High Plains Landscape Workshop boosts spring outlook

Carol O’Meara Colorado State University Extension

Gazing at the frozen tundra our yards have become, the thought of getting your hands in soil may seem a distant dream. The snow is receding at a glacial pace, and you wouldn’t be surprised to find a walrus sunning itself on the ice floes still in the streets. Seed catalogs help, but to ready yourself for the upcoming season, dig into seminars that will make you eager for spring. At the seventh annual High Plains Landscape Workshop, Feb. 27 at the Fort Collins Senior Center, you’ll learn tips for making your garden big in style but small on needs, using less water, fertilizer or pesticides. A fundraiser for the Gardens on Spring Creek, the event gets down to earth about real-world gardening. “One day I was standing at the Home Depot, watching people load their cars with all of the plants they’d purchased,” says author Marcia Tatroe, keynote speaker for the event. “I knew most would take these home and cluster-bomb the yard with them, putting them in based on how they look now, not after they’ve grown.” Ignoring plant tag information on

how much water and room the plants need, or mixing them together with bluegrass is often why they fail, she says, and why Colorado gets a bad rap on gardening. This doesn’t have to happen to you – develop an understanding of your yard and the conditions on the ground, and your flowers, grasses and perennials will be the envy of the neighborhood. Her talk, “Design and Evolution of a Garden,” helps people think of their landscape in zones, including the differing soils or micro- and macroclimates that can be used to the garden’s advantage. Customizing each area for how it will be used and choosing the right plant combinations comes later in the process. But if the thought of learning about design makes your palms sweat with nerves, relax. Tatroe, who’s spent 22

Be Bold

Break out of your color comfort zone Article Resource Association

t first thought, winter might not conjure up words like spicy, bold or sunny. It should, though, at least when it comes to the inside of your home. While it might be gray and dreary outside, infusing color into interior decor is one of the quickest ways to create a cozy, inviting living area. And winter is the ideal time to do it. Adding a shot of color to a space can be done quickly, but it can sometimes be confusing. In fact, mastering the ins and outs of decorating with color can be daunting. “Although people love the idea of incorporating color into their homes, mixing and matching colors, patterns and textures can be an intimidating and overwhelming process,” says Donna Schroeder, color marketing and design manager for MartinSenour Paints. “Whether it’s wall paint, new furniture or accessories, consumers might not have the confidence to step outside of their color comfort zone and experiment with shades they might not normally gravitate toward.” So, how do you break out of that color comfort zone? You can start by using available color tools such as those found in Martin-Senour’s color selector. Not just about wall color, it offers unique tools designed to help you balance the entirety of a home’s interior design, as well as room-toroom balance and flow. From wall color to room accents, the color selector is a resource for complete home design. Having a basic understanding of color and knowing what emotions different colors can evoke also helps. So, if you’re thinking about warming up your home this winter and are contemplating using a paint color that you’ve always wanted to try, but weren’t sure how or where to use it, these tips can help steer you in the right direction.

A

Red As the strongest color in the spectrum,

red has the greatest emotional impact. Depending on the hue and shade, red resonates with passion, romance, energy and courage. In recent years, it’s become a popular color choice for dining room walls, but the drama of red is also ideal for entryways, living rooms and even bathrooms. The color combination of red with neutrals, such as tans and browns, results in warmth that is certain to carry you through those cold months. Orange Orange has evolved throughout the years; think terracotta and copper tones. It enlivens any space and can easily take center stage as a primary wall color, or as an accent color to give a refreshed decor a bit of much-needed punch. When paired with blues or purples, a spicier orange can be powerful. For a more subdued effect, combine it with warmer colors like reds and deep, welcoming greens. Yellow There is no better color to radiate warmth in your home than yellow, but don’t underestimate the intensity of this color. Bright, strong yellows on walls are almost always best saved for an area like the kitchen because they are said to increase attentiveness and have “wake up” qualities. Creamier yellows are popular in living rooms and can even translate well into bedrooms when joined with a classic red or blue. Purple Purples have a powerful connection with our spiritual and introspective side. Because purple has varying degrees of red and blue in it, it’s easily paired with many complementary colors such as yellow, orange and softer greens. When slightly redder, purple can be vivacious and exciting; when slightly bluer it can be restful. If you’re using purple for a room, decide whether the room is designed to entice drama, as with an eggplant-hued purple, or cast an air of relaxation and reflection, as found in a hydrangea shade.

