I simply adore getting dressed up for a special occasion. I feel incredible stepping out in luxurious fabrics and a bit of bling. That’s also how I feel about special-occasion dining rooms. Because these aren’t everyday spaces, they contain all sorts of drama for that once-in-a- while “wow” event. I had the opportunity to design just such a room for my clients, Christine and Adrian. They live in a stunning, century-old farmhouse dripping with character. While most of the house was well lived-in, their dining room sat drab and unloved and unused. The room had great bones but needed lots of work — from the dated ceiling to the old wallpaper to the dismal lighting. I knew I’d need my most dramatic techniques to turn this space into a special-occasion dining room. The first order of the day was replacing the crumbling plaster ceiling with white crown molding and coffered ceiling panels, both of which complement the house’s historical character. I also replaced a set of windows with French doors, leading out to the grand patio and allowing in more natural light. It may sound funny, but the room’s color palette was inspired by a gorgeous blouse I picked up on a romantic trip to Paris with my husband. Something about the shirt’s dark teal

and black coloring, combined with its lovely beading and dramatic silk, captured the look I wanted the room. I replaced the old floral wallpaper with a more dramatic damask pattern, trimmed with paint in the same dark teal tone as my blouse. For an even more exciting effect, I called in a specialty painter who stenciled and painted a glossy black glaze over the pattern’s raised areas, which made the walls really pop. For the French doors’ drapes, I chose simple flowing panels in a rich teal velvet. Dining rooms are really all about the table and the chairs. Christine and Adrian had a lovely pedestal table that could seat several people. I had it sprayed in a light grey lacquer to match the rest of the palette. A common mistake people make in dining rooms is to buy a matching set of table and chairs, which can be monotonous. I like to mix guest chairs in one style and head chairs in another for a more interesting, dynamic look. For Christine and Adrian, I chose an eclectic mix: comfy guest chairs in a deep charcoal and two glamorous end chairs upholstered in teal fabric on the front and a sparkly, silver-flecked black fabric on the back.

I then installed new recessed custom cabinetry in which the couple can display all of their gorgeous china. A new, smoky quartz countertop on their existing buffet is simply gorgeous. As for lighting, I installed halogen recessed lighting in the ceiling, two crystal sconces on one wall, two polished nickel lamps on the buffet and an incredible crystal chandelier over the dining table. A lot of the room’s drama is created by artificial light — bright, white light that enhances the glitter of the crystal and the sparkle of polished surfaces. Add a bit of candlelight and the room will simply dazzle in the evenings. With a few final accessories — including an ornate mirror and a deep pile area rug — the dining room was complete. By using the principle of “special-occasion dining room design” and using colour and texture in a super dramatic fashion, I created a space that absolutely glitters. Property manager can handle rental issues By Tom Zucco

