When selling your home, there are many tricks of the real estate trade that can get you every dollar for your home. From inside to outside, home improvements can make a huge difference when it comes to securing the value of your home. Sellers should be aware that a buyer’s first impression starts with the landscaping. The moment perspective buyers get out of their car, they are sizing up your home, taking mental notes and imagining whether they could live there. Your landscaping should be well thought out and aesthetically pleasing from all angles, which goes for the backyard as well as the front. Dene Yarwood, a Realtor and associate broker of Wright Kingdom Real Estate in Longmont, feels that curb appeal is essential to grabbing the attention of your perspective buyers. “Buyers make a preconceived notion about the interior of a home based on its exterior,” Yarwood says. “A poor exterior makes the perspective buyers less inclined to take a look inside.” Yes, landscaping can be pricey but experts say it is worth every penny. Money Magazine found that good landscaping can be a great investment to increase the value of your home. In fact, a study by the American Society of Landscape Architects in conjunction with Money Magazine found that homeowners could receive about 100 to 200 percent return

on their landscaping investment. Even though you will get what you put in, don’t dig yourself too deep with your landscaping. Only pursue what you can afford and have time for. Overly planned landscaping can become a huge project that you could regret. What can you do to let your landscaping do the selling for you? Yardwood recommends keeping your landscaping looking well kept at bare minimum. “The most important thing to do is keep your yard looking fresh and tidy with trimmed trees and bushes and a nicely mowed lawn,” she says. If after putting in the yard work you still feel like your landscape is missing that “wow factor,” getting a second opinion is always a great idea. A professional design or opinion can be crucial in setting your home apart from others on the market. Chris Bauer, general manager at Rock Solid Landscapes in Longmont, recommends doing some research and having a professional look over your designs, even if you don’t decide to hire a landscaping company.

“Really do some research when planning your yard,” Bauer says. “Think about what plants grow well where and where the sunny and shady spots are. This is the best way to get what you want out of your yard with as little maintenance as possible.” With the Colorado climate, we experience all four seasons, so it is important to think about how your landscaping will look throughout the year. For the spring and summer months, you want floral color schemes that go well together, like dark greens and pinks or blues and whites. But make sure things don’t get too busy or cluttered. “Too busy is just not good,” Yarwood says. “I recommend two or three colors max, but have fun and add a pop attraction to your overall aesthetics.” For the fall, trees that turn bright colors, like maple and pear trees, are always great to consider. For the winter, you want some bushes and trees that look full with a dusting of snow. “When we make a design, we consider all of the seasons and what’s going to look great year-round. plants always look good with some snow on them,” Bauer says. You may want to consider ways to accent your landscaping. Lighted pathways or plant accents add great value. They add a safety element and showcase your home at night. If you are worried about energy costs use LED lights. In the long run they will last longer and use less energy. “Accent lighting has been popular this season because it creates aesthetics and a sense of safety,” Bauer says. In addition to lighting, add some ornaments like a decorative bench, some flower boxes or a pot garden. Keep in mind that these ornaments should only accent your yard and not dominate the design. The real estate market may just be holding on overall, but landscaping can help add to your home. Bauer has found that more people are adding landscape features to up-sell their home. “I think a well appearance home with a good price will definitely sell in our Longmont community,” Yarwood says.

