Roses may not be ready to sleep quite yet

Carol O’Meara Colorado State University Extension

Just because they’re pampered, smell good and look great with a tuxedo-clad guy doesn’t mean this princess is a pushover. In fact, when it comes to hanging tough once the weather gets ugly, the rose proves it’s about as delicate as a Mac truck. Frost, wind, snow and chilly days aren’t enough to stop this blooming beauty, so if you’re putting your garden to bed this month, wait to tuck your roses in until nights in your area are consistently 26 degrees. Until then, they’ll continue to bloom even though the weather has us shivering. “Don’t put winter protection on too soon,” says Joan Franson, an American Rose Society Master Rosarian. “Roses will keep blooming in temperatures down to 30, 28 or 27, but even the dumbest ones know it’s time to go to sleep at 26 degrees.” Monitor the weather at your house instead of relying on temperatures recorded at the airport, says Franson. “You’re not growing roses there.” To become a Master Rosarian, Franson spent more than 10 years consulting with rose gardeners in Colorado on how to get the most from their plants. With her mix of humor and good advice, your roses will survive the winter and be the beauty of the garden for years.

• Begin cutting back on their water now to slow them down, she says, which will also help them harden off. But do this slowly throughout the next two to three weeks – going cold turkey is sure to shock them. • Wait until temperatures are 22 degrees for several nights before mulching over the crown and graft of the rose. Scoop several shovels of soil or a mix of compost and bark mulch up over the crown, burying it 8 to 10 inches deep. Use an open collar or ring around the plant to hold the mulch in place. Canadian hardy roses and shrub roses are tough enough that they don’t need mulching, unless they were planted this past season and are still getting established. Hybrids need the extra blanket mulch provides to get through Colorado’s rollercoaster winter temperatures. • Deadheading blooms in October – where old, spent flowers are removed – should be done without stimulating the plant to grow new shoots. By clipping the blossoms just below the flower, but well above the leaves, you’ll get rid of decaying petals without getting new growth. In most cases, canes shouldn’t be pruned until spring; our dry winters cause a bit of cane die back and if you’ve clipped your stems,

you’ll have less that survives the season. But if your plant grew vigorously this year and canes are tall, cut them back by one-third to keep them from being whipped around and damaged by wind. • If the plant had insect or disease problems, apply a sanitizing spray of fungicide and insecticide, covering leaves and canes, as well as the ground around the bed under the rose. When we have the warm up so common in January or early February, apply a second dose of this spray to the rose to keep problems at bay. Safer soaps or horticultural oils also work for this purpose in organic gardens. Repurposing Fall’s

Litter Bugs A back-saving, soil-enriching way to deal with fallen leaves Article Resource Association

As Mother Nature adorns the trees in your yard with riotous reds, vibrant yellows and exotic oranges, you can easily get swept up in the romance of the season – until those leaves turn brown, drop from the branches and litter your lawn. Then you start to think of the hours of backbreaking raking work ahead of you. This autumn, why not try working with Mother Nature by mulching those leaves instead of raking, bagging and condemning them to a landfill? Leaf mulching is a time-saving, environmentally friendly way to deal with fallen leaves. Plus, if you live in a community that has cut back on collection services due to the economy, mulching can solve your dilemma of what to do with the leaves littering your lawn. “It doesn’t make sense to rake leaves and bag them, just to have them end up decomposing in a landfill,” says Dr. Phil Dwyer, senior scientist at The Scotts Miracle-Gro Co. “Leaf mulching recycles a natural resource and enriches the soil of your lawn for free.”

In fact, turf benefits by receiving more nutrients when you mulch fall leaves back into the lawn instead of raking them, according to a study by Michigan State University turfgrass researcher Thom Nikolai and ScottsMiracle-Gro scientists. Recycling fallen leaves saves time and money, adds nutrients to the soil, speeds spring greening and reduces weeds. Here’s how to recycle this fall’s crop of fallen leaves. • Remove the grass catcher from your lawn mower. Mow over the leaves on your lawn. Repeat until they are reduced to dime-sized pieces. • Mow until you see about half an inch of grass through the mulched leaf layer. Any kind of rotary-action mower will do the job, and all kinds of leaves can be mulched. Throughout the season, you can chop up to 18 inches total of leaf clutter with several passes of the mower. Having a somewhat thick layer of mulched leaves is OK as long as you can still see the green grass blades poking through. As leaf bits settle into the

