You don’t need to look at a calendar to find the first day of spring. Trees turning green and bulbs peeking through the soil let us know it’s finally here. It’s time to start planning to plant. Before you begin, check out the Associated Landscape Contractors of Colorado’s annual top landscape and garden trends. The top 11 in 2011 provides outdoor enthusiasts plenty to dig.
Solid as a Rock Hardscapes are areas that use ‘hard’ materials, like natural stone or manufactured blocks to create patios, walkways and retaining walls. The color and composition of stone can dictate the tone and mood of a landscape. Many natural stones are quarried right here in Colorado and many blocks are also manufactured here – so ask if the material is a “local.” Since using the right material for your job gets the best result, consult with a professional to find out which materials best meet your needs.
Grow your Groceries Trips to the grocery store continue to get more expensive. Food prices increased 2.2 percent last month to record highs and it’s predicted that surging oil prices will continue to increase food costs. Why not defray some of those costs through a kitchen garden? Homegrown fruits and vegetables not only taste better, they can help the pocketbook as well. According to the National Gardening Association, a well-maintained food garden yields on average a $500 return. It also allows you to grow natural, vine-ripened produce. Fire and Water Do Mix Coloradoans love to spend time outdoors. A great way to increase your outdoor season is by adding the warmth of fire with an outdoor fireplace, fire bowl or fire pit. Added ambience can be created with a water feature such as a fountain, built-in stream or pond. Water adds visual appeal and soothing sound to mask city noise. Certain flowers will also help protect your vegetables from bad insects, attract good ones and promote overall plant health. Mixing plants can also help economize space and reduce maintenance. Make your kitchen remodel painless • Keep commonly used kitchen items in clear plastic storage containers and label them accordingly. Box up stuff that you use only occasionally and store it in an outof-the-way place. • If you’re still going to have a freezer during the remodel, make some big meals ahead of time and freeze them in smaller portions. • Offer a friend a home-cooked meal in exchange for using her kitchen. If you bring the food and the fixings, she’ll probably be delighted. • Start clipping restaurant and take-out coupons before your remodel starts. Plan on picnicking. Even if the weather isn’t nice, spread a plastic tablecloth on the floor of your living room or den.

When you sell a house in a buyer’s market, a lot of things work against you. Your real estate listing shouldn’t be one of those things. Find out what buyers and their agents typically see as a red flag in a listing and how to avoid them. Photos should be a no-brainer, but sellers routinely list properties without them – to their detriment, says Don Tepper, a Realtor with Long & Foster in Burke, Va. “There can be some legitimate reasons for few photos in a listing: The sellers want privacy, or they have valuables they don’t want in the photos,� Tepper says. He suggests including about a dozen photos, though that number isn’t absolute. Photos should convey a good sense of the property, showcasing highlighted features. A distressed property listing without transaction details spells trouble, says Karl J. Trommler, business development manager for PenFed Realty in Reston, Va. “When the listing says it is a short sale but does not address whether or not the lender has been informed and approved of the price, it can be a big red flag,� Trommler says. Simply put, the more parties involved in the transaction, the more complicated. Short sellers who can be upfront about the deal stand a far better chance of attracting the right buyer, Trommler says. A listing that claims to offer the best property on the market might not do the seller any favors, says Ziad Najm, a broker at Cedar Real Estate in Mission Viejo, Calif.
While he recommends creativity in marketing, he cautions against hyperbole. “These claims can be highly subjective and can be interpreted in many ways by different buyers,� Najm says. A low price sounds like a great way to attract buyers, but you can go too low. When a seller’s agent suggests such a strategy, the homeowner should be on guard. “Typically, multiple buyers will be attracted to the low asking price and eventually the sales price will climb close to market value as competing offers bid up the price,� Najm says. But a potential bidding war may alienate prospective buyers. Even more worrisome is the possibility that a low price will attract unqualified buyers looking to snatch up a bargain. If that happens, the house won’t sell – and the seller will have devalued the property. Surprisingly, phrases such as “newly remodeled� and “recently updated� can deter some buyers who suspect the seller is out to flip the house. That’s not necessarily a bad thing, but sellers should highlight improvements while being careful not to present the home as a flip, says Vince Clingenpeel, whose Clingenpeel Properties in Falls Church, Va., inspects homes on behalf of buyers. And don’t use the listing term “as is,� which could make a buyer think the worst, says Diane Conaway, a San Diego broker with Re/Max United. If it’s clear the house needs new carpet or another improvement, just say so. Any serious buyer will likely use that as a negotiation point anyway.

