Choose the right kind of tree for your holiday home

That magical time of the year is upon us, when we huddle in our homes hoping we don’t have to venture out in the cold. To make ourselves feel better, we cut down and bring a tree in to help us feel connected to the earth. As the scent of pine warms our hearts, the soft feel of pine needles under our feet tells us that another year draws to a close. For those who love holiday trees – more than 28 million were sold in the U.S. last year, according to the National Christmas Tree Association – careful selection and care can make the difference between enjoying your tree or tolerating it. Decorators wanting light tones should look for White fir trees to grace the room. The 1 to 1.5 inch long, light blue-green needles are small, narrow and soft to the touch. Along the upper branches, needles curve upward in a pronounced fashion, giving the tree an upswept appeal. Noble fir, with its striking color and form, is one of the prettiest trees on the lot. The 1-inch long needles are deep green, but look silver due to two white lines on the upper and lower surfaces. As a bonus, the needles twist upward, exposing their flashy undersides to view. Their stout branches are ideal for holding ornaments aloft. They stay fresh for a while after cutting, letting you enjoy your tree well into January if
you water it. With its dark green color, Norway spruce appeals to those who want their tree to have presence in the room. But though it looks stout and sturdy, appearances can be deceiving. Norways often drop needles more rapidly than other holiday trees, which could explain its droopy, forlorn-looking branches. If you want beauty and longevity, Balsam fir is the perennial favorite. Dark green, 1 to 1.5inch needles are silvered underneath, curving upward and covering the twigs. The aromatic foliage lasts throughout the holiday season, perfuming your home with a fresh pine scent. Longer, 4 to 5-inch needles of White pine soften the look of the holiday tree, adding a cloud of silver green to the decor. Though it has little aroma, White pine might be a better tree for those who suffer allergies, according to NCTA. Scotch pine is the most commonly used tree in the United States. Medium length needles – up to 3 inches – can vary in color from bright to bluish green. But what seasonal celebrants love is the Scotch pine’s persistence in preserving its foliage: it holds onto the needles even if allowed to get dry. Holiday trees need to have water in their stand to remain healthy. However, pines respond to harvesting by sealing off the cells at

the cut end of the trunk with resin. This means the tree can’t take up water from the stand, drying needles and shedding all over the Persian carpet. To keep your tree fresh, make a new cut 1 inch from the end of the trunk, then plunge the end immediately into warm water to prevent the cells from sealing. This happens quickly, so it’s best to have helpers poised with the water bucket as you’re cutting. From this point on, keep the tree from drying out or a fresh cut will have to be made. Place your tree in a sturdy stand large enough to hold the tree upright and level on the floor. It needs to hold at least 1 gallon of water, or, if you have a huge tree, 1 quart of water for every inch of trunk diameter. There’s no need for sugar, aspirin or other concoctions in the tree water. Enjoy your tree this season by keeping it watered and warm, but remember, holiday trees do best when placed away from hot air ducts, wood stoves, fireplaces and other fire hazards.

Holiday Decorating Subtle changes in home offer high-impact results By Mary Carol Garrity Scripps Howard News Service
After years of decorating my home and others’ for the holidays, I’ve come to this conclusion: I think Christmas decor looks its best when it’s subtly woven into our year-round displays, adding just a whisper of the season in a few key spots, rather than being the center of the show. Understated displays feel more natural and less contrived, and keep your house feeling like a home, not a Christmas store. To pull off an elegant but edited look for the holidays, all you need to do is add a few fabulous seasonal accents to your existing decor. Here are a few of my favorite picks this year.
Great Greens Gorgeous greens are the heart of memorable holiday displays. My favorite is pine garland, loose and lanky and dotted with pinecones and berries, that looks so real you’d swear it will drip sap on your furniture. Wind some garland around your banister – not in tight, regular circles but in random, natural-looking loops. Weave twists through the arms of your chandeliers. Let a rope of garland lazily hang off your mantel, cascading to the floor. I also adore lifelike evergreen picks. Cluster them in urns for crisp and clean winter bouquets. Tuck them into the branches of your artificial Christmas tree so it looks more natural, or use them to fill in bare spots in your fresh Christmas tree. For a rustic, organic look, knit your faux greens in with the honeysuckle vine you already have up for fall. You’ll be amazed by how the honeysuckle vine instantly takes on a holiday feel when