ground, microbes and worms get to work recycling them. Once you’ve enriched your soil with leaf mulching, don’t forget that fall is the best time to feed and seed your lawn. A few simple steps can help ensure that your lawn will be strong next season and beyond by including the following. • After mulching, feed your lawn with Scotts Turf Builder WinterGuard fall lawn fertilizer to help build strong, deep roots for a better foundation and a more robust lawn next year. The nitrogen in the fertilizer will also help the mulched leaves decompose faster. Be sure to sweep excess fertilizer off hard surfaces like driveways and sidewalks. • After feeding, spread seed where needed. To reseed your bare spots, dig up bare areas, mix in compost, sow your seeds and cover with more compost. If the weather is dry, keep the seeded soil moist until new grass begins to grow. Seeding autumn bare spots will thicken the lawn and make it more resistant to future bare spots.

Stay focused when organizing the house To help you avoid the inevitable moment when your organizing efforts begin to slide, take note of these 10 strategies from organizing expert Monica Ricci: 1. Vividly imagine the way you’ll feel after the task is complete. 2. Focus on your desired result. 3. Imagine yourself completing the task or project easily, quickly and with no setbacks. 4. Tune into the procrastination language in your head and derail it with positive thoughts of “I want to,” “I can” and “I enjoy” instead. 5. Let go of perfectionism. Many things aren’t worth doing perfectly, so just start and do your best. 6. Get an accountability buddy to keep you on task along the way. 7. Work out the steps to the project on paper in advance to clarify your thoughts. 8. Keep a progress log so you don’t lose sight of how much you’ve accomplished. 9. Break your project into small, manageable chunks and create interim deadlines for yourself along the way. 10. Build in rewards for yourself as you finish each step or as you complete the project. – HGTV

History is Alive Longmont home registered through Landmark Designation Story by Daelena Tinnin Photos by Paul Litman Longmont Times-Call

The stairs creak eerily, a bullet-sized hole pierces the original stain glass window along the staircase and the pull-chain toilet in the bathroom still flushes 103 years later. It’s not a movie set for a spooky thriller about a haunted house, but the historic home at 608 Emery St. in Longmont is a must see. As a part of the East Side Historic District of Longmont, the house on Emery has a new breath with homeowners Joan and Ray Alexis. “We always had a brand new home and we thought it would be a nice challenge to buy an old home and restore it,” Joan says. Past the bronze plaque, on the sky blue front porch, that reads “City of Longmont, Colorado Historic Landmark” and through the original wood door with a carved relief door knocker, history awaits.

A Personal Touch The Alexis’ creative decisions to fuse some of the original details of the house with their own unique, and often historic in their own right, quirks create a visually appealing flow through the late 19th century dutch colonial revival home. When Joan and Ray bought the house 15 years ago for $160,000, they were intrigued by how old it was and lasting originals like the woodwork, the fireplace and the kitchen cabinets. The bulk of the restoration process was cosmetic – painting, landscaping, a new roof and re-finished floors, totaling anywhere between $10,000 to $15,000. Although old, the house didn’t require much maintenance. “It was very livable when we moved in, it was just a matter of putting our own touch on it,” Joan says. For three to four years the Alexis’ took their time to design a home that would be reflective of them and still preserve the historical fascinations. Deep beiges, maroons and beautiful blues coat the walls, just one of many personal

touches added to the classic home. The antique cash register and the pocket doors, one of Joan’s favorite details, lead the way to chess heaven. Ray, a chess enthusiast, player and teacher, displays an impressive chess set collection. A special historic addition to the room is a chess set sculpture made by famous American sculptor, John Rogers. The top floor offers more glimpses into a life more than a century ago. The bathroom still contains the original pull chain toilet and claw-foot tub. The master bedroom features a blend of lavender and gray paint and an additional bathroom, built before the Alexis’ bought the home. Old-style pendant light fixtures with cloth cords hang from the guest bedroom and bathroom ceilings. Any other historical aberrations have yet to be

discovered. “I’ve always looked for something that someone left and never found anything,” Joan says.

A Historical Decree The Landmark Designation Commission of Longmont received a grant to survey homes within the East Side Historic District in January 2001. The Alexis’ house high style architecture was so rare on the East Side and the house displayed a certain physical integrity that qualified it for historic designation. James Wiggins, who built the house with his sons, left an indelible mark of master craftsmanship on the Emery Street home. In its fifth ownership, the house still smiles with memories of family gatherings, holidays and histories that live on.

