemma and Jaden (then aged seven and five) would never be the same.

To the Grant family – not to mention his comrades in arms – this was a tragedy without measure. However, Doug’s death has also served as catalyst for the New Zealand Defence Force’s (NZDF) Families of the Fallen.

As family liaison officer for the programme, Tina – who once helped save lives as a medic on active service in Bosnia – now aids the healing process in a different way.

“When [Douglas’] funeral was over, everyone else went back to their own lives. I found myself sitting in the dark, crying. Because I was [New Zealand’s] first war widow since Vietnam, I struggled to connect with someone. Other families had lost children but not a partner,” Tina explains.

“Families of the Fallen is about bringing people together, enabling them to talk, share and support each other.”

While she reminds me that no two paths through grief run quite the same way, her experience has armed her with a personal insight into how devastating the wake of such tragedies are.

“Sure, everybody dies and everybody grieves but, in the military, because we have such a strong family bond with each other, when a soldier dies, that connection with their [actual] families is severed,” She says.

“So, it’s important for us, in the military, to reach out to them and

make sure that the connection is never broken even though their loved one is no longer with us.”

Following Doug’s funeral, Tina approached the NZDF; considering her experience, she was perfect for the liaison officer role.

Since then, she has helped a number of families through their grief and received recognition in the form of a DSD (Distinguished Service Decoration) last year.

“I thought it must be a joke; I said ‘you know just doing my job, right?’

When I was presented the DSD I was so proud but humbled at the same time. The Governor General actually invited me to dinner... I felt like the Queen!” She laughs.

Tina has also found an ally in her work on the home front – her daughter, Jemma.

“Recently, she said the daughter [of another recently fallen soldier] was really upset and didn’t know what to do, so I gave Jemma some advice. After all, that child will relate better to someone closer to her own age than she will to me. I guess it means Jemma is my little protégée!”

Emphasising the importance of relating to people on their level, Tina reveals she is currently involved with establishing a New Zealand version of Australia’s Camp Legacy programme for children of those killed in the line of duty.

In addition, Tina is a Poppy Ambassador and volunteers for an organisation of young ex-servicemen and women which helps veterans access all assistance they need after leaving the forces.

“No Duff – meaning ‘no shit, this is real!’ – is a working group that’s here for our soldiers,” she explains. “We go out, bring them in and make sure they’re connected to all the mechanisms that can help them adapt to ‘Civi Street’, supporting them through all sorts of groups from the RSA and Veterans’ Affairs to civilian organisations.”

When today’s soldiers return home, they find a nation of civilians that (thankfully) is far removed from the horrors of war; for this reason alone it is wonderful that they’ll also find caring compatriots such as Tina Grant.

A MATTER OF LIFE AND DEATH Rose Kennedy said time does not heal all wounds: “The wounds remain,” she concluded. “In time, the mind, protecting its sanity, covers them with scar tissue and the pain lessens. But it is never gone.”

As I chat with Staff Sergeant Tina Grant, overlooked by a drawing of a man cutting a dashing figure in his SAS garb, I’m reminded of that statement.

‘

Late one Friday night in August 2011, Tina was rushed off her feet, preparing for a new life in a new home in Clarks Beach when the phone rang.

“The call came from an unknown number and I thought it was Douglas,” Tina says. “I said ‘hey, babe’, but it was a liaison officer who said he was at the bottom of our drive with the padre. I still didn’t click; I said ‘what are you doing here?’

Doug Grant, her husband and father of her two young children, was dead, killed on active service with the SAS in Afghanistan.

Despite being a veteran herself and in the army since the age of 18, she never thought such a moment would come.

“This doesn’t happen in real life, only in the movies; on reflection, that’s how it felt, like I was in a movie, it wasn’t real. I just crumbled.”

“I had been baking all week because the children [Jemma and Jaden] were having their farewell party ahead of our move the next day. You get used to being a single parent when you’re an army wife,” she pauses. “It’s definitely not the preferred option though.”

Operating almost on automatic as her military training kicked in, Tina made the arrangements to bury her beloved. Soon after the funeral the family moved to their new Clarks Beach home.

“After Douglas died, I considered not moving but this is what we, as a couple, had decided was best for our family,” she says.

“We chose to live in Clarks Beach because there’s one entry and one exit,” she laughs. “We did a bit of a ‘recce’ [reconnaissance] beforehand – as you always do in the military before any major move – and saw it was safe, beautiful, close to the beach and the drive to Papakura [Military Camp] was manageable; it’s just a great place to bring up a family.”

Tina now has a new partner – also in the military.

“It’s taken me six years but I got there!” she smiles. “He knew Douglas – then again, pretty much everyone did! – and understands exactly what he’s getting himself into.”

I ask whether the fact that her husband died a hero has made any difference to her or their children.

“I think it’s affecting [Jemma and Jaden] more now than it did when they were little. They see other children with their dads and they just don’t have that anymore,” she says.