Let’s say you own a house or a condo that you want to rent. Or need to rent. How hard can it be? Well, consider this: You’ll need to figure out how much rent to charge and then aggressively market the property. You’ll need to understand the contract, making decisions on conditions (dogs less than 20 pounds OK) and exclusions (no smokers). And you want to find a good, problem-free tenant. Then there’s that little matter of who’s going to show up at 11 o’clock on a Sunday night to fix a broken air conditioner. Sure, you could tackle this yourself. Or you could hire a human firewall: a property manager. Property managers typically advertise the property for rent, show it to prospective tenants and deal with criminal background checks, rental histories and employment verifications. They also negotiate and confirm the first and last month’s rents and security deposits. They conduct inspections and handle negotiations, coordinate repairs and work with homeowner or condo associations. “It’s so the owner doesn’t have to deal with the day-to-day problems,’’ said Mary Rinaldi, past president of the National Association of Residential Property Managers’ Florida West Coast chapter. Property manager fees vary, but the most common is a percentage of the monthly rent, about 10 percent. Rents for a single-family home or condo can range from about $500 a month to more than $1,800. “The higher end, over $1,000 a month, is renting really quickly,’’ Rinaldi said, adding that she just rented a home “for $1,300 a month. A three-bedroom, two-bath with a pool. I had four applications within a week.” Those on the “lower end sit for a couple of months,” she added. Check whether your state regulates property managers. Most property managers are reliable, and many are also licensed Realtors. But two people in South Florida were arrested earlier this year, accused of posing as property managers, changing the locks of dozens of homes in foreclosure, renting the property and pocketing the cash.
Get your home in shape with fall chores Sneak in a little time between cooking and raking leaves to keep your house and yard in tip-top shape. • Clean one room at a time. When it comes to housekeeping, bouncing from room to room is slower because you can’t see clear progress. Plus, you’re likely to get distracted along the way. Better to focus on one room instead. • Beyond giving your home a thorough cleaning, your mission is to look for signs of insects. To keep your closets pest-free, remove all items and vacuum shelves and corners, making sure they’re free of anything that bugs might want to eat: dust, other insects, crumbs and even food stains. • Unless you’ve had a severe cold snap, this is a good time to plant bulbs for next year. With a little forethought you can plan your garden’s color scheme for the next four seasons. Choose those that naturalize so you don’t have to replace them
Check your prospective property manager’s experience, education background, references and involvement with professional associations, Rinaldi recommended. Clarify what you want a property manager to do. “Sometimes, like for an absentee owner, a property manager is the end-all, be-all point person, handling all background checks, accepting payment, being the person called when a toilet backs up in the middle of the night,’’ said St. Petersburg Realtor Tami Simms. “You also have some owners who will get a home warranty plan, so the tenant makes the work calls and gets the work done.” Or the renters may send checks directly to the owner; the property manager has only been hired to market the property and the tenant deals specifically with the owner, Simms said. Some owners may have multiple properties and just want a third party between them and their tenants. The property manager does all of the screenings, rent collections and even keeps the home furnished, if needed. Some owners don’t like the idea of strangers living in their home. The economy may have forced them to rent, but they want to remain actively involved. They want contact. “They know how the sprinkler system works, how the washerdryer works,” Simms said. “They want to know and have a relationship with the people living in their home.”

every year. • With cold and flu season ahead, don’t get caught short on regularly used pharmaceuticals. Stock up on a new supply of medicine and dispose of those with expired dates. While you’re at it, update your stock of bandages and ointment, too. • It’s time to clean and refill outside birdseed feeders. Bring feeders inside and use a few drops of dishwashing soap per gallon of hot water and rinse thoroughly before drying and refilling. If your birdfeeder is a permanent fixture outside give it a good spray with the hose. • Check the condition of your insulation, especially if yours is an older home. Do you need more? To add to existing insulation, try an unbacked or loose-fill variety. For rooms or spaces with none at all, use foil-backed sheets. In the summer, I like my bed lightly dressed. But when the weather cools off, I love a bed layered in rich colors, fetching patterns and touchable textures. The housing crisis and playing kick the can Q: I'm currently 13 months behind on my mortgage but am interested in keeping my home. My question is: How do I know if I qualify for programs that would let me stay in my home without losing it?