Use your space or lose it Look around for valuable space that is not being used. Empty spaces can be a great opportunity to increase storage, and they help create order. Instead of those dust bunnies taking up residence under the bed, put that space to good use with some under-bed storage containers, for example – these work especially well for infrequently used or seasonal items. High shelves can be another good place to stow such things. The less often you need to access the item, the less accessible it should be. Be sure to make a list of what you put in long-term-storage areas so that you won’t lose track of what you have and end up buying duplicates.

Invite a new table to dinner this year By Mary Carol Garrity Scripps Howard News Service

If you’ve ever been stuck at the dreaded kids’ table at Thanksgiving or been seated at a rickety card table stuck in to expand the main table, you know how important it is to have a diningroom table that can welcome the entire family. After years of stressing over how I was going to fit guests during holiday dinners, I finally decided to get a table that had enough room for us all. If you are considering inviting a new dining-room table to dinner this year, here are a few tips to help you select one that’s as wonderful as the friends and family who will gather around it.

Round dining-room tables are growing in popularity, and they look amazing paired with upholstered winged-back chairs. (SHNS/Courtesy Landon Collis)

Focus on Function First, define what you need in a table. Is your dining room formal or casual? What shape is the room? How many people do you want to seat? Will you need space on the table for serving dishes, or do you prefer to pre-

pare guests’ plates in the kitchen or serve off a buffet?

Start at the Top Next, decide what shape will work best for your space and lifestyle. If you have a long, narrow room, you might like a rectangle top. There have always been scads of gorgeous formal rectangle tables to choose from, but now the selection of informal rectangle tables is getting better. If you love lively dinner discussions, consider a round or square table so everyone can see each other. One great benefit of today’s round and square tables is that they can expand without losing their shape, thanks to new technology in table leaves. In the past, when you added leaves to a round or square table, you ended up with an oval or rectangle. Look at the Legs Look for table legs that work well for the size of gatherings you have typically. Many people opt for pedestal tables, where the

tabletop is supported by pedestals fixed to the table’s center, so no one gets stuck sitting by a cumbersome table leg. The trestle leg is also a popular pick. As with a pedestal table, supports fit in the center of the table, but then are connected by a horizontal stretcher.

Delicious Details Now comes the fun part: picking the material, style and finish that fits your dining room best. I’m crazy about solid wood dining tables, especially those with trim details like contrasting wood inlays. Pick a Seat While I’m a big fan of matching dining sets, I also love to mix it up, wedding dissimilar chairs and tables. For example, try surrounding your table with benches. For a luxurious look, use upholstered wingback chairs. If your style is casual, try wicker armchairs or armless banana-leaf chairs. LONGMONT

Plates may not reflect large value COLDWELL BANKER LONGMONT ON TOP OF THE LONGMONT REAL ESTATE MARKET

By Helaine Fendelman and Joe Rosson Scripps Howard News Service

Dear Helaine and Joe: These two plates have been in my family since the early 20th century. I find the images of George and Martha Washington to be quite exceptional. The plates are 9.75 inches in diameter. Can you share some information on this set? – D.R.B. Dear D.R.B.: Many people who write feel that age is an important factor, implying that it adds value, but this is not necessarily true. Founded in 1908, the F. Thomas Porcelain Factory in Marktredwitz, Germany, manufactured the two plates in question. The antecedent of this firm – Jaeger, Thomas and Company – originated in 1898 and lasted until 1903, when Fritz Thomas left the firm and became part of Porcelain Factory Marktredwitz, Thomas and Ens. This company endured from 1903 to 1908, but Thomas continued in business as F. Thomas Porcelain Factory. The Rosenthal Group acquired this company in 1909; it continues in operation to this day. What does all this history tell us? The plates in today’s question could not possibly have been produced before 1908. The question that remains is, when after that date is the most likely time for these two items to have been manufactured by Thomas? The answer probably lies in the history of George Washington’s life (1732-1799). As every schoolchild knows, he became the father of his country and one of the most revered figures in the American pantheon. The manufacturing of the various Washington items started a few years before the 1932 anniversary date, but we are comfortable with these two plates being circa 1930 and feel strongly that this is the most likely time of their origin. Examining the photographs, we have also come to the conclusion that the images are not hand-painted but are transferprinted. D.R.B. can confirm this by examining the image with a magnifying glass. If he sees little dots here and there, he can be sure that these are prints. However, there may be a little handwork in some areas, but this does not materially affect the value. For insurance-replacement purposes, this charming set of plates commemorating George Washington’s 200th birthday should be valued between $100 and $125. Helaine Fendelman and Joe Rosson are the authors of “Price It Yourself” (HarperResource, $19.95). Contact them at Treasures in Your Attic, P.O. Box 27540, Knoxville, TN 37927. It’s time to get back on track with easy, stress-free living The economic downturn that began in 2008 continues to spawn questions and uncertainty. However, signs are pointing to better days, and those willing to act now can find rewarding opportunities. There are many strategies for recovery, but don’t forget the one that helps in multiple ways: a low-maintenance home from Kemmons Wilson Communities.