Here are three ways you can use five yards of fabric to give your home a great new look for the season. 1. Spice Up Furniture with New Pillows Sick and tired of your sofa? Freshen it up with new accent pillows. It takes just a few yards of fabric to recover your existing pillow forms and get a whole new look. Timeless fabrics like plaids, soft linen blends and florals are big right now, as are geometric patterns in all the hot new colors, like yellow, gray and coral. But don’t confine yourself to one pattern or pillow shape. Mix three or four patterns and several shapes to give your sofa a lot of visual interest. 2. Add Drama to Your Table with Tremendous Linens Give your table some kick by crafting one-of-a-kind table linens. Create a square table topper, then lay it on the diagonal at the center of your table. If you want more texture, crisscross two table runners. If you don’t sew, no problem. Iron the raw edges under and no one will be able to tell the difference. 3. Change a Chair Have a side chair that’s looking kind of shabby? Transform its look by making a slipcover for the seat cushion. Because a fungus is the culprit, spores form on the infested leaves, blowing about or being carried by water, hopping birds or insects to new leaves. The spores overwinter in the buds and under bud scales, lurking there until spring pushes newly emerging leaves the following year. If it’s a wet season, the disease will run havoc over the leaves. There is only one cycle of disease per year, so by the time you’ve noticed the symptoms, it’s too late to control it. Chemically controlling leaf blister is usually not warranted since our springs are usually on the dry side. But in years when we do get rain, homeowners may try to treat with fungicide, which must be applied while the tree is still dormant. A better plan is to keep the tree as healthy as possible through watering, pruning and controlling insects. Raking up and destroying all infested leaves will remove some of the source for spores. Designing with Geometrics Size Things Up Scale is the most important part to keep in mind when introducing a geometric, or really any pattern, into a room, says New York designer Elizabeth Bauer. If you pair, say, a large pillow pattern with a small one, the larger pattern will certainly overshadow the small. Decorate with Decals By Rosemary Sadez Friedmann Did you ever want to write or draw on the walls when you were a kid? If so, you can do it now and get away with it. Putting words and quotes on walls is a growing trend in interior design. You can do it by stenciling, or with peel-and-stick wall art, an even easier and cheaper method. Let’s check it out: First go to the room where the little ones sleep. It might be fun to read a favorite nursery rhyme on the wall, and that will also give the room a whimsical touch. A company called WallPops! sells peel-and-stick letters that can do the trick for you quite easily. Is “Twinkle, Twinkle Little Star” your or your child’s favorite? How about “Hickory, Dickory, Dock“? “Pat a Cake” is always a winner. These premade stickers are 18.5 inches high by 3.5 inches wide and are $15 to $20 for a complete pack. You can also “write” the baby’s name over the crib to make the room personally his or hers. Or put the child’s name on the door to his or her room. Disney characters are available, too. On to the kitchen. How about labeling things for better organization? That can be decorative, too. You can organize by colorcoding or using letters. Ditto in the laundry room. These letters are 3 to 5 inches high and 2.5 inches wide – small enough to fit in many places, but big enough to make a statement. Since the stickers are easy to apply and remove, you can add that personal touch to a birthday or anniversary. Do you like monograms? Large letter monograms come 17.25 inches high by 39 inches wide. That’s a pretty good size, and they come in a variety of styles. Also, cursive quotes such as “All You Need is Love” and “Life is Beautiful” or just the word “Dream” can be purchased to turn personal thoughts into a statement in any room. It’s that time of year when homeowners look around their property and start mentally creating a list of to-do projects. If you’ve taken that brave step to committing yourself to a home improvement project, congratulations – you’ve won half the battle. The next hurdle to overcome is successfully preparing yourself for the task at hand. Minor adjustments can save you time and money down the road so it’s important that you do your homework in advance. Before getting started, consider the tips below. • Prioritize – Put simply, don’t bite off more than you can chew. When taking on home projects, remember to consider quality over quantity. • Update your tool box – The right tool can give you professional looking results while dramatically reducing frustration. • Plan a budget – Identify how much you’re able to spend and stick to it. In some markets prices have dipped, but they are still within striking distance. Prices in the Boston area are off roughly 20 percent, while in Denver they’re down just 10 percent. In other cities, prices have plunged to such depths that even a renovation that boosts value by 20 percent won’t cut it. In Las Vegas, where prices have
fallen by nearly 60 percent from their peak, that would still leave you 40 percent down. • Are you in a fix-up market? Some markets are fix-up markets. Highpriced urban markets in the Northeast, such as Boston and New York, have an abundance of older homes, many needing work. For buyers already stretching to buy a 1940s colonial or a 1950s Cape, a drab bathroom in need of repair may be the last straw. Spending a thousand or two on some modest renovations – or in special cases, even adding a bathroom – could snare a buyer and fetch a better price. “If I am in a town where people expect two-and-half bathrooms and my house has one-and-a-half bathrooms, you need to understand a lot of people are going to walk away,â€? says Kermit Baker, senior research fellow at Harvard University’s Joint Center for Housing Studies. • Conversely, are you in a price-iseverything market? In a market with a lot of older homes, renovations are valued. But in states with a vast supply of new homes, such as Florida, Arizona, Nevada and parts of California, a homeowner who does a major renovation before selling may simply be seen as an oddball. Mitch Ribak, broker-owner of eHomes Realty Network and Tropical Realty of Suntree, Fla., contends price is king right now in the Sunshine State. Instead of pumping another
$20,000 into your house, drop your price by that amount, he says. “I don’t see anyone doing any work when they are getting ready to put their house on the market,â€? Ribak says. • Stick with easy to midrange fixes: Be prepared to draw the line between what’s practical to do and what’s not. The tired kitchen with that worn, 1970s “Brady Bunchâ€? look is a good example. You might consider refacing and repainting the cabinets and putting in new countertops – especially if you have old Formica that’s showing years of abuse, says Jim Hamilton, vice president for the National Association of Realtors’ Region 13, which covers California, Hawaii and Guam. No need to go crazy with granite. Think hard before doing a gut-and-rehab. • Finally, what is your financial state? If you are doing fine but got transferred to a new region, then a modest investment in time and money might make sense. For that matter, if you’re in a market where prices are off 20 percent, but you plan to stay in a house for the next decade or two, build away. If you are falling behind on your mortgage and trying to do a classic short sale, you might want to limit your investment to equity. “If the bank is going to take your home anyway, the more you put in the less you are going to get out,â€? Hamilton says.
