The historic home at 1102 Third Ave. in Longmont isn’t unique because it has adorned the same spot since 1904, but because of the different flavors its occupants have contributed to it throughout the years. “It was like a time capsule when we first moved in,” says Cynthia Mirkis, who has lived in the home with her husband, Andy, and their daughter for the last seven years. This classic cottage, often referred to as the T.E. Graham House, was built in 1904 as architecture was transitioning from the Victorian era into the classic cottage. While its architecture is officially classic cottage in style, it features several Victorian designs in its woodwork. The main floor of the house remains intact, renovated in the late 70s and early 80s to hold the historic value of the home through original wood floors, windows and dark wood base boards. When Andy and Cynthia moved into the home it even came with an antique armoire and dining table that adorns the dining room. The main floor consists of a living room, dining room, kitchen, bathroom and study, which was the original master bedroom when the home was first built. The main floor bathroom also holds true to the past as original fixtures adorn the room. Originally, the home had a wraparound porch, which was common on most homes built in the early 1900s. When the home was renovated in the late ’70s, the front part of the porch was incorporated into the living room and the side porch was enclosed and is now used as a sunroom. The most recent renovation on the main floor is the kitchen, which received a new stove, countertop and cabinets in 2002. But the floor remains original, and if you look close enough you can still see ember burns from the wood cooking stove. While the main floor remains historic in nature, the real changes occurred in the basement and attic. In the 1940s a father and son dug out the basement adding some much needed square footage. In the basement they added a bar and chairs, which still remain. When Andy and Cynthia moved in, they finished the

basement and installed drywall. When it came time to add insulation, they pulled from the walls old World War II newspapers that had been previously used for insulation. The attic, which was made into the only bedroom in the home during the 1970s, is what some would refer to as a bachelor pad. It comes complete with a Jacuzzi tub mounted on a pedestal, built-in bar and stereo system. But for Cynthia and Andy, these little nuances is what makes their home so special. “It is so original and unique,” Cynthia says. “I often think, ‘I can’t believe I live here.’”
Where did the house get its name? During the 1930s and ’40s the T.E. Graham House, located at 1102 Third Ave., was owned by Thomas E. and Elizabeth Watson Graham. Thomas was a chief chemist for the Great Western Sugar Co. when the first beets were processed in Northern Colorado. As a young man, Thomas worked as a mining engineer and was later the owner of the Eagle Mine in Erie, where he was born in 1884.

David Clemmer’s life is all about style, fashion and beauty. He is “Style by Jury’s” expert stylist and owns an agency that represents designers, makeup artists and other talent. But when he’s not busy jetting around the world to dress the rich and famous, he can be found at home with his two favorite glamour girls, dogs Maggie and Mollie. He recently purchased a century farmhouse in the heart of the city, and renovated most of the main floor with his terrific sense of style. But all the rooms led to the busiest room in the home, a dated 1980s-style kitchen that had broken cabinets, old appliances and a bathroom that opened up to the cooking area. Not very stylish. David loves to cook and entertain, and he longed for a beautiful and functional kitchen, a space that could also serve as a home office and a place for his dogs to sleep. The problem was that he didn’t know how to make it all happen. I decided to reconfigure the room and start fresh. I took down a few walls, got rid of the bathroom and lost the cabi-

netry. I also replaced the old windows with some new French doors that lead to the patio. I then brightened up the space with a fresh coat of paint and some heated travertine floor tiles. I wanted the kitchen to be a perfect blend of function and fashion, and thought it should also marry the traditional with the contemporary. I started with the room’s center, where I installed a dark-wood kitchen island with a creamy quartz counter that houses a recycling center, a dishwasher and a sink with an industrial faucet. With the addition of some fashionable chairs, the island doubles as an eating space. To add a bit of elegance, I put two crystal chandeliers above the island. I then got busy on the perimeter of the room by adding loads of bright and airy cream-colored cabinetry, new mustard polished-quartz countertops and a host of stainless-steel appliances. Along one wall I created a bar area, complete with a long sink, a dual-temperature wine cooler, a built-in coffee maker and a gorgeous fridge-and-freezer column.

The next area, along the back of the kitchen, is all about cooking, so I set up a new pantry and a large counter space with marble backsplash tiles. I then put in a huge six-burner gas range that boasts double ovens and a griddle. Next, I got to work on David’s office area. Because it’s the first thing you see when entering the kitchen, I wanted it to have a real “wow’’ factor. So I put up stunning wallpaper with a pattern on reflective silver foil that blends the traditional with a hip edge. I put in a desk where David can work, a shelf with task lighting and created two fashionable dog beds below for Maggie and Mollie. In a world of “dress to impress,’’ this space made a bad first impression. So I blended traditional and modern touches, put in contrasting colors and added a variety of materials, and turned this kitchen into a chic space in which David can cook, eat and entertain in style. Local growers provide retailers with thousands of the cheerful plants from Halloween through the end of the year. Treating plants with the same care in unbiased trials lets growers see how different varieties thrive under standard industry practices. “This isn’t a show where they’re going from booth to booth, seeing only those plants that are perfect,” he says. Growers need to know how that poinsettia will grow for them, if it’s finicky to raise, and when it will be in its prime. Though the trial isn’t paid for by plant breeders, the big poinsettia companies, like Ekke, Dummen or Syngenta, send 2-inch rooted plant cuttings to

