The fall season can wreak havoc on a person’s wardrobe decisions. While a glance out the window in the morning shows rain or even snow, automatically grabbing a fluffy sweater may not be ideal if come lunch time it’s warm and sunny. So what does this mean for your closet? The layers of clothing crammed in your closet won’t turn your morning routine into a daunting task anymore. It’s time to regain rule over your closet. Liz Canavan, a professional organizer of Alchemy of Order in Boulder, provided these five steps for closet organization. 1. Clear out your day. It’s organizing time 9 a.m. to 5 p.m. 2. Take everything out of your closet. 3. Categorize clothing into piles, such as shoes, shirts and pants. 4. Label the closet with themes (ex. fancy shoes, athletic shoes and short sleeve tops). 5. Follow the three F rules to decide on keeping or donating an item. Fit: It has to fit you. Flatter: It has to flatter you. Feel: It has to make you feel like a million bucks.

“People don’t understand it’s not about having too much stuff, there’s psychology in it. If there are too many clothes, you might have more issues there,” says Teri Lynn Wilkins-Mabbitt, a professional organizer of Chaos 2 Calm in Lafayette. She tells her clients to look deeper than the clothes, because some people use shopping to feel better or hold on to clothing they want to fit into. Look at why you’re holding onto certain items, and your closet will thank you later.

To reach your closets full potential, get specific. Canavan suggests putting like items together and separating them based on type. Tops: Tank tops, short sleeve, long sleeve, jackets, sweaters Bottoms: Pants, shorts, skirts Long hang: Dresses, robes Within the categories, go from lightest to darkest, lighter clothing top left, darker clothing bottom right. Keep your tank tops to the left, gradually moving heavier clothing to the right. “Your closet should be like reading a page from left to right,” Canavan says. Eyes naturally scan this way. For shoes, use a shelf or place them on the floor, but remember to get rid of the ones you don’t wear.

Both Canavan and Wilkins-Mabbitt suggest loosing the un-necessary clothing before purchasing organizing supplies. “People usually make the mistake of buying supplies before sorting through clothing, such as those cascading hangers,” Canavan says. Sort through your clothes, then buy the supplies. No matter your budget, you’ll be able to find organization supplies, WilkinsMabbitt says. Some methods for finding supplies are looking online, searching a thrift store, going to stores which carry bins or bedroom supplies, and finding a local hardware store. Two basic organization supplies for autumn include: bins for off-season clothes and an installed rod to hang scarves on. After autumn, the rod can act as a tie rack, belt rack or extra space to hang clothes. Continued on 3

Now is the time to plant seeds for many flowers directly into the garden, including cornflower, nasturium, nigella, poppy, portulaca and sweet pea. In the vegetable garden, seed bok choy, mustard, spinach, radishes and peas. Plant garlic and onion sets. Set out cool-weather bedding plants including calendula, pansy, snapdragon, primrose and viola. Around the House It’s time to get alarmed. This is National Fire Prevention Week. According to a new survey, most American homes don’t have enough smoke or carbon monoxide detectors. About two-thirds of homes don’t meet the national recommendation for the number of smoke alarms set by the National Fire Protection Association, said the nationwide survey conducted by First Alert. Only one in 10 homes meets the recommendations for carbon monoxide monitors. The association recommends at least one carbon monoxide alarm on each level of a house and one in or near every bedroom or sleeping area. For smoke alarms, one should be installed at the top of each staircase, and one in every bedroom or sleeping area, under the guidelines. For an average two-story, three-bedroom house, that adds up to four smoke alarms and five carbon monoxide alarms. (For details, see www.nfpa.org.) Need more reasons to get fired up? According to the U.S. Fire Administration, 84 percent of all civilian fire deaths occur at private residences. Each year, nearly 3,000 Americans die in home fires and about 450 succumb to carbon monoxide poisoning. Experts recommend installing smoke alarms and carbon monoxide detectors and checking the batteries once a month to make sure they work. Protection One, another home-security company, recommends that families practice fire drills so they know what to do when the alarm goes off. The time has come to bring out the gloves and hats, but where they go can be a challenge. Canavan uses bins for the seasonal accessories. Either each family member has a bin with autumn accessories, or you can create communal bins assigned to gloves, hats and scarves, Canavan suggests. Since you’ll most likely put your cold weather gear on last, Wilkins-Mabbitt proposes keeping the bins near your front door or in a coat closet. If you dislike dressers and want socks and underwear with the rest of your closet clothes, Canavan says to use long hang shoe dividers to stuff excess items in, or a shelf divider designating each cubbyhole.

Hang the photos in your closet for viewing. If you’re a sporadic person and nothing will deter your ritual of trying on your entire closet, Wilkins-Mabbitt suggests buying a basket, tossing your clean, tried-on clothes in the basket and hanging the clothes when you get home.

