Loan should remain in place after spouse’s death

Q: My husband and I obtained a mortgage on our home in 2001. He passed away last year and I am current on my mortgage payments. I am afraid to notify the bank of his passing because my salary alone more than likely would not meet income requirements. Am I in default by not notifying the mortgage company of his passing? Thank you for your expert advice. A: When your spouse dies and you are on the mortgage, you continue to be the borrower under the loan and continue to own the home. While the lender might see your spouse’s death as a transfer of title, there are federal laws that prevent the lender from calling the loan due to his death. You could talk to a real estate attorney about the issue, but unless you are refinancing your loan and need to apply for a new loan, your loan should remain in place. You can notify the lender that he has passed away, but you may

not have an obligation to tell them. You should remain current in your payments and take care of your family and yourself. You should know that if you held title to the home jointly, you inherited your husband’s half of the home automatically and probably don’t need to do anything to change the title to the home. If you refinance the loan in the future and want to make sure that the only name that shows up on the title to the home is yours, you can work with the title company or settlement agent to take care of any paperwork to do that. Hope this helps. A relative told me that I could qualify for the $8,000 tax credit if I schedule home improvement projects to be done. Is this true? Also, I purchased my home back in 2005. Would this still allow me to qualify? A: You do not qualify for the $8,000 first time homebuyer tax credit. To qualify for this tax

credit you need to be a first time homebuyer. That is to say, you must not have owned a home for the last three years. You are a homeowner and do not qualify. The other homebuyer tax credit that is now available is a $6,500 tax credit. You would only qualify if you are buying a new home and have lived in your current residence for five out of the past eight years. Since you’re not buying another home and you have not owned your current home for five years, you don’t qualify for this tax credit either. The good news for you is that you might qualify for a small tax credit for some home improvement projects if they relate to energy saving issues or if you buy certain energy saving appliances and fixtures. If you add insulation to your home, you may be entitled to a tax credit on part of that purchase and installation. If you buy a high efficiency furnace, you may be entitled to a tax credit on part of the purchase.

According to the IRS, you can obtain a tax credit of up to 30 percent of the cost of certain energy-efficient appliances or improvements for 2009, but the tax credit is limited to $1,500. Some of the items listed as permitted for the tax credit include high-efficiency heat pumps, air conditioners and water heaters; energy-efficient windows and doors; insulation materials; and certain roofs. Solar energy panels, wind energy projects and some geothermal heat pumps may qualify you for the credit without a dollar limit. In each instance, make sure beforehand the work you plan to do actually qualifies for the tax credit. Don’t forget to keep all of your paperwork as evidence that you purchased the items and/or made the improvements to your home. Ilyce R. Take Care Keep Christmas plants in full bloom long after the holidays f your family and friends decided the best thing to give you was a plant this season, don’t sigh in resignation of having to care for another fussy houseguest. Most of the plants given at this time of year aren’t picky, they just need a little understanding. If you need a refresher on caring for your festive foliage, here’s a quick primer on how to have healthy, thriving plants well after the holidays are past. The tag says “place in bright indirect light.” What this means: Place closely in front of, but not touching windows that face east or west, or 1 foot away from a window that faces south. For direct light, place it closer to the south window. For longest bloom, keep in a cool room, with night-time temperatures of 55 to 60 degrees. During the day, set the thermostat between 65 to 68 degrees. These cooler temperatures will keep your plant’s blooms lasting longer. Feed with a balanced fertilizer. Most houseplant food is 20-20-20, but many winter bloomers need a half-strength solution until later in spring, when robust growth starts up again. Check the tag for feeding instructions before dosing the plant with too much fertilizer. Keep your plants healthy with these quick tips.

Christmas cactus • What: Christmas cactus or Schlumbergera bridgesii, a succulent, can be told apart from its cousin, the Thanksgiving cactus or Schlumbergera truncata, by its rounded teeth on the leaves (Thanksgiving cacti have pointed

teeth). • How: During bloom, keep in bright, indirect light in a cool room and let dry slightly between watering. If the leaves wrinkle and flowers fall, the plant is too dry or warm. • Feed: Once bloom is finished, fertilize once per month from April through October.