you mix it with evergreen picks and silver and gold accents.
Pinecones I am a huge fan of oversized pinecones because they are both naturally beautiful and decidedly dramatic. To glitz up your holiday look, hang glitter-covered sugar cone pinecones on your Christmas tree or work them into your dining-room centerpiece. I also like to include glittered sugar cones in my exterior displays because, believe it or not, they are so sparkly, you can see them from the street. Ribbon Beautiful seasonal ribbon is the crowning touch for holiday decor. Every year I like to pick a group of sensational Kristi Ritter
holiday ribbons to repeat throughout my displays. This year, I’m crazy about ribbons made from burlap, wool plaid and satin that’s so soft, it wilts and flops, giving it a charming vintage feel. Pick a few ribbon patterns you love to accent your holiday decor, then use them to hang ornaments from your chandelier, tie up napkins on your dining table, hang wreaths from the windowsills or turn a plain package into an irresistible present.

Holiday Home and Art Tour A family’s dream is born and built in Historic Westside Neighborhood By Nathalie Winch Longmont Times-Call
Ryan and Andrea Krageruds’ renovation began with an argument over who was going to do the dishes. Their Old Town home’s historic kitchen had not yet been blessed with enough space for a dishwasher. And so began the young couple’s home improvement project. It started simply enough, but after they created plans for a second level, the Krageruds discovered their dishwasher would have to wait. The house’s old foundation did not have enough strength to withhold a second story. An entirely new foundation would have to be poured. “I call it the life and death of a dream,” says Ryan. “First you have the dream, then it dies after you find out how much it’s going to cost.” But the Krageruds dream lived on. In November 2009, the renovation project came to a happy ending. They are able to enjoy a three-story, five-bedroom, four-bathroom house with 2,300 square feet of space that includes a space-age basement and high-tech appliances on each level.
Climb 10 feet down a deep stairwell to encounter what the Krageruds call their subterranean loft. This urban chic basement showcases a full wet bar with a dishwasher, refrigerator and microwave. The room also includes a home-theater system complete with a projector, a 5-by-10-feet drop-down screen and 7.1 surround sound throughout the walls and within the barrel-vault ceiling. “People ask us, ‘Are you fixing to stay or are you fixing to leave?’” Ryan says. “Well, we are fixing to stay. We wanted to invest in our house and in our neighborhood because we felt we probably lived on the best street in Old Town.” Their home is three blocks from downtown. Three parks, including Roosevelt and Thompson, and a golf course are also nearby. And their daughter, Anna, 3, will soon be able to walk to the
nearby elementary school. “We work well together,” says Andrea of the couple’s intense renovation project. “If we didn’t get along well, I don’t think we’d still be alive today. We would’ve killed each other by now. But we love doing projects together. He has a lot of the know-how, and I have a lot of the vision.” Ryan, a cycling enthusiast and fulltime employee of the St. Vrain School
District, choreographed and executed much of the renovations with his bare hands. For example, he laid all the intricate tile work in the master bathroom, built and/or refinished most of the cabinetry throughout the house, and he installed the marnoleum flooring in the basement. Andrea designed and decorated their home in a Craftsman style with an urban-chic basement. “We used all local people and businesses to help with the renovations,” Ryan says of the contractors and other suppliers who helped him renovate. New pieces, like their dining room table, complement antique elements throughout the three-story home. Some historic furnishings include Andrea’s great-great-grandmothers’ chest from Ireland and Ryan’s great-grandfather’s Civilian Conservation Corps trunk. The mix of innovation and antiquity has garnered the Krageruds’ home a stop in today’s Holiday Home and Art Tour presented by the Historic Westside Neighborhood Association. Program tells how to rent your own home By Marcie Geffner bankrate.com
