Maybe you’ve watched one too many home improvement shows. Perhaps you’re still stinging from that guest’s comment about how your kitchen countertop has seen better days. Or maybe you’re just really tired of the same old, same old every day. Whatever the reason the remodeling itch has settled into your brain, before you bring in a contractor – or pick up a hammer – you should consider two important questions: How will you fund your project? And will it be worth it in the end? A little research and credit self-assessment can answer both questions. In addition to pulling your credit report to see how likely you are to qualify for good loan terms, you should consider the potential resale value of the improvement, how it will improve your life and if it will enhance your enjoyment of your home.
Fortunately, it’s not difficult to evaluate the potential resale value. Kitchen and bathroom remodels, adding a deck, or finishing a basement or attic are all popular renovations because they upgrade the most-used rooms in the house or add living space. In terms of resale value, here are some popular projects with high paybacks, according to Remodeling Magazine’s 2009-2010 Cost versus Value Report: • Adding an attic bedroom – 83.1 percent • Adding a wooden deck – 80.6 percent • Minor kitchen remodel – 78.3 percent • Major kitchen remodel – 72.1 percent • Basement remodel – 75.4 percent • Bathroom remodel – 71 percent Keep in mind that smaller remodels, while costing less than major jobs, can still have a major impact on how your
home looks and feels. For example, simply replacing that old front door with a steel version can cost around $1,000 but offers a return on investment of nearly 129 percent, according to the report. Another factor to consider when weighing the value of any remodeling project is how it will affect your quality of life in terms of financial security. It’s important to be sure the cost of the project won’t be a financial burden that de-

From simple pleasures to outright splurges, the season for giving is upon us. As you rush to buy gifts for your gardeners, consider giving them a gift they’ll treasure for years: books. As old fashioned as that may sound, having a couple of hard copy resources you can reach for when your hands are covered in dirt is priceless. Here are three can’t miss options: “Urban Homesteading: Heirloom Skills For Sustainable Living” by Rachel Kaplan and K. Ruby Blume (Skyhorse Publishing, $16.95). Now in its second printing, this is a musthave resource for gardeners interested in making the most of the garden’s bounty. “For myself, I started getting concerned with the country’s direction about 10 years ago,” says Kaplan from her home in Petaluma, California, “I started growing food, doing food preservation. Homesteading kept arising as a good way to live; there’s so much joy in in unhooking from the machine. When you get into a repurposing lifestyle (using objects differently instead of throwing them away), you lower expectations and relax.” Novices and experienced gardeners can find advice to suit their skills and needs, and you don’t need to overhaul your life to get started, says Kaplan. Though she puts up 100 quarts of food from her 600-square-foot garden, yearly, her advice is to start small. “It’s not like the De-
pression era, where we have nothing so need to convert everything. It’s little changes. Follow your appetite, follow your love; if you like food, start there, if your interest is water, start there. You can do this within your opportunities and lifestyle.” Urban Homesteading is filled with hundreds of project ideas for how you can make the most of your property, from composting or worm bins to food preservation. Find it at urbanhomesteading.org. “The Heirloom Life Gardener: The Baker Creek Way of Growing Your Own Food Easily and Naturally” by Jere and Emilee Gettle (Hyperion books, $18.83). “People kept asking us for a book that had everything in it,” said Jere, who, with wife Emilee owns the Baker Creek Heirloom Seed company in Mansfield, Missouri. “There are a lot of books dedicated to just melons or squash, but people wanted a book that had a lot of elements within it, not just growing, but seed saving or harvesting, and varieties.” The Gettles know first-hand the surging interest in food gardening; sales at their seed company have been increasing by at least 20percent per year over the past five years. “People have an interest in good food, and in growing food.” The varieties section is sure to please with its tips on growing and seed saving for

