The cloud over foreclosures comes with a silver lining for homeowners looking for an edge when they sell real estate in a strong buyer’s market. The good news for sellers is that foreclosures look risky again. Savvy sellers – at least, those who have equity and are current on their house payments – might be able to turn the tables and use the robosigning follies to their advantage. “I am not seeing buyers afraid (yet) to buy a foreclosure,” says Elizabeth Weintraub, a real estate broker in Sacramento, Calif. “They should be.” The robosigning controversy – bank workers signing off on hundreds of foreclosure papers a day without verifying what they are signing – has led to a slowdown in foreclosures. The lull is likely to be temporary and sellers’ advantage from a drop in foreclosures potentially fleeting, with many markets still flooded with distressed properties, according to Katie Curnutte, a spokeswoman for Zillow.com. There might even be a boomerang effect later in the year after banks get back up to full speed again with auctions, she says. For home sellers, here are some tips on how to seize the initiative during a rare lull in the foreclosure crisis. If you absolutely, positively don’t have to sell in this market, then don’t. If you must, whether now or five months from now, take the plunge now. The slowdown in foreclosure activity could mean somewhat less competition. But even more critical, there is the boomerang effect to take into account. The number of foreclosures is expected to skyrocket as we head deeper into 2011. Foreclosure sales were once rare. In some markets now, they make up 20 percent to more than half of all sales. If you are a long-term homeowner who has kept

up on your mortgage payments, you need to get that message out. This is your key advantage over a much lower-priced foreclosure, especially in light of the robosigning mess. The buyer knows who he or she is buying the home from – no title issues here. There are ways to tactfully get across this key point in your ads, with phrases like “long-term ownership” and “been in the family for decades,” Weintraub says. You can bet savvy buyers these days are going to come in with a stack of comps, many of them rock-bottom foreclosures. Provide your own market analysis, one that can help highlight the challenges facing foreclosed properties. The first report should be comparable homes sold in the last few months, with foreclosures broken out separately if mentioned at all, says Jim Kimmons, broker owner of Gallery Realty of Taos, N.M. The second should detail homes currently on the market. That will help you frame the decision on favorable terms: Buyers should consider homes like yours instead of foreclosures. The aim is to sell your home and maybe come away with a small gain. Forget about making a killing. Few homeowners who are current on their mortgage can match a foreclosure price. Buyers are still looking for low prices. Take a look at what other non-distressed properties are selling for in your neighborhood and then price below them. And drive home the point that the price is the price – with foreclosures the bank can take a better offer right up to the day of the closing, Weintraub says. Many buyers haven’t a clue about what it takes to buy a foreclosed home. In many cases, individual buyers don’t stand a chance as they end up competing with investors ready to pay cash, Kimmons says.

Slim is “in� ... and not just for people watching their weight. Flat screen TVs and the wall mounts that turn the TVs into decorator showpieces seem to grow sleeker and slimmer every year. And when it comes to viewing technology, thinner not only looks better, it has practical advantages, too. Yes, ultra-slim flat screens may cost you a few more dollars initially, but in the long run will probably provide you with enough user satisfaction to justify the extra expense. And don’t forget that prices for standard flat screens dropped precipitously in just a few years after the products entered the marketplace, so it’s likely prices for slim models will follow suit. Here are a few reasons why you should go trim and slim when buying a flat screen and wall mount.

The majority of America’s potential homebuyers and sellers, 68 percent, believe that the real estate market and property values will recover in the next year or two, according to a new survey by Prudential Real Estate and Relocation Services. This exceeds the 47 percent of Americans who expected house prices would rise in a similar survey conducted in April 2010, underscoring a more bullish outlook for the real estate market today. In addition, 86 percent of Americans believe real estate is a good investment despite the market volatility of the past few years. The Prudential Real Estate Outlook Survey of 1,253 Americans between the ages of 25 and 64 in the market for buying a home was conducted Jan. 20 to 27, 2011. The national survey reveals that six in 10 respondents are more interested in buying real estate, 58 percent, and are optimistic about buying given the momentum of the economic recovery, 59 percent. It also shows that although the price of many Americans’ homes declined during the recession, 89 percent recognize they can also buy a new house at a lower price. “This survey clearly demonstrates that Americans nationally and locally continue to be optimistic about the real estate market and believe that home prices will rise,” says Don Rulle, Prudential Rocky Mountain Realtors. “A key take away from the survey is although consumers recognize that it is a good time to buy, they are concerned about their ability to sell their homes. This is one of the reasons for a slowdown in Longmont’s recovery.” For those on the fence about buying, uncertainty about selling an existing home, 77 percent, concern about getting a fair price for the home, 67 percent, and emotions, 58 percent, are holding them back. For those who have sold homes in the past year, despite the down market 78 percent report that they were satisfied with the sale. Of these, 32 percent
were satisfied with the final price of their home and 46 percent were grateful they were able to sell given market conditions. A relatively small number, 22 percent, indicated that they were disappointed or resentful about the price they received for their home. The survey highlighted Americans’ interest in trading up their homes. Of the 45 percent looking to trade up, 64 percent wanted more space or property, 49 percent a nicer house and 41 percent a better neighborhood. Only 21 percent surveyed said they were looking to scale down, and 34 percent said that they wanted a similar home. The survey highlighted the importance of getting the right price in today’s market, 74 percent of buyers believe that many homes could meet their needs and that price is a significant differentiation, while 26 percent stated that they were willing to pay top of market for a home that specifically suits their needs. In setting the right price, however, sellers were split, with 53 percent wanting to price right at or slightly below market to attract more bids and 47 percent wanting to price slightly higher than market and hoping to find a buyer willing to pay more. The majority of respondents underscored the importance of real estate agents in the process of buying or selling their home. Seventy-five percent of those surveyed said that an agent is important or essential to this process, with only 24 percent saying agents are helpful but not imperative. “Americans continue to see real estate agents as having a very important role in helping them price, buy and sell their homes; which is reflective of our market as well,” Rulle adds. “Although the data underscores the value real estate agents provide, it also shows that the industry needs to continue to work hard to meet clients’ unique needs.”

