The Devil, in a fit of temper at having been tricked twice, banished Jack to wander the dark night, hurling a burn-
ing coal from hell after him. Jack put the coal into a carved out turnip and has been using it to light his way as he roams the Earth ever since, becoming known as “Jack O’ Lantern.” In Ireland and Scotland, people made their Jack O’ Lanterns from turnips or potatoes; the English used beets. Immigrants from these countries brought the tradition with them when they came to the United States, where they discovered that pumpkins are perfect for carving the ghostly decorations. Placed in front of the home, the Jack O’ Lantern protects against evil spirits and witches, which reputedly fear fire. Jazz up yours with a sprinkling of cinnamon and nutmeg inside the top of the gourd; the heat from the flame will have your goblin guard double as a delectable air freshener that smells of pumpkin pie. Cool-season crops still have time to thrive By Joe Lamp’l

Leaves are turning and the tomatoes, peppers and cucumbers have finished the season, but there’s still time to grow and enjoy some of the sweetest, crispiest, most flavorful vegetables of the year. Cool-season vegetables do best when the average daytime temperature is 65 to 80 degrees, and nighttime temperatures stay in the 40-degree range. Hot weather causes them to become bitter or go to seed, but many can tolerate cooler temperatures and even a light frost. Cool-season crops still need at least six hours of full sun a day, so plant in rich, well-drained soil that isn’t shaded. Select seeds packaged with detailed “days to maturity” information, and then find the average date of your area’s first autumn frost. Count the days to maturity backward from the first frost date to determine when to plant. Work some organic fertilizer or compost into the soil about a week before planting, and add a bit at the base of the plants a few weeks later. Once up and growing, most vegetables need about an inch of water per week, and they’ll benefit more from
about two deep applications than more frequent light ones. But germinating and newly sprouted seeds should be lightly and frequently sprinkled until they’re well established. Use dried grass clippings, mulch, newspapers or straw to cover the area around the seeds to help keep the soil moist and reduce weeds. Fall garden greens are more productive when harvested early and often. Use the “cut-and-come-again” method of taking mature outside leaves rather than the whole plant. Even if you cut from the center, if you don’t cut too closely to the plant’s base, you’ll have new greens to harvest in a matter of days. Extend the growing season by covering the plants on freezing nights. Use light blankets, burlap or floating row covers supported by stakes or wire or hoops to keep them off the plants. Be sure they’re pulled off once the sun is up. Giving plants even one more layer of protection is like moving the whole garden one full gardening zone south. For an even longer season, build a simple cold frame from inexpensive, recycled materials like straw bales piled up to form walls covered by an old window. Here are some favorite cool-season crops. Try them, and see which you en-
joy, and which do best in your gardening area. Cut-and-come-again greens: • Lettuce. Loose-leaf varieties including “Black-seeded Simpson,” “Green Ice” and “Prizehead“; erect, cylindrical head varieties like “Medallion,” “Rouge d’Hiver” romaine and “Olga.” • Spinach. “Tyee hybrid,” “Dark Green Bloomsdale” and “Hybrid 7.” • Swiss chard. Yellow and green varieties are hardier than the pinks and reds. • Kale. “Blue Knight” and “Early Siberian.” Hardy roots: • Beets. “Ruby Queen,” “Red Ace,” “Pacemaker II“‘ Harvest when beets are one to three inches across, and before the first hard frost. • Carrots. “Scarlet Nantes,” “Little
Finger,” “Danvers Half Long” and “Spartan Bonus.” In colder climates, sow 70 days, and harvest before, the first hard frost. In milder climates, store right in the ground and dig up as needed. • Radishes. “Early Scarlet Globes,” “Cherry Belle,” “Snowbells” and “White Icicle.” Radishes left in the ground too long become pithy. Harvest them when young and sweet, as early as three weeks after planting. • Turnips. “Purple Top,” “White Globe” and “Just Right.” They taste best when they’re medium-sized, about three inches in diameter. Lower percentage rate might be worth refinance Q: I bought a house in March and got a 30-year fixed-rate mortgage at 4.85 percent. I put 20 percent down and owe $202,000. When we bought our home, my credit score was in the 840s and my partner's was just below that. Can we get a cheaper rate to refinance? A: It's amazing to see how far interest rates have fallen in the past six months. When you bought your property, you probably thought that getting a long-term mortgage for less than 5 percent was a great deal – and it was. But in October, 30-year mortgage rates fell to less than 4 percent for the first time in history. While these low interest rates are a reflection of our troubled economy, some folks are able to take advantage. You have a couple of options: You can shop around for a cheaper 30-year loan. But a better move might be to look for a great 15-year mortgage deal, if you can handle the higher monthly payments. For homeowners with great credit, at Ilyce Glink least 20 percent equity in the property and Tribune Media Services enough cash on hand to satisfy the lender, 15-year fixed-rate mortgages are being offered around 3.25 percent (or lower) as we went to press. This is an excellent long-term rate that will allow you to pay virtually no interest and get your home paid off in 15 years. Most of what you pay will be principal, not interest. If you can swing it, you might even look at a 10-year loan. These are currently priced around 3 percent (as we went to press) or can be had for even a little less. I'd stay away from the variable rate mortgages. Once the economy improves, these mortgage rates will be gone forever. Take advantage now. I'd start shopping around with local lenders as well as the big banks. You should plan on speaking with loan officers at four or five different types of companies: megabanks, small regional or local banks, credit unions, local mortgage brokers, and online lenders. Each of these companies offers something different, and until you compare their loan programs on an apples-to-apples basis, you won't be able to know which one is best for you.
