Gardening is often thought of as a relaxing and rewarding past-time. For the first-time gardener, knowing how to start, what advice to follow and what plants to buy can be overwhelming. Whether it’s a vegetable or flower garden, with some patience, commitment and imagination, anyone can master a “green thumb.� Plentiful Beginnings Even expert gardeners were once novices, too. Kim Jackson, greenhouse manager at The Flower Bin in Longmont, says it has taken a great deal of patience and practice throughout the years to perfect her gardening skills. “If I had a dollar for every plant I’ve killed, I would be a rich woman. But that is how I’ve learned over the years, and I now have most of my gardening down to a fine art,� she says. Before going down the gardening road, start with a basic question: What kind of garden will give me the most satisfaction? The answer to this question will vary from one gardener to the next. Asking it first will help the gardener prioritize, choose between a vegetable or flower garden and lay out a budget. Taking the time to do this first can also help to ensure that the gardener’s energy, commitment and patience is geared in the right direction, potentially saving future roadblocks and frustrations from occurring. Vegetable or Flower Garden? When choosing what kind of garden to start, there is no right answer. It depends on the gardener, the yard’s amount of sunlight and the amount of time that can be invested. “I recommend a veggie garden,� Jackson says. “There are more benefits reaped than just something to look at. There is a little bit more care and maintenance, but it’s well worth the extra work.� The easiest, most cost effective vegetables to grow and start with are tomatoes, peppers, cucumbers and any kind of squash, Jackson says.

On the other hand, flower gardens are generally easier to maintain, depending on the flowers selected. “Flowers like marigolds and zinnias take little to no maintenance, whereas petunias take more care,� she says. “Generally, all you need to do is plant, water, feed occasionally and weed once in a while.� Starting a vegetable or flower garden is nearly equal in cost. In the long run, however, a vegetable garden can save a gardener more money. This is because as the vegetables grow and are ready to use, it may not be necessary to purchase them at the grocery store. Keep it Simple It’s easy to get overwhelmed and confused by the amount of gardening information available in books, magazines and on websites. Michael Lucchino, owner of Cimarron Garden Center and Nursery in Firestone, advises the first-time gardener to first relax, seek sound advice from local experts and enjoy the process. “The

biggest mistake (first-time gardeners) make is overthinking what they have to do,� he says. “Start with the basics. Talk to people about what you like and enjoy, and then gather information about how to grow what you like.� Growing a large variety of plants in Colorado is tough because of seasonal changes. Although this can seem limiting, doing research about which plants grow best in the West will help to alleviate any unnecessary investment. Doing a bit of regional research will also help a gardener identify which plants will grow successfully. Embrace the Process Gardening can be frustrating, when running into roadblocks, stay positive, be willing to seek advice and try again. “Don’t give up. If something didn’t work for you, get some advice and try something different,� Jackson says.

Short sale amount is set by lender Q: Will my mortgage company set the price for the amount they will accept for a short sale? And, will that number include the fee for a Realtor to help sell it? A: You have asked an interesting question, and the answer depends on various factors. For starters, if you are going through a short sale right now, you know that the value of your home is less than what you need to pay off your lender in full. But there are at least two types of short sales in the eyes of the lender: those in which the homeowner has the cash to make up the difference between the sales price and what is owed to the lender, and those in which the homeowner can’t make up the difference. Let’s start with cases in which the homeowner can actually pay off of the Ilyce Glink Tribune Media Services loan. For example, let’s say a borrower bought a home five years ago for $300,000 and sells it today for $250,000. And let’s say he has a loan balance of $250,000. When it comes time to close, he’ll have to show up at the closing table with around $20,000 or more to settle all of his obligations from the sale of the home. Why pay off the lender? If the homeowner wants to keep his credit history and score intact and has the money to pay the difference between what he owes and what he received from the sale, then it makes sense to pay off the lender in full. However, not all homeowners have that money in hand, and many don’t have enough cash to make their monthly mortgage payments. For these homeowners, the money that comes in from the sale of the home may be all the money available to pay the lender and all other parties to a real estate sale. This second type of short sale has become the most common type. For the short sale to go through, the lender must agree to receive an amount less than what is owed. The lender must agree to release the mortgage and lien the lender has on the home in exchange for the money. Usually, lenders will agree to pay the listing agent a commission on the sale of the home. However, many lenders will review the commission amount. It may be that lenders want to make sure that the agent does not get paid more than the standard in the area. Sometimes, a lender will require a listing agent to agree to take less than the agreed commission amount to get the deal done. But lenders generally recognize that they need to allow commissions to be paid to real estate agents. If the buyer has already stopped paying on the mortgage and the property does not go through a short sale now, the lender knows it will end up having to foreclose on the property, take title to it, list it with a real estate company and pay a commission for the sale down the line – and will wind up with less money on the other end. So, to answer to your question, a lender will typically allow a real estate listing agent to receive a real estate brokerage commission on a short sale. Ilyce R. Overlays make FHA loan harder to get By Marcie Geffner bankrate.com

