Creating the

Are you trying to get that perfect Rocky Mountain style patio, but not sure how to do it? It’s easier than you think. Here are some tips to help you create the perfect Colorado patio on any budget. Colors When trying to design an area, it’s always easiest to begin with the colors you want to incorporate. Here in Colorado, colors such as salsa, burgundy, brick, forest and fern greens are popular. Bruce Ramp, a patio specialist at McGuckin Hardware in Boulder, says these colors are great for cushions and umbrellas. “They are very earthy colors and blend in with the red rock of the Flatirons and the green pine trees,” he says. As for the actual patio furniture, there is always the black wrought iron, but Ramp suggests going with the espresso color because it gives off that feel good look and emphasizes the earthy Colorado vibe.

Furniture Furniture styles are endless. Do you want a dining area or do you want an area for conversation and relaxation? Maybe you want both? The furniture you choose will ultimately give your patio its purpose. Ramp believes a key item in creating the perfect patio is a 48inch round table. “You need one to do much of anything,” he says. This can be used for eating, playing cards or relaxing with good company. But don’t forget the chairs, you don’t want your guests sitting on the ground. If you don’t have the money to spend on a large table, Ramp suggests buying cocktail tables. “Cocktail tables are a nice way to expand your deck capability without buying a big table that takes up the entire deck,” he says. For a casual conversation area, consider buying a bar with stools. “It can be a nice little entertainment set up,” Ramp says. Depending on your budget, this can be in addition to your dining area. Mixing and matching patio furniture can save money. “Mom or dad can take the swivel rockers and kids can have the chairs with no arms,” Ramp says. “It saves money because the chairs with no arms are less expensive than the swivels.” When buying your patio furniture, you don’t have to buy a full set. “You can buy furniture here just like candy,” Ramp says. “You can buy one table and walk out, but if you buy a set you get a discount.” If you don’t want wrought iron furniture, you might consider cherry wood. “It’s unfinished and absolutely gorgeous,” Ramp says. Beyond its good looks, it’s easy to maintain, and it only requires an oiling once or twice a year. Whatever you want your patio to serve for, the sun shines 300 days a year in Colorado, and Ramp suggests having a source of shade on your patio. “Sale shades, an avant garde item, is the hot

look in mountain towns such as Vail and Aspen right now,” he says. They are put above the patio and have a 50 percent shade factor. These are great for budget patios because they are cheaper than umbrellas, and they also block the wind. Plants When it comes to decorating your patio with flowers and plants, you can’t go wrong with a mixed pot. At The Flower Bin in Longmont, there are mixed pots ready to be placed right on your patio. “Mixed pots are perfect because they are planted and ready to go,” says Ryan Schmidt, greenhouse manager. They run from $12 to $200 depending on size and the type of flowers included. Some flowers commonly found in the pots are Calibrachoa, Verbena, Marigolds and SnapDragons. If you want to throw ornamental grass into the mix, which comes in all different colors, it will run you a steeper bill. However, you can keep these mixed pots on the less expensive side by using spikes and asparagus fern. Both ornamental grass and spikes add texture to the pots. Want plants that are extremely low maintenance? Try cacti. These are sure to give your patio a cohesive Colorado feel. Coconut lights add exotic touch to summer evenings Tribune Media Services

As most people know, the food we call coconut is the white interior flesh of the coconut palm tree seed. What may surprise you, though, is how valuable this tree has been to the societies that cultivated it. It has been called the tree of life because it supplies materials to meet so many basic human needs, from food to shelter and much more. Palm fronds are used for thatching roofs and making mats. Coconut shells are used to make bowls, buttons and utensils. They’re also ground into a fiber called coir that is added to potting soil to aid drainage. Whether you love the taste of coconut flesh or hate it – as with Slim Jim, opinions tend toward the extremes – if you’re interested in craft projects, coconuts offer a range of interesting possibilities. A recent guest on “Cultivating Life,” floral designer and set decorator Aaron Caramanas, showed me two innovative projects using coconuts: string lights and candles. Both of these projects would be perfect for a tropical themed party, or for everyday use all summer. To make the string lights, you’ll need seven to nine fresh coconuts or coconut shells; about 20 feet of plain brown electrical cord; a paint pen; a set of carnival light sockets with candelabra bases and plugand-cap hardware; and add-a-tap male and female plug parts (similar to the hardware found on the ends of strings of Christmas lights). You can find all of these things at a

hardware or lighting-supply store. You’ll also need a large bowl, a drill and one-quarter-inch bit, and a chop saw (or hand saw with vice). Place a coconut in a wide-mouthed cup or bowl with the three “eyes” pointing up. Drill two one-quarter-inch holes about 1 inch apart centered on the top of the coconut, then drain the nut of its liquid. Using a chop saw (or hand saw and vice) slice off the non-drilled end of the nut, giving you a cup about 4 inches deep. Remove the coconut meat with a pairing knife. Repeat for all the coconuts Now prepare the cord. Give yourself about 8 to 10 feet of slack for plugging in the lights, then mark the cord every 18 inches with a paint pen. Weave the cord in and out of the shells, with each pen mark centered inside a cup. Individually attach the lantern light sockets at the pen marks by sandwiching the cord between the plugand-cap hardware and screwing it together. No splicing is necessary; prongs in the hardware pierce through rubber coating to the electric wiring to make their connection. Just follow directions on the box the hardware comes in. Attach electric plug and cap hardware to ends of the cord. Again, no splicing is necessary; just follow directions that come with the plugs. Once you’ve added the bulbs of your choice to the sockets, string lights above your outdoor dining area for a festive tropical feel. When it comes to selling your home, appearance is everything. But hiring a professional “stager” to prepare the home for prospective buyers can cost anywhere from $50 to $150 per hour, according to Jessica Page, a Realtor with Innovative Real Estate in Denver. Fortunately, homeowners can take matters into their own hands. Page and veteran Florida Realtor Jennifer Radice, of Coldwell Banker in Boca Raton, Fla. share expert tips for staging your home that cost next to nothing. Packing away personal items is one of the simplest and cheapest things you can do to sell your house or condo quickly, according to Page and Radice. “The reason you want to ‘de-personalize’ your home is because you want buyers to view it as their potential home,” Page says. Prospective buyers won’t be able to picture themselves in the house if they’re surrounded by dozens of photos of your children and grandparents. “You want your home to show like a model,” Radice says. In addition to attracting the buyer, “you want the buyer’s agent to enjoy showing the home. You never know whom they may