No Ordinary Bathroom

T Candice Olson HGTV

onia and Francis have traveled the world and have lived on three continents. But with three young children and a new baby, they decided the time was right to move back home and put down roots. They bought a big house near their families that needed a bit of work, and expended all their effort into updating their kids’ rooms. But they got stalled when it came to their own space, specifically their master bathroom. The room’s awkward layout, grungy tub and peeling wallpaper made it the last place these busy parents wanted to spend any time. So they called me to see if I could provide a refuge where they could unwind and relax. Tonia, in particular, was aching for a place where she could happily sink into a bath at the end of a hectic day. So I grabbed my crew and got set to give this hardworking couple a beautiful, spa-like bathroom that would help turn stressful days into soothing nights. The bathroom sat adjacent to a small dressing room that Tonia and Francis never used, so I kicked off the redesign by tearing down the wall between the two rooms and making it into one large space. I got rid of the dated striped wallpaper and put up a light, fresh coat of paint. I also ripped up the ugly, cracked flooring and put down

some large-scale marble tiles with heated flooring below. On a wall, I put in a gorgeous mirror, two small windows draped in soft, translucent blinds and cabinets built out of warm, rich mahogany. Below this installment, I placed a stunning vanity that features a gorgeous, white-quartz countertop, a contemporary vessel sink and wooden storage cabinets. On one side of the vanity, I installed a new toilet, and on the other, a huge, 24-inch soaker tub, surrounded by the same white quartz as the countertop. To keep the warmth of the wood flowing throughout the space, I added a cabinet for linens and laundry right beside the tub. Across from the vanity, I put in a fantastic shower with a frameless glass enclosure. It boasts a rain shower, a steam shower, body sprays and a white-quartz bench on which to sit and take it all in. I wanted the room to be calm and refreshing, so I chose cool, watery greens for the color scheme. I se-

lected a small, green marble mosaic tile for the steam shower and for the backsplash for the soaker tub and vanity. The tile matches the green in the solid glass vessel sink and the painted glass in the luxurious shower. Then, because this is no ordinary bathroom, I put in extraordinary lighting. In addition to recessed lighting in the ceiling, I also put in two gorgeous sconces on each side of the vanity mirror, and put up a brilliant crystal fixture over the tub, so Tonia will have a great view while she is soaking. This bathroom was cramped, cluttered and dingy. By adding luxurious fixtures, fabulous finishes and a relaxing color scheme, I turned it into a calm, refreshing oasis to which Tonia and Francis can retreat from the chaos of everyday life. Now that’s divine. Interior decorator Candice Olson is host of HGTV’s “Divine Design.” For more ideas, information and show times, visit www.HGTV.com or www.divinedesign.tv.

Japanese porcelain are Satsuma style

Loan modifiers will affect credit, ability to get loan

By Helaine Fendelman and Joe Rosson

Scripps Howard News Service

Dear Helaine and Joe: These Satsuma vases have been in my family for more than 100 years, purchased by my grandfather while in the Philippines during the Spanish-American War. The “mirrored” pair is without defect, except for the wearing of the gold. – W.H.W., St. Charles. Ill.

Dear W.H.W.: Satsuma is the name of a type of earthenware initially made in various kilns in Chosa, Ryumonji, Tateno and Naeshirogawa, in the Japanese prefecture of Kagoshima, on the island of Kyushu. All these places were under the control of the feudal lord of Satsuma. In the late 1590s, Shimazu Yoshihiro – the lord of Satsuma – returned to Japan after fighting a war in Korea. He kidnapped a group of 22 Korean potters and their families, and put them to work in 1601, making ceramics from the white clay found at Naeshirogawa. With strict race laws prohibiting intermarriage, these potters and their families were kept completely separate from the rest of the Japanese population. By the third quarter of the 19th century, there were more than 1,400 of these artisans, and all were engaged in pottery making. Classically, Satsuma is a light and porous earthenware covered with a cream-colored crackle glaze that offers ivory-brown tones. This glaze is good for enamel decoration, and even the color white looks good against it. All enamel colors adhere to this surface well and sink into the tiny cracks to the point that they seldom flake or peel. Satsuma wares are most often found with floral decorations, but scenic designs were also made. The best Satsuma wares are elab-

orately and artistically decorated, while the lesser wares show much less care and artistic merit. Some pieces of Satsuma are indeed worthy of a museum, but most found in the United States are more commercial in nature and are not likely to find themselves displayed in institutions devoted to substantial works of art. By the way, kilns in Kyoto, Yokohama, Tokyo and on the island of Awaji later manufactured Satsuma-style wares. This is an important distinction, because many of these made outside the original area are of commercial quality at best and are often considered to be lesser products. The two commercial-quality pieces in today’s question were designed in all probability for Western consumption. They are late Meiji era (1868-1912), circa 1898. As for the marks, the circle with the plus sign or cross inside that is found on the neck of the vases is the symbol associated with Satsuma. Unfortunately, the mark on the bottom is unreadable (at least by us) and is probably an artist’s designation. The fact that these are a pair of Satsuma vases is much in their favor, but still, this type of Satsuma is not as valuable as it once was. Current sales results indicate that this pair should be valued for insurance purposes in the $450 to $600 range. It’s Back

