For many people, summer is synonymous with warm days, green landscapes and a more plentiful housing market. As kids take a break from the summer, for sale signs adorn lawns across the country. But given the current economy, does this mean that it’s a good time to buy for first-time home buyers? For Eric Wright, assistant director of admissions at Brown Mackie College – Louisville, who has more than 12 years of experience in the mortgage industry, the answer is yes. “It is probably the best time to buy or refinance ever,” he says. “It is a buyer’s market, and interest rates are the lowest they have been in history. Also, home buyers can receive an $8,000 tax credit this year if they purchase a home by Dec. 1, 2009.” Formerly a broker, banker and lender dealing with residential and commercial loans, Wright currently helps mainly friends and family members in meeting their financial needs. In addition to the low interest rates most mortgage lenders are currently offering, the affordability of homes is rising. The National Association of Realtors Housing Affordability Index reported a 13.6 percentage point increase to 166.8 in January, which according to the association, signifies a new record high. In simple terms, this means a single family earning nearly $60,000 annually could afford a home that costs $283,400 with a 20 percent down payment. A year ago, a single family with the same earnings and down payment could afford a $263,300 home. Low interest rates. Check. Affordable pricing. Check. That’s all grand, but how do you know if buying now is a good time for you? “If you are first-time home buyer who is planning on purchasing a home in the near future, the best advice I can give is to evaluate your financial situation,” Wright says. “Pull a credit report on yourself, calculate all

your debt, know your liquid assets and have reserves, and expect a few extra monthly bills like homeowner dues, waste management and water.” Wright also conveyed that it’s important to know your debt-to-income ratio, as this is how an underwriter will determine your income qualifications. To get this number, add up your entire monthly outgoing bills and divide the total by your monthly gross income. The key is to be under 45 percent. Next step? Shop around. Wright advises to get at least three to five offers from lenders to compare interest rates and fees, and emphasizes that you should never pay any application fees. He also says it’s important to know what documents lenders require to help facilitate the approval process, including: • A full month of pay stubs • W-2s for the past two years. If you’re self employed, you’ll need to provide your tax returns in full. • Two months of bank statements • Two months of statements related to

your 401(k), savings or any other liquid savings account • If currently renting, proof of rental payments and landlord’s contact information The Federal Housing Administration insures loan products that benefit firsttime home buyers – many of which offer down payments as low as 3.5 percent of the purchase price. After meeting FHA credit qualifications, borrowers are eligible for 97 percent financing. The upfront mortgage insurance premium can be financed into the mortgage upfront. Good ways to use red Red is the color of passion, but if you’re too passionate about the color you may be seeing red (literally) in your home. “Red can go everywhere from cheery and happy to angry and aggressive,” says designer Don Raney of Civility Design (www.civilitydesign.com) in Chicago. “That’s what you’ve got to keep in mind when using red in a room. When is too much too much, and when is it not enough?” Raney and design partner Jaymes Richardson frequently use red as an accent color in their interior designs, in everything from lighting and candles to pillows and walls. “When you have accents of red it draws attention to other things you might not even notice in the room,” Richardson says. “The whole idea is to entice, intrigue (and) invite without clubbing you over the head and dragging you in.” If you have a favorite red shirt or often accessorize with a red bracelet, try adding a single piece of red artwork to your space. When it comes to red, less is often more: • Most of us don’t wear red from head-to-toe on a daily basis, so why do this to your walls? Consider how you wear red and translate your wardrobe to your room. • Painting your front door a high-gloss red can add eye-catching curb appeal and personality to the entrance of a home. • It takes only a small amount of saturated color to bring energy to an otherwise neutral palette. • Because red is such a hot color, painting your entire kitchen red is a surefire way to turn up the heat. First Things First You can’t enhance anything until you have a clean slate. So mow the lawn, get rid of the weeds, rake up and dispose of any leaves, edge the sidewalks and remove the grass growing between concrete seams and brick pavers. Always high on homeowner remodeling wish lists, kitchens and bathrooms are logical candidates for daylighting and ventilation upgrades, according to Joe Patrick, senior product manager with Velux America. “They, along with laundry rooms, have higher moisture and humidity levels than other areas of the home and are among the most popular locations for venting skylights,” he says. “And more natural light is always welcomed where clothes are being sorted by color.” Patrick says that Energy Star-qualified skylights are being used to a greater degree in remodeling, as well as in new construction, for these applications that reduce energy bills. Consumers want their remodeling projects green, according to research by the National Association of Homebuilders. The U.S. Green Building Council cites a McGraw-Hill study detailing a growing market for green home building and green renovation, even amid a downturn in the housing market. Individual remodelers say their clients are expressing more interest in options and upgrades that address indoor air quality and energy efficiency.