Homebuyers who have a credit score of 580 or better and a down payment of at least 3.5 percent of the home’s purchase price might seem like good candidates for an FHA loan, insured by the Federal Housing Administration. But whether these borrowers will qualify for such a loan isn’t quite so simple. On paper, the FHA allows a minimum credit score of 500 if the borrower makes a down payment of at least 10 percent of the purchase price. Borrowers whose scores are 580 or higher can qualify with a 3.5 percent down payment. But the vast majority of lenders require a credit score of at least 640, regardless of the down payment, according to Joe Metzler, a mortgage specialist at Mortgages Unlimited in St. Paul, Minn. “It’s 640 or bust,� he says. That may be a something of an overstatement, since borrowers whose credit score is lower than 640 technically can get an FHA-insured mortgage. However, as Metzler points out, their choices of lenders, loans and interest rates likely will be limited and less attractive than those open to better-qualified borrowers. A small minority of lenders, perhaps 5 percent to 10 percent by some estimates, will approve loans for such borrowers if the FHA’s other requirements are met. The rest of the lenders add the stricter requirements,

known as overlays, that make it more difficult for such borrowers to qualify. The credit score overlay trips up the most borrowers, but dozens of other overlays also exist, and borrowers who escape one may have to confront another. For example, a lender that accepts a lower credit score and smaller down payment combination might prohibit the use of gift funds for down payments or tighten the allowable debt-to-income ratios. Many overlays apply only in rare situations. Overlays are intended to ensure that loans are offered only to borrowers who have the ability to make the payments, according to Tom Goyda, a spokesman for Wells Fargo in St. Louis. “If you want to have a home loan and can sustain homeownership and afford the payments, we have to balance that with responsible underwriting and ensuring people can pay the loan according to the terms,� he says. Wells Fargo has recently loosened up its credit score overlays for borrowers who apply for a loan through the bank’s retail branches. While lenders are quick to defend overlays, mortgage and real estate brokers are eager to decry the extra restrictions. Metzler says overlays are “stupid� and “make no sense.� As FHA commissioner, David H. Stevens has challenged lenders to weigh the totality of each borrower’s situation, rather than rely on the credit score as the pri-

mary criterion. Stevens is leaving his post at the FHA and will become president of the Mortgage Bankers Association this June. FHA overlays may have the greatest impact on borrowers who are on the margin of qualifying for an FHA-insured loan. That has prompted some critics to charge that overlays illegally restrict borrowers’ fair access to home-loan credit. The National Community Reinvestment Coalition has filed a complaint with the U.S. Department of Housing and Urban Development, or HUD, home of the FHA, alleging that 22 lenders’ overlays violate the federal Fair Housing Act, Equal Credit Opportunity Act and Community Reinvestment Act. The coalition, based in Washington, D.C., is an association of community groups that promotes access to basic banking services. HUD has said it will investigate the charges to ascertain whether these practices do, in fact, illegally deny qualified African-American and Latino borrowers access to FHA-insured loans. With yields on Treasury securities continuing to decline along with the housing market, mortgage rates fell in the latest Bankrate survey for the eighth straight week, with a benchmark adjustable mortgage hitting a record low.

