Choosing a prizewinner will give you a flower with more depth, form and color, Quade says. Look for tubers that are “eyed up.” Dahlias have small buds resembling the eyes of a potato near the junction of root and stem. Choose those with plump eyes and firm tubers. Plant dahlias after the danger of frost has passed, in a full to part-sun area, leaving the eye of the tuber pointed up. Stake or cage for support. Pinch them back when young, nipping off largeflowered plants, those with 8-inch blossoms or larger, once they’ve got four sets of leaves; medium plants (6- to 8-inch blossoms) at six sets of leaves; and those with smaller blooms at eight sets of leaves. A month after you top the dahlia, the first buds form. Dahlias form buds in triples, but if you leave all of them, the flowers will be small. Remove the two outside buds, leaving the center one to become a single, whopping-big blossom. Deadhead flowers once they’re spent to help your dahlia continue the show until frost. Dear G.C.: Throughout the years, Grand Rapids has certainly earned the name “Furniture City.� Important manufacturing entities such as Baker Furniture Co., Berkey & Gay, Herman Miller Furniture Co., L. & J.G. Stickley, John Widdicomb Co. and many others are located there. If Grand Rapids is known as “Furniture City,� the Imperial Furniture Co., established in that city in 1903 (one source says 1904), was once anointed (perhaps by itself) as the “world’s greatest table makers.� F. Stuart Foote founded the firm; he was once the lumber buyer for L. & J.G. Stickley. There is an interesting story concerning F. Stuart

Foote. It is said that in the 1920s, Foote’s wife needed a low table for serving guests and Foote cut down the legs of a dining table to satisfy her needs. He later claimed the invention of the “coffee table.� After Foote’s death, Bergsma Bros. acquired Imperial Furniture in 1954 or 1955 (depending on the source consulted). One reference says that Bergsma Bros. operated the manufacturing facility until 1983, while another says it closed in 1962. The closing date is not important to G.C. because this table was made long before either year. There is no question that this table was designed to be a “multipurpose� piece of furniture. When the drop leaves are down, it would make a good sofa table; when they are up, the item would make a great serving table for parties. We believe this table was made during the second quarter of the 20th century – say, circa 1930. As for the value of this item, small tables are hot right now. For insurances purposes, G.C. should value this table in the $200 to $275 range.

When it comes to creating beautiful dining-table displays for spring and summer, I’m craving simplicity this year. I want my dining table at home and those at Nell Hill’s to reflect an understated elegance – uncluttered and clean but still fetching. Want to give your table place settings and centerpiece a fresh look for spring? Try these ideas. Anyone who knows me knows that I will never, ever live a calm, peaceful life. How could I? I like to go hard every minute and squeeze the last drop out of each day. So instead, I’m going to settle for tranquility in my table settings this spring. I am crazy about this one contemporary, restful table at Garrity’s in Atchison, Kan. The organic elements, like the rough tabletop, wicker chairs and tufts of spring grasses, make me feel peaceful – for a minute, anyway. We wanted to show off the pronounced grain in the trestle farm table, so we opted against using a tablecloth, topper or placemats. The centerpiece couldn’t be easier or more attractive. We filled four sleek white pots with bunches of faux green grasses. Each place setting features several layers, in the Nell Hill’s tradition, but they are simple – just an oversized square dinner plate, a salad plate and dessert plate, with a plain white linen napkin tucked in. To carry on the curvy lines in the pots, we used silverware with a

twisted metal design on the handles and clear water glasses sporting rings. I’m all about simple centerpieces this season. What could be lovelier, or simpler, than three glass hurricane lamps holding small glass bud vases? Simply cluster a trio of glass vases, hurricanes or apothecary jars at your table’s center, fill them with spring images like flower blooms, eggs or nests, and call it good. If you have a long, rectangular table, you could multiply your glass containers by three, placing all nine containers in a row going down the table’s center. If you have a hard time making your mortgage payment, then you’ve probably thought about applying for a home loan modification from your lender. Homeowners generally want to make good on their home loans, says Dean Wegner, a mortgage specialist in Scottsdale, Ariz., and author of the book “Life After Foreclosure.” But, he says, when homeowners have trouble paying, they should consider the pros and cons of all their choices – including walking away from the mortgage. The following are points to consider if you’re choosing between asking for a loan modification and letting go of the home. Foreclosure is still possible, even after a loan modification. When a mortgage is modified, the homeowner may receive a lower interest rate, a longer period to pay back the loan, and maybe even some loan forgiveness. But those changes might not be enough, Wegner says. Nearly half of loan modifications end in default. There is no guarantee that the lender will approve a loan mod. Even if a homeowner can benefit from a change in mortgage terms, it doesn’t mean the lender will approve, Wegner says. “A loan modification is very hard to get. You have to submit paperwork (such as proof of income and bank statements), and the approval process typically takes from six to 12 months,” he says. Counselors can help borrowers apply for modifications. Homeowners applying for a modification should consider seeking counselors from agencies affiliated with the National Foundation for Credit Coun-

Borrowers who don’t think they’re good candidates for a loan modification may consider walking away from their home and losing it to foreclosure. That choice has consequences, too, Wegner says. Foreclosure drastically damages credit. A foreclosure affects one’s ability to borrow money, open a new credit card account or buy a new home for a long time. “A foreclosure will remain on your credit for seven years,” he says. However, for some borrowers, walking away may give them a chance to move on with their lives and they eventually can buy again. “Your credit is impacted, but you may be able to buy another house in as little as three years, with an FHA loan that would only require a 3.5 percent down payment,” Wegner says. Employers may ask about foreclosures. While a foreclosure may stay on a credit record for just seven years, borrowers need to understand that it could affect future employment indefinitely, Wegner says. Borrowers who are ineligible for loan modifications can consider other options, such as short sales or deeds in lieu of foreclosure. “These are less damaging to your credit score than a full foreclosure, and can give you more ability to borrow in the future,” Nicol says. If you’re considering one of these options, check to see if you qualify for the federal Home Affordable Foreclosure Alternatives program (www.makinghome affordable.gov) available through 2012.
