It happens every year. Your house looks its absolute best, inside and out, between November and New Year’s day. After all, it’s the holiday season and the time of year when you want to put your home’s best face forward for visiting friends and family. Everything’s clean, bright and festooned with cheerful holiday decorations. It looks great. No, wait ... that’s an understatement. It looks fantastic. Before you know it, it’s January. The tree comes down. The garlands have wilted. The guests have gone home. You’ve put the gifts away, and the kids have gone back to school. Suddenly your house looks as quiet, stark and boring as a grey winter day … and post-holiday letdown begins to set in. Don’t let it. By brightening up your interiors as soon as the holidays are over, you’ll create surroundings that will help keep the winter blues at bay and make your house as warm and inviting as it was during all of your year-end festivities. And, don’t worry – you can do it even on the tightest post-holiday budget. Creating a cozy space for winter days doesn’t require any major construction or costs. Just a few small changes can make a big difference. Paint is truly one of the easiest and most cost-effective ways to brighten a room. Nothing transforms a seemingly dreary space more than a fresh coat of color. A high-quality wall paint can also hide any scuffs and scrapes caused by too much holiday cheer or during the “un-decorating” process. “The right paint color can make a tired room look cozy and inviting,” says Peggy Van Allen, color specialist for Pratt & Lambert. “It also can serve as the canvas that ties the rest of your decorating scheme together – once you brighten tired walls, you can get inspiration for other design elements throughout the space.” Consider selecting rich, saturated wall colors to warm up the space. ries. Smooth mochas and bold French roast browns. Set off dark colors with a creamy, white trim for a soft, stylish effect. When selecting paint, think about selecting a coating that has low odor and low VOCs (volatile organic compounds) so you can paint indoors, even in the winter – a time when you don’t necessarily want to open all the windows for extra ventilation. Stain resistance is another factor to consider in paint selection, particularly in high-traffic areas, such as kitchens and family rooms. moving furniture closer together, rooms can look particularly cozy on a cold day. Next, think texture. If your window treatments are sheer and summery, maybe you’ll want to swap them out for some inexpensive velvet drapes or enhance existing blinds with a luxurious valance. Remove light-colored linen or cotton slipcovers and instead use heavier, winter-friendly fabrics in jewelor fire-inspired tones. Accent them with fluffy throws and embellished decorative pillows for the look of extra warmth. Area rugs can reduce the stark look of a room. Pick rugs with bold colors and patterns that complement, but not necessarily match, your wall color. In the bedrooms, replace light quilts with heavier comforters and duvets and consider using flannel sheets. Add a few extra pillows to the beds to further enhance the cuddle factor. A fabric shower curtain will also go a long way toward warming up the space, despite all of that cold porcelain and chrome. Dear Helaine and Joe: I have a collection of 14 pieces of jewelry made by Francis Holmes Boothby. There are pins or brooches and one pair of earrings. Each piece is signed “fhb sterling.” What is the value of my grouping? – M.B.

furnace doesn’t have one. For a mere $160 plus the fee to a HVAC company to install it, your orchid will be cozy in perfect, 30 to 40 percent humidity. An easier approach is to place a pebble tray filled with water under the plant. Simply take a tray and layer small stones evenly along the bottom, then fill with enough water to reach the top of the stones. Place potted plants on this tray, but take care that the water is not touching the pot itself. Refill the pebble tray often to keep the humidity levels even, and group plants closely together. Water vapor coming off the soil or clay pots adds to the air moisture of the happy group. Many orchids are adapted to grow on trees (epiphytes) or rocks (lithophytes), but not in soil. Rather, they rest lightly in decaying leaves or loose organic matter from which they pull water and nutrients. To mimic this condition, most orchids aren’t planted in soil; they usually come in a soilless media. If allowed to stand in water or chronically moist soil, orchid roots will rot. Let the media dry out slightly between watering. Twice weekly, check the pot to see if your orchid needs water by poking your finger into the media up to the first knuckle. If it feels moist, you don’t need to water. Fertilization of the orchid should be done often, since the loose media doesn’t hold nutrients for long. Soluble fertilizer blended especially for orchids can be found at local garden centers or at Fantasy Orchids, 830 West Cherry St. in Louisville. Follow the package directions for frequency and fertilizer strength, but in general, a weak solution should be provided weekly. Dear M. B.: It can be difficult to value jewelry from a photograph. For the most part, worthwhile jewelry pieces need to be examined in person by a specialist. The metal content of the jewelry pieces needs to be assessed carefully, as does the quality of any stones, whether they are diamonds, rubies or emeralds or less highly regarded minerals such as agate, jade and labradorite. In this case, however, the most important factors are the maker, the subject matter and the style. Frances Holmes Boothby is considered a modernist jeweler most widely known for her nature-inspired brooches. She worked mainly in sterling silver, but also in exotic woods (such as ebony), and occasionally in brass, plastic and gold. These materials were sometimes combined with semi-precious stones. Boothby was part of a small group of artisan jewelers who helped to popularize American modernist jewelry during the mid-20th century. Her work is usually associated with the 1950s and ’60s, but she produced well into the 1980s and had a sales shop for her work in Weston, Vt. No birth date could be found, but she

