Revamp your closet with a remodel By Dominique Del Grosso

Longmont Times-call

Imagine a spacious yet functional space that properly houses the latest clothing purchase. To most, a big, organized closet would be a dream come true. Closets can sometimes have limited space, which makes organizing a cramped task. Enlisting the services of a closet remodeling company is one way to de-clutter and revamp any closet. Out with the Old The essential first step to preparing for a closet remodel is to carve out some time and simply go through the closet’s contents from top to bottom. Get rid of clothes, shoes, accessories, handbags and seasonal wear that hasn’t been worn in at least one year. Sometimes you don’t realize how much you have and how little it has been used until the contents are gone through piece by piece. Marty Wehr, owner of Closet and Storage Concepts in Longmont, says going through the closet’s contents and then organizing them by lifestyle first is a must-do. “If you’re a golfer, put those clothes together,” he says. “Before we come in and build your closet, put your clothes into functional sections or piles. Interact with your closet, don’t wait for us.” Organizing the contents of the closet first will help

you to identify what modifications need to be made to the space based on the types of clothing worn. If business attire is worn most frequently, higher hanging racks may be necessary to ensure that clothes stay wrinkle-free and don’t drag on the ground. Going through the closet first will help in prioritizing what modifications are most needed such as the addition of drawers, higher hanging clothing racks or more shelving for storage. It will also ensure that the

space is de-cluttered, making it possible for the remodeler to enhance the closet’s functionality. Pricing, Timing and Trends An in-home visit is scheduled soon after the initial inquiry phone call is made. At this appointment, the remodeler will get a clear visual of the closet in need of improvements, which will assist them in designing an exact layout. Then together with the

Closet trends vary across the nation. All trends are influenced by the geographic location and cost of materials, Wehr says. So, the trends on the East Cost will look different than on the West Coast. “At least 70 percent of the closets we do in Colorado are in wood-grain, he says.

Let the Experts Lead It’s common to be uncertain about what modifications are needed to make the closet more functional. It’s OK to only have a general idea of some desired changes before calling a remodeling company, because leaving it to the experts to guide the process is welcomed. The experts can refigure the space in ways you would have never thought possible.

Sometimes knocking down a wall may be necessary if the space is too small to make worthwhile improvements, but not in most cases. Most companies will work within the closet space provided, Wehr says. The cost of the closet remodel is often based on the materials used to remodel the space. This includes the type of wood-grain selected, the number of drawers installed, the addition of mirrors or decorative pieces and additional accessory racks. “On average, a reach-in closet ranges from $1,500 to $2,000 and a walk-in closet is $2,500 to $3,500, Wehr says. Generally, a closet remodel will take no longer than five days, depending on how much work is being done. “A typical walk-in closet will take one to two days, but for the more indepth projects, it can take three days or longer, especially if we’re redoing the flooring or

face, grass will be thin to small with distinct clumps in dry areas. This tell-tale clumping should help homeowners spot dry areas in their lawn, typically where their irrigation is underperforming. Experts estimate that 80 percent of lawn problems are caused by irrigation problems. This is somewhat difficult for many folks to accept when they look at the water flying everywhere while the sprinklers are on. Here are some quick tips for trouble shooting the problem. • Check the soil by pushing a slender screwdriver into the ground around the yard. If it slides in easily in the green areas but not in the brown, water is not getting to the lawn evenly and the browned areas lack water. • In places where the screwdriver test told you the ground is dry, turn the sprinkler system on to check the coverage. The easiest problem to rule out is heads that aren’t operating properly. • If all heads are working, kneel down behind them as they operate and look closely at where the droplets are going. Water should fall evenly across the area without overthrowing the brown zone,

If it’s slightly tilted, don’t worry, most systems are installed with flexible ‘funny pipe’ that allows for small, quick adjustments. Just dig a bit of soil out from one side and pack it in against the head on the opposite side to level it. Larger fixes may require digging up the pipe or hiring a sprinkler company. Bluegrass goes dormant in hot weather if water is limited and may not green back up when your irrigation is fixed. Water it normally to keep the crowns and roots alive and it will revive once cooler weather sets in. This article was previously published in 2007.

