Say you’re considering some decorating updates for your home, but you think most of the ideas you have are unaffordable. All you have to do is rethink the way you accomplish those changes. Here are some suggestions. Refurbish rather than replace some of those items in your home. If your couch is showing some wear and tear, rather than replacing it, consider reupholstering it. Granted, in many cases, reupholstering is as expensive as replacing, but look for bargain fabrics and you should be able to recover the furniture with less cash spent than buying new furnishings. Consider visiting flea markets and going to yard sales. You might find the right dresser or dining-room table or perhaps the right cocktail table that works for your home and just needs to be refinished. There is a certain charm in old furniture that can add appeal to your home. Let’s talk about that dining area a bit more. Sometimes the table is in pretty good condition, but the chairs are a mess from spilled wine or chocolaty finger marks that just don’t seem to come off no matter how many upholstery cleaners
you’ve tried. Perhaps it is time to get new chairs. Two choices: 1) If the chairs are fabric-based, again you might consider reupholstering. 2) If the chairs are just unacceptable, purchase new ones. Again, try looking around resale shops or flea markets. Plus, buying just the chairs instead of a complete dining-room set won’t break the bank. Continuing on that idea, mixing and matching can make for interesting decor. Not everything has to come from the same furniture set. In fact, the look can be more personalized and inviting when unexpected combinations are put together. Do the bathroom mirrors seem to have that creeping crud around the edges? Replacing the mirror isn’t totally unaffordable, but even less expensive is putting a wood frame around it. The frame can be as fancy or as simple as the decor in the bathroom requires, and you can purchase the materials at a hardware store. Of course, anything you can do yourself instead of hiring a professional will cost you less. But if you really aren’t the handyman type, consider getting some help. Here are some ideas for transforming your entry into a most welcoming space. If you have a larger entry area in your home, furnish it just as you would any other space, with killer furnishings, artwork, flooring and accents. For one setting, I placed a console table against the largest wall, then topped it with a huge mirror. This powerful display didn’t gobble up much floor space, keeping the entry hallway open for traffic. Instead of filling the console table with a lot of little accents, I placed one lovely but large urn on top of a riser and filled it with boughs of pine. The accents matched the scale of the furnishings perfectly and made a memorable statement. Similarly, in my home, I have a long, narrow console table against the wall by my staircase, which gives me a place to highlight accessories. I like to change out the display regularly, adding a few touches here and there for each new sea-
son. My foyer also has a nook by the front window, which I thought was the perfect spot for a comfy seating arrangement. Now it holds a table and two wingedback chairs. If your entry area is more like a wide hallway filled with doors to the front rooms, leaving you no wall space against which to place furniture or art, you can still define the space using furnishings. Put an area rug a few feet from the front door, then place a round center hall table on top of it. Dress up the table with a dramatic accent, like a large ginger jar or an olive-oil vessel holding foliage. One way to give your foyer jaw-dropping presence is to turn it into a mini art gallery. A perfect place to start is your stairwell. Art can be pricey, so start small. Tackle one little wall. Do a lovely patchwork of treasures out of a host of dissimilar pieces, from trays to a lovely plate to sketches. You could also start by placing just one nice piece in the center of the

open wall space. Then, over time, add to your collection. Don’t leave any good walls unadorned. I like to feature artwork above the interior doorways in my foyer because it adds to the wow factor of the space. A set of bird prints, for example,

Is it honorable to ‘give back’ home to lender?