Homeowners who can’t afford their mortgage payment, but still want to live in their current home may be keen to learn more about Fannie Mae’s new Deed for Lease program, which allows homeowners to sign a deed in lieu of foreclosure and then rent back their home and continue to live there. The program, known as “D4L,” is another option for homeowners who are in danger of foreclosure but aren’t eligible for a loan modification, according to Fannie Mae Vice President Jay Ryan. “This new program helps eliminate some of the uncertainty of foreclosure, keeps families and tenants in their homes during a transitional period and helps to stabilize neighborhoods and communities,” Ryan says. The program is also intended to minimize “deterioration of neighborhoods caused by vandalism and theft to vacant homes, and the effects these have on families, communities and home price stabilization,” according to a Fannie Mae document. That’s the upside. The downside is that the D4L program is riddled with so many rules and restrictions
that relatively few people are likely to be able to take advantage of it. Indeed, Fannie Mae accepted only 1,996 deeds-in-lieu from homeowners in the first nine months of 2009. What’s more, critics have charged that these types of help-for-homeowners programs generally are more about favorable publicity than actual aid for borrowers. Sean O’Toole, CEO of ForeclosureRadar.com in Discovery Bay, Calif., says such programs are “more about the headline than the reality.” Erik Weichelt, president of Weichert Elite, a real estate brokerage in San Diego, and a specialist in the sale of bank-owned foreclosed homes, says the new program may “sound nice” and “seem wonderful,” but at the end of the day, homeowners may be “better served by getting on with that part of their life and starting over” in another home. The bottom line on whether the D4L program is a boon or a bust may depend, as such matters often do, on the homeowner’s personal experiences. Such controversies aside, here’s a summary of the rules: • The D4L program is open only to homeowners
who have a conventional Fannie Mae loan. • The homeowner must be unable to afford the mortgage payments or qualify for a loan modification. Homeowners who want to walk away from their mortgage only because the value of their home has declined aren’t eligible. • The loan cannot be guaranteed or insured by the Federal Housing Administration, U.S. Department of Housing and Urban Development, Veterans Administration or Rural Development agency of the U.S. Department of Agriculture. • The homeowner must have made at least three mortgage payments since the loan was originated or last modified and cannot be 12 or more payments past due on the loan. • The homeowner must sign a deed-in-lieu to give up ownership of the home, a general release of any claims related to the loan or home, and a lease agreement, which may have a term of up to 12 months. • The deed-in-lieu will be reported to the credit bureaus as such, which could result in slightly less damage than a foreclosure to the homeowner’s credit. • The homeowner must be able to deliver title to the
home free and clear of any second mortgage or other lien. • The home must be the principal residence of either the homeowner or a renter who agrees to the terms of the new lease. Second and vacation homes aren’t eligible. • The homeowner must be able to pay market rent, and that rent cannot be more than 31 percent of the homeowner’s income. Homeowners who have no source of income aren’t eligible. • The rental applicant (i.e., homeowner or renter) must pay a nonrefundable $75 application fee, which will be applied to a credit report and background check on the occupant of the home. • The home must be inspected and the cost of needed repairs must be deemed acceptable based on the home’s value. • The rental income must be high enough to pay Fannie Mae’s anticipated maintenance and management costs. • The renter must agree to be responsible for regular maintenance and to keep the home in good condition. • Renters’ insurance is required if the renter has a pet in residence.

