Inspiration Adapting a room’s design for a serious challenge Candice Olson HGTV

When you are a member of a military family, you get good at adapting to change. And no one knows this better than Christian (a lieutenant commander in the Canadian Navy), his wife, Karin, and their two young sons. The family has traveled across the country, adjusting to many new homes, schools and surroundings along the way. But their biggest challenge came when Christian was injured during an intelligence mission in Afghanistan. He returned home and had multiple back surgeries, but when he didn’t heal as expected, tests revealed he had amyotrophic lateral sclerosis (ALS), a neurodegenerative disease that causes loss of mobility and speech. So the family made another move – into a new house that would better suit Christian’s needs and better accommodate an elevator. Karin also wanted to reconfigure a room on the second floor into a space that could serve as both a master bedroom and a hub for the whole family. So I grabbed my crew and geared up to create a dual-purpose room that was beautiful, relaxing and functional. The first order of the day: Cut out a shaft, and get my experts to install an elevator, which will serve as Christian’s access to the second floor. I knocked down all of the walls to create one big open space for easy wheelchair access. Next, I got to work on the aesthetics. Karin told me that Christian always loved the atmosphere of their rustic, family cottage, so I decided to give the room a warm, cabin-like vibe. I started by installing rich, walnut wood flooring and painting the walls a creamy shade of putty. To set the color scheme for the space, I also put up some hand-painted wallpaper in brown, rust and stone. I then set out to organize the room into two ar-

eas: a bedroom and a lounge. In the bedroom, I had to work in a hospital bed, but I did not want it to look sterile. So I positioned the bed in front of the window, installed a truffle-brown velvet, wallmounted headboard, and spiced it all up with organic bedding and throw pillows in cream, brown and cognac. On either side of the bed, I installed a layered window treatment that mixes creamy silk and woven grass hues. Above the bed, I put up a handpainted silk light fixture that lightens the space. Reflecting more light into the room is a huge mirror across from the bed that doubles as a bigscreen television. This arrangement allows Christian to utilize it as part of his new high-tech communications system, which lets him surf the Internet, play MP3s, and read and communicate with his family by blinking his eyes. Below the mirror is a console table and a few block seats that can be used anywhere in the room. In the lounge area, I put in a whole wall of dark wood shelving and storage, with a gorgeous raised gas fireplace in the middle. I finished it off with under-cabinet lighting and rugged hardware, and put a deep-seated chocolate-brown lounge chair next to it for fireside viewing. Finally, I added a host of beautiful accessories – books, family photos, artwork and lamps – and the room was complete. By mixing rustic elements, comfortable furnishings and high-tech touches, this room is now a beautiful and functional space for Christian and a warm, inviting sanctuary for the whole family. Now that’s divine. Interior decorator Candice Olson is host of HGTV’s “Divine Design.” For more ideas, information and show times visit www.HGTV.com or www.divinedesign.tv.

Colorado Gardening

Forced bulbs make beautiful, inexpensive gifts Carol O’Meara Colorado State University Extension

Readers, the time has arrived for us to begin preparing gifts for the throngs of friends, family and coworkers we want to remember each season. We need to focus, form a plan, and get serious about getting ready. After all, the holidays are just around the corner. Before you e-mail to savage me about celebrating so soon, remember that some things for winter gifts take a little time. And if you’re thinking about giving a pot of bulbs bursting with blooms, now is the time for planting. For this thoughtful, inexpensive gift, all you need is a little shopping, a clean pot, sterile soil and room in the refrigerator. Bulbs that stand up to forcing are the hardy ones, such as tulips, daffodils, hyacinths and crocus. To get them to grow and flower, they need several months of cold temperatures, so clear out the vegetable crisper of your refrigerator. Pot them in their container before you chill them; this helps keep them from drying out, gives roots a place to roam, and saves you time later when you pull the pot from the fridge and wrap it. Put the bulbs in a squat container with drainage holes at the bottom. Don’t worry if the pot isn’t as decorative as you’d like, you can double-pot it when you wrap it for a gift. Just make sure the pot holding the bulbs has plenty of drainage. Different bulbs require more or less space, but good rules of thumb when planting are: For tulips, plant three bulbs per 5-inch pot. Hyacinths need a bit more room, so pop three to four bulbs in a 7-inch pot. Cover tulips and hyacinths with just enough soil so that their tips show above the soil. Daffodils are also spaced three to four per 7-inch pot, but are