“But what really matters is that Douglas was doing what he believed in. He died rescuing people, which was what he was good at; he risked his life for others and that’s why he’ll always be hero to us.”

On the silk road to Bombay Perhaps better known for its fast food outlets and gas prices, Bombay Services is the unlikely home of one of Franklin’s best kept secrets. Ever in search of out of the ordinary, ANGELA KEMP recently discovered an artist’s private collection.

Italy, the last was in February when she picked summer stock for next year.

Sallie Clough moved to New Zealand 45 years ago from Wiltshire in the UK. She’s been painting ‘all of her life’ but has never had any formal training.

Although many of her customers are passing through, Sallie believes the shop has become a ‘destination’, attracting women from across Auckland and beyond.

“It’s been a passion of mine for as long as I can remember. I enjoy mixed medium and enjoy breaking rules – I love doing things you’re not supposed to.”

“Obviously an Italian shop in the middle of Bombay Services is a bit bizarre but we get a lot of clients through word of mouth who know they are likely to find something here they won’t find elsewhere.”

Sallie thinks she might be the first person in the country to start painting on glasswear some 30 years ago – the vibrant colours became synonymous with her name.

“That was phenomenal for me.

I’ve gone through the trends, tiles, 3D things…what the public has demanded in a commercial sense.

It has enabled me to travel and do what I want to do.”

And, what she really wanted to do six years ago was move out of Auckland with her partner and settle in the rural bliss of Bombay. It marked a lifestyle change in more ways than one when Sallie took over the former i-site at the busy service station complex adjacent to the Southern Motorway.

But Sallie says it’s getting harder to find unique items thanks to the internet and large retailers. back to Italy every two months to buy more stock.

‘Made in Italy’ now specialises in Italian linen and silk clothing and quality leather handbags which are displayed alongside Sallie’s artworks. Best known for her bright flower pictures, her fans also love her abstract works, landscapes, water colours, ink drawings, prints and portraits.

Because of its location, Sallie started by selling homewares and Kiwiana but a trip to Italy, a year later, dramatically changed her merchandise.

Since opening the shop, Sallie has to curb her creativity until the end of summer when she heads off to Turkey where she spends six months of the year. That’s when she gets out the easel and starts painting again.

“I brought back my first 20 leather handbags and 20 pieces of linen which went in a flash. From then on we changed the shop and I go

While in Turkey she regularly travels to visit family in the UK where she is always on the lookout for gorgeous and special accessories to bring back to New Zealand.

“Sometimes I pop over to France – I continually travel to find different things and I particularly like items that are handmade or unique.”

That’s topped up by her trips to

“The world is becoming such a small place. Recently in Istanbul I saw things I have seen here and in England, everything is more accessible. It’s getting harder and harder to be a small shop owner and survive among the big guys and find something different.

“For instance, it took me two days to track down a factory in Istanbul which makes marvellous silk and felt garments. It had thousands and thousands but I picked just 32 pieces because they were the only ones I liked.”

Other special items include handmade jewellery, antique chandeliers, scarves galore and numerous gift ideas.

Sallie’s Bombay gamble has paid off as she now has three more shops and a wholesale business.

India – Love or loathe it, you’ll never forget it ‘Love it or loathe it’ seems to be the common reaction of most people who visit India. Some find it beguiling and exotic and go back for more; others don’t and won’t. Furthermore, there’s a fair number of people who won’t ever go there but JESMA MAGILL’S recent experience has left her with a desire to return.

As one of the most challenging travel destinations facing the world’s toughest and confronting issues such as poverty, population and pollution, India can’t help but evoke strong emotions.

I certainly wondered what my reaction would be when husband and I arrived in Delhi early one sultry October morning last year to spend three weeks travelling in Northern India.

Two things we were sure of – we needed the right head space, and the right medication for every possible stage of stomach disruption. Our travel agent sorted the former: “Avoid trying to understand the phenomenon around you – and go with an open mind.” Spending $200 at a health shop and chemist sorted the latter!

Our personalised tour with Adventure World would take us around the popular Golden Triangle; Delhi and Agra in Uttar Pradesh and Jaipur in Rajasthan then we were heading north to Himachal Pradesh and cooler temperatures in the Himalayan foothills.

Offering independent, bespoke destination tours with your own driver and vehicle, Adventure World buddied us up with Ashok, a delightful character who introduced us to crazy Indian-style driving in his trusty Toyota people-mover.

Horn-blowing and incessant vehicle jostling were mandatory, and passing manoeuvres around corners, frequent. Luckily, the default setting for Indian drivers is to accommodate other drivers’ actions, just in the nick of time.

Still, it was important not to panic because this crazy system (mostly) works and putting it in perspective: more people die on New Zealand roads per head of population than in India.

Ashok was our cheery chaperone, companion and cultural adviser too. His English was pretty good and at each new destination we met up with knowledgeable, English-speaking guides.

