the branch you’re sawing. Limbs can be heavier than you realize, and a trip to the emergency room can be avoided if you move to the side when working. Ensure that the area under the branch is clear of objects you’d like to keep before you start working, and above all, never work on a limb that is above a power line. If the tree is seriously damaged, with 50 percent or more involved, it may need to be assessed to determine if it is in a dangerous condition. If you’re not sure if your tree is a goner, contact an arborist to assess it — hazard tree assessments require specifically trained experts to address this highly technical situation with potentially serious legal complications. Many city foresters and certified arborists have the training and insurance to perform hazard tree evaluations. Against the yellow accent wall, I installed a work surface in the same gray laminate as the countertops, added another stool as well as some shelving and a closed storage cabinet, and voila! — instant office. But the real wow factor in this room has to be the authentic tin ceiling I in-

stalled, comprised of square tiles. I then added recessed lighting and hung the coolest light fixtures — three pendant lights that are actually old Mason jars, tinted in a subtle blue. By using lots of paint and fabric, in addition to high-impact finishes like reclaimed wood, tin and repurposed lights, I was able to give Ilya and Pina’s tired old space the ultimate face-lift kitchen. 7th Annual Historic Home Tour

The Historic Westside Neighborhood Association (HWNA) was a tradition brought over from Germany by Longmont resident Gina Cianciola. While living in a small German village, Cianciola came across a winter festival. Several carts arranged in a semi circle were filled with local artist’s creations. When she returned to Longmont, she wanted to bring the local flavor and magic of artwork with her. She knew the fickle Colorado weather wouldn’t allow an outside venue so she asked friends and neighbors to open their homes to help host the tradition. With the collaboration of artists and homeowners, the event was born in 2005 with three goals: to highlight and celebrate the neighborhood and architecture, to showcase local artists and raise money for a local non-

profit. This year, the HWNA Historic Home Tour is hosting its seventh annual event with more artists, vendors, homeowners and participants than ever before. “The event has created a large interest in the community from homeowners and artists,” says Lonnie Dooley, HWNA group leader. “We have to turn people away and put them on the list for next year.” The event will display approximately 18 artists and more genres of artwork than previous years. “This year will feature everything from pottery, jewelry, paintings, carvings, crafts, weavings, textiles and even concrete designs,” Dooley says. “For the first time, the small business, Tasty Cakes, will be offering small treats as well.” All proceeds will be donated to a new local nonprofit, Greenwood Wildlife Rehabilitation Center. The center, which is the largest wildlife rehabilitation center

The revamped version of HARP, the Home Affordable Refinance Program, is expected to help about 1.8 million borrowers take advantage of today’s low mortgage rates, according to the Federal Housing Finance Agency. Under the revised version, borrowers will be able to refinance their mortgages regardless of how much their homes’ value has fallen. The original program failed to meet regulators’ expectations when it was launched in March 2009, partly because borrowers who were deeply underwater

For now, here are the main changes in the program and how they may affect you: • The 125 percent loan-to-value cap, which prevented borrowers from refinancing if the value of their homes had tumbled, has been removed. • Borrowers will not need a new property appraisal if Fannie and Freddie have enough data in their automated valuation system to estimate the value of the property. • Certain fees associated with the risk of the mortgage loan will be reduced. Those fees will be eliminated for borrowers who refinance their mortgages into a shorter-term loan such as a 20year mortgage or a 15-year mortgage.