Q: My wife bought the home we currently live in back in 2003. We find we can no longer pay for the house. Is it possible, instead of a nasty foreclosure, to give the house back to the mortgage company? Also, if we do give it back and vacate the home, what are the consequences? Ultimately, if a loan modification or mortgage restructure is not possible and we know ahead of time that we cannot keep the house, we want to honorably give it back. Do we have any options? A: First of all, you should know that you own the house. It is your home and not the lender’s. You can’t “give back� the house to a lender because, for business and legal purposes, the home is yours to keep, maintain, and to make a profit or loss from. At issue in your circumstances is whether the lender would be willing to accept the home in lieu of you and the bank becoming involved in litigation involving the foreclosure of your home. When you purchased the home, you signed documents with your lender under which the lender agreed to give you the loan and you agreed to repay it under the terms set forth. You weren’t specific in your email about why you are no longer able to pay the expenses associated with your house. You might have lost your job, become ill or had a death in the family. Or you may have decided that the home’s value is now less than what you owe and you can’t or won’t
continue to make the payments. Each of these situations may evoke different sympathies from lenders, your neighbors and people in your community. However, the contract you entered with your lender does not provide for exceptions or distinctions. In other words, the fact that you, say, lost your job doesn’t matter legally to the lender. If you fail to make your loan payments, the lender has the right to initiate legal proceedings against you to recover what is owed. Those legal proceedings are generally foreclosure proceedings leading to a sheriff sale, auction or other sale of your home. When you miss payments, it gets reported to the credit reporting bureaus. You can expect the foreclosure process to result in a fairly big drop in your credit score — which is used not just by lenders but also by employers, insurance companies and other companies that seek to evaluate your credit before offering a job or pricing a product or service. If you go through the process of foreclosure or other transaction with your lender that results in your credit history showing obligations not having been paid in full or settled for less than the full amount owed, you may find that no lender for will give you a loan for up to five years. Unfortunately, your lender may also have the ability to sue you for any amount of money that is owed above and beyond what is collected from the foreclosure sale. So watch out in years to come because many lenders are selling these deficiencies
to collection agencies. Under the documents you signed with the lender, you may have the contractual right to take any of these actions and bear the consequences. On the question of how to act honorably, you will have to decide that for yourself. We’ve written extensively about this issue in the past. When a home is foreclosed, the price it commands in the market is generally far below what it might have gotten if it had been sold to a buyer in an ordinary real estate transaction. Your neighbors may feel that your actions are not moral or honorable. For this reason, some communities now regard short sales as bad but not as “morally� bad as when homeowners “walk away� from their homes, leaving lenders to sell the homes at rock bottom prices. One last side note, you can certainly try to see if your lender is willing to modify the terms of your loan. Call a HUD-certified housing counselor to evaluate your options (the toll-free number is 888-995HOPE). You should contact your lender sooner rather than later. But if the reason you are unable to pay your bills is because you’ve lost your job, you may find it impossible to get a loan modification. Ilyce R. Rent vs. own? More Americans are wrestling with that question as the economy continues its slow recovery. Even though homes are selling at record lows, many Americans are choosing to rent instead, maintaining their mobility and financial flexibility until the economy, as well as their job prospects, improve. More than 38 million people currently rent their primary residence, which represents about one-third of total U.S. residences, according to the U.S. Census Bureau. With the recent downturn in the economy and the spike in foreclosures, the demand for apartments and homes to rent has grown steadily in many parts of the country. For those new to renting or those who haven’t rented a place to live since college or their early 20s, it’s important to understand your legal rights, according to the legal experts at FindLaw.com, a leading online source of legal information. Knowing your rights can help you avoid being taken advantage of or, avoid problems that could arise between you and your landlord. Diseasecausing fungi invade the turf early in the season, living off food made by the grass. Colonizing the soft new growth of lawns in spring, late summer problems actually begin just when the plant starts actively growing. Research at Colorado State University has shown that early season fertilization of lawns encourages both diseases by pushing growth of young leaves. Before you can worry over your first mowing, the fungi have invaded the plant. One way to cheat the diseases is to change how you manage the lawn by giving it a shot of late-season fertilizer in early November. Because it slowly feeds the grass and lasts through spring, a winterizer should be used now. Then go with your regular-strength balanced fertilizer once in early May, once in June, and again in early September.