CSU in July for entry into the trial. Planted into 6inch pots, the cuttings are cared for by Newman, Research Associate John Ray and Floriculture graduate students. Costs are recouped from the sale of plants during public evaluation. As days begin shortening Sept. 19, the greenhouse crew covers windows at night to block out the glow of street lamps. This darkness stimulates the poinsettias to color up. The earliest plants are in full blush in five weeks; these jumpstart sales for the season. Later varieties are in full color by black Friday, the biggest single day for poinsettia sales. In the greenhouse, bench after bench blazes with the result of months of care. “All of these colors are interesting to see, but I always like the novelties,” says Ray, who oversees the daily operation. “The brokers and growers invariably pick the standards, but the students and public love the novelties too – they go ape over them.” In plum, buff or seashell pink, there’s a poinsettia for you. For holiday haute décor, try speckles, crinkles or rose-like doubles; even Broncos fans are in luck, with Orange Spice. Head on out to the trials early; the plants sell out fast. These TVs can pack 100 pounds or more into a compact design, so they need to be well secured with mounts specifically designed to hold them safely. • Wall mounting a flat screen looks great, keeps your expensive technology out of reach of little hands, and, when done properly with a high-quality device, is much safer than placing the TV atop a piece of furniture. It’s time for a confession: Every time a neighbor puts up a for sale sign with an information tube, we’re one of the first to pull a flier. It’s not that we’re looking for homes for sale, we just want to see how much the neighbors are asking. Given expertise gained from too much time spent on Zillow.com, the real estate site, we feel we have a good idea what the price should be. But there’s always one that makes us say, “They’re asking how much?“ A lot goes into setting a price for a home, and it’s hard to take out personal factors (“We spent hours picking out that tile,” “This pool is a sanctuary; it’ll double our asking price“). But the reality is, “money is the driving force,” says Heather Pourchot, a Realtor with Realty Executives in Clearwater, Fla. Pourchot is an anomaly in this housing market: In the past two years, “we’ve had two of our best years because we have priced our properties right.” Comparable home sales are the main factor she uses in setting a price, and the more recent the sales, the better. Pourchot used to factor in sales from the past year; now she limits comparables to the past six months. Pourchot and her client agree on a selling price, and the house goes on the market. “Once you’ve priced it and you have a lot of exposure, you’ll know within the first three weeks if

you’ve priced it right.” If you have no traffic, she says, you’ve priced it too high. Same goes for if you have a lot of traffic but no offers. Then you have a choice to make: Adjust the price or wait it out. “It’s hard to do,” she says of setting a price, but “the market will talk to you, whether you’re selling on your own or with a Realtor.” Even if you intend to sell your home yourself, bring in a Realtor or an appraiser to get a professional’s idea of what the price should be, she suggests. “The worst thing you can do is over price your home.” Most Realtors offer a complimentary market evaluation with the hope that if you decide to list with an agent, they’ll be your agent of choice. Price is just half of the real estate equation, Pourchot says. The other half is exposure. You may have the right price on your home, but if would-be buyers don’t know about it, you’re not going to sell. “The buyers are out there looking,” she says, “and you don’t want them to miss you.” If you know you want to sell in 2010, the time to put your house on the market is now, Pourchot says. You’ll have time to listen to the economy and be positioned just right going into the new year. “If you know you’re going to sell,” she says, “let the world know.”

