Bathrooms may be small spaces, but they are big headaches to design. So many trades. So many details. And so much dust! I was reminded of this during a recent bathroom renovation for my clients, Kim and Rob. The couple had one tiny, unsightly bathroom in their home that was so dysfunctional it was wreaking havoc on their marriage. There just wasn’t enough room for two. They wanted a sleek, up-to-date bathroom to match the rest of their modern house and had an unused room beside the bathroom. So I decided to take the two drab, dated rooms and give Kim and Rob a gorgeous bathroom that was both functional and luxurious. But I couldn’t do it alone. A full-on bathroom gut like this calls for a team of specialists, and everything depends on one person finishing one part of the project before the next person can begin. So, after assembling my dream team, I left it to knock down the wall between the two rooms; configure the new plumbing lines; rein-

force the joists; drop the ceiling to accommodate recessed lighting, and replace all of the windows. Did I mention that there was also a 500-pound claw-foot tub to remove? Happy to flee all of the construction, I ducked out for some fresh air. I think a modern bathroom should feel like a soothing spa, so I

took a trip to a newly opened spa hotel for some inspiration. The spa has a great lounge that is very contemporary, but oozes warmth and relaxation. And details like textured walls and unexpected large-scale patterns really make it come alive. I Continued on 3

knew I wanted the same feeling for Kim and Rob’s bathroom. Figuring that the dust had settled, I headed back to Kim and Rob’s to find one big, beautiful, empty room. It was then time to organize things and concentrate on the details. I painted the room a very soft grayish white and put down cool white floor tiles with a slight wood-grain texture. Tiling a bathroom is like using fabric in other rooms — it’s what really gels the style and character. Typically when I open the door to a bathroom, I want to see something beautiful. So what you won’t see when you first walk into Kim and Rob’s bathroom is the toilet. That’s because I hid it beside the bathroom door. What you will see is a stunning wall with two floating vanities in dark wood. These now flank the window under which I placed a tailored wooden bench upholstered in a large-scale fuchsia-and-white patterned damask. To one side of the vanity wall I set a sparkling white, clean lined tub and shower that blend beautifully into a wall of white, stackedpattern tiling. The glassed-in shower includes a huge rain showerhead and a luxurious bench. Next to the shower is the deep soaker tub with integrated lumbar support and a floor-mounted tub filler. Above the bathtub I decided to go with an especially interesting treatment for the windows. Inspired by a visit to my local hardware store, I got rolls and rolls of large-sized, faceted bathtub chain and fashioned it into a striking curtain. On the other side of the room I used glamorous black, dahliapatterned tiles to create a dazzling feature wall. After adding a few more accessories, including beautiful artwork and an ornate chandelier, the bathroom was complete. Now Kim and Rob have a modern, spa-like bathroom that has more than enough room for two. Just doing my small part for marital bliss.

Housing market is geared toward buyers not sellers

Q: I have a problem. My property was appraised about five years ago for 50 percent more than what it’s worth now, according to the local assessor’s value. I’ve listed the home for sale significantly below that number over the last year and I’ve had many lookers but no great offers. I’ve made every improvement or change suggested by my real estate agent, but the most recent offer was 30 percent less than my listing price. Would it be possible to take a look at what’s viewable on the Web and maybe spot some serious defect or drawback that’s causing lookers to back off and not even consider making an offer? A: The market is rather interesting these days, but not in a good way. There are many fewer buyers out there than in past years. The Great Recession is one reason, but greater scrutiny by lenders has affected the real estate market as well. We’re also seeing a general decline in real estate market prices, which has been relentless in places like Atlanta, Phoenix, Las Vegas and just about the entire state of Michigan. While you can go to various websites and view general market conditions, you have to take the information given as general and not always reliable. For example, you can input your address into Zillow.com to get a gauge of where property values have gone in your

general area, as well as the site’s estimate of your property value, past and present. This information can give you a sense of general market conditions and how they affect your ability to sell your home. However, Zillow’s analysis may not be completely reliable for your home specifically. Your own list price for your home affects how Zillow determines what your home is worth. But if you see that other homes similar to yours in your neighborhood have followed a declining pricing trend while you have had your home on the market, it may indicate that you have been chasing the market down with your asking price. Chasing the market down is one of the most emotionally stressful things you can do. You might find that each time you drop the price, you still end up behind the current market. A home in our neighborhood was listed for $900,000 when the market was at its peak. At that point, the home was overpriced and there were many lookers but no buyers. As the housing market deteriorated, the owners reduced the price, but never enough to entice buyers. Today, the home is listed for around $550,000 with few people looking at it. In our community, you can buy a newer and bigger home in better condition in a better location for that price or less. You may be in a similar situation. You need to take an objective view of your property. While you may have taken to heart every recommendation your real es-