Norfolk Island pine • What: Norfolk Island pines or Araucaria heterophylla, the small evergreen with soft foliage. • How: These little trees, native to the South Pacific, will not survive our Colorado weather, so keep them indoors in bright light and out of direct afternoon sun. Take care not to let it dry out in our low-humidity homes. Water when the top inch of soil feels dry, discarding water that collects in the catch pan. • Feed: From April through June, use half-strength fertilizer twice per month. Feed monthly for the rest of the year. • Tip: For healthy, bright foliage, mist with water twice per week for healthy, bright foliage. Christmas pepper • What: Christmas pepper or Capsicum spp. • How: Moist soil and full sun keeps the foliage lasting, but for fruit that’s glossy and plump, place this plant in a room with cool temperatures. This annual is a one-season wonder, finished when all the fruit drops off. Compost it when the display is over. • Feed: None needed. • Tip: If the oils from handling get into eyes or on skin, this pepper can be irritating. Choose a visible but out-of-theway area for this plant to keep kids and Kristi Ritter

Dear M.K.K.: Although the Roseville Pottery Co. closed its doors in 1954, collectors today are interested in its products – even though many of the prices have declined in recent years. George Young, who previously had held a number of jobs, including sewing-machine salesman and schoolteacher, incorporated the company in 1892 at the

Roseville met with initial success and began to buy other pottery makers in the area. It acquired its first facility in nearby Zanesville, Ohio, in 1898. Roseville started making more ambitious art wares around 1900 under the moniker “Rozane,” a combination of the place names Roseville and Zanesville, where the company had its manufacturing facilities. By 1910, however, Roseville had left the town of Roseville for good, and its entire operation moved to Zanesville. Today, its fine-art pottery lines are the most desired by collectors. This line debuted in 1944 – so it could not have been pur-

chased in 1942 – and featured brown, green or blue. For insurance-replacement purposes, this piece should be valued between $1,000 and $1,200. You’d think the thin strips of wood above our fireplaces were gangplanks the way they make us quake at the knees when it’s time to dress them up for the holidays. Even those who love to decorate for the season feel stage fright when it comes to tackling mantels. But I’ve got a secret for you: Creating a marvelous look on your mantel is simple when you follow one of these two strategies.

Add Tiny Touches Adding just a few seasonal tweaks to your existing yearround display is the simplest, and sometimes most effective, way to spice up your mantel for the holidays. It’s the option I’m choosing this year. I’m crazy about the look on my mantel right now, so I’m going to keep everything exactly where it is and just add a bit of greenery and a touch or two of glitz. Arm yourself with some wonderful greens and play around a bit. Tuck an evergreen pick or strand of pine garland behind the artwork above your mantel, letting the branches cascade lazily over one corner. If you want, hang a few ornaments from the branches. Let a few more picks peak out from behind the items on your mantel. If you have sconces hanging beside the artwork above your mantel, remove the candles and fill the cups with seasonal items such as pinecones, tree ornaments or holiday fruits, like pomegranates. Then, spruce up your mantel display itself by adding a bit of greenery here and a few holiday accents there. Like I’m doing, tuck a few picks behind the large objects, like urns or vases. Top a cluster of candlesticks with round tree ornaments. Fill an apothecary jar or hurricane with pine cones or pomegranates. Dress up a vase with a bouquet of wintergreens and berries. If you have a piece of statuary or a figurine on your mantel, give it a playful holiday touch. Hang a tiny ornament, suspended from a ribbon, from its hand, or crown

Do A Complete Remake If you’re raring to reinvent your mantel for the holidays, ask yourself a few key questions before you start. Should the display be formal or informal? Remember, it needs to match the style of the room. Would you rather have a symmetrical or asymmetrical look? Are you in the mood for a display that’s simple and streamlined, or over the top? One more tip before you get started: Top your mantel with a piece of plywood painted or stained to match. That way, you can pound in nails to secure the greenery. If you’re going for a no-holdsbarred display, have fun. Your mantel is one spot where you can go a bit wild for the holidays. To create drama, focus on making one big statement. For instance,

fill a large urn with branches you’ve spray-painted gold or silver. Pick branches that are so tall that they almost reach the ceiling. Or you could drape a long cord of showy pine garland up and over the mantel, letting it pool onto the floor on each side. If you’re itching to get some new holiday decor on your mantel, check out the glitzy trees that are hot this season. Get a trio of trees in graduated sizes and cluster them at the mantel’s center, filling in with a few glittered deer figurines so the overall grouping is shaped like a triangle. If you already have more holiday decor than you can pack into your storage boxes but you’re still yearning for something new this year, invest in one or two key decorating tools you can not only use in your holiday decor but also in year-round decorating.