Remove guesswork when inviting guests Holiday guests coming? Follow these five guidelines to ensure a stress-free weekend for you and your visitors. The first rule of thumb, says entertaining expert Dana Christine, is to know the limits of your home; don’t invite more guests than you or the house can accommodate. If children are on the guest list, determine whether you’ll need to line up a baby sitter if adult-only outings are on the schedule. If pets will be visiting, either make it clear that they’re welcome in the house or offer contact info for local kennels. Most importantly, Christine says to establish arrival and departure dates – in other words, avoid inviting friends and family for an open-ended stay. “If you can’t handle guests for more than a week, don’t be shy about setting limits. This puts everyone on the same page and avoids surprises.” 1. Plan ahead. Without adequate preparation, playing host to a houseful of overnight guests can be a challenge. 2. Gather guest necessities. Whether your guests arrive by plane, train or automobile, they’re bound to be weary travelers in need of rest and relaxation. 3. Guest-proof the main rooms. Before guests arrive, look at the main rooms with a critical eye, and tidy up with a quick 20-minute cleanup. 4. Stock the pantry. Don’t labor in the kitchen while your guests are in town. 5. Work out a schedule. Once the guests have arrived and settled in, it’s essential to formulate a plan for the weekend’s events. – HGTV

There are thousands of different varieties (the main distinctions being either evergreen or deciduous), and they all prefer similar growing conditions. Here are some tips to keeping hollies healthy and full of fruits. • Hollies need a neutral to slightly acidic soil that’s well drained and loamy to sandy. • If you have clay soil, amend it with compost or composted organic matter. • Full sun will promote the best fruiting, but hollies will grow reasonably well in partial shade. • All hollies are tolerant of air pollution and road salts. There’s still time to plant hollies this fall. In northern areas, the best time is after the plant has gone dormant but before the soil freezes. In southern areas, you can plant any time. Dig a hole that’s deep enough to allow the root ball to sit slightly above the soil line. Make the hole twice as wide as it is deep. After planting, spread mulch to keep the roots
cool and moist, but keep it about 6 inches away from the trunk to prevent nibbling by mice during the winter. If you want to cut some branches of berries this fall for holiday decorating (they last about two weeks indoors), make cuts with an eye to the plant’s shape. Most shrubby hollies grow naturally into an attractive shape. The taller, treelike hollies, such as English and American hollies, look best if trained when young into a pyramidal shape with a dominant central stem. Hollies with small leaves tolerate shearing. Selective hand pruning will give your plants the best overall shape and the best crop of berries. Save this type of extensive pruning for the spring, just before new growth begins. Spring is also the best time to fertilize. Spread a balanced fertilizer, such as 1010-10, on the soil surface. The roots are shallow and can be damaged if you try to dig it in. Apply one third of the fertilizer inside the branch canopy and the rest outside the drip line.

