Odds are if you’re paying a mortgage, you’ve received offers for mortgage protection insurance. It comes in several forms, but it typically covers your mortgage if you lose your job or become disabled, or it pays off your mortgage when you die. Would you benefit from mortgage protection insurance? Or is it just another way for your mortgage company to siphon extra money out of your wallet each month while protecting itself upon your death? The answer depends on your health, financial situation and what you want to happen when you die. Here are the pros and
cons of mortgage protection insurance, along with tips for getting the best policy at the right price. Mortgage protection insurance, or MPI, is also called mortgage payment protection insurance, or MPPI. It’s simply life insurance that pays your mortgage if a certain event, such as death, disability or job loss occurs, explains Kevin M. Lynch, an assistant professor of insurance at The American College in Bryn Mawr, Pa. The cost depends on factors such as the amount of your mortgage, your age and health. For disability MPI, costs also vary depending on your occupation. Many people confuse MPI with private mortgage insurance, or
PMI. “You’re required by law to get PMI if you put less than 20 percent down to purchase your home,” says Christopher Ketcham, senior director of knowledge resources at the Insurance Institute of America in Malvern, Pa. “It has nothing to do with disability, job loss or death. It pays the bank if you’re foreclosed on.” If you purchase mortgage protection insurance that pays off your mortgage when you die, the insurance company will send a check directly to your mortgage company, leaving your heirs with a home unencumbered by a mortgage. Payments will also go directly to your mortgage company if your
policy pays upon disability or job loss, but only for a certain period, typically a year or two. There may also be a waiting period before payments kick in, Ketcham says. Disability or jobloss policies pay only the principal and interest on your mortgage. One benefit of MPI is that it’s typically issued on a “guaranteed acceptance” basis. Obviously, mortgage protection insurance is a waste of money if you own your home outright. In addition, MPI is a declining-benefit policy, which means that even though you pay a set premium for the life of your mortgage, the payoff amount decreases as you pay down your mortgage.

Factors to consider when pricing a house for sale A number of factors go into setting a sale price and they aren’t all location, location, location. Sellers consider improvements they’ve made, the original purchase price and how much profit they want – or need – to make. The market may say something else. Here are some of the factors that set a house price.

With weather warming up after the long winter, it’s time to get back outside and start working in the yard again. Before you fire up the mower for the first cut, it’s important to prepare the unit with a few maintenance steps. “If you didn’t properly winterize your mower last year, it’s important to spend time at the start of the season with your equipment,” says Jessica Gardner of MTD Products Inc, a global manufacturer of outdoor power equipment. “This will prevent many common malfunctions, keep it running better and help prolong the life of the mower.” MTD suggests five simple steps to help prepare your mower for its first run of the season. Clean the Mower Deck It’s important to clean the grass and debris buildup from under the mower

Do not use sharp instruments to clean the deck, always wear safety glasses and make sure the spark plug wire is removed from the spark plug before performing any maintenance. Change the Air Filter and Oil In order for your mower to run at its optimum level, you must change the oil and air filter once a year. Replace or Clean Spark Plugs Your spark plugs should be replaced when you notice rust forming around them; however, it’s important to clean them on a regular basis. If you don’t replace or clean the spark plugs, the mower will not function properly. Sharpen or Replace Mower Blades In order to get the best cut possible, sharpen or replace the blades. You can
use a metal file to sharpen blades, but if you’re uncomfortable doing it yourself, take it to your local hardware store. Use Fresh Gas and Fuel Stabilizer Old gas can clog the engine, which can cause major system damage to your mower. Be sure to use up or empty gas at the end of the season and start with a fresh tank every 30 days. Always use a minimum of 87 octane gas with no more than 10 percent ethanol and add fuel stabilizer to your gas can at every refill to protect your mower from problems that can be caused by today’s ethanol-blended fuels. “Just a simple tune-up at the beginning of the season can reduce fuel consumption by up to 30 percent and emissions by up to 50 percent,” Gardner says. “These few simple steps will keep your mower running at peak performance season after season.”
Now that the mower is ready to use, here are a few more tips to help your green thumb jump-start into spring.