Patrick points out that in addition to transforming living areas into brighter spaces, venting skylights use their natural chimney effect to passively exhaust volatile organic compounds through the natural movement of rising heated air. “And skylights offer much more privacy than vertical windows without taking up valuable wall space that can be used for decorating or storage, a real benefit in baths and other remodeling applications,” Patrick says. In areas where traditional skylights aren’t needed or won’t fit, Sun Tunnel tubular skylights can bring passive natural light into hallways, closets, smaller interior baths and other areas of the home. Less expensive in many cases than traditional skylights, they can be used extensively in areas of the home where a view to the outside is not required, but more natural light is desired. Optional light kits turn these units into 24-hour sources of light. Modern skylights make one of the biggest fears of homeowners, leaks, a thing of the past. “Quality units offer separate, pre-engineered flashing kits for shingles, tile or metal roofing materials,” Patrick says. “They are designed and engineered to prevent leaks over the full life of a roof and, properly installed, simply don’t leak.”

Southwestern Design Getting back to nature

Centered around bringing the earth indoors, southwestern interior design can help a room get back to its regional roots. “It’s all about getting back to nature,” says southwestern designer Bo Shaffer of Custom Cactus in Longmont. Southwestern design is typified by the “Santa Fe” look often found in pueblo and hacienda-style homes. From earth tones to terra cotta ceram-

ics and woven textures, this design trend can not only unify the surrounding outdoor environment in which Coloradans live, but also make for a peaceful and harmonious living environment. The term southwestern is often associated with many different styles, from the ancient Indian cultures that once lived here, to people who settled in the area from the east not long ago and Hispanic influences making their way north. The term also describes a way of living and a unique landscape that surrounds us.

Colors Mostly earth and sky tones, a southwestern design will use a balance of cactus greens, adobe reds and neutral hues that stem from the dirt, rocks and plants of the area. All the colors used in your design should not be intrusive to the eye, but agree with the look and feel of the natural environment.

Textures One of the appeals to this style of design is the aesthetical value of having an interior with texture. According to Shaffer, the key to getting connected with the environment is being able to feel it. The touch of real wood accents, woven wool blankets, leather, stone and pottery connect us with the region. A Navajo woven wool rug, runner or even throw pillow cover can liven up a dull room. According to Shaffer, the geometrical designs found on many rugs and woven fabrics are universally appealing and “anybody, no matter what language they speak, can get the fung shui and artistic values from it.” Materials Choosing the correct materials for your southwestern space is essential to giving it an authentic feeling. Wooden furniture is often non-ornate and channels a simpler, organic feel. It is often polished or stained for a rustic, darker feel if the room calls for it. Other furniture can be painted, then sanded for a distressed look. Wrought iron is often used for lighting fixtures and wall decorations possibly cut in the iconic symbols of the south like the coyote, lizard or Kokopelli. Stone tiles can be used to accent various places in the home like a fireplace. Although glass was not typically used in traditional southwest design, an ornamental glass bowl filled with stones can make a great centerpiece. Accessories When accessorizing your southwestern space, it is important to find authentic artwork, plants and pieces from the area. Rugs hung from the wall can add a splash of color while art work such as sand paintings and pottery give the space an authentic feeling. Plants like cacti and succulents can help further the process of bringing the outdoors inside. Try placing small-to medium-sized cacti planted in ceramic bowls around the house. Ristras, strings of dried chili peppers,

can also be hung from a ceiling or balcony to give the room a real southern flair. If you are decorating for the male taste, try hanging a “calavera de vaca” or cow skull. Calacas, or skeleton figures displayed in the Latino Day of the Dead holiday, can be a light-hearted touch.

Shaffer suggests starting with what attracts you to the style and working your way out. Whether it is a Navajo rug or a colorful cactus, you can find complementary elements to complete the room. According to Shaffer, the most important thing however, is that you get something that isn’t so much what you think others will like, but what suits your tastes.