planted more shallowly; let half of the bulb show above the soil. Smaller bulbs like crocus or grape hyacinths can be placed five to seven per 7-inch pot, buried one inch below the surface. The number of weeks spent chilling varies a bit with each bulb, but in general, plan on 13 weeks at 40 to 48 degrees. Although crisper drawers in refrigerators are ideal, the bulbs must be kept away from other fruits and vegetables that give off ethylene gas, which prevents flowers from forming. If your fridge is too small or full for bulbs, consider purchasing prechilled bulbs a bit later in the winter and potting these up for gifts. Moisten the soil before popping it in the refrigerator, and cover the pot with a plastic bag to hold moisture in. Punch a few holes in the bag to let the bulbs breathe – a moldy gift, though talked about for years, would be disastrous. Don’t be alarmed if the bulbs send up a few yellow shoots – they’ll green up after sunlight hits them. Pull the pots from the fridge around Dec. 23

and primp them up for giving. Slide them into a decorative outer container, wrap with a bow, and give your friends or family the pot of dirt with a flourish, explaining that with a bit of care, their bulbs will bloom. Include directions on a note card: moisten the soil, and place in a cool, sunny room at 50 to 60 degrees until the shoots and leaves begin to grow, about one week. Then move to a warmer location but avoid placing in direct sunlight. In three to four weeks the bulbs will flower. Home Tips

Allergy-proof your home Making your home inhospitable for allergens sounds like a daunting task; it’s going to be you against millions of mold spores, dust mites and pollen. Fortunately, though, you’re smarter than these minute microbes, and following these tips can help you keep allergies at bay. 1. Clean the cleaning room. Your bathroom is for mold what your bedroom is for dust mites – heaven at home. • Inspect water pipes for leaks, and make needed repairs immediately. • Regularly clean walls with a nontoxic cleaner. • Make sure that ventilation fans are routed to the outside, and run them for 30 minutes after a shower or bath. • Scrub away mold on pipes and fixtures. 2. Reduce dust generators. Consider pitching curtains, high-pile carpeting and upholstered furniture in the bedroom: all of these make cozy accommodations for allergens. • Best bet: washable throw rugs over wood, linoleum or tiled floors. • Damp-mop regularly, and clean walls and other surfaces. • If you must have carpeting, choose carpet with a short, tight pile, and vacuum weekly with a cleaner that has a small-particle or high-efficiency particulate air (HEPA) filter. – Home & Garden Television

Lawn Renovation

Fall weather is the perfect time to restart grass

By Joe Lamp’l Scripps Howard News Service

There’s a great debate going on these days about whether to have a lawn or not. In fact, a growing number of people across America are replacing their sod with low-maintenance ground covers, ornamental grasses, perennials or some combination of the above. Granted, it’s a radical change, but one some are willing to take in the name of better environmental stewardship and, certainly, less work. Unfortunately, a truly lowmaintenance lawn does not yet exist. So if you still happen to have some lawn, it’s time to roll up those sleeves and get busy on your fall lawn renovation for cool-season turf varieties such as fescue, Kentucky bluegrass, perennial ryegrass and bentgrass. In early to midfall, these types are in active growth mode, making now the ideal time to take on this task. Although the soil is still warm, the air is cool. It’s the perfect combination for grass seeds to germinate and take root quickly, without the stress of summer heat and humidity.