tate agents have given you, price is usually the major determinant of whether a home sells in this market. While you can look at the past to see what you might have done, to sell your home you need to understand today’s real estate market. You need to look at other properties in your neighborhood and city, and objectively compare them to yours. When you look at other homes, you may find that some of them are larger, newer, recently rehabbed, in better locations and closer to certain amenities. They may have a better lot configuration, a better design and all sorts of features that your home does not. Only after you have compared your home to the competition can you know if your home is priced properly. You must overcome the feeling that you “must get� a certain price for the home. Real estate agents complain that people with this attitude are the hardest sellers to work with, because they are unable to understand that the housing market may not conform to their hopes. In today’s market, it isn’t what seller must get but what a buyer wants to pay for a house. If a seller doesn’t get this, their home will linger on the market. Ilyce R. Rigid foam installation an energy conserver By Dwight Barnett

Q: I have a room with a crawlspace under it about 20 inches high. The room has 12-inch floor joists, with rolled batt insulation. I’d like to insulate the block walls to reduce the amount of thermo change under the room, looking to reduce the thermo change inside the room. I’ve checked with area insulation suppliers, and they say there isn’t a rigid insulation for that type of work. I’m afraid to do much due to the possible condensation that may form between the insulation and blocks. Is there a type of rigid insulation I could use, or is this whole thing a bad idea? – via e-mail A: If I understand the question, you want to insulate the perimeter walls of a concrete-block crawlspace foundation. Rigid foam board panels or expanding spray foam are the ideal choices for insulating the perimeter foundation walls from the interior of the crawlspace. Rigid foam will provide both a thermal barrier and an air barrier. An air barrier prevents airflow through or around the insulation and is very important for energy conservation when considering any exterior wall section, which is above grade. Above the foundation wall you will find the rim joists, the perimeter boards attached to the ends of the floor joists. It is important to insulate the rim joists to conserve energy and I would strongly recommend rigid foam board sealed in place or expanding spray foam whether in a crawlspace or a basement. Rigid foam can be found in home stores and most lumberyards and you simply apply the sheets directly to the foundation walls using a construction adhesive. A call to the Roanoke Home Depot found that they stock various thicknesses of 4-by-8-foot sheets of rigid foam insulation. The costs of the material will vary by the thickness of the product. I do not recommend fiberglass for the walls of a crawlspace foundation. I have seen several applications where the fiberglass has contributed to condensation because the fiberglass is not in direct contact with the concrete block surface, which allows moist air to collect on the cooler block surface. Sometimes, unwanted pests also find fiberglass a perfect nesting material. If you must insulate the cavities of the floor system, use an unfaced fiberglass insulating material, then cover the bottom of the floor joists with a rigid foam insulation and seal and tape all the joists of the foam board to prevent air movement. There’s no need to insulate both the floor system and the foundation walls. Either one would be adequate.

The risks of selling a house ‘as is’ Selling a home as is can save repair dollars, but the sales tactic has risks and other considerations sellers should keep in mind. The main danger of selling a home as is comes from the possibility it will fetch a rock-bottom price. Sometimes, but not all the time, it’s more cost-effective to pay for repairs to merit a higher purchase price. Sellers can advertise their home any way they choose, whether that means as is, willing to make repairs or no comment on the subject, says Patti Ketcham, owner of Ketcham Realty Group in Tallahassee, Fla. Some sellers don’t want to make repairs because they have lived in the house themselves for a long time and don’t see the need for improvements, Ketcham says. “The house is held together with duct tape,” she says, “and it’s worked fine for them for 45 years, so (they’re

thinking), ‘Why in the world would I need to put in granite countertops?’” Other sellers are upside-down or underwater — they owe more on the mortgage than the home is worth, says Jan Baron, a Realtor at HomeSmart Real Estate in Temecula, Calif. These sellers need the lender’s permission to close a short sale, and because they expect to lose money on the deal, they’re in no mood to pay for repairs.
