Matthew House is a small, inner-city shelter that assists newly arrived refugees from all over the globe, offering them a safe haven and a new beginning. It’s truly an amazing place. As a physical structure, Matthew House is an old, semidetached building that has seen better days. Always at capacity with 12 refugee “residents,” it often has more people at mealtimes, including volunteers and former residents who come back to visit and help out. The cramped living and dining rooms are action central, but years of wear and tear and a hodgepodge of worn-out furniture have made the space look drab and dull. The goal of the small staff: That people who find Matthew House will also find peace, hope and have their dignity restored. So I wanted to make this a warm and welcoming place that looks as special as it is. I kicked off the makeover by knocking down a wall in the dining room to expand the space. Wornout flooring was ripped up, recessed and track lighting was installed, a sleek stainless-steel gas fireplace was placed at the perfect height to enjoy from anywhere in the space, and the walls were painted a warm, creamy shade to lighten and

brighten. When people have come from such turmoil and uncertainty, it’s important that a space offer a feeling of permanence and stability, so I started with a hard-wearing vinyl floor that looks just like beautiful, century-old, reclaimed wood – like it has been here forever. Then, around the fireplace, I added a timeless-looking wall of natural stacked stone. I packed a lot of seating and function into the small living room. At the front of the room, I tucked a brown-velvet, tufted-back settee into the bay window and placed a small, round, dark-wood table by the fireplace. With distressed-leather club chairs, some cute little Louis chairs and two tall bookcases, the area is perfect for reading, homework and quiet conversations. Farther down the narrow room, a super-long, spoon-back sofa sits across from a flat-screen TV mounted on the wall above an antiqued blue console with a lot of storage for toys, games and DVDs. This is no ordinary “family” that gathers at mealtimes. So, with the wall gone, I brought in a fabulous 80-inch round, dark-wood pedestal table and enough wasabi-green leather chairs to comfortably seat 12 to 16 people. A large mirror on the blue
accent wall expands the space, and because the residents of Matthew House have a whole new world to get to know, we hung a practical work of art – a huge, framed map of the city to help give guests the lay of the land. All the windows received a simple treatment of ivory vinyl shades and ready-made ivory-damask drapery panels that we customized by adding a band of blue linen. And to punch up the rich, dark colors of the eclectic mix of furnishings, I filled the whole space with pillows, throws, dishes and serving platters with a lot of great splashes of color. Incredible lighting provided the wow factor – and a touch of elegance. From the spectacular crystal chandelier in the dining room and sconces flanking the television to the smaller chandelier in the front window, the home offers a beacon of hope to light the way. Matthew House deserved a new beginning. So with a lot of inspiration from caring and compassionate people, and an eclectic mix of new decor, we made a warm and welcoming place to call home. As long as it’s not avocados, currants, grapes, raisins or brassicas (broccoli, cabbage, etc.), dogs can eat what they like. For some, that means their human has to cook it for them. “My first clue that Dar liked butternut squash was when he sat facing the pan of cooked squash after I brought it out of the oven,” says Sukey Williams, speaking of her bronze-colored Vizsla. “He wouldn’t leave it and kept looking at me to make sure I saw his interest in it.” Dar enjoys squash, skin and all, in every meal possible, licking the bowl clean when he gets it and pouting when he doesn’t. Williams chops the skin into the squash to aid Dar’s digestion. “It’s a reasonable source of fiber, which their gut likes. It’s soluble and good for them,” Ruch-Gallie says. “But make sure they have a balanced diet, or it throws

their system off.” To avoid doggie digestive disorders, be sure the produce they get is never more than 5 to 10 percent of their daily food. With a highly sensitive nose, Willow sniffs to find perfectly ripe red tomatoes; though she’ll nibble a green one, they aren’t her favorite. Canines choose vegetables much like humans do, says Ruch-Gallie, using sight and smell to tell when they’re ripe. “Dogs aren’t completely color blind,