How to help your kids buy a home By Michele Lerner bankrate.com
Traditionally — and when they could afford to — parents have provided cash to their offspring for down payments on homes. But in these days of tightened credit guidelines, some parents take bigger steps to help their kids become homeowners at today’s low interest rates. Three factors determine whether it’s financially smart for parents to help adult children buy homes: the parents’ finances, the kids’ finances and the real-estate deal itself. “The first rule of thumb is that parents should never get financially involved with their adult offspring unless they are adequately prepared to address their own needs and pending retirement, which may not be far down the road,” says Guy Penn, principal and founder of G.M. Penn Wealth Management in O’Fallon, Mo. Penn says while there’s no one-size-fits-all answer to whether parents should help their offspring buy a home, it definitely is a bad idea to pull money from a retirement account to give assistance. Jeffrey Ivory, a partner with Stonebridge Financial Partners in Bingham Farms, Mich., says, “If parents are giving their kids downpayment money, they should be willing to lose that money and not get it back. If they are helping their kids by buying a home and renting it to them or by co-signing their loan, they need to have not only the liquidity for the down payment, but they also need to be certain they can pick up the mortgage payments if the kids cannot pay them.” Parents should make sure they are helping their kids for the right reasons, Ivory says. “If the kids can’t get a loan on their own, the parents really need to know why not,” says Ivory. “If the scenario is that your kids are going through a divorce or a job loss and you want to help them, tying them to a permanent location may not help. If they are dealing with the financial consequences of credit problems, helping them pay off their credit-card debt may be more important than buying a home. But if you are helping a young couple with stable jobs who just haven’t had time to save for a down payment, and you can easily afford to help, this could make sense.” Ivory says parents should ask their kids to pull their credit scores and show it to them, and ask to see their paychecks and credit-card debt. Ivory says parents should talk to their kids about the rules of thumb of homeownership, including keeping all total debt, including housing costs, to less than 38 percent of monthly income before taxes. Housing costs, including taxes, homeowner’s insurance, homeowner’s association dues, and principal and interest on the mortgage, should be less than 28 percent of gross monthly income. Penn notes: “Parents rarely have serious money discussions with their children, and throwing money in their direction now may be doing more harm than good. Parents should be talking to their kids realistically about the hidden costs of homeownership like utility payments, maintenance and repairs.” The simplest way parents can help their kids financially is with down-payment money. Individuals can give $13,000 tax-free to another individual each year, Ivory says, so if two parents each give their offspring and their offspring’s spouse the maximum, they can give a total of $52,000 tax-free. Most financial planners view co-signing a loan as the worst option because of potential damage to the parents’ credit and cash flow if the kids cannot make the payments.

short sale to go forward if it knows that the sale is a ruse for the borrower to remain in the home. Most lenders will require the homeowner to sign various documents throughout the short sale process, and some of these documents address what your brother is trying to do. He would have to lie to the lender to get the short sale completed under these circumstances. Whether lenders are “checking� these situations out or not shouldn’t be the question. Currently, the short sale process is one that allows a seller to get rid of his home and move on. It might be wise for banks to consider a new option that would allow existing homeowners to remain in their homes at reduced payments, either by making the borrowers tenants or by modifying the loans to allow borrowers to remain in their homes. However, in your brother’s situation, he’s better off selling the home, making sure the lender waives any deficiency judgment against him and renting a home nearby. However, you shouldn’t become involved in a situation where you know that a fraud or wrong is being committed, especially by funding the fraudulent transaction. If you provide the funding for the purchase and it becomes a mess, you might not like where you end
up. You could lose all of your mone — or worse, be accused of perpetrating a fraud. If you decide to proceed, make sure you do so with the aid of a real estate attorney. Q: We’re right at the end of the time period for our refinance on our new 15-year mortgage application. The process has taken too long, but we got a good rate with no closing costs. My husband and I have excellent credit scores, but he’s self-employed. Interest rates have gone down since we applied and we are supposed to close today. Can our broker shift us to a lower rate mortgage and not lose any money? We paid for the appraisal and credit check and we might be out that. What would a fair interest rate be for a no cost refinance? A: Interest rates fluctuate daily. These days a 15-year refinance interest rate might be between 3.25 percent and 3.75 percent. And, if you don’t want to pay closing costs, it might cost you 1/8 of a percentage point more to go that route. Once you’ve applied with a mortgage broker, that mortgage broker should have locked you in with a specific lender, and the mortgage broker is (or should be) committed to giving you the loan at the promised rate.
You can always ask the mortgage broker if he has options available for you. Usually, however, mortgage brokers can’t renegotiate the rate once it’s been locked. Your only options would be not to close, and lose whatever money you might have paid, or refinance with this lender now and then start the process over to get a lower rate. It’s your decision to make, but it is worthwhile talking to your mortgage broker first and seeing if he or she has any suggestions or options for you. Depending on the state in which you live, refinancing can be cheaper or more expensive. Some states’ closing costs are rather high. In those states, your interest rate might have to go up substantially to cover recording, title and other expenses. In low-fee states, you might find that the difference is small between a no-cost refinance and the interest rate you otherwise could get. Thanksgiving is coming — and coming fast. It is certainly a nice holiday to look forward to, but if you are the host or hostess of the big Thanksgiving dinner, you might want to start getting the house clean and in good order for the guests.