Renovate vs. Starting Over The question often arises regarding whether to work with an existing, run-down lawn, or to simply start from scratch. I say that if the lawn is still 50 percent intact, renovate what you have. Otherwise, starting over by replacing the existing lawn usually achieves more satisfying, long-term results. Either way, begin in September by removing weeds and dead grass. The most practical options include spraying with an herbicide, hand removal or using equipment such as a tiller or sod cutter. If you’re renovating and using an herbicide, spot spray the problemweed areas only. But wherever you spray, be sure to only spray

when the weather is calm, and spray on target to avoid the consequences of chemical drift. Once the lawn debris is removed or dead, begin the makeover process. Prepare the bare soil to readily accept the seeds or sod by making it loose. A tiller is the easiest tool for this job. The tines will turn the soil over several inches deep and improve drainage. For renovations, consider renting a “core aerator” for preparing the ground. This device extracts cores from the soil and allows for better aeration, compaction relief and improved drainage, all while doing little to no damage to the grass you are trying to preserve. In either case, this is also the best time to improve the soil by adding or incorporating amendments such as compost, leaf mold, manure, lime and fertilizers. The best way to know what nutrients to add is to refer to a soil test through your county extension service. This test also provides important information regarding the soil’s pH level and instructions for bringing it to optimal levels. And at around $10, it’s a bargain. Next, add seed or sod, de-

pending on the level of makeover you’ve chosen. For seed, apply it at the rate suggested on the bag. Use a crisscross pattern with the spreader to ensure adequate coverage. For sod, lay it down in rows, alternating the seams from row to row. For either case, a rented, water-filled barrel roller is a good tool for making sure the seeds or turf have good contact with the soil. Lastly, keep the seed or sod moist until it is established, usually with several light waterings throughout the day. After your new lawn is established, it should receive about 1 inch of water per week in the absence of rain. A second application of lawn fertilizer can be applied about six weeks after the first. This will provide all the nutrients your new lawn needs to grow strong and thrive well into the new year. If a lush, healthy cool-season lawn is on your wish list this fall, a few important steps taken now will make it the envy of the neighborhood, and make your spring lawn care even easier, too. Special Feature

Homeowners look within to green their homes By Kimberly Crater Longmont Times-Call

The seven year itch hits all homeowners at some point, however in the current economy it can be tough to scratch. Making small updates to their homes can help homeowners avoid the itch, and doing the work themselves can save on tight budgets. However, as concerns about the environment begin to change the buying habits of consumers, many homeowners are looking for ways to make their homes environmentally friendly and energy efficient. The most popular do-it-yourself projects are aimed at homeowners who are trying to reduce their carbon footprints. James Evig, a sales manager from Budget Home Center in Longmont, says most people are looking to save money on their energy bills through home improvements. The American Recovery and Reinvestment Act of 2009 provides additional incentives for homeowners looking to be environmentally conscientious. The law, as part of an economic stimulus package, allows for homeowners to receive a tax credit of 30 percent, up to $1,500, off qualifying purchases. Updating exterior doors and windows, adding insulation and switching to a more energy-efficient heating and air conditioning system are examples of eligible updates. For many items, like windows and doors, the cost of installation is not included in the tax credit, prompting many to tackle the projects themselves. Updating doors and windows is a relatively easy project and one of the most

popular for homeowners looking to put in a little work themselves, says Evig. Ordering the right size is crucial, Evig recommends homeowners measure carefully before purchasing new doors and windows. To be eligible for the tax credit, windows and doors must efficiently keep heat in while preventing outdoor elements, like the winter cold or excess heat from the sun, from creeping into the home. Windows, doors and skylights should meet certification requirements by the National Fenestration Ratings Council, an independent, nonprofit organization. Most eligible products are also approved by Energy Star, a program designed by the Environmental Protection Agency and the Department of Energy to help consumers easily spot some of the most energy efficient products on the market. It is a good idea to check with a sales associate or other employee to make sure the purchase meets the government’s requirements, especially because not all Energy Star certified products meet the strict requirements. Heading into the winter months it is also important to ensure that furnaces will operate at the highest level of efficiency. Victor Avaya, an employee at Budget Home Center, says an easy do-ityourself project for many homeowners is changing the filter in their furnace. Cleaner filters extend the life of the furnace while making the system more efficient. Avaya says the filter should be changed every three months, but homeowners often only find time to replace it once a year. Installing a digital programmable

