Q: What happens after foreclosure? A: There are many Americans who are either in pre-foreclosure (where they are 90 days or more delinquent on paying their mortgage) or have had foreclosure proceedings start. Millions more have already lost their homes to foreclosure. Having a foreclosure on your credit history means your credit score will take a big hit. How much of a hit? Depending on what else is going on in your credit history, you might see a hit of as much as 150 points or more once the foreclosure is listed. The damage may be greater, considering that you must have missed various mortgage payments before the lender files for foreclosure, and each of those missed payments probably hurt your credit score, as well. After you’ve been foreclosed upon, you’ll need to rebuild your credit history and credit score by making thoughtful use of the credit that is available to you. If you have credit cards, you should use them sparingly, always making sure to pay on time and in full. You should create a budget and stick to it. Build up your savings so
your financial life gets back on track. Having a foreclosure, short sale or a bankruptcy on your credit history means it will take three to five years before you can buy a home using a loan from Fannie Mae, Freddie Mac or FHA. But life will go on. It may just be a little harder and more expensive throughout the next few years to purchase something using financing. Q: We’re interested in purchasing a condo as investment property. It’s a condo hotel property and our lender told us that we could not purchase the unit as a second residence, and so we cannot get a 30-year fixed rate loan at today’s low interest rates. The condo hotel has an excellent financial track record and rental history. We love the complex and location. But the best loan terms we can find is for an adjustable rate mortgage (ARM). The loan is a 7/1 ARM at 6.5 percent with a 25 to 30 percent cash down payment. We’ve always been afraid of ARMs but if worse comes to worse, we could pay off the total amount
of the loan in seven years with borrowing from our 401(k) or doing a 1031 exchange at that time. Any thoughts on this loan or investment property plan? A: The first thing that comes to mind is to wonder why you’re buying a condo hotel. Condo hotels became extremely popular as the frenzy over traditional timeshares faded. The hook is that you’re buying a specific unit, which the hotel will rent out for you when you’re not there and share the income after expenses. It’s an arrangement that might be fraught with problems. Some real estate investors consider condo hotels to be a good deal for the initial developer and the condo hotel manager, but probably not a good investment for the individual condo hotel unit owner. Hotel occupancy is down dramatically and in some areas of the country there is even a glut of rooms. What if the hotel isn’t rented out quite to the level that was promoted during your sales pitch? And, what’s your exit strategy? Is there going to be a long line of people just waiting to pick up your unit from you when you’re tired

If you play around with the numbers, it might be less expensive to simply rent a hotel room in the nicest hotel in town rather than buy and finance a condo hotel investment. I’ve run the numbers on a few of these deals and once you factor in the fees, maid service, repairs and upgrades, the only one that does well is the developer. But back to your question. Do I think you’re getting a good financing deal? I don’t know. It sounds reasonable for what you’re getting. I like the fact that you can pay off this purchase in seven years. I don’t like that you’d need to use cash from your 401(k) to do it.

