But don’t overlook the power of a great master bedroom – after all, it’s among the most frequently used rooms in your home. Whether you’re renovating to attract potential buyers, or to improve your enjoyment of your house, sprucing up the master bedroom has multiple benefits. Buyers will likely pass through your bedroom to reach the master bath, so a great master bedroom helps set the tone for your master bath. And since most of us spend about eight hours a day (or night) in the bedroom, refurbishing the room can help us get better rest and feel better about our home. Investing a few extra dollars to install luxury designer touches like good linens or an eye-catching wallpaper mural can ensure you get the most bang for your renovation buck in the bedroom. Q: During the Labor Day weekend, I decided to do some fall maintenance and found a problem with my newer high-efficiency furnace. The furnace worked fine last winter, and nothing has been touched except to turn it off at the thermostat. In your bedroom, however, you might want it to look less intrusive. A TV has become a staple of bedroom furnishings, and more people are making the move to high-definition, flat-screen TVs. You could mount yours on the bedroom wall, but then it might draw attention away from other elements of the room that you want to emphasize. Consider installing a cabinet that allows you to lower the TV inside it and hide the high-def when you’re not using it. Cabinets are available that look like high-end pieces of furniture, or even fireplaces. Another option is to purchase a movable mirror or piece of art. These items are specially designed to hang in front of the TV when it’s not in use and move easily out of the way when you want to view it.

A: With a high-efficiency furnace, the fan you hear running is a draft-inducer fan designed to force the fumes from the burners out through a PVC (polyvinylchloride) flue pipe. When the draft-inducer fan is forcing fumes out through one pipe, it is also pulling outside air in through another PVC pipe. Using the outside air for combustion increases the efficiency of the furnace. A safety feature on these high-efficiency furnaces is a pressure regulator that will not allow the gas valve to open unless the draft fan is working properly. If the burners were to come on without the fan, the fumes would build up inside the furnace and become dangerous because the fumes contain carbon monoxide. There should be two 3.5-inch-diameter PVC pipes sticking out of the side wall of your home. One is for venting, and one is for combustion air. The two pipes make an inviting nesting place for wasps, birds and rodents. You will probably find the intake pipe is blocked; therefore, no air can enter the furnace. The lack of airflow will prevent the gas valve from opening and the burners will not ignite. You will, however, hear the draft fan working, trying to pull in air. Being careful that nothing is still living inside the pipe, clean all debris with a shop vac and install a wire mesh cover. It is important to inspect both pipes each year.

Revamp a boring lamp at home with stencils

A tired looking lamp shade can be transformed into an intricate addition for your living room, bedroom or office and you don’t need to be a professional painter to get these designs down.

Pick Your Pattern The design you choose lets you spice up a room and allow you to be creative. If you’re looking for a delicate touch, try smaller, more elaborate patterns with flowers or vines. For a more prominent look, try plaids or stripes. If you have a specific design in mind, Nancy Noyes, assistant manager at Hobby Lobby in Longmont, suggests using frisket paper which allows you to trace a design and cut it out. The frisket paper opens up your stencil options further by allowing you to create your own patterns rather than relying on the ones at your craft store. Choose Your Colors The colors you choose for your design are as important as your pattern. You can choose color combinations for shapes that match other pieces in the room or simply pick the tones that will match the theme of the design you are using. When picking your paints, you want to make sure you are using acrylics that have

Noes says, “The acrylics you want to use are different from artist acrylic which are much thicker.” This type of paint is thin enough to go on smooth, but thick enough that it won’t seep under the stencil. The paints also dry extremely quickly, letting you layer different colors and textures in less time. Secure the Stencil When placing the stencil on your shade before painting you have two different options to keep your design in place. You can either buy adhesive tape which works for holding larger patterns in place or use an adhesive spray. “Stencil adhesive spray keeps the patterns in place and stops the paint from seeping under the stencil,” Noyes explains. They also allow the stencil to be removed cleanly without residue. Paint Your Design When painting your design you can play with different brushes and sponges to create a variety of looks and textures. For a solid color, round flat brushes with stiff

roller brushes and larger sponges are better for painting bigger areas like walls or large pieces of furniture, but are typically not recommended for smaller projects such as lampshades. Preserve Your Project Once you’ve finished painting your pattern and the acrylic has dried completely, you may want to consider using a finishing spray to preserve your design. “Polyurethane can give a satin or matte finish to a piece whereas lacquers give a glossy finish,” Noyes says. Whichever lamp you choose to dress up, by following these tips and tricks you’ll have a lovely looking lamp in no time.