thermostat is another project that homeowners can tackle while trying to green their homes and cut down on soaring energy bills, Evig says. A programmable thermostat allows homeowners to control the temperature of their home at different times of the day. For example, during the day when no one is home or overnight, the temperature in the home can be lowered. A programmable thermostat can automatically lower the temperature even when no one is home, reducing the amount of energy needed to keep the house warm. Evig cautions that before installing a new digital programmable thermostat, homeowners should turn off the electricity. It should be shut off not only because of risk of electrocution, but also because it can overload the heating system. “We hear more heating and cooling guys have to come in because (home-

owners) didn’t turn off the electricity,” Evig says. For homeowners who are wary of doing work themselves but want to make their homes more energy efficient, Avaya recommends homeowners replace old incandescent light bulbs with the more eco-friendly compact florescent light bulbs. Even though florescent bulbs cost more to purchase than their incandescent counterparts, they use less energy which can result in lower monthly energy bills. CFLs also have a longer life than traditional incandescent bulbs and do not need to be replaced as often. With economic and environmental concerns weighing heavily on the minds of consumers, it is no surprise that homeowners are looking to themselves to make their homes as energy efficient as possible.

More homeowners are merging living and family spaces with the kitchen in an open floor plan. This kind of floor plan is not only family-friendly and perfect for entertaining, it will actually sell better if you ever decide to put your home on the market. An open floor plan makes your space seem bigger and more up to date. However, rooms with competing decor, such as a contemporary family room versus a traditionally styled kitchen, can make blending the space difficult. The best way to make an open floor plan a success is to create a seamless transition from the kitchen to the other living spaces. “A homeowner can bring family spaces and the kitchen together by blending design periods to create a unique style,” says Connie Edwards, certified kitchen and bathroom designer and director of design for American Woodmark cabinetry. “There are ways to thoughtfully combine traditional and contem-

porary elements. The end result is a very warm, casual, comfortable feeling – with an air of sophistication that flows throughout the home.” Edwards offers some useful tips on creating a harmonious open floor plan. • Incorporate small contemporary touches that make a big impact, such as a stainless steel range hood and a glass mosaic tile backsplash. Just make sure the colors and textures are compatible with each other and the adjoining room. • Select a cabinet door in a rich brown finish that complements living and dining room furniture. American Woodmark, sold exclusively at Home Depot, offers an Auburn Glaze on 11 different maple door styles. The deep brown glaze over a Cognac finish settles into the corners and grooves, giving the cabinets a traditional, vintage look. Pairing this with modern hardware completes the transitional design. • Display contemporary decorative objects on open shelving in the kitchen island. Selecting objects that complement the decor of the adjoining room is a subtle way to make the kitchen flow nicely with the open space. • Consider a farmhouse sink that has been redesigned with a contemporary finish, such as stainless steel. Stainless steel acts as a neutral, so it will not detract from more elaborate home decorations. To create that perfect open space, you’ll want to work with a designer at your local home center to help the remodeling process run smoothly – from product decision-making to installation. Home Tips