A: You raise an interesting question. You are 13 months behind in your mortgage payments. You haven't paid your lender in over a year. With that in mind, it would be worthwhile to know whether you have saved that money and have it available for future mortgage payments. Most of the government's loan modification programs have been a failure. These programs have helped some homeowners, but the vast number of homeowners who have applied for assistance through these government sponsored programs or with lenders have not received any help. With that in mind, you'll soon see that the future is bleak when it comes to having your lender "help" you stay in your home. You may stay in the home for a while, but we assume that your lender has already commenced foreclosure proceedings against you. If you have not challenged those foreclosure proceedings, the lender will at some point attempt to foreclose on the home, evict you and sell the home in a sheriff's sale. So, to answer your question we have to learn more about your financial situation. If you are unemployed, the system does not have much in place to help you. If you are employed, then the question becomes whether you have the means to pay the expenses for the home, including the mortgage payments. If you have income, then there might be a
chance for you to enter into a loan modification program. But the truth is that the lender will still try to decide at this point whether it will get more out of foreclosing on your property than if you are granted a loan modification. The lender will also be looking at all of those missed payments. At this point, a lender might think that you won't pay on a loan modification and may just decide that foreclosure is a better option. Without a true government mandated program that has certain requirements for lenders -- and such a plan isn't forthcoming -- the idea that lenders will actually try to keep borrowers in their homes is a long shot. For most lenders, it seems, their bottom line over the next quarter or two is more important than what might happen to neighborhoods or the real estate market today, tomorrow or over the next year or two. It's hard to read the minds of lenders, but you do know that they are in it to make a profit. If they are servicing loans, they are looking to maximize the money from the loans they service. If they own the loans, they want to maximize the money they get from these loans. In many cases, that translates into banks turning down a short sale today but accepting a foreclosure or a deed-in-lieu of foreclosure down the line. Real estate brokers are puzzled by bank decisions to turn down some short sale offers and accept others. It sometimes seems that the market is fragmented even within the same
bank, with some bank officers or negotiators more willing to get things moving. Some banks have been better at dealing with loan modifications and have a higher success rate than others. But the overall numbers are dreadful. So while you may want to keep your home and work with a lender on a loan modification, the questions after 13 months of not paying on your loan are whether you can afford the home and whether your lender would even be willing to work with you. You're not alone; there are millions of homeowners struggling to make ends meet. Many of them were never late on their payments and applied for loan modifications only to have the lenders put them in trial loan modifications, report them as delinquent on their loans, start foreclosure proceedings, deny them a permanent loan modification and leave them worse than they were before they came to the bank for help. Others stopped paying their loans and effectively lived for free in their homes until the banks foreclosed and forced the borrowers to move. The housing situation is terrible, and we desperately need someone with leadership skills to work with all of the different players to come up with an effective solution. Attending the Larimer County Humane Society’s Top Cat and Tales gala, I was impressed by the devotion humans feel toward animals and their creative ways to raise money to care for them. The live auction had many items of interest, from Caribbean condo stays to baskets of wine, but what captured my fancy was the offer of having your pets’ photo plastered to a billboard. For the right price, Fluffy will be the spokes-animal of an adoption ad for three months on the highway. Several of my dinner companions were already shaking their heads before I got the words out, knowing the type of pets I keep. after each other, so you really end up with about six fat, happy youngsters.� Discussing insects and cannibalism over dinner is one reason why I’m not invited to many formal events. The insect in question is a European mantid (Mantis religiosa), picked up by well-meaning people who feared for her safety in winter. In this, the good Samaritans are right; these insects, imported for biological control, only survive our winters when it’s mild, although a few of the toughest manage to get through to spring. Thus, the European mantid is found throughout much of Colorado. It’s a big bug, measuring three-and-ahalf inches long, green with a “bull’seye� marking under the front legs. These forelegs are spectacular: long, broad, edged in spikes and tipped with claws to hold prey close to feed. “I’ve had mantids I can hear eating, crunching their
grasshoppers as they chew through the exoskeleton,� I said. Oddly, this tidbit of information had the table guests looking for vacant seats elsewhere, and my spouse started pressing his knee against my leg in a subtle warning that I was scaring people. The eggs she laid are encased in an insulated, foamy material that hardens and gives them the appearance of a Styrofoam peanut. Mantids lay these most often on hard surfaces such as rocks, pipes, fences, and plant stalks. In spring, they hatch, and hundreds of mantid nymphs emerge, feeding on soft insects at first, then as they grow, moving on to larger prey. Should you try rearing mantids at home, keep them in separate terrariums. If you have an adult female, give her a stick on which to lay the egg case, then move her into another cage; egg cases need a cold period and are best stored for a few weeks in an unheated place
such as a shed or on the north side of homes. Bring the egg cases indoors to warm them to room temperature and encourage hatching. Feed the nymphs small insects, such as fruit flies, midges and small flies. As they grow, feeder crickets from pet stores work well. Mantids need water, so mist the interior surface of their container once per week. Release your mantids into the garden