Save more money Saving more doesn’t just mean clipping coupons. Now is the opportune time for a household to take stock of its budget. Sometimes, expenses that seem inevitable can be reduced or eliminated. For example, how much money have you spent maintaining and repairing your home? With yard maintenance, roofing, plumbing and other repairs, it may be significantly more than you think. You could save money by doing the work yourself, but you could also save money, time and effort with a low-maintenance home.

Work longer You’ve probably already considered the possibility that waiting longer to retire may be in your best interest, at least from a financial standpoint. However, that can mean putting off some of the hobbies and projects you’ve been looking forward to, unless you find extra time in your schedule. Take home maintenance off your to-do list with the help of Kemmons Wilson Communities, and you might be surprised how much free time you have.

Get back in the game One clear area of opportunity is investment. However, it may not be advisable to place all your savings into the stock market immediately. There are other places to invest that have also hit low points. Housing costs and mortgage rates are down, but economists are saying they won’t stay that way for long, so those ready to move now are in a fortunate position. Invest in a lowmaintenance home now and you’ll start seeing the returns – money,

time and peace of mind.

Start now Watching pennies and working longer may not be your top choices, but there are other ways of getting back on track. Take a fresh look, and you might find the perfect answer right in front of you.

To schedule a tour, or for information on homes from Kemmons Wilson Communities, visit www.kw communities.com. For the Longmont community, call Terry at 303772-7600 or for the Aurora community call Jennifer at 303-669-9099. You’ll be entered to win an Orlando, Fla. vacation for touring.

You could win a fabulous one-week Orlando, FL vacation just for touring our beautiful community! With Kemmons Wilson Communities, you can own an exceptional home without the time and effort of maintaining one. Imagine having the luxury of more free time—it’s like being on vacation every day. Keep a watchful eye when buying in an unfinished development to comply with certain contract requirements. You should also have the right to walk from the deal if the developer delivers the unit significantly late. The developer may say that the company will not negotiate any changes to their standard contract. If that’s true, you need to understand the risks associated with that purchase – and a real estate attorney will be able to explain these risks to you.

Local Building Inspectors In some parts of the country, government inspections of new construction developments can be quite casual or minimal as they’re being built. Building inspectors might spend a couple of minutes at a construction site and only view random units in a large development. Most cities are not equipped to have their building inspectors undertake detailed inspections of each home or housing unit that is going up. So you should make sure you hire your own professional home inspector to inspect the home during construction and just prior to the closing. Just because a home is newly built doesn’t mean it won’t have problems or be built incorrectly. You need to know what the issues are so you can create a punch list of items to be fixed and attach that punch list to the contract at closing. Read the original question and my answer here: www.think glink.com/article/2009/09/03/ first-time-home-buyer-ques tions-to-ask-when-buying-anew-home-in-a-new-development.

When it comes to sports gear, Karen Law, of Contained Design in Minneapolis, follows the mantra: Hang it, hook it, don’t prop it. “Everybody loves to prop things against a wall,” Law says. Not only does this approach waste both floor and wall space, it invariably leads to damaged sporting equipment. “As soon as someone slams a door, that snowboard will slide down the wall and get run over by the car,” she warns.