Protect your Home Any home is susceptible to fire, and the first step to keeping your family safe is to purchase two essential items. • Fire alarms: Fire alarms are your first line of defense when it comes to fires. Make sure you have one installed on every level of your home – even the attic. To get the most protection, install one in, or near, every bedroom. Fire alarms use three different methods to detect fire: photoelectric, which responds to smoke; ionization, which responds to smoke and gas; and thermal, which responds to heat. When choosing an alarm, select one that utilizes more than one of the above methods. Once the fire alarms are installed, be sure to test them once a month and change the batteries twice a year “A good reminder is to change the batteries when you change your clocks for daylight savings,” Manfredini says. • Fire extinguisher: Every home should have a fire extinguisher, specifically one that is labeled as “ABC” which

means it can be used on all types of fires. Additionally, bigger is not always better when it comes to these products. It is important to select a size that fits within your appropriate storage location. “The general rule of thumb is to have one fire extinguisher on every floor of your home, especially a small one for your kitchen,” Manfredini says. The experts also suggest keeping a fire extinguisher within 10 feet of the stove, on the same side of the kitchen that has the exit. Many fires occur in the kitchen, such as grease fires, and keeping an extinguisher nearby can help you contain the damage. Once you have selected your fire extinguisher purchase the desired number plus one additional extinguisher for you to try out. Remember, you don’t want to have to learn how to use the extinguisher while there is a fire in your home.

Stop Fire Before it Starts While fires can start for any number of reasons, there are two common causes that are easy to fix. • Fireplaces: There is nothing better than sitting in front of a warm fire on a cold day, but unmaintained fireplaces can be a huge hazard. • Appliances: Electrical fires can occur out of nowhere, so if your appliance is emitting an unusual smell, unplug it and have someone repair it before using again. Additionally, replace frayed or cracked electrical cords and don’t overload extension cords. Never run cords under rugs.

Getting creative with storage

Let’s talk storage. And let’s think outside the box – literally. Perhaps we can get a little creative; after all, that’s what this column is usually about, right? And with many people moving into or living in smaller spaces, storage containers are frequently displayed in plain sight, so thought has to be given to durable, varied products that complement the room’s decor while also offering a good amount of usable storage space. Here’s a little list of ideas, so you can pick and choose what might work for you. Go to a wine store and ask for empty wine crates. If they don’t have any on hand, ask if they might save some for you. Wine crates are attractive in an old-world kind of way and can be used for both storage and decoration. Baskets are great for holding magazines or books near a favorite seating area. Rather

M Majestic Location! Spectacular lake front estate on 2 gorgeous acres. Great Views from every room! You’ll LOVE this striking contemporary home located in a gated community. Featuring 5 bedrooms/7 baths, this spacious floorplan features a gourmet kitchen w/ cherry cabinets, slab granite counters, 6 fireplaces, home theatre and much much more…. Priced at $1,850,000. S SUNNYVALE DUPLEX. Extremely well built O ONE owner Duplex has 3 bedrooms & 3 baths on each side with a 2 car garage in each unit. All appliances, Washer/Dryer on both sides included; free standing fireplaces; Live on one side and Rent out the other to help pay the mortgage! PRICED AT ONLY $289,000

than purchase the run-of-the-mill rattan baskets that are rectangular with openings on the sides for carrying, go for the more unusual basket types that look like they could be used at an old-fashioned picnic. Hatboxes are decorative and great for storing (or hiding) items you often use, but don’t want out and cluttering the view of a room. In the right room, they can add nice, stylish touches. Hatboxes are still available, even though nobody uses them for hats anymore. Search for varieties online. Do you happen to have an old set of matching luggage? Three different sizes would be ideal, set one on top of the other – instant storage and decor. These would work well in a guest bedroom, as it would set the travel mood and give extra space for blankets, sheets and/or other items that might be used in that room. If three are not available, even one will do if it is large enough.

Some extra storage in the closets can be handy. Think wicker baskets with lids so you can stack one over the other. They should match so the closet looks organized, but they don’t have to be very decorative since they’ll be stored out of sight. Clear plastic containers also work well in the closet, particularly for easy viewing of what is stored. Ottomans that open and have space to store things are, of course, great for storage. Trunks can be used as cocktail tables and offer wonderful space, and end tables with doors or drawers for storing/hiding items are also useful. Think creatively and perhaps some unique storage ideas will pop into your head. If you’ve thought of any or if you already have special storage containers, feel free to write and tell me about them.