Let’s explore some ideas on how to “spring clean” in the fall. When guests come for dinner, chances are they won’t be going through the closets doing an inspection of your neatness, so don’t worry about the closets — at least for this season. If you have overnight guests, consider clearing and cleaning the closet in the bedroom they’ll be using, but only that closet. The spaces to concentrate on are all the visible areas. If you have time, you can vacuum under the furniture, but only if time permits. Shelves, on the other hand, will be visible to all, so it is time to take all things off the shelves and dust. When putting things back, consider eliminating extra, unnecessary things so the shelves don’t appear cluttered. Thoroughly clean the floors where the guests will travel. This is important. Have you ever gone to a restaurant where the carpet is dirty? Do you feel like the place isn’t all that sanitary? Not a very appetizing atmosphere, is it? Ah, the bathrooms. Here again, picture a restaurant. Fancy restaurant have fancy and clean bathrooms. Even not-toofancy restaurants that have clean bathrooms make you feel a little more comfortable eating in that establishment. Be sure there is a fresh roll of toilet paper and an extra roll or two on hand as well. A fresh bar of soap or a full container of liquid soap lets guests know you want to make it all perfect for them. Clean, fresh hand towels are a must. Clean the grout in the shower. If the shower curtain needs to be replaced, do it. What about the kitchen? Try to keep everything wiped clean — a challenge, of course, considering all the cooking that will be going on. Organize shelves. Empty the garbage just before guests arrive. Spray the garbage container with odor remover to remove any garbage smell. Don’t use anything with too much scent — the smell of the cooking food should be the allure. And be sure to have an empty dishwasher, because you’ll need all available space after the big dinner. Have extra dishtowels out and available for anyone who might want to help with cleanup. If you run out of time and don’t get to all the bedrooms before the big day, simply close those bedroom doors. Bankruptcy, foreclosure raise hurdles for new loan bankrate.com
Buying a home is a challenging goal for most hopeful homeowners. But for those who have experienced a bankruptcy, foreclosure or short sale, the hurdles are even higher. Still, it’s not impossible to buy a home after an adverse financial event, says Dan Keller, a mortgage banker with Hometown Lending in Everett, Wash. In fact, Keller says, people who have cleaned up their credit and are otherwise qualified to get a mortgage can buy a home as soon as they have outlasted a prescribed waiting period after the bankruptcy, foreclosure or short sale.

The waiting period can last one to seven years, says Kirk Chivas, chief operating officer at First Commerce Financial in Wixom, Mich. The one-year requirement applies to buyers who completed a Chapter 13 bankruptcy, have a spotless subsequent credit history and want to get a new loan insured by the Federal Housing Administration, or FHA, or guaranteed by the U.S. Department of Veterans Affairs. The seven-year requirement applies to buyers who experienced a foreclosure and want to get a new conventional loan that can be sold to Fannie Mae or Freddie Mac. In between are a number of two-, three- and four-year timelines based on

Buyers must have very clean or perfect credit histories before they can buy homes after bankruptcy, foreclosure or short sale. A slip-up as small as one late credit card payment could disqualify a post-bankruptcy buyer from some loan programs, even if the waiting period has been completed, Keller says. “Bankruptcy is a serious word,� he says. “If you do it, it’s a get-out-jail-free card. But once you get out of bankruptcy, you need to be flawless in your
similar criteria and such other factors as whether the buyer’s previous mortgage was current at the time of a short sale or the size of the buyer’s new down payment as a percentage of the home’s purchase price. Generally speaking, the waiting periods after a bankruptcy tend to be more black and white while those after a foreclosure or short sale have more gray areas, Keller says. A waiting period sometimes can be waived or shortened if the buyer’s bankruptcy, foreclosure or short sale stems from extenuating circumstances or a hardship beyond his or her control. Technically, it is possible for a buyer whose prior loan wasn’t in default at the