In epic novels, great treasures are often hidden in the unlikeliest of places. The same can be said of some of the home’s great treasures. Beautiful wood is often hidden underneath built-up grime, nicks and scratches, old finishes or paint, carpeting or tile. As homeowners are looking for ways to make the most of their home’s comfort and value, many are discovering the hidden treasures they have in reclaimed furniture and older hardwood floors. Reclaiming Furniture There are so many pieces of beautiful furniture waiting to be rescued from garages, attics, yard sales and thrift stores. With some vision and a little elbow grease, vintage furnishings can become real treasures in the home. What to Look For Before committing to a vintage piece, take a few minutes to carefully examine your treasure-in-waiting. • Look for details that prove it is a vintage piece. Authentic hardware, the shape of a leg, hand-carved elements and a rich patina say a lot about a piece and give it value and beauty. • Check for cracks in the wood, loose joints, warped surfaces or lifted veneer. These call for repairs before any refinishing is started. • Examine previous repairs, especially at joints and hinge attachments, to assure they were done properly. The Big Finish Sometimes a piece just needs to be cleaned, and there are products that will remove years of dirt and grime without disturbing the original finish. But other times, the condition of the piece calls for complete refinishing. You can remove the finish yourself, or as many people
prefer, you can have the piece professionally stripped. Once you are down to bare wood, it’s time to select a stain color. This is the fun part of the project. Wood-tone colors enhance the natural beauty of the wood, like the Special Walnut stain that was used on this armoire. For a nontraditional look, however, consider going beyond wood-tones to brighter colored stains. Bruce Johnson, woodworking author and craftsman, says, “The Minwax Company makes a variety of stains, from oilbased stains, in both traditional and gel-based formulations, to water-based stains.” Staining Tips • Apply wood conditioner to reduce blotchiness and ensure even stain penetration. • Oil-based stains require an oil-based conditioner, and water-based stains need waterbased conditioner. • Follow the directions on the can and apply stain with a brush or rag, wiping in the direction of the wood grain. Applying a clear topcoat is the final step to beautiful furniture. Beauty Under Foot Hardwood flooring is durable, comfortable and brings warmth and character to any room. If there are no gouges, cracking or peeling, and if the floor is not worn down to bare wood, you can simply revive the floor and your job is easy. For a dull, lightly scratched floor, a reviver product can renew its old beauty without sanding or special preparation. Applying the product every three to six months keeps the wood looking its best. Winter presents many opportunities for families to explore nature together. While hiking in the woods is fun, some of you would prefer staying closer to the fireplace. There are many inexpensive indoor nature activities that are fun for kids from 2 to 92, such as reading nature storybooks, making bird-food treats and making a game out of identifying birds. Bird watching is fun for everyone. You can do it in your own backyard, and it’s free. Get a bird-watching guide and see how many different types of birds your kids can identify. Before long, your child will start recognizing individual bird species. You can also enjoy a nature book together along with a frothy cup of hot cocoa. Picture books about how animals survive the winter are great for children. There are many Web sites geared toward wildlife education. For example, the Roger Tory Peterson Institute’s Web
site has a series of nature lessons. Check out “Cold Duck on Ice” (www.rtpi.org/coldduck-on-ice-full-read.html). It has great pictures and simple lessons about how birds survive in winter. For those of you who want to know a lot more about feeding birds in winter, see the article “The Winter Banquet” by Stephen Kress of the National Audubon Society. Creating bird treats together is an inexpensive endeavor, considering all the pleasure it will bring you, your children and the birds. You can teach your children about caring for other creatures to stimulate discussions of how birds and other wildlife survive the winter. Fruit bowls and pinecone treats are two easy bird snacks that kids love to make. Fruit Bowls Cut an orange in half and scoop out the pulp. Poke two or three holes near the top edge and thread through separate pieces of string. Tie the strings together at the top. Fill each orange half with peanut butter or vegetable shortening.

Add cranberries and whole peanuts (roasted, unsalted) on top. Loop the feeder around a tree branch. You can also try this with other citrus fruits or coconut shells. Pinecone Treats These treats are a classic. The kids will have fun collecting a variety of pine cones, either on your property or in a park. Tie a string to the top of a pinecone. Spread peanut butter or shortening over the pine
cone and roll it in birdseed. Hang from a tree branch. If your child would enjoy being in a group, consider winter educational programs at your local nature preserve. Experts in every field stressed that the items in the best condition will net the best price. Other tips to keep in mine are to always call ahead. Investigate several venues if possible. The savviest sellers are informed about the market and realistic about value. And be honest not everything you want to get rid of will find a buyer. Refinance options for those in trouble bankrate.com
Homeowners whose mortgage balance exceeds the current property value know the futility of trying to get a refinance. Refinancing options for so-called “underwater” mortgages are limited because most lenders require some equity in the property – ideally about 20 percent. However, borrowers should not give up hope. Options do exist, especially via the government’s Making Home Affordable program. One of those options is HARP. If you meet certain criteria, your underwater loan may be eligible for a refinance through the federal Home Affordable Refinance Program. The program allows qualified borrowers to refinance a loan that is from 105 percent to as high as 125 percent of a home’s value. However, not every underwater loan qualifies for HARP. First, you must not be on the road to foreclosure. Any delinquent payments in the past 12 months will automatically disqualify you from eligibility. In addition, either Fannie Mae or Freddie Mac must own the loan. You can find a loan lookup tool and other calculators at the government’s Making Home Affordable Web site. Your ability to take advantage of HARP will depend on payment history and other factors including credit score, the structure
of the current home financing and specific lender guidelines. “Can it help everyone? No,” says Jason Bonarrigo, senior mortgage banker with Wells Fargo Home Mortgage of Boston. However, Bonarrigo has closed several HARP loans and says it’s worth investigating eligibility. “If refinancing through HARP can shave $300 or $400 off a monthly mortgage payment, it can sometimes make a difference between keeping and losing a home down the road,” he says. You’re second option is HAMP. If you not only have an underwater mortgage but also have missed payments, you may qualify for the federal Home Affordable Modification Program that is available through mortgage lenders. To qualify, you must demonstrate financial hardship that puts your mortgage in imminent danger of default. The mortgage must be owned by Fannie Mae, Freddie Mac or by others signed up with the U.S. Treasury to qualify for HAMP. While the program provides government incentives (of up to $1,500) to lenders to process these modifications, the ultimate approval rests with the lender. “HAMP is not a refinancing program – it’s a change to the contract terms ... but it can lower your payments for up to 60 months,” says Michael Goldstein, a bankruptcy attorney and partner at Goldstein and Clegg in Lynnfield, Mass.