Select Your Shade When scouring your house or the aisles at a local housewares store, try to find a shade that is relatively plain. This transition time from your lawn’s active growth to its healthy dormancy is when you need to take some extra care to help prepare it for next year’s growth. Prune When pruning your trees and shrubs, TruGreen recommends the following techniques: • Use sharp, high-quality tools. • Trim small branches up to 1/2 inch in diameter with hand shears. • Cut branches up to 1 inch in diameter with loppers.

• Cut large branches of 1 to 2 inches in diameter with a pruning saw. • Shear formal hedges with hedge shears. Buyers who don’t belong to those professions can’t participate in the program. That’s not the only hurdle. For firefighters or EMTs to qualify, they have to serve the jurisdiction where the house is located. For teachers, the house must fall within the neighborhood boundary of the school where the teacher works. Buyers who meet the professional requirements must be willing to live in the neighborhood. Good Neighbor Next Door homes are in what the FHA calls “revitalization areas.” These are neighborhoods with some combination of low household incomes, low homeownership rate and high number of foreclosures of FHA-insured properties. By definition, a revitalization area isn’t vital anymore; it needs fixing up. The goal of Good Neighbor Next Door is “to strengthen communities by encouraging employed, professional law enforcement officers, teachers and firefighters/emergency medical technicians to live in the community,” according to the Department of Housing and Urban Development. After meeting all of those requirements, the buyer pays half the appraised value as determined by HUD. Buyers may pay cash, or borrow some or virtually all of their one-half of the purchase price. In some

cases, buyers can get FHA-insured renovation mortgages, called 203(k) loans. The discounted half is taken as a “silent second” mortgage, with no principal or interest payments. If the buyer lives in the house continuously as a primary residence for three years, the silent second mortgage is forgiven. The owner may then keep the house or sell it and retain any profit. Another option: After three years, the owner can get a cash-out refinance. That’s what a client of Michael Becker’s did. Becker, a mortgage banker for Happy Mortgage, in Lutherville, Md., underwrote a home loan for a teacher who bought a house under the Good Neighbor Next Door program in 2006. “She was a teacher who racked up a ton of student debt,” Becker says. “Her whole reason for doing it was to be able, when the three-year period was up, to refinance and pay off her student loans, which she was able to do.” If the owner moves out in less than three years, the FHA can charge a prorated portion of that silent-second mortgage. HUD says it prosecutes cheaters. Listings of houses for sale under the program can be found on the HUD Homes page by clicking on your state. Houses must be purchased through a real estate agent. “I would have the buyer find a good, knowledgeable realtor that understands the GNND program, as they will have to go through a realtor to submit a lottery bid online,” says Jesse J. Garza, HUD coordinator for Century 21 Mike Bowman Inc., in Grapevine, Texas. When a house goes on sale under the program, HUD accepts offers for five days. If more than one person makes an offer during that period, the buyer is picked via random lottery. All bidders are required to offer the same amount. New houses are offered for sale under the program every week.

Dear Helaine and Joe: I have two limited-edition prints by Dalhart Windberg. They are titled “Love’s Reflection” and “The Glow of Love.” They have matching frames, signed but not numbered. What is their value? Thank you – D.McR. Dear D.McR.: At last report, Dalhart Windberg was alive and well and living in Texas. Born in Goliad, Texas, in 1933, he is known for both his still-life images and romantic landscape paintings that often reflect his Southwestern heritage. His work shows a skillful use of light and shadow, and his paintings began to attract national attention in the 1960s. The Texas legislature named him state artist of Texas in 1979, and he uses what he calls the “smooth surface” painting technique. This process means that he prepares his painting surface with diluted modeling paste to give the image a surface texture similar to that of an “Old Master” painting. The term “Old Master” is typically used to apply to the work of European painters of the 13th to the 17th centuries. Windberg’s most mature style seems to be his landscape work, which often includes images of bluebonnets, windmills, Texas Hill Country farms, Rocky Mountain waterfalls or desert cacti. He claims to be painting “America,” but he focuses mostly on his Texas

home and the American Southwest. The market for Windberg originals is strong for a living artist. We found two that sold in Texas (apparently the best market for his work) for $6,000 each in 2007. “River Scene” measured 24-by-36 inches, and the other, “Yucca and Prickly Pear Cactus,” was 25 by 38 inches. Other Windberg originals start at around $2,000, but most tend to sell at auction on the secondary market in the $2,500 to $4,000 range. However, it should go without saying that his prints are much less valuable than his original oils. “Reflective Elegance” sold in Texas in 2007 for this small amount, but we checked a little further and found a pair of prints identical to the ones in today’s question retailing on a Texas site for $375. This edition size is much too large, and it may be some time before this $375 price can actually be realized.