In today’s cyclical world of design, wallpaper regains popularity By Ann Levin The Associated Press

Last year, Oprah declared that wallpaper is back. But is it really? That depends on what you want to do in your home and, to a lesser degree, how much you’re willing to spend. If rock bottom is your bottom line, then a simple paint job is probably the way to go. But if you were planning on spending a little more to get a really nice paint job – perhaps one with murals, borders or faux finishes – then you might want to consider wallpaper. That’s because in the cyclical world of fashion and home furnishings, wallpaper is hot again.

Wallpaper Makes a Statement Decorators say that if you’re looking for drama, texture, warmth and personality, wallpaper is the way to go. In their compact rowhouse in Brooklyn, designers Jason Oliver Nixon and John Loecke have wallpapered virtually every nook and cranny, including the interior of a glass-fronted bathroom cabinet and the inside of a closet. For their foyer, they chose a pink and blue floral pattern and embellished it with paste-on colored rhinestones. The guest bedroom has a directional vine pattern on the walls that takes the eye to the ceiling, where there’s a complementary but contrasting pattern of swirling flowers.

Anne Goldsmith, a decorator in suburban New York, says you can make a bold statement in your bedroom by papering just the wall behind the bed. “It can just be really fun – a focal point in a boxy plain room without a lot of architectural detail,” she says. Good in a Down Economy With stylish patterns selling for $30 a roll or even less, wallpaper doesn’t have to cost much more than a good paint job. Scott Salvator, a Manhattan-based designer, says wallpaper is the perfect choice in a down economy because it decorates the room. “You can put a mirror up but you don’t have to start buying artwork,” he says. “It’s a cheaper way to decorate.” New York designer Elaine Griffin says wallpaper may be a little pricier, but not prohibitively so. And even the sour economy, she notes, hasn’t dampened the zeal of new parents to go all out for the first baby’s nursery.

“It’s the one recession-proof room in the house,” she says. Great Falls, Va., resident Jennifer Singh considered the price difference between paint and wallpaper when she was decorating her home in suburban Washington but wasn’t deterred. A jewelry designer with an eye for texture, pattern and color, she’s installed wallpaper in about half her home. She chose a “masculine, highly textural” cork wallpaper for her husband’s study and an “organic, earthy” yellowish pattern with blades of straw for her kitchen. “I do remember wallpaper was more expensive than paint but not by a whole lot,” she says. “It was worth it.” Should you do it Yourself? There are many do-ityourself books on the market, but you probably don’t want to wallpaper yourself unless you’re supremely patient and good at following directions. Goldsmith, who has a design business in

Morristown, N.J., says it’s not hard but it is time consuming. “My husband and I used to argue through the first roll,” she says. “Then we’d get our jobs down and figure out who’s cutting and who’s holding.” If you can afford it, you’re better off hiring a professional, according to Griffin and other decorators. She notes that walls need to be prepped and in pristine condition, otherwise every imperfection is likely to show through. Options for the Design-Challenged Let’s face it: The average person does not have the eye of a decorator. But even the design-challenged can be a little bit adventurous with minimal risk. Start by putting wallpaper in smaller spaces like a hallway or foyer. If you fall in love with an expensive pattern, hang it on just one wall and paint the other three. Wallpaper is a natural for a bathroom, where a dramatic pattern above the tile can deflect attention from plumbing. Or go for the natural look of grasscloth, which adds warmth and texture without a lot of pattern. Pittsburgh decorator Toni McGonigle says her clientele in western Pennsylvania still prefers paint to wallpaper, but she uses wallpaper in her 90-year-old home and appreciates the way it creates an instant effect. “It gives you a lot of bang for the buck,” she says.

As the economy has dragged, many people are seeking to reduce their monthly financial obligations by paying off pesky second mortgages or refinancing their home loans to a lower interest rate. Some, however, are discovering an unpleasant extra cost as they make these changes: prepayment penalties. Throughout the past few years, as housing prices skyrocketed and borrowers needed to find the cheapest possible way to finance their needs, banks used prepayment penalties as a way to lure buyers with low rates while locking in their profits. The idea was that the banks would lower their rates by a smidge – perhaps a quarter percent – but demand that buyers sign a contract to pay a penalty if they paid off their mortgage in a set period of time, usually between three and five years. These contracts were structured to guarantee a certain amount of profit, says Ilyce Glink, publisher of ThinkGlink .com and the writer of a syndicated column called “Real Estate Matters.” “The banks would do a risk calculation or a profit calculation, and the penalty itself was generally set between two percent and four percent of the loan,” Glink says. For example, a penalty of two percent on a $200,000 mortgage would amount