Estate could be effected by underwater property Q: I inherited a condominium in Naples, Fla. from my parents. The property has a mortgage of $200,000 and is worth about half that much. My parents owned it with my uncle and his wife, who are still alive, so I now have this property to split expenses including the mortgage with my uncle. I searched the deed and it came back with a special warranty deed, which states that it is between my parents and my uncle as joint tenants with full rights of survivorship. Am I now responsible for paying my parents share or does this property now belong solely to my uncle? A: There are two parts to your question. The first part is who owns the condominium. The second is who is responsible for the mortgage payments. On the first question, you don’t own the condominium. When people own property as joint tenants with rights of survivorship and one of the owners dies, the remaining owners automatically pick up ownership of the deceased person’s share of the property. Ilyce Glink If three people own property jointly Tribune Media Services with rights of survivorship and one dies, the other two become the sole owners. Of those two owners, when one of them dies, the last one still alive becomes the sole owner of the property. In that case, you and your father’s estate are not responsible for the condominium, its repairs, its taxes or any other expenses having to do with the condominium, except the mortgage. Presumably, your parents signed personally for the mortgage on the property. As such, the estate of your parents still has liability for that mortgage. Interestingly, however, since your parents are not making use of the condominium and the condominium is now owned solely by your uncle, and he presumably is getting the benefit of the condominium, you might be able to claim that your uncle is responsible for the mortgage expenses as well. That’s not a legal conclusion, as other factors may be involved for you. You should talk to an attorney on this issue. Your parents may have set up provisions in their will to pay off their debts, and the mortgage is certainly one of their debts. Your uncle and your parents may have had an agreement as to how they would share the expenses of the condominium and what would happen in the event of their deaths. If your uncle is planning to sell the condominium, he’ll have to work with the lender on a short sale because the property is worth less than the mortgage amount. In a short sale, the bank would accept whatever is obtained from the sale and, presumably in the case of your parents, would waive any claim for the deficiency in the amount owed to the bank. Depending on state laws and other issues, it might be worthwhile to talk to an estate attorney in Florida to see if probating your parents’ estate could wipe out any debt obligation your parents’ estate might have to the bank given the value of the property. However, if your parents’ estate had a ton of money, there might be other issues involved relating to probate law and estate law that could benefit your situation. Ilyce R. Buying a home is virtually a college course in science and fine art: the science of smart shopping and the fine art of price negotiation. But once most homeowners move in, they promptly forget every savvy maneuver they learned at the bargaining table. They go back to paying list price for home essentials when a little creative bargaining can pay off. If you’re bargaining on price, rather than just shopping around, it may feel uncomfortable at first. Not to worry, says New York attorney Adam Leitman Bailey, author of “Finding the Uncommon Deal.” “You have nothing to lose. If you’re going to ask people, ’What’s the lowest price you’ll give me,’ they may not tell you,” he says. Here are five examples of where your costs might not be as fixed as you think, with tips to help navigate the best price on goods and services for your home. “When you’re buying a home, you’re comparing one home to another,” Bailey says.” When you’re going in to buy furniture, you can talk to two stores with the same couch and show a third store the cheaper price and see if they can beat it.” One of his strategies is to ask to use the store’s computer. You have to get a manager at that point, he says. Show them their competitors’ prices on the same merchandise. “Many times they’ll beat it on the spot.” Alternatively, you can also use your smartphone or wireless tablet. Or research prices at home and carry printouts to the store. While two similar houses can be on different streets or have different features, Bailey says, “the great thing about a couch is name brands are name brands.” Many of the techniques that work with furniture can also net a better deal on appliances. Get those model numbers, then hit the Internet, Bailey says. Research will net you not just the best price, but also the points of comparison among similar products. As with buying a home, knowing what’s hot – and what’s not – with buyers gives you a negotiating advantage. So if that appliance comes in a few colors and you know one of them isn’t selling well, that might be a point for bringing down the price. This is also a time when it pays to consider the quality of your information sources, Bailey says. “Just like with a home, you need a reliable seller,” he says. When you buy online, stick with big names you trust, he says. “Some contractors will negotiate a price” on renovations and repairs, says Tom Silva, general contractor for the PBS shows “This Old House” and “Ask This Old House.” Silva advises homeowners to get specific about what they get for their money. The low-dollar bidder might leave out some steps that would show up as poor workmanship years from now – and end up costing more. The guy charging a little more might have a reason. Sometimes a higher price might mean that the pro is experienced or is planning for contingencies, Silva says. And sometimes shopping cheap might not be shopping smart. “Your house is the biggest investment that you make,” Silva says. “Yet for some reason, people want to get work done cheapest – to cut corners.” Instead, to make a smart buy, “get bids, ask questions,” he says. “Consumers should understand that everything is negotiable in a real estate transaction,” says Barry Zigas, housing director for the Consumer Federation of America. “That doesn’t mean that you will get a professional to agree to change the fee. But it doesn’t hurt to ask.”