The journey begins To ease gently into our Indian odyssey, we booked a five-star hotel in Delhi for two nights and on discovering two yoga mats in the wardrobe in our room on arrival, we raised a few salutes to the sun before heading to Old Delhi.

A mind-blowing bustle of trade and cultural salvos in one of the world’s busiest market districts, it seemed the city’s entire population was there too.

We saw stunning, centuries old architecture, mostly Muslim forts and mausoleums from the 1100s. At the Gurudwara Bangla Sahib Sikh Temple, volunteers were cooking lunch for 10,000 people of all religions. They do so every day.

In New Delhi, tradition mixed with modernity. The Imperial Hotel, Connaught Place, grand government buildings and embassies, bordering wide treelined streets, all spoke of British colonialism which lasted 300 years.

Then it was on to Agra and the Taj Mahal via a 1.5 hour train ride from Delhi. The journey revealed Indian life in minutiae – fascinating and heartbreaking too: a wandering holy man on a station platform dressed only in a loin cloth washing at a communal basin; and lying asleep on the station platform in Agra was a mother and baby with a begging bowl between them.

After eight days of heat and dust it was time to go north. Braver souls headed to Mumbai and beyond but we remained adventurers on trainer-wheels.

Ashok drove us up narrow roads through the bush-covered Dhauladhar Range towards the tiny hilltop village of McLeod Ganj, stunning views our reward for hairraising hairpin bends.

However, some now rate the famous Golden Sikh Temple in Amritsar more impressive than the Taj. Gold plated and shimmering on a lake, a staggering 100,000 people are fed there every day.

Also called Little Tibet, the Dalai Lama lives there when he’s in India.

The exiled Tibetan government, and the main temple for exiled Tibetans, are based here too.

We walked through cedar forests where monks live in simple dwellings and meditate most of the day. We found fantastic cafés in the hills and stayed at Chonor House, a gem of a guest house perched high on the hill and where spiritual celebrity, Richard Gere stayed a few years back. monks walked the streets among Western baby boomer tourists (like us), yoga devotees on retreats, spiritual pilgrims, hikers and backpackers.

Then on to Shimla, another hilltop village and the site of the Summer Parliament for the British Raj. Also known as the Viceroy’s House, it was an imposing baronial structure with hundreds of rooms.

Some call it a monstrous folly.

In its heyday, there was 800

staff and the Declaration of Independence was famously signed on the site in 1947. In 1964 it was renamed The Indian Institute of Advanced Study, and now PhD students carry out research here.

At nearby Jakhoo Temple, thieving monkeys enthralled us. One had just stolen a scarf from a tourist and was waiting for its owner to give him something in exchange before returning it. Tourists were easy targets for these cheeky creatures who snatched anything they could and then traded back with anxious owners. The most common currency? Peanuts.

How was the food, you ask?

Fantastic. After a week of spicy curries, we ordered a chargrilled chicken dish and half way through, we both declared it bland. It was back to curries from then on. And the stomach upsets? Not a one.

The secret to good health we put down to charcoal tablets and clove oil!

So, would we go back? I would, my husband wouldn’t. But, next time I’d ditch the panama hat that had me taken for a ‘Britisher. I would remove my trainer wheels too and go to Mumbai and maybe Varanasi, where trainer wheels are most certainly banned.

Pouakai Circuit scenic showcase Anniversary weekend 2018 provided JOHN SPILLER an opportunity to dust off his tramping boots and sign up for the three day, two nights, Pouakai circuit at Egmont National Park in Taranaki. This trip was a Howick Tramping Club outing and an alternative to the arduous one day ascent of Mt Taranaki other club members had chosen. Here’s is John’s account.

After a five hour road trip from Auckland our party of five met up at the North Egmont visitor centre where we were to stay the night and sort out route options. As dusk approached, the mist which had shrouded the mountain partially lifted and we had a glimpse of the summit, enjoying a spectacular sunset to the west in anticipation of the hike to come.

According to Maori legend, Pouakai supports Taranaki and anchors him. The name means ‘the pillar or source of food’. And indeed, the lowland forest contains nikau, titoke, kohekohe and puriri trees, all of which would have provided an abundance of food for native birdlife which in turn supported the indigenous people of the area as a ready food source.

On the other hand, we settled on cereal and fruit for our breakfast next morning before packing up and descending into the forest on the Ram Track.

We five decided on taking the anti-clockwise direction which meant day one was the longest and hardest. Even though we initially dropped in elevation,

once we left North Egmont, the heat and humidity of the forest meant we were soon drenched in perspiration. This made navigating tree roots and drop offs tricky; sweat that beaded on our brows ran down into our eyes.

is often photographed with Mt Taranaki as a backdrop. The trick here was to remove our shirts, soak them in the tarn water and put them back on. The cooling effect was immediate and very welcome.