was a graduate of Iowa State College. After 1955, she became a jewelry-making instructor at the Birchkill Arts and Crafts Guild in Troy, N.Y., and is said to have taught the same subject for the prestigious Emma Willard School, also in Troy. She reportedly died in 2000 in Sedona, Ariz. We particularly like the two owl brooches and the rather charming piece that resembles a mouse walking on its hind legs. For the most part, Boothby’s work is currently retailing for $250 to $500, with larger brooches bringing higher prices and less significant pieces bringing lower. A friend of mine jokes that she’s a terrible gardener, one who can kill a plant just walking past it at the store. But she loves flowers and wants to grow them, so the best gift to give her is a plant that’s beautiful, long lasting, and tough as nails: an orchid. Their delicate beauty hides a strength that’s perfect for those whose hearts are green, but thumbs are brown. If you’ve been given an orchid this year, the secret to success is location, location, location. And a little bit of fertilizer. Orchids like the same temperatures humans do, but just like people, within the orchid family some plants prefer cool, warm or intermediate conditions. My spouse would get along great with cool or intermediate-growing types, such as cymbidiums (cool), cattleyas and dendrobiums (intermediate); they prefer nighttime temperatures of 55 degrees. I, whose teeth chatter when temperatures plunge below 65 degrees, love warm growers, like Phalaenopsis, which need 60 to 65 degree nights. All orchids need a difference between day and night temperatures, so place cool and intermediate types in a room that warms to 70 degrees during the day, and warm types in areas getting a toasty 75 degrees. Be sure they’re not placed over heaters or vents from the furnace; too much warmth and the orchids dry out, dropping leaves or slowing growth. When selecting a spot for your orchid, include humidity in your criteria, which is crucial to orchids. Removed from their moist, natural habitat, most require supplemental humidity in dry Colorado homes. Misting the foliage is one way to approach this, if you have time and a love of repeating tasks throughout the day. If misting morning, noon, and night gets old, you could go to the local home improvement store for a whole house humidifier if your

Four ways to turbocharge a home inspection Scripps Howard News Service

A typical homebuyer assumes that the purpose of a home inspection is to catch any major structural problems before going through with a purchase. Avoiding a money pit is one reason to hire a home inspector, but savvy homebuyers can get more value than that from the building inspection. Most buyers work with a home inspector recommended by their Realtor, but Dwight Barnett, a home inspector and owner of Barnett & Associates Inc. in Evansville, Ind., suggests homebuyers also ask for recommendations from appraisers, attorneys and lenders. He advises asking for credentials from the recommended inspectors and checking with the Better Business Bureau. “Don’t shop price, shop experience,” Barnett says. “Some inspectors will show up with all the bells and whistles like infrared cameras and gas detectors, but really you can do the job just fine

with a screwdriver and a flashlight.” David Kolesari, president of the National Association of Home Inspectors and president and owner of Milwaukee Homesight Inc. in Hales Corners, Wis., says buyers should ask how many inspections the inspector has done. “Buyers should ask when they can expect the written report after the inspection and ask to see an example of the report,” Kolesari says. “Before the inspection, buyers should write down observations they have made when visiting the house that they want the inspector to review,” says Dan Steward, president and CEO of Pillar To Post Inc. in Tampa, Fla. “I recommend that people visit a house two or three times before they make an offer and that they go in the daylight and at night because you notice different things depending on the lighting. The buyers can ask the inspector about things like a dark spot in the corner of the basement.” Steward recommends that buy-

ers ask their agent and the seller’s agent about any known problems with the property and that buyers read the seller’s disclosure form and bring it to the inspection. “The more preparation the buyer does, the better it is,” Steward says. “Buyers should ask the neighbors if they know anything about the house or any problems, especially if they know it is an area prone to flooding. One home I know of had been a marijuana grow house, but the seller didn’t disclose it. The neighbors all knew it, but the seller had covered up mold problems with paint, so the buyer had no idea until it was too late.” To get a “nonemotional” opinion of the house’s condition before making an offer, Steward suggests showing it to a friend or family member who will not live there. In an occupied property, the owners need to be contacted to make sure the inspector has access to the electrical panel, attic and crawl space, and to have pets caged, Barnett says. Inspectors recommend that

buyers take notes during the inspection, even when receiving a written report. Barnett suggests that buyers ask about the insulation values the inspector finds and also suggests that buyers ask how to maintain the systems and appliances. “The most important things the buyers need to know are where the water shut-off valve is and how to change the filter on their furnace and air conditioner,” Barnett says. “An inspector can also point out some minor maintenance issues like a cracked outlet cover or a broken latch on a window.” Kolesari says most inspectors cannot estimate prices for repairs, because inspectors are generalists. Steward says that inspectors can tell buyers the life expectancy of individual appliances and a national average estimate for their repair and replacement costs. “A good inspector will offer to talk directly to a contractor if they find a problem, to make sure that the contractor understands exact-