Seller discloses information for home advertisements

Q: I purchased a home a year ago. My agent told me that the home was connected to the city sewer system. For the last three months I have had sewer problems. I called a plumber to clean the sewer line, and he told me that my house is hooked to a septic system. Do you think my Realtor is liable for the repair to the septic system? I have the listing advertisement stating that the home is on the city sewer system. A: Unless you find out that the real estate agent knew the home had a septic system and lied, you probably don’t have much of a case. Most modern real estate agent forms will tell you that the information they give you is not guaranteed. Having said that, the agent can’t lie to you about this information, and if the agent knew that the home was on a septic system and not the city sewer system, the agent should have disclosed that. But here’s the big caveat: Agents generally get their information from sellers. The agent sits down with the seller and completes a questionnaire about the property. In that questionnaire, the seller and the agent list the items that are included in the home and list the features for the home.
If, in going over that questionnaire, the agent asked the seller about the sewer system and the seller told him that he was on the sewer system, the agent would have fulfilled his duties to obtain the information. On the other hand, once you looked at the property, it was up to you to make sure you received the seller disclosure document that might be required by law in your state and for you to undertake an inspection of the home. If you received the seller disclosure report, you should review the form to determine if the seller was obligated to disclose the existence of the septic system. You should also review your real estate contract and determine whether the contract had any representations from the seller to you about the existence of a septic system. If the seller disclosure form in your state requires the disclosure of the septic system, or the septic system was defective and the seller knew about the defect and should have disclosed the problem to you, you may have a case against the seller. If the contract has language regarding the septic system and those representations were false, you may have a breach of contract action against the seller. In either
case, you might want to talk to an attorney who has experience litigating seller disclosure issues. Did you have a professional home inspection completed before you purchased the home? If so, the inspector should have gone over the property and discovered that the home wasn’t on the sewer system. If your property clearly has a septic field, your inspector could have alerted you to the fact that the home was on a septic system. If your inspector was not qualified to inspect the system, the inspector would have told you to get a qualified septic system inspector. Finally, you should find out how much it will cost to repair the septic system. If the cost is minimal and the septic system is otherwise in good shape, you may decide to move on and not pursue the issue. But if the cost is high to make the repairs or replace the septic system, you may then have to evaluate whether you have a case against the seller. Samuel J. A new breed of furniture coming to showrooms next spring can take a room from static to stylish in one easy move. Just sitting there looking good isn’t enough anymore, which is why manufacturers have added something more than good lines and nice hardware to their products. Furniture is taking on new meaning – literally. Designers are fusing furniture with different styles, materials and even messages, turning home furnishings into evocative pivot points that spark scintillating design schemes and stimulating conversations. Among those sending a message at this year’s Fall International Home Furnishings Market in High Point were C.R. Laine, Thayer Coggin, The Platt Collections, Four Hands, Haute House, Oly and American Leather. Saving the bees and sweetening rooms with its Hive Honey upholstered pieces was the mission for C.R. Laine, an eco-conscious company. “We want to raise awareness about Colony Collapse Disorder,” says creative director Holly Blalock. “The actions of the simple honeybee
bring essential value to our everyday life.” According to Blalock, managed honeybee colonies have dropped dramatically from 5.9 million in the 1940s to 2.5 million today. She also noted that the amber color of honey is compatible with so many interior color schemes. California-based Haute House wants to personalize upholstery like never before with its Histography collection. Using old postcards, family photos, even love letters, Haute House will transfer the print onto fabric for sofas, chairs, ottomans and pillows. What better way to create furniture that really speaks to you? Because the spoken word is often texted or typed, Thayer Coggin’s Claes chair telegraphs volumes with its @ symbol back. The chair was designed by Clark Coggin, the youngest son of the company’s founder. He has always been a fan of pop artist Claes Oldenburg, famous for his giant clothespins and larger-than-life erasers. Finishes are not a concern for Thomas Bina in his Adrian dresser for Four Hands. It’s the epitome of piling on. Different hardware and several kinds of demolition wood make this patchwork piece a perfect example of fusion for no reason. Bina was one of the first designers to use old truck tarps as upholstery and cast-off wood for furniture. The Adrian is the epitome of environmentally friendly furniture done with the highest quality workmanship. It has a finished back so you can float it in a room rather than shove it against a wall. “For me, it all starts with materials like the demolition woods and the adventure travel finding them. I can tap resources worldwide,” Bina says. For the ultimate fusion of dual functions, there is American Leather’s new Beckett Comfort Sleeper ottoman. Really, it’s a bed in a box. The top opens and becomes a nice leather headboard once the full-size twin bed is pulled out. However, this can present a problem when the pieces in question begin to show their age. Many people have a problem with this and want to bring their old furniture up to the point where it looks like a newer furnishing. This can be a huge mistake in both a monetary and an aesthetic sense. The problem with the two chairs in today’s question is that they are not antiques. They are basically mid-20th-century, and most collectors would simply call them “used furniture.” If these pieces are to maintain their
value and decorative appeal as they advance in age toward becoming antiques, they should not be restored. The surface of this chair is a large part of its value. It was painted when new, and retaining that original finish is a goal that should not be abandoned lightly. Right now, the insurance-replacement value of this pair of chairs in Italian neoclassical style is between $150 and $200.
