Some people are afraid of spiders, while others have a fear of flying. In my profession, I tend to meet people who are afraid of color. Surround them with beiges and creams and they are happy, but throw in a little fuchsia or orange, and they practically start hyperventilating. I experienced this firsthand with my recent clients, Carl and Catherine. The couple had bought a fixer-upper several years ago and spent a lot of time renovating it. They did a great job, but must have used every conceivable shade of white and beige. The bedroom consisted of tan carpeting, mocha-colored walls and a wall of white closets. Carl and Catherine wanted the bedroom to be a restful oasis that would whisk them away from the chaos of everyday life, but the lack of color made the room feel drab, which can happen when a neutral palette is not used correctly. They were willing to introduce some color to their space, but were a little nervous. So I geared up to give them a space that united the neutrals they loved with the color they lacked. People are often afraid to commit to color because they think they will soon grow tired of it. But color mistakes don’t generally happen when people pick the wrong color; they happen when people pick the wrong value (lightness or darkness) of color. When this happens, walls can seem too dark or too light in relation to floors, ceiling or other significant elements.
When designing a room, I like to stick to a 60-30-10 rule. Sixty percent of the room is wall color (which stays neutral); 30 percent is upholstery and drapery (more in the neutral palette); and 10 percent is in the accents (the color). Carl and Catherine’s new bedroom would follow this rule. At times, my vision for a project comes by carefully studying colors and patterns, but often my inspiration just comes to me, in the most unexpected ways. In this case, I was outdoors and came across some beautiful cherry blossoms and was struck by their gorgeous mauve tones. They conjured up a feeling of calm and serenity that I wanted to inject in Carl and Catherine’s bedroom. I started by replacing the tan carpet with dark-wood engineered flooring and painting three walls in a rich creamy shade. On the fourth wall I used a deep plum, a mid-tone color inspired by nature that acts as a neutral backdrop. This is a great color for anyone who’s a color-phobe. I positioned the bed against this new accent wall and gave it a linen headboard with nickelnail-head trim. A neutral duvet with dark accents helped to ground it all. I then flanked the bed with crisp white night tables and silver pendant lights that sparkle against the dark wall. Across from the bed, I placed a naturaltoned wood desk and a hammered silver chair. In a corner, near the desk, I added a gorgeous

linen armchair with nickel-nail-head trim for added sparkle. When purchasing large-scale investment pieces like these, it’s a good idea to choose neutral colors, and accenting them with colorful pillows, which can be easily changed. The wall of white closets was quite a challenge. Carl and Catherine needed the storage, but the six monolithic units in a row really overwhelmed the space. So I left two units on either end and replaced the middle two with a long, low modern dresser that complements the white bedside tables and picks up the wood tones of the flooring. For additional visual interest, I installed graphics of cherry blossoms on the closet-door panels. Cherry blossoms were the inspiration for this space, after all, and now act as gorgeous works of art. For the main drapery fabric, I chose a darker linen dotted with a small-scale purple floral pattern, accented with a grape linen contrast band. We brought in several accessories in various shades of plum: artwork, an area rug, bed linens and throw pillows. Carl and Catherine’s fear of color resulted in an ultra-bland bedroom. By introducing the perfect palette, I helped cure their color-phobia and gave them a serene space they will enjoy for years. Buying a house is a serious financial commitment. Sometimes it can be overwhelming, but securing loan pre-approval before starting the house hunt is an easy way to help streamline the process. Fortunately, getting loan pre-approval can make the house hunting experience less concerning and provide a tangible price range by which potential home buyers can easily abide.

Meaning, you don’t want to be putting too much of your income toward your house payment,� she says.

Loan pre-approval Break Down Simply, loan pre-approval tells the mortgage loan officer and potential buyer how much money can be borrowed to purchase a house, providing a clear picture of which homes are affordable and which are not. To secure loan pre-approval, meeting with a mortgage loan officer in person is essential. This is important because buying a house is a big commitment and being counseled by a professional can make or break the final sale. Sabrina Lee, a senior loan officer with WR Starkey Mortgage in Longmont, says finding someone trustworthy to walk through these steps with is a must. “Buying a house is the greatest investment you can ever make and you want to make sure it’s with someone you trust,â€? she says. During a few in-person meetings, a mortgage loan officer will walk the potential buyer through the following loan pre-approval process. • First, the mortgage loan officer will take down four pieces of information:
Loan pre-approval isn’t just important for the potential buyer. Most house sellers will only accept bids from buyers who have been granted loan pre-approval first. Loan pre-approval is also important to Realtors because it’s easier to work with buyers who have a clear number to start. “Most Relators will not talk to you or show you any homes until you’ve been pre approved,� Lee says. “It (loan pre-approval) is important because you’re also telling the seller that you’re serious.� Fortunately since the housing market crash, getting loan pre-approval isn’t any harder than it used to be. Almost anyone can get loan pre-approval. What is harder now than in the past is finalizing the loan once a bid has been accepted by the seller. “pre-approval is not more difficult, but getting the loans closed is much harder,� Dyer says. “They (underwriters) want more documentation from things in your past about anything that’s reflected on your credit report.� Whether getting loan pre-approval first is the priority, it’s important to keep in mind how helpful it can be to have a clear budget. Pinpointing both the high and low end of the budget is, in the very least, a good place to start. “It’s never too soon to get an idea of what kind of home you desire, what neighborhood or what your house requirements are, but pre-approval for the buyer makes things so much easier. It takes the stress out of the transaction,� Lee says.

