1889 silver dollar holds some value By Helaine Fendelman and Joe Rosson Scripps Howard News Service

Dear Helaine and Joe: I’ve enclosed photographs of an 1889 silver dollar in my possession. I would like to know its value. Can you help? Thank you. – C.R. Dear C.R.: The value of any given coin depends on its rarity, condition and popularity with collectors. Rare and valuable coins have to be studied exhaustively to determine exactly what their condition is, and this certainly cannot be done in a photograph. Yet photographs are critical to what we do, and we cannot answer questions without clear, in-focus pictures. Letters and e-mails without such images are discarded because we cannot offer any opinion on unseen objects. We are reiterating this because more than half of all inquiries still do not include photographs – or the photographs are too poor in quality to be used. That said, the photos of the coin sent by C.R. are clear – we can see the word “Liberty” distinctly, and the curls on Miss Liberty’s neck are clear and unworn. The U.S. government authorized the minting of silverdollar coins in 1792, but actual coinage did not begin until 1794. The resulting coin was only made in 1794 and 1795, and it is thought that less than 1,800 of the 1794s were minted. Those in excellent condition should be valued at more than $100,000. The silver dollar became the standard for American coinage in the 19th century. The early pieces were 89.24 percent silver and 10.76 per-

cent copper. Throughout the following decades, the silver dollar went through a number of design changes, but the configuration of the coin belonging to C.R. was first minted in 1878, created by George T. Morgan – and the term “Morgan dollar” is commonly applied to this type of coin. This coin is composed of about 90 percent pure silver and should weigh 412.5 grains. Morgan dollars were minted between 1878 and 1904, when their production

was curtailed because of a silver shortage. This type of silver dollar was reinstated in 1921, just for one year. The Philadelphia Mint manufactured the 1889 silver dollar in today’s question, and we know this because no mint mark under the eagle exists on the reverse. These silver dollars were also minted in San Francisco, New Orleans and Carson City, Nev., which all had mint marks: “S” for San Francisco, “O” for New Orleans and “CC” for Carson City. Of these, the examples minted in Carson City are the most rare. Only 350,000 were made, and uncirculated examples can be quite pricey. Unfortunately, Philadelphia produced 21,726,811 of these silver dollars that year, and C.R.’s example should retail between $20 and $30. The experience of buying a home for the first time in a market prime for newcomers may be both daunting and exciting. As first-time buyers are thrust into a world of Realtors, Federal Housing Administration loans and $8,000 tax credits, matching media-hyped expectations with real-world realities is a complicated challenge. “My experience is that people sort of have lofty expectation because we hear it’s a great time to buy interest rates are low, prices are low, but when they actually speak to a lender and find out what it is going to cost to take out a $200,000 loan they are surprised,” says Sally Grenier, broker associate for Coldwell Banker Residential Brokerage in Longmont. Filtering facts from the heaps of information is a good place to start. Ryan Hegel, 22, a laser welding tech at a medical company in Boulder, had to sift through some questionable advice. “A lot of people told me I could use the $8,000 tax credit toward the down payment,” Hegel says. “I was at least a month into it (buying a home) before I figured everything out. To be honest I still don’t feel like I have enough information on it.” The stipulations of the enticing $8,000 tax credit are just one of the many educational hurdles Realtors have to educate their clients on. “There are some requirements that everyone doesn’t know. For example you have to stay in the home for at

least three years. It’s really an incentive for people to use that money themselves and do something productive with it,” Grenier says.

How researched should a potential first-time buyer be? The journey to first-time home ownership could start on a whim, much like it did for Hegel. “I probably spent a month researching before I got a Realtor, a month prior to that I had no thought in my mind that I would be buying a home.” Still, being well researched can avoid disappointment and help level expectations. Grenier says talking with a lender is a good first step, along with gathering personal financial information. Having bank statements available and knowing any outstanding debts helps lenders assess what price range is realistic for loan qualification. Grenier says potential home buyers should be cautious if they qualify for a bigger loan than they anticipated because that could drastically effect mortgage payments. “They need to take that number with a grain of salt and see what is comfortable to them.” Knowing the specifics and qualifying criteria for the $8,000 tax credit or fine print information like the minimum of 3.5 percent money down needed for an FHA loan, can go a long way in making realty dreams a reality. home for the first time comes with the newbie territory. The looming “what ifs” can help in making wise decisions. Hegel’s fears of being stuck in an expensive mortgage or losing his job assure that he will take extra precautions before making final decisions. “I’m just worried about paying all my expenses and bills, and making sure financial wise that I make the right decisions so I don’t get suckered into a bad deal.”