Q: I cannot seem to find the answer to my exact situation and was hoping you would help me. I recently entered into a contract to buy a condo with my girlfriend and we’re going to be closing in February or March. She is divorced and owned a house less than three years ago, so she is not eligible for the first-time buyer tax credit. I am a first-time buyer. How much of the credit am I entitled to take? Thank you for your help. A: If you’re not married, and you qualify based on the price of the home and how much you earn, you should be able to get at least $4,000, and maybe more. Your girlfriend probably does not qualify for the new expanded home buyer tax credit unless she lived in her prior primary residence for five consecutive years out of the past eight years. You might also ask a tax preparer if you can qualify for the entire $8,000 tax credit if she doesn’t qualify for the tax credit. The IRS has set certain guidelines for two homebuyers who are not married to allocate the home buyer tax credit among them. Still, if your girlfriend does not qualify for the tax credit, it may be possible
for you to allocate the entire tax credit on your income tax return. The rules in this area are still developing and changing, so it’s hard to say for certain whether you could obtain the benefit of the full tax credit with your girlfriend on the title to the home. You may wish to discuss the issue with your tax preparer. If you get married before you close, you might then both fail the requirements of the tax credit and won’t be entitled to any of the tax credit. One final thought: If you’re not going to get married before you close on your new property, you should discuss your situation with a real estate attorney and ask him or her to draft up a partnership agreement that spells out where the money is coming from to purchase the property, who is responsible for what, and what happens to the property if the two of you end your relationship. Ice dams may not be something the average homeowner has ever heard of, but they occur all too frequently during the winter months, resulting in costly damage. Left unaddressed, water seepage from ice dams can ruin ceilings, walls, attics and roofing. Ice dams usually form when heat from inside a home causes snow on the roof to melt and trickle to the roof’s edge, where it refreezes on cold eaves, blocking gutters and drains. Since water cannot flow over the built-up ice, it backs up behind the ice, creating pools and seeps into the home under the shingles. Steps to take in the winter: • Lookout for giant icicles. One of the first warning signs of possible ice dams – and definitely poor insulation and ventilation – are giant icicles hanging from
the eaves. • If possible, keep snow off the roof with a roof rake. Use a roof rake or push broom to reduce the amount of snow that could melt. Do not climb on the roof to clear the snow as serious injury may result. Also, be cautious of electrical wires. • To melt the ice, bring new life to an old set of legs. Placing old nylon stockings filled with ice melt – containing magnesium chloride, potassium chloride and/or calcium chloride – on an ice dam is an effective way to melt the dam and create a channel for the water to run off. Be certain to lay the stockings perpendicular to the gutter near the edge of the roof. Tips for getting room color right There’s nothing quite like committing to a paint color only to find that once it’s on the walls, it looks nothing like you envisioned. Or, you realize too late that while you may love the color orange, it really doesn’t work as a living room wall color. Or maybe you just can’t decide which color is right for your bedroom. The first thing to keep in mind is that light has a huge influence on color. Fluorescent light brings out the blues and greens while making reds look duller. Incandescent lighting – like what you have in your home – gives off a warmer light that makes yellows and reds brighter while dulling blues. Natural sunlight gives the truest color, but even that has its variations. Southern exposures tend to have brighter, warmer light, while northern facing rooms will seem cooler and have more of a blue light to them. And at night, incandescent light casts shadows, so painted walls look darker. So what can you do make sure your room turns out the way you really want it to? • Find the inspiration – If you’re not sure what color you want, it really helps to find an inspiration piece to get you started. Maybe it’s a favorite vase or the quilt on your bed. Use two or three colors in that piece to be the color palette for your room – one main and two accent colors. • Forget the chip – Paint chips just aren’t big enough to give you a good idea of what a color will look like in your room. Once you’ve narrowed down your color choices, buy a small sample of each. Paint one sheet of poster board with each color. Now you have a paint “chip” that will really help. Move the boards around to different parts of the room at different times of day. • Find the balance – There’s a color principal commonly called the 60-30-10 rule that helps keep a room’s color in balance. Sixty percent of a room should be one color of the color scheme. Cabinetry and/or furniture make up 30 percent, and accents and accessories make up 10 percent. – Family Features

Decorate with fresh greenery in your home

I love gorgeous garland. I adore shimmering, showy Christmas-tree ornaments. And I’ve never met a set of holiday dishes that hasn’t set my heart on fire. But if I had to pick the single-most-amazing holiday decorating tool that you can use to transform your home for the season, my vote would go to the humble, versatile, never-fail wreath. This timeless classic is a must-have, whether you want to add just a spark of holiday spirit to your home or make it a show-stopping spectacle. In my new holiday decorating book, “Nell Hill’s O Christmas Tree,” I share some of the tips and tricks the Nell Hill’s designers and I use to make our holiday wreaths look like a million dollars. Here are just a few.
Start with Great Greens If you’re like me, you’ve switched from fresh greens to faux because they are so easy to work with. But the key to making fakes look great is to only use ones that look so real you’re afraid you’re going to poke your finger on the pine needles. Arm Yourself with the Right Tools Put together a tool kit of craft supplies you can use when dressing up a plain wreath base. We like using fishing line or 26-gauge green wire to secure adornments to the wreath base because they are virtually invisible to the eye. The wire is essential if you want to hold ornaments fast, secure hanging votive candles or keep wisps of ribbon in place. In addition, add a hotglue gun to your kit so you are prepared to make necessary repairs to the wreath, like securing a pine cone or sprig of berries knocked off by the wind or a pet. Freshen Old Wreaths Because wreath bases are so durable, you can use them year after year. But you’ll want to keep them fresh by reinventing them every season. Try giving your wreath a natural look by adorning it with fresh or dried flowers, fruit or tufts of moss. Or brighten it with colorful tree ornaments. When the wreath begins to

look a little worse for wear, you can lengthen its lifespan by sparking it up with a garland. Just loop the new garland around the wreath, and it will be fuller and fresher and ready to dazzle guests for another year.
Don’t Skimp on Bows Like peanut butter and jelly, wreaths and bows were made to go together. A carefully chosen bow will make even a lackluster wreath look amazing. This year, I really love ribbons made of rustic burlap, blackand-white checks and plaids, wool plaids and wilting satin. Get creative when using ribbon on your wreaths. Make elaborate bows that rest at the
point where the wreath is hung, then descend a loop about a foot below that the wreath will hang from.
Try Something Different If you’re in the market for a new wreath or two this season, you’re going to be amazed by the huge array of traditional and truly unusual wreaths available.
