Gardening and horticulture are about planning ahead. Once I see pumpkins showing up on doorsteps I know it is time to start planting Paperwhite bulbs. If planted now, these sweetly fragrant, easy-to-grow bulbs will be in bloom in time for Thanksgiving. Native to the Mediterranean, Paperwhite Narcissus (Narcissus papyraceus) bulbs are closely related to daffodils but cannot tolerate freezing temperatures. Although not hardy for growing outdoors in colder regions of the country, Paperwhites are popular as both cut flowers and seasonal houseplants. One of the easiest bulbs to force into bloom, Paperwhites do not need a period of cooling while their roots form the way spring blooming bulbs do. They al-

so are not fussy about where they spread their roots. They can be grown in a shallow bowl of pebbles as easily as in potting soil. The bulb contains all the energy it needs to flower and therefore does not need to be fertilized while it is growing. Its only requirements are water and light. In the early fall, Paperwhites will bloom about four to six weeks after planting. As the season progresses the time from planting to blooming will decrease because the flowers within the bulbs are continually developing as the bulb ages. Bulbs planted in December will on average take only two to three weeks to come into flower. Bulbs can be purchased at most garden centers or can be ordered online. Be sure to store your bulbs in a cool, dark space until you are ready to plant them. Begin by choosing your container. I prefer to use shallow pots with holes in the bottom since I pot my bulbs in potting soil, but you can use containers without holes just as successfully by substituting pebbles for soil. If you decide to use potting soil for your bulbs, begin by filling your container two-thirds from the top with soil. Place the bulbs flat side down on top of the soil, with their tips up. Don’t worry if the tips are curving downward or outward, they will self-correct when the bulb begins to grow. Pack the bulbs into the pot tightly so the sides of the bulbs are touching.

Next, cover the bulbs up to the growing tip with gravel, stones, marble chips or tumbled glass. This helps hold the bulbs in place, keeps soil from spilling when watering and helps retain necessary moisture around the roots. The material you use on top of the soil can be whatever you like, but be sure it is clean and free from contaminants. I use gravel from my driveway, but I have also used colored marbles for holiday pots. Now water your pots well and set them in a cool but sunny location. Check periodically to make sure the soil does not dry out. The bulbs should show signs of growth in a few weeks. If you choose not to use a container with drainage holes, fill your container almost to the top with crushed stones, pebbles or marbles, and bury the bulbs
flat side down, leaving two thirds of the bulb above the surface. Put water in the container, but be sure the bulbs stay above the water or they will rot. Once roots begin to form on the bulbs, they will grow down into the moist stones. Once in bloom, paperwhites grown indoors will stay in flower for about a week to 10 days, depending on the temperature of the room they are kept in. A warm room will shorten the bloom time, and a cool room will extend it. If you plant bulbs in one to two week intervals, you can enjoy them in your home for months. Back-to-back refinancing may not be an option for some homeowners the loan on a 14-year term by paying slightly more each month to meet the 14-year deadline, you’ll only pay $99,832 in interest throughout the life of the loan, about $30,000 less than the original 15-year mortgage. It seems to me that there is a significant amount of cash you will save if you refinance, even if it takes you four or five years to “pay off” the costs of the refinance with your monthly savings. While your current 4.5 percent rate is still a great rate, I think a 3.875 percent rate might be a little better, especially if you plan to stay in the house until the loan is paid off. You have to remember that if you end up moving in a couple of years, you may not get the benefit of the lower interest rate on the refinancing. When it comes to refinancing, you have to consider the length of time you plan to stay in the home, the interest rate and the costs involved in refinancing, and whether you can pay off the loan on the same schedule as your current loan. Dear Helaine and Joe: This Limoges dinner set was given to me by my grandmother. It’s a service for 12, in perfect condition, with a soup tureen and numerous side dishes. I would like to know how much it’s worth. – D. H. Dear D. H.: We know that many of our more mature clients and readers value the Limoges china they have inherited. Unfortunately, this kind of dinnerware is not nearly as valuable as many suppose, and in these hard economic times, these sets have become harder to sell. Prices have declined dramatically during the past few years, largely because younger collectors are not interested and because the pieces are not dishwasher safe. Limoges is located about 200 miles south of Paris. Nearby is the village of St. Yrieix, where significant deposits of kaolin – sometimes called “China clay” – were discovered in 1768. The pattern, “Meuse,” was made for the Wanamaker department store in New York City. The simple design might have been a Wanamaker exclusive, but it was transfer rather than hand painted. This set is probably circa 1920. According to Replacements.com, a five piece place setting in Meuse is worth a little less than $90, the 11.5 inch platter about $45, the 137/8 inch platter about $56 and the relish dish about $20. The open vegetable bowl is worth about $70, but there was no mention of a soup tureen being made. Despite these prices, if a private individual were to try to sell this set, we think the set would bring between $300 and $450 at best.