Inspectors and buyers face a problem in the increased number of vacant homes due to foreclosure or a slow real estate market. “The seller’s disclosure form on a foreclosure is often signed by someone who knows nothing about the property,” Steward says. If the seller is the occupant, that person is legally bound to tell potential buyers of any problems. Sometimes buyers need to make deposits to have utilities connected for the inspection. Without working utilities, the inspection must either be limited or be postponed. “There’s a 50-50 chance with foreclosures that there will be water damage,” Kolesari says. “Foreclosures have typically been neglected, so buyers are definitely taking more of a risk when they buy one and the inspections are usually a little more challenging.” In addition to water damage, Steward says mold can be a problem in vacant homes that lack ventilation. He says buyers can request a mold inspection.

Choosing the best water heater for your lifestyle When ranking household appliances that consume the most energy, no one is surprised to see heating and air conditioning units at the top of the list. On the other hand, many people are surprised to learn that their water heater ranks at No. 2. “Monthly energy costs have become an important factor in the decision-making process for homeowners looking for a new water heater,” says Ed Begley, Jr., actor and environmentalist. “That’s why manufacturers are introducing new technologies that increase the energy efficiency of their products.” In order to find the right water heater for your lifestyle, Begley points out that you need to consider both the performance of the machine and the monthly energy costs associated with it. Your first option is a conventional water heater. These models typically include a glass-lined tank that holds anywhere from 30 to 120 gallons of hot water at a time. A 40-gallon tank is generally ideal for two or three people, while a larger family may need a 50- to 80-gallon tank. A tank-type water heater can run on electricity, natural gas or propane. A natural gas model is generally the least expensive in terms of monthly energy costs, with an electric model costing up to three times as much to heat the same amount of water. Most homeowners simply select the type of water heater that matches their current fuel source. A conventional tank-type water heater can operate at anywhere from 75 to 80 percent efficiency, depending on the brand. In other words, 75 cents of your heating dollar goes into heating the water, and the other 25 cents is lost. Within the past 10 years, manufacturers have begun promoting another option – the tankless water heater. These models typically deliver about 82 percent energy efficiency. Compared to a conventional water heater, your savings will typically range from $30 to $75 per year. A tankless water heater uses a large burner to heat the water as it passes through a copper pipe on its way to your sink, washing machine or shower. These models are measured in gallons per minute. If you don’t use a lot of hot water, it can run almost indefinitely without running out. However, if you exceed the capacity of the machine, you will notice a drop in either temperature or water pressure. A drawback to a tankless model is the initial cost. The unit typically has a price tag between $800 to $2,000, plus another $1,000 to $2,500 for installation. Compare that to a conventional water heater, which usually runs about $300 to $500 for the unit and another $300 to $500 for installa-

tion. The third option is a hybrid unit. As the name implies, the hybrid combines the technologies of a conventional and tankless water heater. The result is a product that performs better than both technologies with energy efficiency at 90 percent or above. A hybrid allows you to have back-to-back showers or simultaneous showers because of the stored hot water in the hybrid design. The installation of a hybrid water heater is the same as a conventional model, however, the unit itself can cost $1,200 to $1,800. “For the absolute ‘greenest’ option available today, homeowners should consider a solar thermal water heating system,” Begley says. “These units include a solar thermal collector that goes on the roof of the home in order to supply up to 70 percent of the total energy needed to run the unit.” A solar thermal system is typically more expensive, but right now they are eligible for a federal tax credit of 30 percent of the total installed cost in addition to other state and local utility rebates. Homeowners looking for a conventional electric model have a new “hybrid” option to consider. “These water heaters include a heat pump that literally pulls heat out of the surrounding air, like an air conditioner in reverse,” Begley says. This efficiency can translate to savings over $360 each year. These hybrid electric models qualify for the federal tax credit and there are also additional state and local utility rebate programs to encourage the adoption of these products.

It’s best to do the carpet cleaning when the family can leave the house for a while to allow the cleaned carpeting to dry thoroughly. Carpets that only need spot-cleaning can be done with a few different methods. Automotive brake cleaner is good at removing food stains. WD-40 can remove grease or oil. General stains can actually be removed with shaving cream. Allow the shaving cream to sit on the stain for at least 30 minutes.