Take Advantage and Don’t Miss the Deadline All fears aside, home ownership is appealing for first-time buyers because it’s bigger than closing the deal and receiving the keys. Owning a home is a means to establish equity and stop wasting money on rent every month. With the Nov. 30 deadline for the $8,000 tax credit around the corner, first-time buyers must be realistic and advantageous. “That’s my biggest fear that if I get something I will have to jump on it to make sure it closes in time,” Hegel says. “Without the $8,000 tax credit I don’t know that I would be able to get a house.” Combining realistic expectations with the advantages of the market today will hopefully lead to a happy home ending. After only living with roommates, Hegel looks forward to the exclusivity home ownership will afford him. “It’s a little more personal than sharing a wall with somebody, just having your own space.”

Tips make transition indoors for plants easier

One of the worst houseplants I ever had was a chili pepper. Grown in a container on a patio, the plant was lush with leaves, blooms and young fruit just as fall grew near. Since it was in a pot and easily moved, I reasoned that, if brought indoors, it would continue giving us chilies. What a disaster. Shocked by the sudden change in light, temperature and humidity, the plant reacted to this kindness by dropping its blossoms and leaves, becoming a small, naked tree with giant peppers. My spouse, declaring it a goner, offered to take it out to the compost pile. “The plant’s just a bit shocked, it’ll come out of it,” I said, then watched as another leaf left the plant and slipped to the floor. It never recovered and, had I followed a few tips on bringing outdoor plants in for the winter, the demise of the pepper could have been prevented. Gradually introduce the plant to

your house. Although impending cold or frost may have you snatching the plant from the jaws of death to rush it inside, if the weather warms the following day, put it back out. Sudden changes can be as traumatic as the frost, resulting in yellowed leaves, leaf drop, wilting and even death. If your plant is not already potted, dig it up and put it in a 6-inch or larger container. Prune it back to one-third its original height, water it and put it in a sunny window. Choose a location in the home with bright light, then clean the windows. In the middle of winter, dirt on the glass can reduce the amount of light reaching the plant. Most plants need some humidity, so make their resting area wide enough to cluster the plants together. If you have a large, shallow, waterproof pan, fill it with pebbles and set the pots on top. Keep water in the pebble tray to raise humidity near the plants. Check the plants closely for

signs of insects or disease, paying attention to the sides and bottom of the container. Force insects out of the soil by submerging the pot in lukewarm water for 15 minutes, then let the pot drain well. Be sure to let the water drain off without having the plant stand in the puddle, so excess salt can flow away. Not all plants are suited to living inside. Herbs for culinary use may do well, particularly chives, thyme, oregano, basil and sage. These grow well in normal household temperatures, while plants such as mint or parsley like cooler rooms. Avoid over-watering plants just brought in; lower light slows plant growth and reduces the need for water. Let the top inch-and-a-half of soil dry between watering. Geraniums, impatiens and coleus make excellent houseplants once they’re acclimatized to the home. Put them in a cool room or basement in moderate sun. Clip back leggy growth, water weekly

and fertilize once per month with an all-purpose liquid fertilizer. Repot the plants into fresh soil in February, moving them to a warmer room where they will get plenty of light. As the plant begins active growing, water it more often. Bougainvilleas and mandevillas should be brought in soon, since they don’t take temperatures below 45 degrees. Lightly prune the plant back, taking off no more than one third of the vine, and place it in a brightly lit spot. Water sparingly; although they’re not cactus, these plants like a bit dryer soil. Push you finger into the soil to the first knuckle, and if it’s dry, water the plant. Gas and energy prices are rising again, and that means Americans must tighten their belts even further. You don’t need to dread cooler temps and high gas bills when you have ceiling fans in your home. If you already have fans in place, check to see whether they are Energy Star qualified. Ceiling fan and light combinations that have earned Energy Star accreditation are about 50 percent more efficient than non-conforming units. The difference lies in improved motors and blade designs. A model with an Energy Star light kit included provides even greater energy savings, and the bulbs don’t need to be changed as often. “Consumer demand for more energy-efficient products has driven the industry to integrate new lighting, blade and motor technologies that save operating costs. New products integrating the latest technologies are up to 75 percent more efficient than previous models” says Steve Cox, vice president and general manager of Emerson Ceiling Fans. Paul Vrabel, a principal at ICF International, an energy solutions firm that partners with government clients, explains how to operate fans correctly. “Put them on when you are in the room – during the day and when sleeping – and turn them off when you leave. Ceiling fans cool peo-

ple, not air,” he says. “Using fans wisely while turning down the (air conditioner) can save a lot of money.” Ceiling fans do such an efficient job of circulating air, they probably should be everywhere. “Any type of room can benefit,” says Nathan Frampton, president of ceiling fan company Fanimation. “Bedrooms, family rooms and exterior living spaces are the most common applications, but we are seeing (them used) more in larger bathrooms, walk-in closets, home offices and garages.”