What buyers and Realtors look at is the price per square foot. Amenities Upgrades and extras, such as a pool, new roof or air conditioning, fireplace or a rentable apartment, can increase the price. But don’t expect every home improvement project to increase your price. “You’re not going to get dollar for dollar what you put into it,” says Realtor Heather Pourchot. “What you put into it will help your sale.” Kitchen and bath remodeling tend to have a good return on investment; pools do not. Location Yes, location does affect price, and that includes more than the neighborhood. A house on a busy street in a good neighborhood is likely to cost less than a similar home on a quiet street. Seasonal Influences For the most part, the school schedule is what you should pay attention to. Families prefer to move before the start of a new school year, so make sure your home is listed by then. Appraisal It’s foolish to set a price much higher than an appraisal, unless you’re lucky enough to find a interested cash buyer. Removing coffee stains from carpet Coffee stains are harder to remove once they set. Try a stain remover, such as Spot Shot or Oxiclean, available at hardware, home and discount stores. Follow label directions. If that doesn’t work, call a carpet professional. If the stain still won’t budge, the carpet might need to be patched. When short winter days turn somber, simple treats like brightly colored tulips bring cheer. The best news is that January through April is peak season for cut tulips, when they are most abundant at local supermarkets and floral shops, with quality optimal, selection wide and prices appealing and affordable. Cut tulips need no fancy floral knowledge. Arranging them is easy: just trim the stems and pop them in a vase. If you want to get more creative, it’s also easy to fashion tulips into simple yet stylish arrangements. Even some of the freshest floral design styles from Europe are technically within easy grasp of any home flower lover. Following are five trendy tulip designs tracked by the flower experts at the International Flower Bulb Center in Hillegom, Netherlands. Tucked in Tight To create this fresh design, tuck flowers in tight in the vase, with the flower heads just looming over the rim. Hugged together like this, the flower heads present an appealing mass of intense color. Nothing additional is needed: one type of flower, one color, that’s all. This design balances the heft of the floral intensity against the heft of the vase. To many, this implied balance flies in the face of the longtime floral design tradition that puts the ideal flowers-to-vase proportion at two-thirds flowers to one-third vase. Of course, this bad boy posture is part of the new look’s appeal. Short and Sweet Here’s an unexpected arrangement that puts the spotlight on the tulip’s famously large flower and captivating colors. Trim tulip stems short, and then suspend the flowers in water in a low glass,
bowl or vase. The design works beautifully with one tulip suspended in a humble juice glass or fancy low-ball crystal. The effect is amplified by placing eight or 10 tulip tops across a long narrow low vase. Dances with Tulips Savvy floral designers love tulips for the ways they seem to “dance” in the vase. Once arranged, tulips do not stay put. They move. Unlike other flowers, cut tulips keep growing taller after being cut. The flowers are also phototropic; they are drawn to sources of light and also tugged by gravity. The combined effect of all this action is affectionately called “tulip droop” by designers, who enjoy a flower that entertains itself. When tulips droop, they’re happy. Doing ‘those things they do’ is what makes tulips special. Tilt-a-Tulip Tulips don’t act like other flowers, so why arrange them normally? Try putting them at a tilt. This technique plays off the tulip’s classic architectural shape, in balance with the shape and scale of the vase. Two approaches: position one or more tulips at an angle in a narrow-necked vase, or place a ribbon-tied bunch of tulips across a wide mouthed bowl, with stems in water, naturally. Loop de Loop Tulips have yet another trick. If left out of water for several hours, their stems become limp and bendy. Tulips in this noodle-y state can be molded into odd positions, then re-introduced to water to stiffen up in the position you’ve put them. Limp tulips can be woven through a lattice, for instance, or curled into round glass bowls to be displayed fully enclosed in clear glass. Add fresh water, as needed; tulips are thirsty flowers.

