Circus act with vertical gardening At the outskirts of our vegetable garden I planted winter squash, following expert advice to keep the vining plants out of walkways that are frequently traveled. The squash is nestled against a trellis holding two climbing beans: Vermont Cranberry and Cherokee Trail of Tears. Planting the winter squash amongst the dry beans was wise, I reasoned, because both should be harvested around the same time. The beans will climb the trellis while the squash ambles below, making use of the empty space under the teepee. It seemed like a perfectly reasoned combination. Except in my garden, nothing behaves as planned, and the Amish Pie squash took the high road, bruiting over the beans and climbing to the pinnacle of the teepee, where it waves its vine tip in quest of further heights. Attempts at pulling it down to ground level met with tragedy, since the vine is thick and snaps when handled. Wrapping its tendrils around the bamboo supports, it sits firmly at the top of the garden. Where it has begun to set fruit. And Carol O’Meara Colorado State herein lies this year’s dilemma: how to University Extension support the swelling squash. One answer lies in the simple design used by Dr. Ken Goldsberry of Donath Lake Greenhouse just south of Fort Collins. His design, consisting of 2 foot-long lengths of baling twine run through the outer edges of nylon netting, hangs from hooks on the trellis, making a perfect hammock for squash, melons or other large fruit. The netting is held in place on the twine with knots. The fruit hammock works beautifully, but if you don’t have access to baling twine and nylon netting, pantyhose work in a flash. Tie the ends to the trellis and slip the squash into its cozy sling; pantyhose stretch with the squash, keep good air circulation and are built to stand up to pressure. But the Amish Pie isn’t a demure four-pounder; no, this squash swells to 60 pounds or more; trying the fruit hammock would be like putting a bikini on a hippo – it might look nice but it won’t get the job done. And at that weight, it’s clearly beyond the capacity of pantyhose to handle, even if they are control tops. A more robust support method is called for with this plant. An old T-shirt might be strong enough as a sling, or a sheet as the fruit gets larger. The trick is making sure the sling is securely tied to the trellis. For this squash, an old step ladder snugged up underneath is the extra insurance that’s needed. Though it’s tempting to pinch off all but one or two of the swelling fruit to reduce the number maturing on the teepee, that could be counter-productive. After all, the secret to giant pumpkins is to do just this; pinch off all females except the one you want the plant to pour its energy into. The result is a squash of mammoth proportions – something I don’t want dangling with the dry beans. With slings and ladders this year’s garden circus-act will play itself out in our patch. If you’re going vertical try some of the more space saving methods on smaller fruit, like hammocks and nylons. The fruit will stay clean, and you can train your vines upward to save space. Foreclosure activity falls In its latest report, RealtyTrac announced that foreclosure activity fell on a year-over-year basis in 84 percent of metro areas with at least 200,000 residents. That’s the good news. The real question is how long will it last? According to the company’s mid-year report, cities in California, Nevada and Arizona accounted for all of the top 10 metro foreclosure rates and 15 of the top 20 in the first half of the year. Only one Florida metro area posted a foreclosure rate among the top 20 (Cape Coral-Fort Myers at No. 12), in sharp contrast to the first half of 2010, when Florida cities accounted for nine of the top 20 metro foreclosure rates nationwide. Also posting foreclosure rates ranking among the top 20 were Boise City-Nampa, Idaho; Atlanta-Sandy Springs-Marietta, Ga.; Greeley, Colo.; and Salt Lake City, Utah. “Foreclosure activity continued to slow in the first half of 2011, especially in the most foreclosure-saturated markets and in markets where the judicial foreclosure process is used,” says James J. Saccacio, chief executive officer of RealtyTrac. “The 20 metro areas with the biggest year-overyear decreases in foreclosure activity were all in states with judicial foreclosure processes – New York, Maryland, Florida, Ilyce Glink New Jersey, Connecticut, Massachusetts Tribune Media Services and Illinois. “These dramatic decreases indicate the foreclosure pipeline continues to be clogged in many local markets across the country, sometimes by a glut of already-foreclosed properties that are not selling quickly, sometimes by a mountain of improperly filed foreclosures that are blocking the inflow of new foreclosure filings – and sometimes by both,” he adds. Nevada, Arizona and Southern California still contain some of the most foreclosure-damaged cities in the country. The greater Las Vegas metropolitan area continued to post the nation’s highest metro foreclosure rate, with one in every 19 housing units (5.36 percent) receiving a foreclosure filing during the first half of 2011 – nearly six times the national average. A total of 43,944 Las Vegas properties received a foreclosure filing during the six-month period, according to the report, a decrease of 18 percent from the previous six months and also an 18 percent decrease from the first half of 2010. The greater Reno, Nev., metropolitan area also ranked among the top 10 in the first half of 2011. One in every 34 housing units (2.96 percent) in the Reno-Sparks area received a foreclosure filing during the six-month period, the nation’s seventh highest metro foreclosure rate. Despite a decrease in foreclosure activity from both the previous six months and the first half of 2010, the Phoenix-Mesa-Scottsdale, Ariz., metro area posted the nation’s second highest metro foreclosure rate during the first half of 2011. A total of 60,985 Phoenix properties received a foreclosure filing during the sixmonth period, a decrease of 8 percent from the previous six months and a decrease of nearly 17 percent from the first six months of 2010. Seven California metro areas also fell into the top 10. While it didn’t come close to the top of the list, Seattle saw a 10 percent increase in foreclosure activity during the first six months of the year, the biggest jump of the 20 biggest metro areas. Houston and Minneapolis also saw their foreclosure activity surge. Housing economists agree that today’s foreclosures are, for the most part, the result of the stagnant economy and stalled job creation. The subprime and exotic mortgage issues have been, for the most part, flushed from the system. These foreclosures are the result of homeowners losing their jobs, or finding replacement jobs that bring in less income. And without income, it’s hard to make your mortgage payment.