Dear Helaine and Joe: I have signatures from John F. Kennedy before he became president of the United States. I am fairly certain they are authentic. If so, could you tell me their worth? Thank you. – N.S. Dear N.S.: Today, many view John Fitzgerald Kennedy, the 35th president of the United States, as something of an icon. Born in Brookline, Mass., on May 29, 1917, to Joseph P. and Rose Fitzgerald Kennedy, he graduated from Harvard University in 1940 – and in the spring of 1941, volunteered for the U.S. Army – which rejected him. Shortly after serving in World War II, he ran for, and was elected to, Congress, representing the 11th district in Massachusetts; while he served in this capacity, he signed the typewritten letters now in the possession of N.S. There is no question that autographs of U.S. presidents can be exceedingly valuable. The monetary worth depends on the content of the document, note or letter and whether or not it was entirely handwritten or typed. Some of the more historically important pieces can go as

high as $1 million-plus. Genuine Kennedy presidential signatures on typed documents are worth about $2,000 to $2,500 (if the content is ordinary and unexciting). Genuine Kennedy signatures on typed documents (with ordinary content) written before his presidency should be valued in the $1,300 to $1,800 range. Helaine Fendelman and Joe Rosson are the authors of “Price It Yourself” (HarperResource, $19.95). Contact them at Treasures in Your Attic, P.O. Box 27540, Knoxville, TN 37927. Fall decorating tools By Mary Carol Garrity Scripps Howard News Service

For me, there is no better color palette than the rich hues of autumn – burgundy, chestnut brown, mossy greens, pumpkin orange and amber. And there are no better decorating props than those Mother Nature provides this time of year, from gourds, harvest fruits, vegetables, dried grasses and vines to acorns and hedge apples. So as soon as the weather turns cooler, I’m itching to weave all of autumn’s glory into my interior and exterior decorating. Here are a few of the decorating tools I can’t get enough of this season and tips on how you can use them to transform your home for fall.

Burlap I adore burlap, with its rough and rugged fibers and earthy tone, and take every chance I can get to mix things up by combining this humble fabric with things that are more refined and stately. So when I came across a burlap table topper edged in luxurious cocoa-brown velvet, I knew I had to include it in my signature line of home accents. I can’t wait to get this edgy piece of linen on my dining-room table this fall. I’m going to dress it up with some of my finest pieces, like five-armed candelabras, silver servers, crystal and china, so I have an intriguing look that’s neither humble nor haughty. I’m also going to use a lot of burlap ribbon in my fall decorating because it’s a quick and easy way to add a bit of fall to my home and garden. Burlap ribbon looks marvelous on fall wreaths, twisted around topiaries and woven into mantel displays of autumn vines and berries. Wicker I like the twiggy, uneven texture of wicker, so this fall it will be front and center in my decorating. I’m going to use inexpensive flat wicker trays as chargers on my dining-room table, then top them with my finest china for a nice contrast in tone and texture. I selected a set of wicker trays with adorable handles I can weave the napkins through. I’ve long been a fan of cake plates because I think everything looks regal when it’s shown off on a footed riser. So when I ran across wicker cake plates, my mind flooded with fun ways I could use them this fall. Top one with a transferware to serve appetizers. Use it to dis-

AAS Bedding Plant Award Winner A combination of new and old describes Zahara Starlight Rose. Zinnias are old-fashioned flowers but these rose and white flowers are a new bicolor for sun loving annuals. Other new traits are the proven resistances to leaf spot and mildew, which can devastate healthy plants and cause an early death. These superior qualities resulted in long lasting zinnia plants that provide generous color all season. Zahara Starlight Rose is heat and drought tolerant and easy to grow in gardens. A perfect plant for the novice or experienced gardener because it is so undemanding with a maximum number of blooms. The mature plants are mid-sized, about 12 to 14 inches tall and wide, large enough to make a bold statement in containers or urns. Gardeners will be able to grow Zahara Starlight Rose from seed or plants. This new zinnia was bred by PanAmerican Seed Co.