Perhaps we take for granted all the great eco-benefits a well-fed, lush lawn provides for us. Yet lawns still get a bad rap because of the assumed negative effects on the environment. Let’s face it; a well-cared-for lawn is better for you, your family and the environment. For starters, growing green plants is the best thing you can do to clean the air. And grass is better than other plants at removing carbon and other impurities from the atmosphere. Through the process of photosynthesis, grass takes carbon from the air and stores it in the ground. Ongoing studies at The Ohio State University indicate that as a result of this natural process, your well-cared for lawn removes and stores twice the amount of

carbon from the air in a year than a tree can in 10. The stored carbon then helps build rich organic matter in the soil that helps purify water and gives grass a fertile base to thrive. Thriving lawns keep enriching the soil by providing a home for beneficial micro-organisms and insects. These good critters eat nature’s leftovers and recycle nutrients back into the soil. They also pollinate plants and serve as food for other animals, making grass an important part of nature’s cycle. And did you know that summertime air temperatures above lawns can be up to 30 degrees cooler than

Smaller is apparently better in the minds of many home buyers looking for the right deal in the prolonged decline of the housing market. What’s more, it looks like simple is better too, as more homeowners are focusing on simpler exterior elements with an emphasis on durability and sustainability, according to the American Institute of Architects’ recent quarterly Home Design Trends Survey. One thing that hasn’t changed, however, is consumers’ desire to maintain or create the highest resale value for their homes. Going hand-inhand with that is the real estate

mantra of curb appeal. So despite an interest in simpler exterior furnishings, consumers don’t want to diminish the overall attractiveness of their home. One aspect of a home’s appearance that is often overlooked, but shouldn’t be, is the garage door. Take

a look at some homes next time you are out and about. You may be surprised to discover that two of the most prominent elements are the garage door (or doors) and the roof. Garage doors are now available in a wide range of styles, colors and materials to complement any home’s architectural style. In recent years, garage door companies have increased their selection of steel doors that are attractive yet durable and are more affordable than wood doors. Tired of hearing how bad the economy is? Well, some people are doing something about it. They are getting smaller houses. According to the American Institute of Architects, there is a demand for less living space and, overall, the demand for smaller-sized homes has increased. In addition to smaller homes, some are opting for lower ceilings. Now there’s a change. The soaring two-story ceilings were all the rage for many years – and rightly so, as the look and feel were grandiose. The problem is heating and air-conditioning all that empty space. The truth is, the large homes and high-volume living spaces have become unaffordable for many. Here’s another trend that has emerged as a desire in this terrible economy. There is interest in home improvements such as finished basements and attics. Perhaps basements in Florida aren’t such a good idea, but in a good part of the rest of the country, they are. Same goes for attics. Actually, there was a survey taken by the AIA in the first quarter of 2009 that revealed the desire for smaller homes and finished basements and attics. The survey focused specifically on home layout and use, and those surveyed were architects. According to Kermit Baker of the AIA, “As the housing boom has passed, there seems to be a renewed interest in investing in properties to make homes more livable, as opposed to real estate that can be resold quickly for a profit.” I guess flipping houses is out. Now the problem seems to be selling that big home so a smaller one can be purchased. Good luck with that. Of course, there is still the aging of America, so there are other interests and concerns for homeowners. Improved accessibility to enable a homeowner to remain in his home as he ages is a big point for both owner and buyer. Checking that survey again, 63 percent of surveyed architects reported increased inquiries for in-home accessibility features. This could mean tubs and showers that are easier to get in and out of. It could also mean railings on steps in rooms that are called sunken, such as two steps down into a living room. Forty-nine percent said access into and out of homes was a top concern for homeowners. Too many steps to get in the door is not considered accessible, but a couple of steps that might later fit a ramp is more likable. They also reported an interest in open layouts as opposed to rooms separated by walls. Freedom of movement from one room to the other is the concern here. Taking the survey outside for a breath of fresh air, the architects discovered interest in outdoor living elements. Good landscaping, particularly low-maintenance landscaping, ranked high – 67 percent; outdoor living space ranked 60 percent and blended indoor/ outdoor living got a 51 percent client approval/desirable rate. I believe the urgent issue right now is not building new cars that can save more gas, but updating our present homes to save more water. Ask anyone who lives in places like Atlanta, parts of Texas, and many areas out west about what it feels like to tighten the belt on the amount of water we can use in our homes, and you’ll realize water shortages are real and happening right now nationwide. With that in mind, I put together my list of five water-saving plumbing fixtures. 1. Install a “PRV” (pressure-reducing valve) on your main water line. A home will work fine with water pressure in the range of 35psi. However, many homes are unknowingly using water pressure more than 70psi. Have your plumber check your water pressure and, if needed, have a PRV installed and save water as well as your pipes. 2. Install performance showerheads. Standard showerheads use about 2.5 gpm (gallons per minute), and perfor-

