Unemployed homeowner may not qualify for help Q: I have been unemployed since July 2010. I’m now a full-time student and a homeowner from Rhode Island. I recently received a letter from some legal company out in California stating they could drastically reduce the payments on my mortgage. I was skeptical of this but somewhat intrigued. I responded to the solicitation because I was hoping to hear about options that would allow me to lower my payments. Since I’m not behind on my mortgage payments, I assumed I could not get help. But I’ve been hearing a lot about how the unemployed and those who are underwater with their mortgage are now getting assistance from their mortgage companies, so I figured it was worth the shot. I called the legal company and the guy who answered the phone asked a few questions. He then stated he would return my call and see if I qualified for any type of program (which I supposedly did), as he stated there

You should continue to work with your mortgage company to see if they can make some sort of adjustment to the rate or your payment. The goal is to get your payment to something that’s reasonable. One area of concern is that because you’re unemployed, you may not qualify for government assistance. Getting even a part-time job would help you qualify. It’s good to hear that your lender seems to be working with you to find a solution. However, it seems very few borrowers are actually getting the help they need — and the number of folks who need it is huge. Continue to stay on top of your lender. I hope you can work something out. Blighted property needs neighbors’ attention By Rita Colorito bankrate.com

A foreclosure on your block can do more than spoil the view from your window. A foreclosed eyesore can ruin the financial health of your household and neighborhood. But you can help keep a blighted property from destroying your home equity.

Prevention makes the biggest difference, says Erynn Crowley, deputy director of the Phoenix Neighborhood Services Department. If you know a neighbor is headed toward foreclosure, find out what you can do to help maintain the property should they move away. Like Phoenix, many municipalities have developed resources to help neighborhoods deal with the

foreclosure crisis. “We always encourage neighbors to talk to each other, because that’s the fastest way going,� Crowley says. “Sometimes they aren’t aware or they thought they had a tenant who was taking care of it.� To keep one blighted property from turning into two or more, maintain your own property. “Don’t get too discouraged just because you have one or two abandoned properties on the block,� says Chris Smith, director for Neighborhood Housing Services of Chicago in the city’s Roseland office. “If every other property on the block is in pretty good shape, chances are the (foreclosed) property won’t stay vacant for too long.� Form a neighborhood watch to head off potential problems, says John Anderson, co-owner of Twin Oaks Realty Inc. in Crystal, Minn. “Once the pipes get stolen or (a property) becomes vandalized, it becomes harder to sell and it becomes a bigger detriment to the neighborhood,� says Anderson. And always inform police of criminal activity. “If (neighbors) see code violations — a broken window; tall, dry weeds; trash in the yard — we recommend they report them as soon as they see them,� Crowley says. “You

don’t want it to sit and get worse.� Sometimes an eyesore can turn into a health or safety hazard, with vacant properties attracting squatters or becoming hot spots for illegal activity, such as drug dealing. If you suspect such a risk, notify authorities immediately. “Everyone on that block needs to call (the authorities) on the same day, within the same hour. And if nothing happens, do the same thing again the next day,� Smith says. He says with this tactic, at least in Chicago, it usually takes fewer than three days for police to board up and secure an abandoned property. If your city doesn’t fix the problem foreclosure, Smith suggests calling a nonprofit that will work on your behalf to take care of problem properties in your neighborhood. To speed up a foreclosure sale, help find a potential buyer. Talk up the property, and your neighborhood, to anyone who is looking to buy. “The best salespersons for an abandoned property ... are the people that live on that block,� Smith says. If your area is particularly hard-hit by foreclosures, the eyesore on your block may already be part of a federally

funded Neighborhood Stabilization Program, under which municipalities buy, fix up and resell blighted properties. Crowley says some Phoenix neighborhood groups help market NSP properties. In Minneapolis, Anderson has seen neighbors banding together to buy foreclosed or NSP properties, fixing them up and reselling them. Don’t waste your time trying to figure out who owns the foreclosure nightmare on your block in an effort to make the owner take responsibility. Foreclosures can take months or more than a year. It’s often difficult to pinpoint who currently holds the deed, Anderson says. Ask your building-code department, or a similar agency, what you can do legally to help maintain the property, says Anderson. In most cases, they’ll give the go-ahead to pick up trash outside the property or mow the lawn. Be sure to get permission first. Avoid the temptation to sneak onto the property and try to fix it up yourself. “Don’t try to do anything on your own,� Smith says. “(You) could actually be held liable for anything that goes wrong on that property. You have to go through the proper channels.�

Family-room Fundamentals The old adage, ’’you can’t please all of the people all of the time,’’ doesn’t apply when designing family rooms. Generally speaking, these spaces must meet the needs of many individuals, so it’s a designer’s job to make sure everybody is happy. This makes tackling family rooms fairly difficult, and I was reminded of this during a recent project for my clients, Becky and J.D. They live with their two young daughters in a lovely, 1960s-era home. They longed for a comfortable space where the whole family could work, play and just be together, but they were stuck with a cold, dreary basement space that seemed stuck in a ’60s time warp. Using the fundamentals of family-room design, I set out Candice Olson to transform the dysfunctionHGTV al space into a beautiful, relaxing, family-friendly zone. Good design starts with function, and that’s especially true in a family room. The couple wanted the room to work on a few different levels – as a lounge, as a work area and as a play space – so my job was to cram heaps of utility into a relatively small area. I started with some minor renovations and revamps. We installed a new drywall ceiling with recessed lighting. The walls were painted a light linen color, and I chose a gorgeous vinyl flooring that looks like wood but has the added advantage of being waterproof. So perfect for basements! I decided to create an attractive, kick-back-and-relax lounge space at one end of the room, and used the wall with the fireplace as my focal point. I spruced up the dated brick with a dark mushroom tone paint, which really popped against the surrounding, lighter-hued walls. We also installed a clean, modern brushed-nickel gas insert and voila –

instant face-lift. So much of what family rooms are about today is electronics and media. So, I flanked the fireplace with two store-bought base cabinets, customized with original wood tops, that provide all sorts of media storage. Adjacent to this, beautiful new recessed cabinetry now houses a big-screen TV, a DVD player and the gaming consoles. The main seating in this space is a large, mochacolored sectional that is comfy enough for the whole family – and acts as a room divider between the lounge area and the work/play area. Linen ottomans and a round wood table can be used for entertaining or for play activities. When your space is limited and your needs are many, multipurpose furniture like this table works really well. Using carpet tiles in cream, butterscotch and a warm gray, we created a comfy, durable and attractive area rug. Not only do they help keep feet warm, these tiles are great for dealing with little messes – if chocolate milk gets spilled, say, you can remove the

dirty tile, have it cleaned and put it right back in. On the opposite side of the room I fashioned a multipurpose work/play zone. Becky and J. D. needed a home office and the kids needed a place where they could do arts and crafts. So I put in a large, white, L-shaped work surface and chairs as well as a bank of storage underneath for art provisions, books and playthings. The family needed a place to showcase the children’s masterpieces, so I used custom magnetic blackboard panels to create a practical feature wall. After some final accents, including a gallery of photography, lamps, pillows, custom draperies and blinds, the space was complete. With careful planning, a bit of paint and some stylish furniture, I provided this young family with a multifunctional room that is truly all things to all people.