Set the mood with homemade lanterns By Sean Conway Tribune Media Services
In many Asian gardens, lanterns are used to softly illuminate spaces creating quiet, peaceful settings. They can do the same for your porch, patio or deck, adding to the pleasure of an evening outdoors. On “Cultivating Life,” artist/designer Cynthia Treen shows how easy it is to make a simple lantern out of sheer Japanese paper and thin wood veneer. These lanterns are easy to put together and a great project to share with your children. Iron-on veneer edge banding is used to make the cylindrical structure at the top and bottom of the lantern. With just the heat of an iron to set its adhesive, there is no mess. To begin, assemble the following materials: iron-on veneer edge banding (about 1 inch wide); sheer, slightly stiff Japanese paper; pressed leaves, or other dried plant material; wood glue; tacky white glue; a 12inch length of one-eighth-inch wooden dowel; LCD lights; and some copper wire. You will also need a cutting blade, a small paintbrush, an iron and ironing surface, two cotton press cloths, a drill with a one-eighth-inch bit, and two small clamps. 1. Begin by cutting one piece each of white and green Japanese paper 8 inches

long by 19 inches wide. Next, brush the backs of the pressed leaves with tacky white glue and arrange the leaves glue side down onto the green paper. Place the white paper on top of the green paper and match the edges. 2. Set iron to the cotton setting. Cut four pieces of veneer edge banding about 1 inch longer than the width of the lantern. Lay one press cloth onto ironing surface to protect it from adhesive. Lay one strip of veneer edge banding onto the press cloth with the adhesive side facing up. Now lay
the long edge of the paper (both sheets) halfway onto the veneer edge-banding surface. Lay another piece of veneer edgebanding, adhesive side down on top of the first, sandwiching the paper sheets between. Lay second ironing cloth over the work and iron the veneer edge banding to heat-set the adhesive and seal the edge. Repeat this process with veneer banding on the opposite long edge of the paper. 3. Now heat both sides of the edge banding again so the veneer and glue become pliable. Bend the veneer and paper into a
cylinder and clamp the seam closed with small clamps. Let the veneer adhesive cool for 2 to 3 minutes, and then remove the clamps. With sturdy sheers, trim the ends of veneer to be flush with the paper. Brush wood glue onto the inside seam of the veneer and clamp the seam until it is dry. Remove the clamps and glue the paper seam with tacky white glue. 4. Next, drill two one-eighth-inch holes opposite each other in the top edge of the veneer. Cut dowel 1 inch longer than the diameter of the top of the lantern and slip it through the two holes to span the diameter of the lantern. Hang LCD light from the dowel. Wrap a 12- inch piece of copper wire around the dowel where it penetrates the outside of the lantern on each side. Hang the lantern from the wire. These beautiful lanterns are easy to make and will help create the perfect setting for a relaxing evening with friends and family. They are also the perfect way to set the mood for an elegant outdoor dinner party. Either way, they can help you get the most out of your outdoor space. The summer has seen the lowest mortgage rates in generations. But there’s a problem for homeowners who want to grab those great rates through a refinance. Roughly one-quarter of homeowners with a mortgage are underwater, owing more than their homes are worth, according to real estate analytics company CoreLogic. Many such borrowers have adjustablerate mortgages and want to refi before their mortgage rates adjust higher. But being underwater makes it difficult – and in some cases, impossible – to refinance. For now, the news is surprisingly upbeat for many of these borrowers: When their loans reset, the mortgage payments are likely to go down, thanks to today’s sinking mortgage rates. “We tell them, hold on; don’t be upset about it being an ARM,” says Brian Koss, executive vice president of Mortgage Network, in Danvers, Mass. “Most people have been quite happy.” Prime borrowers who documented their incomes typically experience the first rate adjustment three to five years into a mortgage. Such 3/1 and 5/1 ARMs are resetting in large numbers – about $10 billion worth of mortgages per month, according to industry estimates. Chik Quintans, mortgage