Normally, I do just about everything I can to get out of grocery shopping. Even an empty refrigerator can’t induce me to go to the market – that’s why God invented carryout, right? But in the fall, I make an exception. I willingly hit the food market, not to get stuff like milk and bread, but to prowl for seasonal decorating tools manufactured by Mother Nature herself. My favorite? Gourds! These days you can find gourds in an array of colors, from buttery yellow and persimmon orange to ghostly white and eerie gray-green. And the sizes and shapes are just as interesting. I am wild about petite pumpkin-shaped gourds and any gourd that is twisted, gnarled and covered with knobby warts. Here are a few ideas for using glorious gourds in your decorating this fall. To bring a subdued but sophisticated fall touch to a side table, start with a weathered white capital riser. Blanket it with moss and place a pumpkin-shaped white gourd on top. Then finish off the look with a glass cloche. If you’re having guests over for dinner this fall, make it a “white pumpkin” affair. Start with a black-and-white damask or plaid tablecloth. Use silver trays as chargers below gold- or silver-

Then create an interesting multilevel tableau with mercury glass candlesticks, clear glass cake plates and silver trophy cups, all topped with white gourds. If you like color, and plenty of it, pool a mass of vibrant but similarly colored gourds in a simple container, like a small concrete urn or cachepot, and you have an instant eye-catcher to place on your coffee table, mantel or kitchen island. I admire the way Mother Nature mixes colors willy-nilly. You can do the same in fall tableaus by tossing together a variety of gourds. Create a memorable display on a side table by filling a decorative wheelbarrow with a harvest of green, white, yellow, orange and red pumpkins. Or place a large pumpkin, garden statue or gazing ball in the center of a mini concrete birdbath and surround it with assorted gourds. To add grace to your diningroom buffet or a console table in your entry, put matching blueand-white Asian ginger jars on each end. Fill them with a bouquet of fall foliage and gourds, resting additional gourds and pumpkins randomly at the base of each jar. Freshen up your mantel with an undulating phalanx of

This year at Garrity’s, we’re creating lovely floral arrangements in inexpensive wicker baskets, then tucking in a few pumpkins here and there for added color and interest. Simple and inexpensive, these displays look fabulous in centerpieces or hung on doors or from garden gates. Gourds are so much fun that they just scream to be used in quirky, unexpected ways in home decor. Once I hollowed out gourds to use as soup bowls at a fall fete in my garden. To keep the soup warm in the chilly autumn air, I served the gourd bowls on small concrete risers topped with glass cloches. Hollow out a tall pumpkin and fill it with fresh veggies like asparagus spears or carrot sticks. Try the same trick with a short pumpkin, filling it with dip. Shave off the top of a squat pumpkin to make it level, then use it to hold serving trays filled with seasonal fruits or cups of steaming cider. Place candles in small, hollowed-out gourds or use mini pumpkins as place-card holders. I also like to use faux pumpkins on my dining table to delight guests. Prickly cactus shows off in seasonal splendor