The track descended to the Kokowai Stream and then on to a swing bridge which crossed the larger Waiwhakaiho River. A short breather afforded views of the river before we crossed Kaiauai Stream and started the long uphill climb (550m) to the top of Henry Peak (1220m).

We soon reached Pouakai Hut but to our dismay it was full to overflowing with like-minded walkers, and no bunks were available. With no intention of going any further after an eight hour slog, our inflatable sleeping mats proved indispensable and we each claimed a spot on the floor for the night ahead.

That was the toughest part of the trip because on leaving the sanctuary of forest cover, the full heat of the sun beat down on us. A procession of wooden steps led to a viewing platform on Henry where we dropped packs, breathed deeply and absorbed the glorious 360 degree views.

A swig of water completed the break and we were soon dropping down a series of ladders to begin the sidle around Maude (1220m), the next peak en route to Pouakai Hut. A gentle climb brought us to a small tarn (Mountain Lake) which

Meals were prepared, feet inspected for wear and some people managed a discreet wash in the nearby bush. As darkness approached we settled into our sleeping bags and hoped that the sardine-like stack of bodies across the hut floor wouldn’t deteriorate into a sonorous chorus of snorers.

Refreshed, we woke on day two, prepared our breakfast meals and packed up our gear as quickly and quietly as possible leaving some bodies still sprawled and asleep on the floor.

A short climb back up onto the plateau was an opportunity for a group photo with the big mountain behind us. A fellow traveller duly obliged and pressed our camera shutters for us.

This was to be the easiest day as we headed down a narrow track flanked by distinctive, but fairly common pahautea trees. A 200 metre descent led us to the Ahukawakawa Swamp which was formed about 3500 years ago and is home to about a third of the park’s plant species.

This area forms the headwaters of the Stony River (Hangatahua) which is protected for its cultural, historic and scenic values. After two and a half hours walking, we reached Holly Hut and were relieved to find that there was no one else there.

Bunks were self-allocated and packs partially emptied in readiness for lunch, however, the lure of a splash in Stony Creek’s cold waters was too much of a distraction. We put boots back on and headed down the track past Holly Hut until we found the sign indicating Bells Falls. www.southmagazine.co.nz

There, we turned off and about 10 minutes later we reached Stony River. The spectacular falls were upstream a few hundred metres so we found a suitable pool and braved the icy alpine water.

It was too cold to stay in long but it did the trick and we were refreshed and reinvigorated. The only problem was the half hour uphill climb to the hut.

Back at the hut for lunch, a lone young female tramper joined us and proved to be the only other occupant of the 30-bunk hut that night. We chatted and in the evening returned to a higher point on the track for more photos.

It was a stunning night with another glorious sunset, however, the (seemingly) hordes of sand flies that appeared at dusk severely modified the experience.

Day three again dawned fine and clear and we were soon ready to start the four-hour trek back to North Egmont and our parked cars.

I set off on the uphill track that sidled around the slopes of Mt

Taranaki a few minutes ahead of my four companions and as I came around a corner, on a flatter section near a small gully, there was a loud crashing across the other side as two large Billy goats emerged from the bush.

trees that, from their denuded and bleached appearance, appeared dead, probably casualties of browsing possums. Evidence of volcanic activity was provided by the ‘Boomerang’ slip which we had to cross.

Glaring at me in annoyance at having disturbed their peace they bounded away up the track.

Fortunately they weren’t waiting in ambush further on as they were a sizeable pair with well developed horns and tufted beards.

The latter is a scree and rock slope with only a narrow ledge to help with footholds. Another notable feature in this area is the ‘Dieffenbach’ cliffs, towering columns of lava high up the mountain slopes.

This was a lovely morning to be out on a mountain track. I was feeling fitter after the previous two days exertions and, as the patchy cloud of the previous days had disappeared, the views were amazing.

The water runs red in this area where manganese oxide seeps from the earth into the Kokowai Stream. A little further down the track we could see the North Egmont visitor centre and lodge in the distance. We quickened our pace.

I ambled on as the track climbed steadily away from Holly Hut. The rest of the group eventually caught up when I stopped at a track intersection (a club rule so we all know where everyone is) and we enjoyed snack bars and fluids while casting our eyes over the Pahautea Forest to the west.

boots. At the visitor centre we enquired about a shower and were very grateful we could use the lodge facilities one last time – a very welcome ablution after three days away from home comforts.

The Pouakai circuit is a moderate to hard trip with some back country skills and experience being required. It is fairly easy to navigate but it’s always best to take a map.

After heavy rain it is not always possible to cross the Kaiauai Stream as there is no bridge.

A shelter is provided at the top of the descent to Kaiauai stream but this is only relevant if approaching from Pouakai Hut, not North Egmont.

Caution is always advised when tackling our back country tracks; up to date information is usually available online from DOC or from DOC visitor centres.