All American Selections Judges noted the intense deep orange flower color that could not be captured by a picture or digital image. The fade-resistant orange flowers make others look more golden than orange. This unique color is one of three desirable, improved traits. The flower size from 2.5 to 3.5 inches and fully double blooms rank among the best of the class. Easy to grow in a 5- to 6-inch pot, plants will flower in about 70 days under short days or 84 days under long day growing conditions. Throughout the summer, the old blooms will be covered with green foliage, which keeps the plants looking fresh throughout the growing season. How to Grow These full sun annuals are easy to grow from seed. In the North, it is recommended to start the seed indoors a few weeks before the last frost, 4 to 6 weeks. Sow seed on top of germination media that has been thoroughly wet and allowed to drain. Cover seed with media. Maintain 70 to 75 degrees media temperature during germina-

Grow indoors at 50 to 65 degrees until outdoor temperatures warm to 60 degrees. Plant pot and all into prepared garden soil or patio type container after the threat of frost. Take six steps to score a lower prepayment penalty By Erin Peterson

to $4,000. While borrowers are required to sign disclosures about the penalties, they don’t often notice them in the stack of papers they’re required to sign at closing. And now, as they seek to pay off or refinance the loan, the penalties are coming back to haunt them. Even so, there are some ways to help reduce the financial pain of these costly penalties. Here are six steps to follow. 1. Check your contract. Be sure you have a prepayment penalty by sifting through your stack of mortgage papers. “It usually says ‘prepayment disclosure’ or ‘prepayment penalty disclosure,’” Glink says. “There are usually three or four documents you’ve had to initial to indicate that you’ve read them.” 2. Read the fine print. Some prepayment penalties are a single, fixed fee. Others are based on a sliding scale that decreases the longer you’ve had the loan. Try to get out at one year and you may pay four percent of the loan’s cost. After four years, you may pay just one percent. 3. Do the math. In some cases, the prepayment penalty is well worth the chance to move to a less risky, lower-interest loan. For example, if you pay $4,000 now but save $50,000 throughout 15 years by refinancing, it might be worth it. Similarly, the penalty might be justified just to get out of a balloon loan. Still, in other cases, you may find that you need to lower the penalty before making your next move. Compare the

options to determine your next move. 4. Get on the phone. To start negotiating, you’ll need to get the right person on the phone, and that probably isn’t the first person to pick up when you call the bank. “The first point of contact should be the loan officer,” Davis says. “But if you don’t have any luck here, escalate it to a manager. They generally have more pull and decision-making power.” When you’re on the phone, ask what they can do for you. Though it’s unlikely that they’ll dismiss the penalty outright over the phone, you may get it reduced. 5. Be polite. Keep in mind that no matter how awful your prepayment penalty is, you’ve signed a contract and the banks have the upper hand. Getting angry with a loan officer isn’t going to help. 6. Get it in writing. Make sure that you’re documenting everything: the names and titles of the people you’re talking to, the dates you called and any offer you’ve received. Ask to get the deal in writing. An offer over the phone is only as good as the paper it’s written on. With foreclosures high and banks eager to improve profits, Glink says it’s more difficult than ever to convince bankers to waive prepayment penalties. Still, a potential reduction by thousands of dollars makes it worth considering. “If (paying off a loan or refinancing) is something you’re thinking about, negotiating the prepayment penalty is definitely worth considering,” Glink says.

Grant Real Estate joins with Prudential Rocky Mountain, Realtors Prudential Real Estate and Relocations Services Inc., a Prudential Financial Inc. company, announced the merger of independent real estate brokerage Grant Real Estate, with Prudential Rocky Mountain, Realtors, Longmont. The combined company will operate as Prudential Rocky Mountain, Realtors, with 191 sales professionals, six offices and a presence extending along Colorado’s Front Range from Fort Collins to Colorado Springs. Grant Real Estate Managing Broker Jerry Schlagel says the alliance creates important advantages for sales professionals and customers alike. Longmont Managing Broker Don Rulle says, “The union gives Prudential Rocky Mountain, Realtors, Longmont a formidable presence in the bustling Longmont market. As important, our merger is a terrific fit based on similar cultures of excellence with honesty, integrity and professionalism.” The merger also positions Prudential Rocky Mountain, Realtors for additional growth, says Loveland Managing Broker John Warnock, who explained that the Colorado real estate market is stabilizing thanks to historically low interest rates, attractive home values, the first-time homebuyers’ tax credit and other inducements.
