Imagine having the actual ground beneath your feet throughout your house. It sounds like a ridiculous suggestion, but before discovering wood flooring, the actual ground was the only flooring option for most people centuries ago. It is said that hardwood floors first came about after the Medieval era because the wealthy Europeans wanted to add a bit of elegance to their homes. Walking through their homes on the actual ground was no longer the fashion-forward way to exhibit one’s social status, so they fashioned flooring from pine. From this progressive idea, the hardwood trend was born. Taking a cue from generations past, for a homeowner who wants to add a bit of updated elegance to their floors, what’s the first step? Simple Steps With all the flooring options available, it can be difficult to decide what type, style or color best fits the house and your personal style, especially in each room. The first step is simple: Conduct research and seek help from professionals. Research can be done by calling or visiting a local flooring company to discuss what areas of your home are in need and then discover what types of flooring are available, what colors you are drawn to or if incorporating a hardwood design would best fit your space. Greg Mocelin, president and installer at Floor Art Hardwood Floor Company in Longmont, says talking to a professional is necessary because it may cost you more in the long run if you don’t. “You need to make sure you know what you’re getting into before you get into it,” he says.

Laminate or Hardwood: Weighing your Options Deciding between hardwood and laminate flooring is equally confusing because while they look similar, each product offers something entirely different. “Laminate is a Formica product, kind of like plastic. People think because it’s harder that it’s more durable, but that’s not always the case,” Mocelin says. Unfortunately, because laminate is so hard, scratches will be more visible. However, because of its hard exterior, it is a resilient product. “Depending on your situation, laminate may be more suitable for your lifestyle. If you have large dogs, children and high traffic, you will find that a laminate will perform better for you,” says Terri Wolf, sales and design consultant with Aesthetic Flooring in Longmont. If laminate suffers water damage, it’s costly to replace. This is because all of the laminate pieces come together as the same length, which need to be cut and then they snap together. The process

of fixing an area takes more time and care. On the other end of the spectrum, hardwood is exactly what the name suggests: Hard wood. It comes in a variety of wood grains and colors. “If you want to change color, it can be easily resanded,” Mocelin says. Hardwood is also easier to fix in cases of water damage. But because hardwood is a natural wood product, it is susceptible to weather changes, such as humidity and dryness, and will expand and shrink. According to Mocelin, even though hardwood may seem like the more expensive option up front, both types of flooring are nearly equal in cost by the project’s end. Although hardwood is a more expensive product up front, its installation isn’t. Laminate, on the other hand, is cheaper product up front, but more expensive to install. In the end, both products cost nearly the same, so deciding between them is a matter of what best suits the area of the home in need of an update.

But you can mix exotic with local woods, which lends a great contrast to the overall look,” Mocelin says. Floor designs can showcase different colors, wood grains and shapes, providing unexpected depths of elegance. Costly Advice Deciding which product to install is up to the consumer and what advice they choose to follow. Wolf suggests selecting a mid-range color of wood. “We suggest not going too light because it shows dirt more readily, but very dark (wood) shows dust very quickly, and Colorado is dusty,” she says. “When looking at types of wood you should consider its natural color and how well it will accept staining. Softer woods will dent and scratch easier, but if you are wanting a distressed look, this is a great choice.” Mocelin recommends selecting hardwood over laminate in most cases. Selecting laminate for basements is best. “It (hardwood) is just more versatile and takes color easier. We can stain the color to be exactly what you want. There are more possibilities with hardwood,” he says. holes. Immediately over-seed with the grass of your choice, but in general, tall fescues do not blend well with bluegrass, perennial rye or fine fescue because of its wide grass blades. Grass seed takes a while to germinate, so keep humidity on the lawn for 14 to 21 days. Our Colorado Master Gardener program in Boulder County is currently taking applications for the spring class. Are you ready to buy your first home? Buying a home requires a life plan and a financial plan. “Getting ready to buy a home should mean that the prospective buyers understand that there is more to homeownership than a housing payment,” says Jim Walton, vice president of consumer credit with MetLife Bank in Irving, Texas. “Homeownership requires a commitment to a property and to a community.” In a hot real estate market, buying and flipping appeals to some buyers, but in a more stable or declining market, owning a home requires a longer time to build equity. “Even in the Washington, D.C., area, where our market is relatively stable, I counsel buyers to look at a minimum of a three- to five-year investment,” says Leslie Wilder, a Realtor with McEnearney Associates in Arlington, Va. “In other markets, I think you need to own for a minimum of five years or longer to recoup the costs of buying and selling. If you are not able to make that commitment, you are better off renting.”
She also says: “Buyers need to think not only about what they want now, but also what they will want in five years.” Couples starting a family might consider the school district “or to live close to work to shorten their commute.” A lender can tell you the maximum mortgage you qualify for, but financial experts recommend that you determine your own upper limit for a housing payment. “A lender will look at your debt-to-income ratio, but ... you need to be comfortable with your mortgage payment and also prepared to save for other financial needs even after you become a homeowner,” Walton says. “Buyers should take a disciplined approach to saving for a down payment, and then they need to be able to continue to save after they buy, for home maintenance and emergencies.” Marc Schindler, a certified financial planner in Bellaire, Texas, says he looks at real estate as an illiquid investment. “If you needed the cash from the sale of a home, it would take time to sell and cost about 7 percent of the home value for transaction costs,” Schindler says. “I would recommend that
no more than 25 percent of your asset allocation should be in real estate. Someone young with few assets, that may mean postponing buying a home until you can save more money.” Wilder says a good lender can talk to buyers about a variety of mortgage scenarios based on loan qualifications and size of down payment. “A lender should also talk to you about the impact of rising interest rates,” Wilder says. Buyers “may need to compromise on the home they buy. If they decide to wait to save more, they need to realize that if interest rates go up they may not be able to qualify for the same mortgage amount as they can right now.” A credit score of 720 to 740 is generally required to qualify for the lowest mortgage rates. FHA loan requirements are more lenient, and sometimes lenders qualify borrowers with a score as low as 620 for these government-insured loans. Schindler says potential buyers should research their housing market to determine whether owning or renting is more affordable. In some markets, demand drives up rents, while a glut of homes for sale drives down prices.