Hut fees are $15.00 per night with pre-purchased tickets or you can use your annual hut pass. I would certainly recommend this walk for capable walkers and groups.

METHOD preheat oven to 170°C. grease slice tin and line base with baking paper. place flour and sugar in a mixing bowl and rub margarine into mix until it takes on the consistency of

fine breadcrumbs. Divide mix into two and rub the extra 10 grams of margarine into half of the mix. press evenly into the tin.

Add baking powder, yogurt, eggs and golden syrup to rest of mixture in a mixing bowl. Mix to a soft consistency using a little extra yogurt if needed.

Fold in frozen berries and chocolate chips and spread mix evenly over the base of the tin.

Bake 45-55 minutes or until a skewer (when inserted into the centre) comes out clean. Cool and slice, top with icing, or serve warm with EasiYo Yogurt Custard and whipped cream.

Stack up your Weet-Bix™ wheat biscuits, mango yoghurt, peaches and banana for an easy and yum breakfast – perfect for big school mornings.

METHOD Using a small saucepan, heat the blueberries and reduce for a couple minutes until thick. Take a glass (approximately 270ml) and start to layer your trifle, starting with 1/2 crushed WeetBix™ wheat biscuits followed by a spoonful of yoghurt, then the blueberry mix and pecans. Repeat once again.

Finish with a layer of the crushed pecan nuts. Sit for a few minutes to allow the Weet-Bix™ wheat biscuits to soften before eating.

INGREDIENTS • 2 slices frozen mango (defrosted) • 3/4 cup unsweetened yoghurt (200g) • 1 cup sliced peaches in natural juice (100g) • 2 bananas, sliced • 4 Weet-Bix™ wheat biscuits • 1 1/4 cups milk (300ml) • Garnish – desiccated coconut (optional) METHOD Place mango into a small bowl and using the back of a fork, smash it into a puree, add the yoghurt to puree and stir to combine.

Take a 270ml glass and start to layer the stack, starting with one crushed Weet-Bix™ wheat biscuit then sliced banana and peaches and the mango yoghurt. Repeat once again.

Pour over the milk when ready. If preferred, blend ingredients into a smoothie.

TIP: If frozen mango is unavailable, you can use tinned mango slices in natural juice instead.

Self-confessed foodie HELEN PERRY loves nothing better than a gourmet shop filled with delectable products.

So, when she discovered a country store packed with provisions for her larder she was in seventh heaven. Here’s what she has to say.

Then I discover the wine; soughtafter vintages from illustrious vineyards – some of New Zealand’s finest. Melanie, it seems, is the genius behind this section, always adding new labels to tempt connoisseurs and those tired of the average supermarket line-up.

“Absolutely fabulous!” I exclaim on entering Paddock to Pantry for the first time. I stop by expecting to find a country store with fresh veggies and a few kitchen staples; instead, I discover a treasure trove of top end pantry products, difficult to find at the best of times, let alone all in one shop.

“This section is really catching on,” Wayne says. “So much so, we’ve introduced Friday night wine tastings – usually two a month from 4pm to 7pm.” Mmmm – you’re sure to find me there!

Open just six months, Paddock to Pantry is the brainchild of wellknown local residents, Wayne and Melanie Kennerley – they have worked their special magic to create a destination specialty store foodies are raving about – me too!

But, where to begin? I guess at the door. Stepping across the threshold, I am met by an amazing display of Easter eggs. Like I’ve never seen. From the South Island, She Universe has stepped outside the cardboard box.

Melanie tells me this little known (or at least out our way) brand is renowned for its chocolate creations – “and I’m delighted I can offer them,” she says. “We change this central display regularly, sometimes to suit a season, a celebration, a holiday or a special event – think Christmas, Valentine’s Day, Easter and, of course, Mother’s Day coming up!”

I do, and mentally tick off eggs for my grandsons – boy, are they in for a surprise! But if you missed the Easter treats, don’t despair. The Kennerleys promise something very special is on its way!

I’d like to stay right there, at the chocolate, but the shelves beckon.

I wander from Italian pasta and sauces, to UK cheeses, German jellies of the vegan variety and to some of this country’s most prestigious brands.

Positive thinking paves After many years struggling with self doubt, Tamryn Broodryk was determined to change her mind set. She told HELEN PERRY that a wide-reaching social media platform, promoting positive self-worth in women, evolved from her own recovery.

Years of fiercely disliking herself threatened to ‘cripple’ Tamryn Broodryk until she reached the point she knew something had to change.

“For a long time I wondered if I measured up to other people’s standards – was I good enough, pretty enough or skinny enough; I spent a lot of time worrying about what others thought of me until I resolved to overcome self doubt.”

Finally, realising she didn’t have to be perfect, or to worry about rejection if she wasn’t perfect, Tamryn gradually discovered her own self worth and from there sprung the idea for The Hello Lovely Project.