Q: I have a problem with my automatic garage door and I am hoping you can help me. The garage door is about 3 years old and I’ve not had a problem with it until recently. I am able to open the door using the keypad mounted on the outside, the remote-control automatic garage-door openers and the indoor wall-mounted control. I cannot close the door using the automatic garage-door opener or the keypad. The only way I can close the door is to press and hold down the indoor wall-mounted control. If I release it before the door is completely closed, it stops in mid-descent. It’s creating a big inconvenience, because we have to close the garage door from the inside, then exit the front door when leaving. I can no longer get in my car, press a button and go on my merry way. How can we fix the problem? A: You said your opener was manufactured by Chamberlain in Elmhurst, Ill. The manufacturer’s tech staff explains that before the garage door can close properly, the safety reversing sensor must be connected and aligned correctly. An obstruction in the path of the sensor also will prevent the door from closing. If the safety sensors are not installed, or are misaligned or miswired, or you have shorted a wire at a staple point, the door will not close by the remote control or momentary contact at the wall push button. The door will attempt to close but will reverse, and the light bulb on the opener will flash 10 times. You can, however, apply constant pressure to the wall push button until the door is fully closed. This sensor is an electronic beam that is sent between two sending and receiving “eyes.” These eyes face each other and are located just inside your garage door. They may need to be adjusted so the beam from the sending eye is properly detected by the receiving eye. Once the receiving eye “sees” the beam from the sending eye, a green indicator light will glow on the top. Check each sensor for a steady glowing indicator light. If both indicator lights are on, or if one indicator light is flickering, the sensor may be slightly misaligned. To check for misalignment, obstruct the beam of the sensors so they cannot see each other. When the beam is blocked, the indicator light on one of the two sensors will temporarily go out. Adjust the receiving sensor until the indicator light is bright and steady, then retighten the wingnut. This takes a couple of attempts before it is back in alignment.

Fencing out critters Building a fence to keep animals out of your garden is not something to be taken lightly, but it may be the only way to put an end to the feasting of marauding critters. One groundhog can make your broccoli patch disappear overnight. One deer can cut your perennials down to nubs in the same amount of time. A cat can turn your garden into a litter box. Since animals have their own particular habits, it can be hard to find a onesize-fits-all solution, so focus on the animals causing the most damage. Here are some ideas for foiling some of the
common animals that like to help themselves to our gardens.
Deer Since deer can jump, a fence needs to be high and at an angle to deter them. One effective option is an 8- to 10-foot-tall fence slanted at a 45-degree angle toward the direction from which deer are most likely to come. It will make them think twice about jumping. Keep the fence snug to the ground, since deer can also wiggle under fences. Electric fences baited with peanut butter and solid fences that block the view to a food source also work well.
Cats and Dogs Build a wire mesh fence 3 feet high anchored with sturdy posts. Cats probably won’t climb over, and most dogs can’t knock it over. Bend the base of the fence outward to form a 2-footwide apron along the ground to discourage dogs from digging under it. Rabbits Exclude rabbits with a 2foot-tall chicken wire fence that has 1-inch-diameter holes. As soon as the temperatures warm up, you open up the doors and windows and let the “fresh” air in. You want to get rid of winter’s stale, indoor air and replace it with clean, outdoor air. You also go on a cleaning spree, vacuuming, dusting and getting rid of all the dust bunnies hiding under furniture. With a fresh, clean house, you assume you’ll be breathing much easier. Think again. Air pollution is a serious concern indoors. The U.S. Environmental Protection Agency lists poor indoor air quality as one of the top five environmental threats. It also reports indoor air is three to five times more contaminated than outdoor air, on average. “When the house is closed up for winter, pollutants in the air have nowhere to go,” says Aaron Marshbanks, board member of the National Air Duct Cleaners Association. “Then spring rolls around, and the natural thing to do is open up your windows and bring new air into your house.” These pollutants are then blown through your house five to seven times each day by your heating, ventilation and air conditioning system. And the spring cleaning you’re doing? All those dust bunnies are just groupings of millions of little particles of dust, dander and pollen. When broken up, many of the particles go back into the air, circulate through your house and once again collect under your sofa. Some tips to keep the air you breathe inside as clean as possible include: • Install hardwood floors versus carpeting. Carpeting traps particles and with every step you take across it, those particles are released back into the air. • Have carpets professionally cleaned with a truck-mounted system. • Use natural- or botanical-based cleaners instead of chemicals. • Regularly change your furnace filter – most experts recommend doing this every two months. This will help remove particles circulating through the air. • Have your heating and cooling system thoroughly cleaned. This is because dust and other air pollutants collect in the vents, and then are picked up by the air stream and blown back into the house. NADCA recommends homeowners take off the cover of an air vent and look down the vent with a mirror and flashlight or a digital camera. If the ducts are covered with dust or debris, it’s time for a heating and cooling system cleaning. NADCA recommends a thorough duct cleaning, as well as cleaning the evaporator coil and all parts of the system that air touches.