Look at weeds in a new way If you’re shopping for a book on weeds for your library, look for one to help you easily identify the bane of our yards and gardens. Truly useful tomes are those that offer photos or line drawings to help you in identification, plus information on how it grows and advice on how to control Carol O’Meara it. But if the weed Colorado State guide comes comUniversity Extension plete with cooking tips, the book you have enters the realm of must-have resources for gardeners. I’ve never had a book on weeds include a chapter with recipes, but Nancy Gift included them in her new book, “Good Weed, Bad Weed” (St. Lynn’s Press, Pittsburgh, $17.95) for a reason. “There’s a sweet revenge in eating a weed that’s growing in the lawn where you don’t want it to be,” says the author and weed scientist, who brings a refreshing perspective to the plants we consider uninvited guests. “People care about weeds because they hate them, but my background is that I love them,” says the assistant professor of Environmental Studies at Chatham University in Pittsburgh. “I have my Grandmother’s love of plants, and I look at how people use them.” After a career spent working with farmers as an Agriculture Extension Agent with Cornell University, Gift moved to the suburbs and saw that the style of weed control in home yards was based on the farmers’ method of spraying herbicides. “But the rates of spray homeowners use is much higher than growers use, because farmers are minimizing how much they’re exposed
to and trying to keep costs down. Homeowners are more interested in getting every last dandelion out of their lawn.” This intolerance for weeds is, in part, due to advertising that characterizes all uninvited plants as weeds to be eradicated, she says, which leads to intolerance for wayward seedlings. “When people start to be aware of wanting an organic lawn, often they feel guilty, worried that the neighbors won’t like them because they have weeds in their lawn. But there are weeds you don’t have to do anything about; they’re just plants.” Gift is quick to acknowledge that there are weeds that fall in the “bad weed” category, such as those which cause allergies, are painful or poisonous. These she agrees need control and offers tips for getting to the root of those problem plants. Writing a book that categorizes weeds as good, bad or not-so-bad was challenging, says Gift, because weeds don’t behave the same in all locations. What is unremarkable in one area of the country might be an invasive nightmare in another, so her advice on learning to live with them might strike some as borderline wacky. Within each description, Gift includes her experience with the weed and what lead her to including it in the book. Rhythm and Blues petunia may forever change your mind on flowers with picotee edges. This riveting blue petunia is a stunner and will leave visiting neighbors aching in jealousy. You may be thinking petunias aren’t the longest blooming flowers in the garden. While this might be true I assure you that no matter where you live in the United States there is time in your garden where petunias will thrive, producing flowers that border on the spectacular. Rhythm and Blues is a mounding, trailing petunia, packing a bounty of flowers that have a rare icy blue color with a white picotee edge. It is a vegetatively produced petunia that will surprise you with both its vigor and longevity in the landscape. Though touted for the landscape Rhythm and Blues will also offer you the opportunity for creating extraordinary baskets and dazzling planters. When choosing a companion think about using complementary orange African marigolds or white selections of tall salvia farinacea. Both also offer months of blooming performance. Another new petunia that is causing quite a stir is Pinstripe. The notoriety is coming from trials
where consumers and producers alike are ranking it among the winners. I’ll admit I have never been much of a striped kind of guy when it comes to flowers, but this petunia definitely caught my eye. Pinstripe is also vegetatively produced and is wonderfully unique in that it is such a dark purple that it is almost black, and sports a thin creamy white star pattern. Black Velvet offers the same color minus the stripes. Its habit is a little more upright and less spreading. Consider yellow or cream colored large African marigolds as partners. Though these are bountiful bloomers, soil preparation will be the key to your happiness with
As you do this, add about 2 pounds of a slow-release fertilizer per 100 square feet. I prefer a 12-66 formula with minor nutrients, though petunias will never know the difference. Be sure to use a slow-release form of nitrogen. You will also need plenty of sun and of course supplemental water during prolonged dry periods. Once you have planted your petunias, apply a good layer of mulch to keep those summer soil temperatures moderate and prevent rapid loss of moisture due to evaporation. Feed with light, frequent applications of a slow-released fertilizer about every month. Plant them in bold drifts with a sufficient quantity to make a landscape impact. I’ve mentioned using them with African marigolds but they also combine well with lantanas, verbenas and salvias. Use them in containers and let them gently tumble over the rims.