“I perceived a way to use social media to change the perspective of a society where self- loathing exists. Too often it [social media] is used negatively whereas I wanted to use the medium in a positive way.”

project’s way Tamryn enlisted Matthew’s help. A photographer and skilled in I.T., he assisted her in creating the project’s website, completed in 2015.

Tamryn says some can pick up the challenge and cope relatively easily; others need a lot more help and that may also involve counselling.

As people from all around the world discovered the site, often through Facebook, Tamryn says they began answering the invitation to send photos of themselves accompanied by one positive affirmation about their looks or abilities. These are posted on her website, an encouragement to others.

“Of course, I see so much value in counselling yet many women still feel there is a stigma attached to this kind of help; it can become another hurdle to surmount. Yet, once done, the outcomes can be hugely rewarding.”

“It’s amazing how we can all think of 10 things we dislike about ourselves but to come up with one positive can sometimes be so hard. I’ve come to realise, most people have issues in their life. While, for some, they may rear up only now and again, for others these issues can remain a constant.

“The challenge is to ask oneself why hang on to them? Is it because the idea of letting go and making changes is even scarier?”

Although The Hello Lovely Project has encouraged many women to take steps to overcome self-loathing or doubt, Tamryn says the website is still developing.

“I am looking at ways to make it even more effective although that may take a bit longer than in the past as Matthew and I now have our six-month-old son, Austin, to keep us busy,” she laughs.

But because she believes so strongly in her project, and the need to help women who are dealing with feelings of worthlessness, Tamryn says she will keep prompting women to access the site and share with each other.

“My heartfelt desire behind Hello Lovely is that each and every woman should be able to believe deep within themselves that they are more than enough; that they have many amazing qualities inside of themselves.”

“The project came about from my own struggle to truly love who I am and how I look. Sometimes I still struggle, but learning to believe in myself changed my life. I know others in a similar position can turn their lives around too.”

Warmth of government A little warmth goes a long way. But how warm are we to the notion of paying people to comply with the law? Recently, JOn RAWLInSOn discovered that good things can come to landlords who wait.

From July 2019, new ‘Healthy Homes’ legislation comes into effect, requiring landlords to ensure their rental properties are insulated to a sufficient standard.

Thankfully, help is on hand from the EECA (Energy Efficiency & Conservation Authority) and our local government (Auckland Council), but who really benefits from these taxpayer and ratepayerfunded schemes?

WARM UP NEW ZEALAND On the surface EECA’s Warm Up new Zealand programme (which offers a 50% grant to cover installation costs for homes built before 2000) seems rather generous. And it is, for landlords whose tenants are Community Service Card holders at least.

Theoretically, a landlord with dozens (or even hundreds) of properties could save a hefty sum on insulating their rentals to the minimum, government standard.

I asked EECA’s chief executive, Andrew Caseley, whether landlords really needed to be rewarded financially for ensuring they will be in compliance with the law by July. I was told I would need to take this up with the Minister of Health, Megan Woods. no response from her office was provided in time for publication.

Of course, this scheme also extends to owner-occupiers but (I would wager), aside from pensioners, there would be precious few with income levels low enough to be eligible for a

Community Service Card and still have the wherewithal to own their own home, particularly in Auckland.

Mr Caseley did, however, point out that people with incomes just above Community Services Card level, who also have certain health needs, could be eligible – as they darn well should be!

Despite being on a fixed, single income, my partner and I did not qualify for this scheme. However, with a new baby in the house, we still went ahead and brought our home’s insulation up to scratch.

At the time, I asked our installer (Keven Hunt from The Insulation Warehouse) whether he thought it fair that ineligible owner-occupiers, such as myself, are carrying the cost for insulating other people’s homes through Warm Up nZ. He replied: “no, I don’t think it’s fair, but not

for the reason you think. I don’t believe [Warm Up nZ] should be tested based on the tenants in the property. The government has mandated an improvement on landlords. My opinion is that all landlords should have access to any grants that are available.”

As I’m not a landlord – affording one home in Auckland is tough enough for us! – I think Keven made a very salient point.

SOUTHERN INITIATIVE ZONE GRANT Luckily, Auckland owner-occupiers (regardless of income) can gain assistance courtesy of $500 grants from Auckland Council. The catch is that these are available only to those living in one corner of the Super City, the ‘Southern Initiative Zone’.

A council spokesperson explained the logic behind this programme:

kindness “This [is part of] the wider council TSI (The Southern Initiative) goals of investing in improved social, economic and health outcomes... [it] makes it more financially viable for low income homeowners to insulate their homes.”

But, as my installer (Mr Hunt) quite rightly argues: “I don’t think this is fair at all. There are areas within the ‘Southern Zone’ which are reasonably affluent yet many others [outside this area] who are needier miss out.”

In my opinion, to draw a line on a map and say that those within are poor while those beyond are not is specious reasoning at best.