AAS Winner Data • Genus species: Zinnia marylandica • Common name: Zinnia • Flower size: 2½ inches • Flower color: Rose and white bicolor • Plant Height: 12 to 14 inches • Width: 12 to 14 inches • Garden Spacing: 10 to 12 inches • Length of time from sowing seed to flower: 61 days

play a pumpkin sitting on a bed of moss, covered with a cloche. Or decorate it with succulents in rustic French pitch pots.

Honeysuckle We all adore honeysuckle vines in the summer, with their sweet-smelling blossoms. But in the fall, when this vine is stripped of its foliage, it turns into a versatile decorating tool. Pick up a coil of honeysuckle vine and let your imagination go wild. Unlike faux vines, real honeysuckle can’t be positioned or bent to fit into your arrangements. Instead, it coils naturally in wonderful, loose curves. Work these meandering tan twists into fall wreaths, around summer topiaries or on chandeliers. For killer floral displays, fill a large urn with 3- to 4-foot-long fallen branches, then drape honeysuckle vine around the branches. Fill in with a medley of fall grasses, berries and foliage. Bittersweet Even though bittersweet has long been a cornerstone of fall decorating, it’s still a huge hit with me. Right now, I’m crazy about Oriental blue-and-white porcelain vases, and nothing looks better in them than simple bouquets of bright orange bittersweet. Real Estate Matters

Buyers need to save to purchase, own a home Ilyce Glink Tribune Media Services

As credit restrictions remain tight, lenders are requiring more cash to buy a home. Sure, you can get an FHA loan with 3.5 percent, but if you want a conventional loan, you may have to put down at least 20 percent. That’s a hefty nut, even if homes are priced 30 to 40 percent less than they were a few years ago. But don’t forget that you’ll need extra cash to close (unless you’re able to finance your closing costs), to prepay your homeowners insurance for the first year (if your lender requires it), and to ante in your share of property taxes. And then there are the fees for moving expenses – not to mention all the other things you’ll need/want to buy as soon as you move into your new home. How much should you save when buying a home? My short answer: As much as possible. The costs of home ownership

are steep: real estate taxes, maintenance, homeowner’s and perhaps liability insurance and upkeep of your new home will be costly. These expenses have only one way to go and that’s up. Municipalities need more money and will raise taxes. Maintenance fees only go up, as do insurance premiums. But you’ll also need to replace light bulbs, broken fixtures, hot water heaters and air conditioner compressors, appliances and other items that break with use. Unfortunately, new houses aren’t immune to high home ownership costs, as well. If you buy a new construction house from a lender that took it back from a bankrupt developer, there may not be anyone there to make the necessary repairs, adjustments and punch list items new homeowners generally find in the first 90 to 120 and even 365 days after closing. Once you own your home,

you’ll be the one responsible for paying the contractor, plumber or landscape contractors. Conservatively, you should stash enough for a hefty down payment, plus your homeowner’s insurance premium and property tax contribution. You should also have several months of mortgage payments saved in an emergency account. Plan to spend at least $1,000 each year on maintaining your house. These funds may include having your heating and air conditioning units serviced, seal coating your driveway, snow removal or landscaping, painting or tuckpointing, pest removal or treatments, repairing leaks, and repairing or replacing appliances. Hopefully, you won’t have to do all of these things in the same year, but you should plan on having at least some of these expenses. One way to help save money is to learn how to maintain a home

yourself. Need to replace a faucet? There are several excellent videos on YouTube and other sites that will show you how to do it. Many manufacturers have downloadable directions on their Web sites with additional videos and tutorials. You might be able to paint, change light bulbs and fixtures, and make minor repairs yourself. You may not be perfect at doing these jobs yourself at first, but the nice thing about owning your own home is you can repaint the door until it’s perfect – or until you’re perfectly satisfied with it.