I am a widow now, and I might have to sell it someday. The color is pretty, with different shades of purple in the grapes. Thank you. – R.S.K., Naples, Fla. Dear R.S.K.: Emile Galle entered the world in Nancy, France, on May 8, 1846. His father owned a faience factory (faience is a type of tin-glazed earthenware similar to Delft), and some say that he also made furniture. Galle’s education provided him a background in chemistry, botany and the practical craftsmanship of making pottery, furniture and glass. Starting in the early 1870s, Galle became one of the leading exponents of modern French design, which
developed into the now-famous Art Nouveau style. In 1873, Galle established his glass studio in Nancy, and a year later, he took over his father’s enterprises. Galle presented his work at the Paris International Exposition in 1889, and the world saw the depth of his work – his cameo glass, marquetry pieces, enameled and appliqued items. The Cristallerie d’Emile Galle became famous and won many international awards. Galle died in 1904, but the factory continued (on and off) until 1935. The vase in today’s question appears to be a single-layer cameo representing purple grapes against a frosted background with a purple base and throat. How quickly can a New Year’s resolution crumble? Several weeks ago, I wrote a list of the things I would or wouldn’t do in 2010. Although a few were reaching for the stars, I felt confident that the first of these, “I will not believe everything the seed catalog tells me,” was a promise I could keep. I lasted one day. I wish I could blame this on my friend, who dropped by so we could make a list of seeds to buy together this year. But the truth is, I was weak. The pages were glossy, the photographs lush with color; when they introduced the new stars of the season I could only sigh and acknowledge defeat. The Pandora’s Box of catalogs is open, and the season of dreaming is upon us. Getting an early start on your garden plan is a smart move this year, since seed sales are expected to be brisk. Last year, 7.7 million U. S. households tried food gardening for the first time, ballooning the total number of those growing their own food to 41 million, according to the Garden Writers Association’s 2009 Edibles Gardening Trends Research

If you started your shopping late, you might have found your favorite seeds were gone. There’s wisdom in shopping early, but unless you want to end up with more plants than places to put them, take a cozy morning and draw up your garden plan. Begin with measurements of the square footage you can devote to your garden, then sketch out the garden on graph paper. I use one square per square foot, drawing in paths, raised beds and trellising. Next, make a list of vegetables, herbs or fruit you’d like to plant. Look up the space each one needs to grow, and note that next to the item on the list. Draw the plants into your garden sketch, planning for them to have enough room to grow to mature size. Place taller plants to the north of the garden so they don’t shade the shorter ones. As your map fills in, you’ll be able
to tell if you’ve plenty of room for everything on your list or if you need to scale back your expectations. In my case, I won’t grow potatoes this year; they take up a lot of room and my interests are leaning toward more peppers. You might decide that planting fewer of everything is best. Once you know what plants fit in your garden, you’re ready to shop. The choice of seeds versus seedlings is a personal one; it depends on whether you have the room to care for seedlings for eight weeks. Purchasing plants ready to pop in the ground is an easy way to jump into the garden. But if you want a kitchen garden your foodie friends will envy, start your own seeds. Hundreds of varieties fill stands at local garden centers and catalogs are arriving in mailboxes for January perusing. Pouring over their pages is a good way to educate yourself in the cornucopia of choices
for your food, a means to learn about everything from artichokes to zinnias. You can easily get lost in the belief that a gardener can do no wrong, because those writers gush about every plant in the catalog (just once, I’d like to see a little honesty).