Rethinking the home office Home Office in the Guest Room In small spaces, combining a comfortable sleeping spot and an efficient office is a challenge. Repurpose a wide, shallow closet into a "pocket office." Replace overlapping sliding doors with either bi-fold doors or a curtain panel. Then add a generous work surface with a built-in countertop and wall-mounted shelves for storage. Pull up an occasional chair to get to work. When guests come calling, simply shut the doors on your incognito office and set the chair against a wall to hold their luggage. Replace the bed for a multifunction piece. Consider a daybed, an expanding bed within an ottoman (instead of a futon), a trundle or a sofa bed. All provide a cozy place to work by day and morph into a full-sized sleeping spot for guests. Home Office in the Living Room This is one of the most natural places for a home office. Here's how to make sure you separate work and play. Arrange the office so you don't see it when you're not using it. "The living room is supposed to be a relaxing, social space, so it's nice to be able to make your office 'go away,' " says Maxwell Gillingham-Ryan, "Apartment Therapy" author. One option is the ever-handy computer armoire. Another is orienting the couch and other seating in one direction, and the office setup in another, such as against a window wall and facing outside. By Michele Lerner Home sellers around the country are sometimes eager enough to sell their property that they will offer buyers a car, a personal watercraft or even a pet to sweeten the deal. Realtors say that while these enticements create buzz, buyers are more attracted by the right asking price than a gimmick. “We’re in a price war and a beauty contest,” says Tony Vehon, broker and owner of Weichert Realtors — Lake Realty in Gold Canyon, Ariz. “Every home has to be priced right and look perfect. After that, a special incentive might drive traffic, especially if you offer something that grabs attention.” Vehon mentioned a client who made the home “move-in ready, selling it with brand-new furniture, linens and kitchen gadgets and even a car in the garage. The house sold, but the people who bought it didn’t actually want the car. They asked for a credit on the price instead.” Orhan Tolu, broker for Century 21 Realty Alliance in San Francisco, says buying new furniture for high-end listings or giving buyers a $2,000 gift card at an interior design studio can attract attention. “To create some news, the sellers sometimes throw in a Mercedes or a boat if the home sits on waterfront property,” Tolu says. Martha Thorn, a sales agent with The Thorn Collection at Coldwell Banker Residential Brokerage near Tampa, Fla., says sellers in her area have offered personal watercraft along with a property, and one offered a custom-made fishing cart to buyers. “The house was a $4.9 million mansion on a bluff overlooking the water, and the homeowner had someone make an electric cart” for transporting equipment, Thorn says. Not all incentives are for high-end property. Thorn says one seller included season tickets to the Tampa Bay Buccaneers’ football games on a home priced at less than $200,000. “The buyers were thrilled with the tickets,” says Thorn, but “the most important thing is always the price.” Linda O’Koniewski, broker/owner of Re/Max Heritage in Melrose, Mass., says she has heard of sellers offering a cat or a dog along with their home. “The sellers see it as an enticement, but I’ve never actually seen someone successfully pass on their pet to a buyer,” says O’Koniewski. Besides having a home priced to sell and perfectly staged, cash is usually the most effective seller incentive, she says. “An offer to pay condo fees for a year or so will definitely create some buzz, and at least get a buyer to take a second look at a property,” O’Koniewski says. O’Koniewski says sellers need to realize that “no amount of marketing will make a dent if the price is not right.� Beyond price, O’Koniewski says sellers should have great photos online and a truthful description of the property. Vehon says sellers should focus on identifying the appropriate price for the property first, and then work on curb appeal and staging. “Sometimes clients won’t even get out of the car if the house doesn’t look good from the outside,� Vehon says. “Buyers need a reason to take the next step and go inside the house.� Once inside, buyers expect to see a home in excellent condition that has been staged to show off its advantages, Vehon says. “The most important thing to remember is that if a house is priced correctly, it can even get multiple offers,� says Thorn.