To give some perspective on this, according to qv.co.nz, the median home value in Mangere Bridge (with the TSI) is a shade under $1M; in pukekohe (outside the zone) it sits under the $700,000

mark. Okay, so it’s only a $500 grant per property but, to me, this is yet another example of a council pushing for rates parity while not providing parity in terms of service/support.

RETROFIT YOUR HOME There is a third scheme (also from council) which offers a more level playing field.

Through ‘Retrofit Your Home’, the entire cost of insulating homes is covered, as long as this money is paid back with interest through rates.

My partner and I passed on this option, finding it much simpler to pay through our mortgage instead.

This also allowed us to avoid any red tape and gave us a little more leverage when shopping around for an installer. perhaps being best suited to ‘asset

rich, cash poor’ landlords and owners (pensioners, in particular) on limited incomes, these loans, at least, are available to all Auckland ratepayers with no free rides for anyone. They can also be accessed to fund heating systems in addition to insulation.

Okay, so some of these schemes don’t pass muster in my books, but at least our local and national

government representatives are trying to help ensure healthy homes are within reach which benefits everyone in the long run.

As these schemes won’t be available forever, those who are eligible best get a move on to ensure homes are up to code by July 2019. Otherwise, they too may have to go it alone.

EnD OF SUMMER SIZZLE? Harcourts pukekohe real estate salesperson, JO-Ann DAY-TOWnSEnD, gives an update on the real estate and market happenings.

The lifestyle sector has been an interesting market in the past three months during which there has been a reduction in the volumes sold compared to the same three-month period last year. Auckland region’s slump revealed its lowest monthly level for three years.

In the residential sector, despite the fact that February saw an increase in sales volume from January, which is a yearly norm, the overall growth, monthon-month nationally, showed only a 0.2% increase nationally with Auckland seeing a 0.1% reduction. However, March is generally a strong sales month with traditionally more properties on the market.

Analysis shows that first time buyers now represent 22% of the market with many taking advantage of low interest rates still being offered as well as access to Kiwisaver coupled with banks changing the LVR restrictions. Investors – both

those requiring mortgages and cash buyers – represent 38% of the market. people either upsizing or downsizing their home represent a further 27% of the market.

The number of days to sell in Auckland moved to a nine-year high at 49 days whilst nationally this increased from 41 to 44 days.

The trend seen in the Franklin and Waiuku areas continues. In the Waiuku region days to sells rose from 21 days in February 2017 to 55 days in February 2018. Franklin also saw an increase of 15 days from 35 days in February 2017 to 50 days in February 2018.

This could be as a result of more properties in the market and less competition among buyers who are taking their time to purchase.

So, now is the time to ensure your property is being marketed to its full potential – this means vendors need to look at all marketing methods including the use of social media, printed materials and more direct forms.

JO’S FOUND & TREASURED FAVES: Architectural designer Jo Hitchcock (pictured) has a great eye for detail and a bargain too. Better still, she has a talent for rescuing objects and transforming them into treasured heirlooms. Here she talks to JES MAGILL about some favourite pieces in her own home.

Technically, Jo Hitchcock isn’t sitting on a coffee table in the living room of her East Auckland home, she’s sitting on what was a wire wove bed. When she first saw it, surplus to requirement at a Cooks Beach bach, she said to husband, Greg, “I can do something with this.”

Greg was doubtful but Jo loved the angles of the frame and when she shared her vision with her dad for its rebirth as a coffee table, he offered to carry out the work for her.

He threaded steel rods through both sides, added extra rimu planks to form the top, and formed a padded seat down one end. She loves it and says she’ll never part with it.

The globe on the table beside Jo is actually a four-dimensional chess set – a special gift from their neighbour, a design engineer originally from Poland.

made from custom wood cut on a CNC machine, the chess pieces surrounding the circular board are held in place by magnets.

“It’s one of the most precious things we’ve ever received,” says Jo. The lounge suite behind is another family heirloom, a recently re-covered 1970’s Morgan lounge suite that belonged to Jo’s nana. Still looking good, this suite has huge sentimental value.

As a designer, the story of Morgan Furniture is an important one for Jo. Jack Morgan, a European immigrant established J.D. Morgan Ltd in Auckland in 1944 with a vision to “provide New Zealanders with comfortable quality furniture at affordable prices.”

The healthy home that Jo built

When Jo and Greg Hitchcock bought a three-bedroom, single story Fyfe Home in East Auckland in 2007, it was the perfect chance for Jo to use just about every sustainable building design principle she’s perfected as an architectural designer.

On a north-facing site, the home was already ideally positioned for the sun but was in need of some smart energy efficient design that would also create a healthier home.

Preparing for the renovations, Jo and Greg pulled up the carpet in the living room and found a pristine concrete floor. Then, when an additional concrete floor was laid alongside 40 years later, and both were sanded and polished, they looked virtually the same.