Shopping for a home when there’s too much to buy

Create a Wish List To streamline your shopping process, you need to figure out what is most important to you in a property. If you want a particular size home, with a certain number of bedrooms, put that at the top. If you want a certain school district, a particular neighborhood or development, that should go on the list, as well. You don’t want to waste time looking at properties that don’t have at least most of the things on your wish list. Create a Reality Check You may not be able to afford everything you want, even if the current real estate market is making it easier to get more than

you would have just a couple of years ago. So make a list of exactly what you need to have in your new home. In other words, you may want four bedrooms, but need three. If you want a certain school district and nothing else will do, that would go on both your wish list and reality check. Once you have these two lists completed, prioritize them so you know exactly what you want and what you can’t live without. It’s an extremely useful filter you’ll use to make fast, objective decisions about a given property. Given the large number of homes on the market, you might find homes that meet all of your needs. But the truth is, you won’t get everything on your wish list. You’ll only likely live in this home for the next five to 10 years. So, focus on those items on each list that are the highest priority. Try not to get hung up on some of the smaller issues that may not impact your day to day life at that home. Get Preapproved This might be your most important step. If you don’t know how much you can borrow in today’s mortgage finance market, you don’t know what, or if, you can buy. So, get preapproved by a lender. Having a fixed dollar amount in your mind will help you eliminate homes quickly. Get a copy of your credit report and make sure your credit history is clean. You can get a free copy of your credit report at AnnualCreditReport.com. This site will allow you to get one free copy of your credit report from each of the three major credit reporting bureaus. You can also get a copy of your credit score from this site for under $10. Making sure your credit is in good shape is important before you undertake to try to buy a home. Find your Neighborhood of Choice Not every neighborhood is going to meet

further meet your needs and wants. You can drive by hundreds of homes in a few hours, if you have only a short amount of time. Some homes may look nice but may not be situated in a place you’d like to live.

Find a Specialized Agent If you’re shopping for foreclosures and short sales, find an agent who specializes in foreclosures and short sales in your neighborhood of choice. It’s far easier if you find someone who really knows and works a neighborhood and uses their knowledge to help further eliminate the number of available properties to see.

Only See Homes at or Below your Price Range Apply the price filter one more time. Your agent might tell you that a special house that’s slightly above your price range is being sold by desperate and anxious sellers. If your agent is truly plugged in to the local scene and has inside information, and you have the time, then go see the house.

You want to see whether the exterior of the home and the actual block on which it sits

your reality check, so eliminate those that don’t have everything you absolutely need. Next, eliminate those that you can’t afford based on your loan preapproval. Then tour the neighborhoods that are left to figure out which one feels right to you.

But to save time and streamline the process, you’ll want to apply the affordability filter one last time. I’m not suggesting that you should not take the home shopping process seriously or take as much time as you need. But if you live in an area where there are hundreds of similar homes for sale, it can take a long time to go through each of these and do a 20-minute showing. Eliminating homes that simply won’t work will help make the process a lot more objective and help make it a less emotional experience overall. Ilyce R. Shopping for a home these days is overwhelming. There are simply too many to choose from. You make an appointment with your agent, and there are 10 to 12 Ilyce Glink homes to see, plus Tribune Media Services another 50 possibilities – and that’s after you’ve already spent hours shopping around online to get a sense of what’s available in your neighborhood of choice and at what price points. There’s so much housing stock available that you could spend months seeing and thinking about available homes for sale. But that isn’t a particularly efficient way to shop for a home. Your time is valuable, and so is your real estate agent’s. It’s a far better use of your time to be strategic about what you want to buy and where you want to buy it. Here are eight things you can do to narrow your focus and streamline the time you spend shopping for a home.

From Limoges, a single mark tells the story Scripps Howard News Service

Dear Helaine and Joe: I’ve enclosed pictures of a vase that has been in my wife’s family for more than 70 years. It is 19.5 inches high and 14 inches wide at the handles. It is decorated with completely different images on either side that appear to be hand-painted. It is also richly trimmed in gold and marked “Limoges W.G. & C. France.” I would like to know the age and replacement value of the piece. Thank you. – B.R.M. Dear B.R.M.: Before discussing this item, we would like to take care of some business. We opened a group of letters today and were sad to have to discard a number of them because they had no enclosed photographs or the images were too fuzzy for us to form an opinion. From now on we will reiterate: We cannot answer any question without a clear, in-focus photograph. Fortunately, B.R.M. has enclosed

several nice photographs of his item, and if we were just to look at the photos and not examine the mark, we would say that this rather large and imposing vase was manufactured in a style popular during the third quarter of the 19th century (1850 to 1875). The mark, however, tells a different story. Variations of this often-seen backstamp were in use between 1891 and 1932 by the Limoges,

France-based William Guerin Company, which reportedly succeeded the Utzschneider porcelain factory. William Guerin (18381912) had worked at Utzschneider in the 1870s before becoming the factory’s owner at an unspecified date. One important twist is that this particular mark was only used on the company’s “white wares,” which are sometimes called “blanks” because they left the factory undecorated. In either case, there should be two marks on the bottom of the vase to tell who made the porcelain and who did the decoration. We believe the particular variation of the mark found on the vase in today’s question came into use between 1891 and 1900, and this suggests that the piece was 40 to 50 years old when it came into the possession of B.R.M.’s family. Some years ago, this attractive piece would have been valued in the $2,500 to $3,000 range for insurance purposes. But in the current market, that value has dropped by more than half.