Vinyl flooring has evolved Article Resource Association

One of the best kept secrets in hardsurface flooring is now out of the bag – it’s almost identical to high-end hardwood, stone or those ceramic floors that look great in any home – but provides quiet, warm-performance benefits, is easy to maintain and won’t break your budget. It’s luxury vinyl tile. Unlike the “real thing” luxury vinyl tile features great design, deftly mimicking the classic, sophisticated looks of tile, plank, stone, slate, and other natural textures and tones, and can be installed in any room of your house, including hallways, kitchens and even bathrooms. LVT designs also come in less-conventional, contemporary patterns, giving you a wide range of style options and allowing you to create a custom design by intermixing textures and borders or even installing fun checkerboard themes. LVT also comes with grout-less and groutfilled options for authentic, realistic designs. Grouted options are cut with a grout edge that allows you to leave a gap between tiles and fill it with a special acrylic grout designed for LVT installa-

tion. It looks and feels like natural grout products. “We’ve been making stylish, resilient vinyl tile products in the United States since 1957, and the designs and capabilities continue to evolve year after year,” says Erica Hubbard, marketing director for NAFCO by Tarkett. Luxury vinyl tile holds up to the rigors of daily household traffic much better than stone, ceramic or hardwood. LVT’s durable construction includes a protective wear layer that resists scuffs, scratches, wear, tears and gouges. “Natural flooring, such as tile, stone and wood, are hard, cold and not nearly as durable as LVT,” Hubbard says. “They easily scratch, crack and scuff. And, they are not easy to repair.” Stylish and economical, LVT flooring delivers all of the luxury elements without the hassle and fuss. All require minimal care, and if a few tiles get damaged, they can easily be removed and replaced within minutes. There is no need to tear up the entire floor or have a flooring specialist come out to your home. If you’re still not sold on the benefits

of LVT, consider visiting some of the manufacturers’ Web sites to see product installation photos and also interactively explore design options. The Design Center at www.nafco.com, for example, offers design and installation tips; and www.tarkettna.com has an actual roomvue interactive flooring visualizer that allows you to upload photos of your own rooms and “test drive” your choice or choices of flooring. Once you’ve made your decision, don’t forget to visit a quality retailer.

Once you have a plan or organization, tackle one room at a time. If you’re still overwhelmed, narrow it down to one corner at a time. Then, says organizing expert Liz Witts, begin the process by sorting the items into the following categories: • Keep: Items used on a regular basis. • Donate/Sell: Items that are no longer used or are duplicates. • Store: These are sentimental things that you want to hold on to but don’t need to have cluttering up your daily living space. • Trash/Recycle: Things that are no longer usable. Now that you’re left with only the items you intend to keep, it’s essential to set up “homes” or “zones” to maintain organization. Use well-labeled containers to create a storage system, and let your family know where things are located. – HGTV

When it comes to impressing your mate, forget about diamonds and designer gifts. You’re more likely to snag a date based on your decorating taste than with bling. A majority of men and women – 88 and 85 percent, respectively – would prefer to receive a room makeover over a pricey pair of diamond earrings or watch, according to the KILZ Roller Report. The annual survey, which polled 1,000 people across the United States and Canada, revealed surprising insights into how men and women perceive home decor in its fifth edition, “If Your Walls Could Talk.” Lisa LaPorta, host and designer of HGTV’s “Designed to Sell” and “Bang for Your Buck,” has interpreted the survey results and created some corresponding tips to add personality and appeal to your home’s decor. “A person’s home offers insight into who they are and how they live their life, so it’s not surprising that suitors consider the decor of potential mates in the early stages of dating,” LaPorta says.

Your Apartment Speaks Volumes Sixty-three percent of women consider home decor a key indicator of a man’s personality and maturity level. LaPorta advises guys to lose the dozens of rock ’n roll posters and sports memorabilia they’ve been collecting since childhood. “Select one or two of your favorite pieces and

have them professionally matted to make them feel more like one-of-a-kind art than part of a giant collection,” LaPorta says. “You may also want to consider rearranging your furniture so oversized TVs aren’t the focal point of the room.”

Bright Wall Colors are a Buzz Kill Sixty-six percent of men prefer neutral walls to bolds, so LaPorta suggests that bold wall colors can be intimidating and distracting to a new male suitor. “Try giving your space a weekend facelift by changing a bright colored wall to a more appealing tan or beige,” LaPorta says. “Start with a highquality, fast-drying primer like KILZ Premium, which allows for fewer topcoats to hide any traces of your past extravagant paint decisions.”