There’s no denying annuals’ important role in the garden. They’re easy to grow, come into bloom quickly, flower a long time and are inexpensive to replace every year. They’re among the most forgiving and adaptable of plants, needing just good light, ample water and some reasonably fertile soil. True annuals complete their life cycle – growing from seed, flowering, setting seed and dying – in a single year. But many plants sold as annuals are really tender perennials that won’t make it through the winter in colder areas. The plants I’m highlighting here come from both categories, but we’ll think of them as annuals for the sake of convenience. • Marigold (Tagetes spp.). Full sun; drought-tolerant, but prefers moist soil; 6 inches to 3 feet tall and wide, single and double flowers 1 to 3 inches across; nonstop color in reds, oranges and yellows. Try “Inca Yellow Hybrid” and “French Vanilla.” If drought-stressed, may develop spider mites. Just hose them off and keep well watered. They’re a favorite companion plant of mine in the vegetable garden. • Snapdragon (Antirrhinum hybrid). Full sun to part shade; 6 to 36 inches tall, 8 to 12 inches wide; red, yellow, peach, pink, orange, burgundy, white and bicolor; single and double flowers. Shorter varieties like “Chimes Yellow” stand up without staking, taller varieties make great cut flowers. Rust may be a problem in hot weather. • Lantana (Lantana camara). Thrives in the heat and full sun; 1 to 6 feet tall, 2 to 8 feet wide; white, yellow, pink, orange and red; many have multiple colors, with younger and more mature flowers in the same cluster. A tender perennial, it can overwinter in a container; where hardy, it’s a woody shrub; grown as an annual in a cooler area, it won’t get as large. “Sonshine” features solid yellow flowers; “Miss Huff” is bright red; “Tropical Fruit” is pastel pink and yellow. These are real butterfly magnets, and no serious pests or diseases. • Impatiens (Impatiens walleriana). Part shade; moist soil;

6 to 8 inches tall and wide. Possibly the most popular annual in the world; plant among hostas for summer color or grow in containers. Doubles, like the Fiesta series, look like miniature roses; Dazzler Rose Swirl features light-pink flowers with a dark pink edge. Slow to start in cool spring, plant a little later than other annuals; protect from late frosts. May be prone to slugs. Impatiens are one of the best choices for adding color to a shade garden. • Petunia (Petunia hybrid). Full sun to part shade; moist, rich soil; 6 to 18 inches tall; 1 to 5 feet wide; loved for their bright colors and spreading habit; white, pink, red, purple and blue; may have striped petals or contrasting veins; large or small flowers; double or single form; low-growing mounders are great in containers, spreaders like Wave varieties spill over walls or cover a lot of ground. Unusual colors include Easy Wave, Rosy Dawn, Pink with a white eye, and “Razzle Dazzle” hybrids with bright colors and vivid white stripes. Deadhead and pinch back foliage if they get straggly. You may encounter occasional aphids and slugs. Annuals are terrific as splashes of accent color. Because they bloom all summer, they can fill in for perennials or mixed borders after their late-spring wave of color has passed, and in midsummer when the rest of the perennials aren’t blooming. For bigger impact, plant in groups of three or five in garden soil that’s well drained. Mulch the area around the plants to keep soil moist. Their constant display of color makes them heavy feeders. Once established, use a balanced organic fertilizer to encourage blooms. Annuals need about an inch of water a week. Water deeply in the morning to encourage deep roots, and keep foliage dry during watering to prevent disease. If you live in a very dry climate or are conserving water, choose drought-tolerant annuals like cleome, dusty miller, globe amaranth or zinnia. That way you have a new environment as often as you wish and you will fall in love with some of your belongings once again. •Don’t make it all about the TV. Think about views from the room, and don’t forget the fireplace. •Do create seating areas. Living vignettes within a room take advantage of the room’s architecture. •Don’t work in a sterile home office. It shouldn’t be chilled, like a lab. •Do design a cozy work space.