Spring into lawn care

As spring weather approaches, both a homeowner and their grass will likely welcome the refreshing change in climate. Light to moderate showers and golden sunlight will soon spring new life into a lawn after the dreaded cold of winter snow. To make a lawn look its best, homeowners can take several steps to ensure a lush lawn this spring. In Colorado, it starts with water. “Water is the main thing. It is so dry right now,” says Jeff Chesler of Turf-Green Fertilizer KLawn in Longmont. Like many other landscaping and grass specialists around Longmont, April will propel Chesler’s business to take off as people prepare their lawns for spring and summer. He calls this the growing season, which extends roughly from April to October in Colorado. Luckily, for Longmont residents, this town has plenty of water to go around. Chesler says the city’s forefathers were keen on settling by nearby bodies of water. Longmont residents relish in a city that does not frequently place restrictions on water use. “Even when it was critical, Longmont still had water,” Chesler says about dry spells in Colorado. “They were clever. Whoever obtains water for us, that was a smart move.” Apart from water, fertilization of the soil
helps develop healthy, lush turf. “You have to have a balanced fertilizer program,” Chesler says. However, he suggests extending this feeding period beyond the growing season. “You just have to make sure your lawn gets feed properly not only in the growing seasons but in the spring, the summer and the fall.” Chesler’s company helps clients develop their own fertilizer programs through liquid form, but other fertilization methods are available. Taking care of grass with proper watering and fertilization will result in healthy turf. But those looking for even greener turf should consider aeration. “Aeration is important, especially with the dry conditions we have now,” Chesler says. Aeration involves the delivery of air and water to the root system, promoting a healthy lawn. This helps a lawn grow faster and greener, giving it a richer appearance. Maintaining the Green After proper watering, fertilization and aeration, the next step is keeping the lawn manicured like a well-kept green. Enter that cumbersome lawnmower hiding out in the lonely shed. Chesler says cutting height is an important and often overlooked factor by homeowners. He says most people usually mow as much as the mower can handle without taking into consideration possible side-effects.
Chesler says 3 inches is the ideal height for grass. “Three inches is what the Colorado Department of Agriculture recommends for Colorado grasses, which are mostly Kentucky bluegrass. If you have it too short, you are watering more,” he says, adding that shorter grass is more susceptible to insect and weed infestation. “If you have it too long, the dead grass layers builds a thatch.” Keeping weeds at bay is another factor in helping keep a lawn looking luxurious.
This is usually where clients most commonly request Chesler’s aid. “Most people are having problems with weeds and just trying to get their weeds out of their lawns,” he says. But following these steps help eliminate the threat of weeds from laying siege to a growing lawn. “If you have a dense band of turf, then there is less competition for the weeds,” he says. “The weeds are pushed out of the way, so to speak, because there is no room. The weeds will not survive.”

Gaskin’s findings underscore the importance of staying current with mortgage payments and seeking resources and assistance at the first sign of trouble. Just being 30 days late on your mortgage means your credit score will drop precipitously. In fact, the difference in the hit your credit score will take between being 30 days late in paying your mortgage and going into foreclosure isn’t that big. “Being 30 days late signals (distress) and inability to pay,” Gaskin explains. “If in fact you are concerned about not being able to make your payment, be proactive because there is help out there in the form of a variety of forbearance programs.” With many homeowners still caught in the throes of the recent Great Recession, missing even a single payment has been a fairly common occurrence. But being late once doesn’t necessarily destroy your credit history and score forever. One 30-day late payment isn’t so bad.
But what happens if you have to go through a bankruptcy filing? In this scenario, the research showed that individuals with scores of 680, 720 and 780 are basically reduced to the same level (the mid-500s), and face a similar seven- to 10-year climb back up the credit ladder. If this seems unfair to those who have worked hard to achieve excellent standing before a bad financial break, you should know that lenders consider a bankruptcy filing to be the ultimate risk. “That has to do with the credit risk associated with someone who has declared bankruptcy and the risk of continuing to be delinquent,” Gaskin explains. It’s a tough decision to make. But if you can avoid going into bankruptcy, the research shows your credit history will recover more quickly. Ilyce R. The dog days of summer can really put the heat on electricity bills and put even the best air conditioning systems to the test. “The Department of Energy says that almost 45 percent of a homeowner’s utility costs come from heating and cooling the house. Fortunately, there are some simple things you can do to help lower those costs, keep your system working as it should, and beat the summer heat,” says Dave Quandt, Senior VP of Field Services for American Home Shield, one of the nation’s leading providers of home warranty services. Here are a few tips to keep in mind when summer temperatures start to sizzle: • An air conditioner set at 70 degrees can cost twice as much to operate as one set at 78 degrees. Raise the thermostat by 2 degrees above its normal setting. You’ll still be comfortable, and your pocketbook will thank you. • Set the thermostat to 80 degrees when you’ll be out of the house for several hours and lower it when you return. But don’t shut the air conditioner off; it’s less efficient to cool the house back down than to leave it set at a higher temperature. • A ceiling fan uses about as much energy as a 100watt bulb, but it can make a room feel up to eight degrees cooler. In summer, blades should turn counterclockwise, pushing air downward to create a cool breeze. • Keeping windows closed and curtains drawn during the day can reduce cooling costs by 30 percent. • Lights, computers and televisions all generate heat. Turn them off when they’re not in use. Quandt believes your best protection, however, lies in preventative maintenance. “It’s important to have your air conditioning system professionally inspected and cleaned a least a month before you’ll need to start using it,” he says. “At a minimum, turn it on and make sure it’s still running like it should. “Last summer, we responded to more than 550,000 requests for air conditioning repairs during the recordbreaking heat wave. You don’t want to find out that your air conditioner needs repair or replacing just when you need it most. Dog-proof hardwood floors in your home Metro Services
Pet parents may resign themselves to the fact that hardwood floors aren’t practical. But that doesn’t have to be the case. It’s possible to have and maintain hardwood floors and still enable pooches to enjoy rooms with wood floors. Here are some tips. • Keep dogs’ nails trimmed short so that they do not scratch or scuff wood floors. • Dogs that tend to grow long fur between the pads of their feet may need to have that fur trimmed
as short as possible. This will help improve the traction the dog will have when walking on the wood floors. • If dog bowls are kept on the floor, use a mat that will protect against spills, drips and slobber. Something that will not allow moisture to bleed through onto the floor is ideal, as is a mat that will contain spills. • Place runners in high-traffic areas so the dogs have an easier time of walking. • Clean the bottom of paws when the dog comes inside from
the yard so that dirt won’t mar or ruin the floors. • Choose distressed-looking floors, so if scratches resulting from dogs’ nails do occur, it will blend in with the flooring and not stick out like a sore thumb. • Do not encourage doggie horseplay on the wood floors, even if it is humorous watching the pooch slide around and try to get footing. • Consider a floor wax product to improve a dogs’ traction on the floors and reduce their propensity to claw-in to get a good grip.