Size matters Dennis Davenport, vice president of product development for Monte Carlo Fans, concurs. “Consumers are installing ceiling fans throughout their homes,” he says, pointing to the rapid growth of models in all sizes. “For example, fans with blade spans of 54, 60 and 72 inches are increasingly popular for living rooms, while those with 24-inch spans are being installed in hallways and walk-in closets.” How do you estimate the best size for your needs? “A good rule of thumb is a 36to 52-inch diameter blade sweep for rooms measuring 200 square feet or less,” Frampton says. “For

rooms 200 to 400 square feet, we recommend a diameter of 52 inches or greater; if the space is more than 400 square feet, two or more fans will be needed.” The number of blades makes some difference in airflow, however, whether to choose a four-, five-, or six-blade version is really a matter of aesthetics, according to Frampton. It’s important not to underestimate. “The most common size sold in the U.S. is a 52-inch diameter. This fan size provides excellent results in rooms up to 150 square feet, but can also be appropriate for smaller rooms since it can be adjusted with multiple speeds and the direction of the blades can be reversed,” says Joe Rey-Barreau, education consultant for the American Lighting Association and an associate professor at the University of Kentucky’s School of Interior Design

Do you need a light kit? Many fans now come with integrated lighting or offer a coordinating light kit available as an option. These lights do not offer enough illumination on their own, but they are useful in a room that already has some form of ambient lighting. “Ceiling fan lights should be considered as accent and mood lighting,” Davenport says.

Read loan document requirements carefully Q: I bought a house as a primary residence in 2006. In 2007, I bought another home that I intended to use as my primary residence. I had intended to sell the first home but the market softened so much I decided to wait. I ended up renting the house and plan to sell it once the market improves. I was recently informed by my lender that their current lending guidelines require my first home be owner-occupied. I tried to appeal but they didn’t budge. I did some research and found commentary that said owner-occupancy is usually required for just the first year. So I reviewed my loan document and found that owner-occupancy is indeed required for just the first year. I’d like to know if the clause from my loan docu-

ment is sufficient. Even if their current guidelines dictate owner-occupancy for all loans, will satisfying the terms of the loan I signed override their current requirements? A: Yes. The documents you signed govern your relationship with your lender. That said, the lender may question the truthfulness of your loan application and the statements you made. When you first applied for your loan, you probably told the lender that you intended on

At the closing of the purchase of the home and when you signed that large stack of documents at settlement, you once again stated to the lender you intended to move into the home and use the home as your primary residence for one year. In some cases, some lenders have the borrower sign multiple documents that essentially say the same thing: you will live in the home as your principal residence and the lender has given you the loan on the basis of your representation that you plan to use the home as your primary residence. You probably found language in your mortgage or trust deed that states: “Borrower shall occupy, establish and use the Property as Borrower’s principal residence within 60 days after the execution of this Securi-

While tax credits may play a part for the new interest in geothermal heat, I also believe the slowdown in new-home construction has nudged many forwardthinking contractors to expand their operations into new fields of the industry. Since geothermal heat is often called “green heat,” this may be an attractive incentive for contractors like well-

drilling companies, HVAC businesses, pipefitters and even standby-generator companies to retool their business a bit, educate employees and get involved. While geothermal energy is an attractive heat source, the major hurdle facing the industry right now is the price. Material costs alone can be 50 to 100 percent higher than standard heating and cooling systems. Extra labor costs can include deep well drilling and ground loop tubing installations. Plus, most contractors install a standby power generator to keep the geothermal system up and running under any condition. However, if sized right, the standby generator can power the entire home so that investment pays off. As more contractors get competitive in this field, the prices should come down, making geothermal energy a more mainstream and popular industry. Meanwhile, the tax credit is an attractive incentive for homeowners to take advantage of now. If you’re a contractor looking to stay ahead of the curve, now may be the time to invest in geothermal technology for your business.