“We couldn’t have matched it better if we’d tried,” says Jo. “The aggregate could have come from the same quarry.”

“It’s amazing how many homes aren’t orientated for the sun – it’s the biggest driver in achieving energy efficiency,” Jo says.

Now an aesthetic feature of the living spaces, the concrete floor is also a vital factor of the home’s energy efficiency.

The most dramatic design feature is the two level void, 6.3m high and 4.5m wide at the front of the home, made possible when the footprint was extended 3.2m.

“The two-level void pulls light deep into the plan, especially in winter,” Jo explains. “The sun comes in at 75 degrees in the summer, which keeps heat penetration to a minimum. In winter, the angle is 33 degrees, bringing the sun to almost the middle of the house.

On the ground level, this extension holds the gloriously sunny lounge and on the mezzanine level is Jo’s light-filled office with views.

Through the office on the south side is the main bedroom and open-plan en suite.

Downstairs, the lounge flows through to the large open plan kitchen and living where the light and sun come through to varying degrees, depending on the season.

“The sun warms the concrete pad during the day and releases the heat later, when the temperature starts to cool.”

Underfloor heating was installed in 1971 and that’s still in use in the bathroom and hallway. The Hitchcocks also added a wood burner two years ago. But you won’t see any heat pumps here.

Jo reckons they’re often relied on because of poor design. Instead,

her heating and cooling solutions have a familiar-sounding, down to earth practicality about them.

“Hot air rises,” she says, so on the odd occasion when it gets too warm in her office, she turns on the ceiling fan to circulate the air and push it back down to the living.

Next in the arsenal of air temperature control are the high windows on the north side, opened by remote control from her desk.

If more air flow is needed they’ll open the windows on the south side too, which creates a current that pulls the cooler air through and the warmer air out.

Although the main bedroom faces south, windows to the east and west bring in more light and airflow and the open plan en suite keeps the space airy. The towel ladder is another of Jo’s rescued finds, spotted lying abandoned down the side of a house they rented years ago.

Too much glazing?

“One can have too much glazing,” says Jo. “People often chase a view to the exclusion of all else but sometimes it’s not worth it.”

As well as creating issues for keeping rooms at even temperatures, Jo adds that too much glass creates problems for furniture placement.

“I always design with furniture

placement in mind. If there’s glass overload, it restricts where furniture can go. It limits the amount of available wall space too so that placing TV screens and art work becomes problematic.”

Constitution or Shareholders Agreement?

Forming a company in New Zealand is now extremely simple. Many clients form their own company online through the Companies Office. Under the Companies Act all that is needed is a name, the company to have one share, the company to have one shareholder, one director living in New Zealand or in Australia and be a director of a body corporate there, and a registered office and address in New Zealand. No constitution is required as the default provisions of the Companies Act apply.

Benefits can be sought through a constitution, however, the more common advantages are: • Restrictions on open transferability of shares; • Ability for the company to acquire its own shares; • Some restrictions on directors having sole discretion in respect of management; • Ability to indemnify directors; and • Ability to provide insurance for directors.

The principal rule is that a constitution cannot contain anything which is inconsistent with or contrary to the Companies Act. Such provisions will be of no effect to the extent of their consistency.

Many companies adopt a constitution just to access the additional flexibility and rights which by the Act must be contained in the constitution. There are also aspects of the Companies Act default provisions which cannot be altered or negated. They are numerous but the main ones are: • The need to apply a solvency test to all distributions; • The duties imposed on directors; • The requirement to treat shareholders in the same class equally with regard to distributions; • Remedies created by the Act to enable shareholders to exit; and

• Enforcement remedies created by the Act.

Is a Shareholders Agreement necessary? This depends upon the structure of the particular company and the relationship among the shareholders. Shareholders Agreements have the advantage of not being available on the public record in the way that a constitution is. Such agreements are just contracts to be interpreted and enforced under usual contractual principles.

Shareholders Agreements are relevant and advantageous where: • The shareholding is not equal but the shareholder or shareholders with the minority shares wish to have additional contractual rights such as director appointment rights, or rights to have a say in distributions; and • A “veto” right in respect of the more important strategic decisions by specifying the need for unanimous approval by shareholders; • Agreement as to contributions to the company’s finances including provision of security, and how liability under guarantees is to be borne; • Specific rules or formulae relating to how shares are valued in respect of a departing shareholder; • Flexible dispute resolution procedures such as mediation as the initial dispute resolution step; • Ability to break deadlocks in respect of defaulting shareholders by means of compulsory buy out rights on an agreed basis; and • Ability to take part in a majority shareholder sale to a third party or for the majority shareholder to compel the minority shareholder to sell shares on the same basis as a majority shareholder.

Every shareholder relationship is different and, where a Shareholders Agreement is recommended, it is essential the agreement be tailored to suit the individual circumstances of the particular shareholders and the particular company.