Q: I recently purchased a home built in 1970. In the garage, we noticed a small crack in the middle of the ceiling that runs the entire width. This winter in Minnesota, the crack has become larger. The roof has trusses, and the crack runs across them, not with them. However, the trusses are only half the garage roof, as the other half are 2-by-6s and 2by-4s that make up the roof slope to the wall. The crack is where two sheets of drywall meet and are taped. The seam is not located on a stud but a couple inches from one. Can this be fixed? A: This should be an easy question to answer, but I’m sure that some readers will e-mail with differing opinions.
When you say that the crack runs across the truss, I assume you mean along the length of the ceiling joists, because you say that the crack is located a couple of inches from a stud (actually a ceiling joist). When hanging drywall from a ceiling, the end joints of full sheets or cut joints of partial sheets must cover a full 3/4-inch on the bottom of the ceiling joist. Otherwise, gravity will cause the unsupported ends to curl and pull apart at the taped joint. It is also a common practice to install a four-foot-long piece of lumber on the side of the ceiling joists to act as an additional support for the drywall if it does not end where it should on the original ceiling joist.
Another fix for sagging drywall is to install partitions or bridging spaced at two feet on center and in between the ceiling joists, so that the drywall can be fastened to the bridging. The bridging can be installed with the wider side facing the drywall so that there will be more surface area in contact with the drywall. Both the additional support systems can be added without having to remove the drywall. Rather than trying to nail the supports to the joists, which would cause some damage to the drywall, use a screw gun and wood screws to make the repairs. The bridging also works well when 1/2-inch-thick drywall has been installed on the ceilings where the ceiling joists are two feet apart. Over time, the 1/2-inch drywall will sag in between the joists, leaving a wavy pattern on the ceiling.

Debt-to-income ratio matters in mortgages By Polyana Da Costa bankrate.com
Paying your bills on time, having stable income and boasting a good credit score won’t get you a mortgage loan if your lender determines that you live too close to the edge. In the mortgage lending world, your distance from the edge is measured by your debtto-income ratio, which, simply put, is a comparison of your housing expenses and monthly debt obligations versus how much you earn. Knowing your DTI is just as important as knowing your credit score when you get ready to apply for a home loan, says Ed Conarchy, a mortgage planner and investment adviser at Cherry Creek Mortgage in Vernon Hills, Ill. “People are so focused on their credit scores and on getting a low interest rate that they forget to look at the big picture of their financials,” Conarchy says. “Your debt-to-income ratio ... can impact whether or not you’re getting a mortgage in the first place.” Lenders look at two types of debt-to-income ratios when you apply for a mortgage: • The front-end ratio, also called the housing ratio, shows what percentage of your income would go toward your housing expenses, including your monthly mortgage payment, real estate taxes, homeowner’s insurance and association dues. • The back-end ratio shows what portion of your income is needed to cover all of your monthly debt obligations. This includes credit card bills, car loans, child support, student loans and any other debt on your credit report that requires monthly payments, plus your mortgage payments and other housing expenses. To calculate the front-end ratio, add up your expected housing expenses and divide the total by how much you earn each month before taxes (gross monthly income). Multiply the result by 100 and that is your front-end DTI ratio. If all your housing-related expenses total $1,000 and your monthly income is $3,000, your DTI is 33 percent.
To determine the back-end ratio, add up your monthly debt expenses with your housing expenses and divide the result by your monthly gross income. Suppose each month you pay $200 for a car loan, $50 in student loans and about $100 in credit card bills. That adds up to $1,350 in monthly debt obligations, including housing expenses. Based on a monthly income of $3,000, your backend ratio would be 45 percent. Lenders typically say the ideal front-end ratio should be no more than 28 percent, and the back ratio, including all expenses, should be 36 percent or lower. In reality, depending on credit score, savings and down payment, lenders accept higher ratios. Limits vary depending on
the type of loan. For conventional loans, most lenders focus on your back-end ratio, says Matt Hackett, underwriting manager at Equity Now in New York. Most conventional loans require a debt-to-income ratio of no more than 45 percent, he says, but some lenders will accept ratios as high as 50 percent if the borrower has compensating factors such as a savings account with a balance equal to six months’ worth of housing expenses. For Federal Housing Administration loans, the recommended debt-to-income limit is 31 percent on the front ratio and 43 percent for the back ratio. But with certain compensating factors, the FHA automated ap-
proval system accepts ratios as high as 46.99 for housing expenses and 56.99 for the total back ratio, Hackett says. “I try to stay away from those,” he says. “I don’t see how one can make payments when 57 percent of your income is already gone. You have to remember these numbers don’t take into account your utilities, cable, phone and all those other expenses.” The most obvious and easiest way to lower your debt-to-income ratio is to pay off some of your debt. But most people don’t have the money to do so when they are in the process of getting a mortgage, since much of their savings often goes toward the down payment and closing costs.
If you think you can afford the mortgage you plan to get but your DTI is over the limit, a co-signer might help solve your problem. Borrowers can have a relative co-sign their mortgages on FHA loans. Unlike in conventional loans, FHA co-signers are not required to live in the house with the borrower, but they need to show sufficient income and good credit. Sometimes a co-signer isn’t the answer, Concarchy says. “Just because you are able to get approved doesn’t mean you should get approved,” he says. “If your DTI is too high, maybe it’s time to take a step back and get your finances together before you commit to a mortgage.”