mance showerheads use about 1.75 gpm. That’s a savings of about 30 percent for all your showering water, and with the new performance pressure head design you’ll probably not even realize you’re saving all that water. 3. Install a “HET” (high-efficiency toilet) with the Environmental Protection Agency water sense label. More than 40 percent of us are still using older toilets that flush with about 3.5 gallons per flush. New high-efficiency toilets use less than 1.3 gpf by using flushing systems like Class 6 technology. The EPA water sense shows that the HET was tested for maximum flushing power while saving thousands of gallons of water a year over older toilets. 4. Install a re-circulating hot-water system. Just like the hotels, new residential re-circulating hot-water kits work with your present hot-water tank to deliver hot water quickly to showers and faucets. It will help stop the waste of all that cold water down the drain while you wait for the hot water to kick in.

Let’s plant a stone wall. If only that were as simple as dropping a row of pebbles in the ground, stepping back and waiting a few weeks or months for a wall to appear. But, of course, what I mean is to grow plants in a stone wall. The nooks and crannies in any unmortared stone wall cry out for a bit of

decoration. So much so that, without any helping hand, plants – too often weeds – frequently insinuate themselves into such walls here and there. Stone walls do a great job of defining the landscape with their mass and lines; plants soften and decorate these walls.

from the rest of your yard. For one thing, the soil in the wall usually drains off water extremely well. And temperatures are a bit different, the stone itself shading plant roots but absorbing and retaining heat to modulate temperature swings in the air nearby. Microclimates vary, depending on a wall’s exposure. North and east walls stay cool even in summer, while south and west walls bake.

Walls are a Great Background The hard part is building a wall; the easy part is finding plants for it. The best plants for walls are those that enjoy dryish soils. As far as looks, the best wall plants are those with relatively small leaves and flowers. And if the plants trail or drape, so much the better; foliage and flowers can drip like water from planted crevices. The neutral grays and browns of stones provide ideal backdrops for setting off any color flower. A list of wall plants might include lavender, sea pink, lavender-flowered aubrietia, pink or white maiden pink, and purple flowered thyme. A couple of natives that should do as well in built walls as they do in natural rock crevices are Dutchman’s breeches and wild columbine. Both are dainty plants with flowers that call for the close, individual attention they’ll get

Many people are looking for smaller homes for a variety of reasons. For most, there has been a philosophical shift, considering a move to a smaller living space less of a downsizing and more of a right-sizing decision. The small-spaces movement is largely spurred by three distinct groups: • The 80 million-strong Generation Y, the so-called “millennials,” want to live in exciting urban settings and consider smaller living spaces a good way to enter the real estate

market they desire. Urban lofts and modern condos are big hits in cities of all sizes. • Aging baby boomers are selling their larger homes and trading them for more convenient patio homes, one or two bedroom homes or condos in communities where shared fees pay for property and landscape maintenance. • Those affected by the declining real estate market are looking to build or buy smaller homes. In early 2008, the average size home being built was 2,629 square feet. By mid-2008, it had shrunk to 2,438, accord-

ing to the U.S. Census Bureau. “Regardless of why a consumer decides to live in a smaller space, there is no reason to lose upscale features in the furnishings within that space – especially appliances,” says Marc Hottenroth, industrial design leader for GE Consumer & Industrial. “There are many appliance selections that are perfect for those moving to a smaller home or condo,” says Hottenroth. Undercounter refrigerators with wine reserves, beverage centers and ice makers are a perfect fit.

Wall Control Some plants that self-seed too aggressively “on the flat” are kept suitably in tow on a wall. Chamomile – although lovely with its ferny, lime green foliage and cheery white daisy flowers – is one such plant, as is forget-me-not, an especially fecund annual. Snow-in-summer is a perennial that does not self-seed, but quickly blankets the ground with its creeping stems, which lope down from nook to nook in a stone wall. Walls pretty much take care of the plants they house, but the plants do need occasional tidying. Most of the plants mentioned look better if they’re cut back after a flush of flowers. This cutting not only keeps them more compact, but sometimes encourages another flush of blossoms. Another point of maintenance is the base of the wall. Sure, you could weed-whip the grass that presses up against the stones, but you can avoid this by planting the base of the wall, too.