Low mortgage rates and declining home values make homeownership extremely affordable these days. But does that mean now is the right time to buy a home? Should you wait? It depends on whom you ask, where you live and most importantly, on your own situation. Unfortunately, “nobody hits the gong when the market hits bottom,” says Jed Smith, managing director of quantitative research for the National Association of Realtors. But in many markets, it appears that home prices are close to bottoming out, he says. “In terms of affordability, now is definitely a good time,” he says. “Prices are fairly low and interest rates are hovering at historic lows ... but real estate is very local. It’s not just a question of state or city, but ZIP code.” The median price of homes sold nationwide in the first three months of the year declined 4.6 percent compared to the same period last year, according to the National Association of Realtors. Some parts of the country are experiencing much greater depreciation in home values. One example is the Miami-Fort Lauderdale area in Florida, where the median price of homes sold in the first quarter of the year declined about 20 percent. Not all markets are hurting. One of several that saw a jump in prices was the Buffalo-Niagara Falls area in New York, where the median price of homes sold in the first quarter increased 10.8 percent. “Every market is different and every situation is unique,” says Scott Caballero, area manager for PenFed Realty in San Antonio. “That’s why it’s good to speak to a professional who knows and understands your market.” While national statistics don’t paint the whole picture, generally, they can help you understand where the market might be headed. Fannie Mae recently projected that home prices will continue to fall during the next three months and begin stabilizing toward the end of the year. Some economists are not as optimistic and don’t expect the housing market to recover until 2014. Does that mean you should wait until 2012 or 2014 to start looking for a home? Not really — unless you have personal reasons to wait, says Ed Conarchy, a mortgage planner and investment adviser in Vernon Hills, Ill. While most real estate experts don’t expect home prices to spike in the next couple of years, it is unlikely that mortgage rates will remain low for long. “The chances (mortgage rates) could go up a lot is much greater than the chances of them going down a little bit,” Conarchy says. The rate on 30-year fixed mortgages reached a record low of 4.42 percent in November 2010, according to Bankrate’s weekly mortgage rate survey. The record high was about 18 percent in

1981. The Mortgage Bankers Association forecasts mortgage rates will be close to 6 percent by the end of 2012. If rates rise by the time you jump into the market, even if home prices take another dip, you may end up paying more for the house, Conarchy says. Let’s assume you are thinking of borrowing $150,000 to buy a house and you are able to get a 30-year fixed mortgage at 4.75 percent in the current market. This translates into monthly mortgage payments of $782. If you wait a year and prices drop by about 10 percent, you may be able to buy that house with a $135,000 loan. But if interest rates rise to 6 percent, you would end up paying $809 per month. “So when it comes to mortgage rates, there has never been a better time to buy,” Conarchy says. Before you get to the question of whether now is the right time to buy a home, you should ask if you are ready to buy. “You buy a home because it’s a place you know you are going to be in for seven to 10 years,” Conarchy says. “Not because prices are low and rates are attractive. So if you have a stable job and know where you are going to be for at least the next three years, this is probably the right time to buy. If not, play it safe.” Don’t think of home buying as a real estate investment — at least, not as a short-term one. “If someone is buying a house and wants to see prices going up in six months, that’s a bad idea,” Smith says. “These are not quick turnarounds. A lot of people got into trouble because of that.” Thinking long term should be the key to your decision, Conarchy says. “I am confident that in 10 or 20 years the real estate market will be better, but I can’t tell you what’s going to happen in three years.”