planner for Atlas Mortgage, in Lynnwood, Wash., has seen a fair share of such borrowers whose rate adjustments unexpectedly have resulted in falling mortgage payments. “There’s an automatic assumption that it’s going to go up – it’s not going to go down,” Quintans says. “So when it does, it’s definitely a pleasant surprise.” Quintans says he has a customer whose ARM rate is about to drop from 5.875 percent to 3.25 percent. “It’s basically almost going to cut the mortgage in half, so that’s the silver lining for her,” he says. Of course, there’s no guarantee the index rate will remain low, and many ARM borrowers prefer to refinance to fixed-rate loans and stop worrying. So what can underwater homeowners do if they are desperate to refinance? Some borrowers have hybrid ARMs owned by Fannie Mae and Freddie Mac. These borrowers can try to take advantage of the Home Affordable Refinance Program, or HARP, which allows homeowners to refinance their Fannie/Freddieowned mortgages – even if they’re under-
water. The first step is to discover whether your loan is owned by Fannie or Freddie. You can find a loan lookup tool at the government’s Making Home Affordable website. The FHA and VA have something that’s even more borrower-friendly: streamline refinance programs that don’t require an appraisal. The FHA streamline program doesn’t allow borrowers to roll the closing costs into the loan, “so you’re going to have to come to closing with cash in most cases,” Quintans says. “That’s difficult for many people.” Alas, other borrowers are less likely to find refi success. Some borrowers face sharply higher payments when their ARMs reset or recast. That’s the case with Alt-A ARMs – for borrowers who didn’t document their incomes – and option ARMs – for borrowers who wanted to be able to pay less than the interest incurred during the month. HARP and streamline refis aren’t available on these exotic loans, leaving underwater borrowers with few options. These borrowers should get an estimate of how much their monthly payments will go up, says Greg Hebner, president of MOS Group, which provides loss mitigation services to mortgage servicers. If the payments become unaffordable, Hebner recommends seeking a loan modification. You don’t have to fall behind on the mortgage payments before asking for a modification. “If you actually are current when you go into a modification and you actually stay current in a modification, the impact on your credit will be much less than if you fall behind,” Hebner says. He adds that timing is important: Don’t modify an option ARM until after it recasts with a higher payment. At that point, the borrower is more likely to qualify for a modification. Hebner offers some advice for anyone with an ARM, whether it’s an exotic option ARM or a stolid 5/1 hybrid. “Understand the nature of your terms of the mortgage,” he says. “What does the reset mean, when is it going to happen, what is the rate going to be and what is my new payment going to be?” To get the answers to those questions, pull out the loan paperwork and call the servicer.

I have seen a few sell online for $2,000 to $3,000, but without the travel stickers similar to the ones found on mine. A local dealer has offered me $300. Should I take it? – J.J.O’B Dear J.J.O’B: The story of this piece of luggage starts when a 14-year-old boy walked 249 miles from his home in Chabouilla, France, where he was born, to Paris. The lad’s name was Louis Vuitton (1821-1892), and he would eventually establish one of the world’s greatest fashion houses. Once he reached the big city, he became an apprentice “layetier” – someone who expertly packs trunks for wealthy individuals. Today, it may seem a bit odd that packing trunks was a profession, but Vuitton became so expert at this craft that Emperor Napoleon III appointed him to be the layetier to his wife, Empress Eugenie. Through this experience with French royalty, Vuitton began to develop what made a good travel trunk. Vuitton opened his first store on the Rue Neuvre des Capucines in 1854, and the flat-surfaced trunk, covered with gray “Trianon” waterproof canvas first appeared in 1858. These decals were first made around 1890, and they quickly became popular with the traveling public. Unfortunately, the examples on the piece in today’s question have seen better days. This piece is in a poor state of preservation. Based on what we see in the photographs, we think the $300 offer is fair-market value.