have, if this particular buyer is not interested,” says Radice. She also recommends moving any religious items. Ridding your home of clutter is another simple way to get buyers to focus on the bones of the house, not the titles in your CD collection. “This is the hardest thing for most people to do because they are emotionally attached to everything in the house,” Page says. Radice also recommends removing items from countertops in the kitchen and bathrooms. She suggests putting things in boxes and neatly stacking them in the corner of the garage. Anything extra should go in a small, rented storage unit. “Pack up 90 percent of your home,” Radice says. The cost: The price of a storage unit varies (around $45 a month for a 5-by-5foot unit). Rearrange the rooms in your home to reel in prospective buyers. Make sure each room has a distinct, useful purpose. Page suggests touring builders’ models to see how the rooms are furnished. “Builders are experts on preparing their product for prospective buyers,” she says. If your home has been painted recently, consider yourself ahead of the game. If not, take a paintbrush to the rooms that need it most. Sellers who paint the interior of their

home will see a large return on the investment, Page says. “Fresh, neutral paint on the walls, trim and doors is worth its weight in gold – it makes everything appear clean and new,” she says. The cost: Anywhere from $12 to $50 per gallon for paint, plus another $10 to $50 for other painting supplies such as primer, brushes and drop cloths. No one wants to look at a dirty, smelly home – especially not prospective buyers. So make sure your house or condo shines from top to bottom. Page says cleaning and deodorizing a home before every showing “should be first and foremost.” “When buyers see an unkempt home or smell something when they first walk in, they become turned off immediately,” Page says. “They can rarely see past it to look at all of the great features in the home.” Radice suggests having the house professionally cleaned so that everything is spotless – windows, sliding glass door tracks, garage, basement and ceiling fans. “This is worth the money spent,” Radice says. She also recommends baking cookies in the oven, bringing cinnamon sticks to a slow boil in a pot of water or using air freshener to mask smells before each showing. Ridding the home of litter boxes is also

Whatever you do, do not overlook the home’s exterior when selling. Mow the lawn, make sure the sidewalk and driveway are free of clutter and debris, and ensure the house number is easily visible. “Curb appeal is just as important as cleaning the inside of the home – it’s the buyer’s first impression of your home,” Page says. Radice agrees. “You only have one chance to make a first impression. There are so few buyers out there – you want your home to stand out.”

Each morning, while it’s still dark outside, I pour a cup of strong coffee, snuggle into my favorite chair and mentally prepare for the day. No matter how haywire things may go, the day always starts out right, thanks to my comfy chair. In order to pick the right chair, you have to determine what role it will play in your home and in your life. Where will the chair be located, and how will it be used? For instance, will this chair be a statement piece in your formal living room or will it be in your casual family room, hosting popcorn-eating TV watchers? “If the chair is mostly to be looked at, then your selection should be style-driven,â€? Rich suggests. “But if it’s in a family room, you want comfort and function.â€? Who will be sitting in it on a regular basis? Rarely do I find a chair that fits both a man, woman and child perfectly, so my advice is to choose the person who gets dibs on the chair and select one that fits him or her just right. Another key factor is paying attention to scale. Beth stresses that it’s essential for your new chair to be proportionate to the other furnishings in the room. We love to mix styles, fabrics and finishes when we furnish rooms at Nell Hill’s, but the scale of all the pieces has to match or the room just won’t work. Don’t settle for anything less than a high-quality piece. Poorly made furnishings may look great on the showroom floor, flashing their seductively low price tags, but after going 10 rounds with your family, pets and guests, their beauty will quickly fade and you’ll be left with a “bargainâ€? that creeks and sags, is split and warped. Get organized smartly

Before you begin organizing a space, you need to define its purpose. Ask yourself these questions: How do I want this room to be used? What items need to be stored in the room to support those activities? What storage do I currently have available to house the items needed? Don’t add storage in order to house things that are not important to you and your family. It is just as easy to become overwhelmed by containers with miscellaneous stuff in them.

If you are backlogged with old photographs, do a quick sort by year or subject matter and then store them in archival shoebox containers. Pitch any bad photos as you go. Line up labeled photo boxes on your table, and have your family sort. Choose a space in your home where you will store photos, and then purchase extra albums and/or boxes that fit in that space to accommodate future photos. By purchasing more storage than what you need, you will ensure your storage containers will fit together nicely.

Have an index card printed when you have your photos developed. Use two-sided tape to attach it to the front of the picture envelope or photo CD case, and then write the date and subject on it and file chronologically. This will save time when you are looking for the photos you need.