Should you have one of these, consider blowing out the system anyway, since lines settle through time and low spots often develop that hold water. • Have your system blown out by professionals with an air compressor. Although do-it-yourselfers can do this, most home compressors don’t get enough pressure, leaving lines filled with water. If more power is your thing and you use an industrial compressor, the pressure gets too high, damaging components and causing flying debris. To ensure your system is cared for properly, look for a company with professionals certified by ALCC. These Landscape Industry Certified Technicians must complete more than 2,000 hours of practical experience and 10 hours of testing in order to meet the standards of best practices the certification requires. “To get that certification, you have to prove you have the knowledge for all facets of irrigation,” Caldwell says. Make your appointment soon; as the month wears on, companies get busy, especially after mid-October, when the temperatures start dropping. Steps to take to gain a successful loan modification bankrate.com

A loan modification is often the last, best hope for millions of Americans in danger of losing their homes to foreclosure. The way you prepare for and execute the application process will have a huge impact on how successful your request is likely to be. Heed the advice of a trio of housing counselors who have spent countless hours laboring to make sure financially troubled homeowners get fair, sustainable loan workouts. The following steps can put you on the fast track to keeping your house. When homeowners can’t make their payments and want some sort of homeloan workout, “they really need to go to a counselor, because then they will be represented,” says Michelle Lewis, president of Northwest Counseling Service in Philadelphia. When a mortgage servicer denies a loan modification or other type of workout, or when the servicer’s offer of relief is insufficient, a counselor can make a counteroffer. A counteroffer should be viewed as a “challenge,” says James Jones, director of foreclosure-prevention advocacy for ESOP, or Empowering and Strengthening Ohio’s People, in Cleveland. “When we look at a person’s specific situation, we have a good idea of what they qualify for,” Jones says. “If it does not look like the servicer is giving them the best deal, we do challenge. That’s part of our process.” Counseling agencies often have direct phone and fax numbers they can use to cut through mortgage servicers’ red tape. A good way of finding a HUD-certified housing counseling agency is to call the HOPE hot line at 888-995-4673. Mortgage modifications result in lower interest rates, extended payback periods and (sometimes) forgiven debt. A modification is one way to save a mortgage. There are other types of loan workouts. Forbearance: This allows you to skip payments or make partial payments while you go through a temporary hardship. Repayment plan: You pay extra every month until you catch up after falling behind. A workout has to be sustainable over the long haul, says Sue Hunt, director of housing counseling for debt-counseling giant CredAbility in Atlanta. “Our job is to work with the homeowner to make sure that they’ve presented true and accurate figures to the servicer, so that the servicer can give them the best option that’s available to them,” Hunt says.

“If we can present the case to a servicer that the original plan is not sustainable, and there’s another option available, servicers will tend to do that.” Sometimes, borrowers have unrealistic expectations. That’s a big mistake. “We’re looking for ‘fair and reasonable’ on both ends,” Jones says. “We’re looking for the servicer to be fair and reasonable, and we’re looking for the homeowner to understand what their situation is, and expect something fair and reasonable.” In other words, counselors sometimes find themselves telling borrowers not to expect a generous handout. Under the federal government’s guidelines for the Home Affordable Modification Plan, a mortgage is presumed sustainable if the monthly payment is 31 percent of the monthly before-tax income. Given his druthers, Jones would prefer that number be 28 percent. But he says 31 percent is fair and reasonable. Housing counselors must summon diplomatic skills when talking with troubled borrowers. Counselors gently tell homeowners to cut back on spending. And counselors often have to prod borrowers to provide more accurate financial information to servicers. Hunt says homeowners often report inaccurate income and budget figures to servicers and overestimate some expenses. That results in unsustainable workout offers. “Maybe they hadn’t taken some (budget) reductions that they could have, or they underestimated their income because they wanted to be on the conservative side,” she says. “And while we always want homeowners to be truthful, we also want them to be realistic.” Lewis says that when a borrower inflates monthly expenses, it’s important to go back into the budget, identify real expenses and slim them down. “Usually it’s a matter of coming back and crunching the numbers again, and really looking at that budget,” Lewis says. Then, the new income and budget figures are sent to the servicer, “and most of the time you are able to come back with something affordable,” Lewis says. Housing counselors have empathy for clients. But there is an undercurrent of frustration, too. “The key to this process is they need some kind of financial literacy training,” Jones says. “Yes, we get a workout, but counseling should not stop there.” Financial literacy, Jones says, is the key to “changing that frame of mind that says, ‘I see it, I want it and I can get it, so I’m going to get it.’ That whole idea has to change.”