Easy indoor remodels Family Features

Updating a living room or family room doesn’t have to mean giving it a complete makeover. A few simple changes can transform a tired room into a fresh space in no time. Give Your Windows Better Treatment • Replace heavy draperies, which can look outdated, with a more contemporary alternative. Faux wood, honeycomb blinds, roman or vertical shades – there are a lot of options to dress up your windows. Many online companies will send you samples so you can see how the different options will look in your particular space. • Lighten things up with sheers. The soft folds of billowy sheers allow more light to come into the room, but still offer some privacy. Sheers in lighter colors also make the room appear larger and serve as a colorcoordinated highlight at the same time. Use Mirrors to Add Visual Interest. • Instead of the hanging a large mirror in a traditional space, such as above a couch or fireplace, modernize by hanging several smaller mirrors. Create a grouping of mirrors with frames that have the same color, but different sizes, shapes and textures. • Hang a large mirror between two windows to give the illusion of having more windows in the room. Replace an Outdated Furniture Item • Update your coffee table or entertainment center. These larger pieces are often the focal point of the room, so changing them out can put the entire room in a whole new light. • Look for items that are both functional and easy to assemble. For example, Z-Line Designs furniture includes an instructional DVD with each item, so you can easily assemble pieces that are traditionally complicated to put together. Their readyto-assemble mounts and stands for flat panel TVs can update any room in a flash. For more information, visit www.z-line designs.com.

Stylish outdoor-room updates Turn your outdoor space into a lavish retreat with stylish updates, from elegant water features to cozy porch swings. • Relaxing porch swing: There’s nothing quite like sitting or sleeping on a porch swing during warm weather. • Modern stepping stones: Set a clear path for guests with simple stepping stones. • Ideal for entertaining: Create an outdoor space that doubles as a spot for summer parties or afternoon naps. • Soothing garden pond: Add a natural and serene touch to your backyard by incorporating a garden pond. • Outdoor kitchen: Create a space that matches your home’s existing structure. • Outdoor living room: Turn your porch into a room of its own by enclosing it with screens. • Appealing night lighting: A well-lit home at night not only offers gorgeous curb appeal, and can also add safety. • Painted floors: Paint doesn’t have to stay on the walls. Try it on your wooden porch floor.

• YOU FIND THE HOME. • I CLOSE THE DEAL. • WE SPLIT THE COMMISSION.*

“Working with Tommy was great and he saved us over $5,000 on the price of our house in commission fees alone!” ~ Cathy H. of Westminster

LEARN MORE ABOUT COMMISSION REBATES AT

* Clients receive at least half of the buy-side commission that I receive... which is typically 2.8% of the purchase price of the home. While individual results will vary, this generally means that clients will get back at least 1.4% of purchase price. The commission rebate is provided as a credit at closing, requiring buyers to bring less cash to the closing table.