Did the spiky showoff with brilliant pinks, purples and reds catch your eye as it dangled from a hanging pot in the local greenhouse? If you’re the proud owner of a flowering cactus, you’ll find they’re carefree plants that add color to grey winter days. “The three cactus types, Thanksgiving (Schlumbergera truncata), with pointed “teeth” on the stems, Christmas (Schlumbergera x. buckleyi), with rounded tips, and Easter cactus (Hatiora gaertneri), are actually epiphytes. They live in trees in their native Brazil like orchids, but we grow them in pots here,” says Dr. Steve Newman, greenhouse crops specialist with Colorado State University Extension. Although they’re cacti, they don’t grow dry; water yours weekly as the top inch of soil gets dry, and provide it with half-strength fertilizer each time you water. Every third week, give it clear water instead. “Because no one likes to stain furniture or carpeting, most people water without letting it run out of the bottom, and salts build up in the soil. Put the pot in the kitchen sink or bathtub every third watering and let water run though to flush salts out,” Newman says. Avoid drafty areas for your cactus – chill blasts aren’t good for it. “But the challenge for large Christmas cactus is keeping it out of traffic areas. Sections fall off whenever people brush against
them.” The good news is that these sections are easy to root by placing them in a glass of water, and when the roots come out, pot up the section in sterile, everyday potting soil. While young, the small plant should be guarded against overwatering, so before you give it a drink, check the soil to be sure it’s not wet. To have your cactus bloom for Thanksgiving or Christmas next year and each year thereafter, mark your calendar for Sept. 19 as the date to begin the reblooming process. “Living around the 40th parallel as we do, that’s the date to start stimulating plants so they’re blooming in time for Christmas,” says the 25-year veteran of greenhouse growing. “Poinsettias and cactus – two popular flowering plants – are treated this way.” A combination of cool temperatures and darkness is the cue these plants need to bloom, so move the cactus to a place with cool, 60-degree nights and only nine hours of sunlight daily. After approximately six weeks, Thanksgiving cactus will flower, and after two to three months, Christmas cactus blooms. The secret to eye-popping color is reducing water to the plant after flower buds have formed, Newman says. Water weekly until after the flower buds begin to swell, then cut back on the water slightly, letting the cactus dry out between watering
without getting bone dry. Blossom color intensifies if the plant dries once flowers start, he says. Many growers finish flowering plants this way during the last two to three weeks before they go on sale. Be aware that too dry will abort the flowers, so to avoid it going too far, get to know your cactus soil by inserting your finger in it up to the first knuckle, just before watering. Note that moisture level; as you dry down your cactus, check the soil to gauge when it’s a bit drier but not parched. “This is the best water meter ever invented,” says Newman, holding up his hand and indicating the tip of his index finger. As flowers unfold, move it out into the room where you want to display it, keeping it in bright, indirect light. A cool room is best; too much heat can cause flowers to fade and drop quickly, and if the leaves wrinkle, the plant is too dry or too warm. There’s no need to feed it during blossom, but after flowering, return the cactus to normal care of fertilizing at half strength and watering weekly. Mortgage rates will remain low, getting a home loan will continue to take a long time and refinancers will be tempted by zero-closing cost mortgages. Those are some of the trends mortgage industry insiders may see as the year closes out. Mortgage rates have dipped to modern record lows this fall. Back in the spring, economists warned that rates would be rising by now. At the end of March, the Federal Reserve wrapped up an initiative intended to drive down mortgage rates by buying $1.25 trillion worth of mortgage-backed securities. The consensus view throughout the mortgage industry was that rates would rise steadily through the end of this year. Instead, mortgage rates fell steadily through the summer and into the fall. Now, economists speculate the Fed might start buying Treasury securities to drive long-term interest rates even lower. The speculation seems to have put a cap on mortgage rates. “I see rates low and I see them continuing low for a pretty long period,” says Paul Anastos, president of Mortgage Master, a lender based in Walpole, Mass. A.W. Pickel, CEO of LeaderOne Financial, a mortgage bank based in Overland Park, Kan., says he doesn’t see how rates could go much lower. “The mortgage interest rate should be inflation plus cost of funds. That should put us in the 4s, which is where it is,” he says. Some of the country’s biggest mortgage servicers have suspended foreclosure actions in states where courts oversee foreclosures. The reason: Flawed documents were filed in court. Bank of America, Ally Financial, PNC Financial Services Group and JPMorgan Chase have halted foreclosure cases while they check the truthfulness of court documents filed on the servicers’ behalf. Now some of those cases have resumed. The problem has been legal documents that were signed by people who swore that they had personal knowledge that the foreclosures were justified. Some signers have testified that they affixed their signatures assembly line-style, without reading the underlying legal documents. “I don’t know how they got those people to sign that,” says Matt Hackett, underwriting manager for Equity Now, a direct mortgage lender in New York City. He says the issue would never have come to light if people hadn’t signed foreclosure papers
where “the numbers are wrong.” As the scandal unfolded, observers wondered about the long-term effects. Will it result in an enormous overhang of unsellable houses? Will legal paralysis allow borrowers to remain in their foreclosed homes indefinitely? “People are sitting there,” says Michael Moskowitz, president of Equity Now. “People are not paying and sitting and paying and sitting. We’re going to have foreclosure overhang.” With rates at record lows, borrower frustration is at record highs. It seemingly takes forever to get a home loan, especially a refinance. “Underwriting turn times are absolutely awful across the board right now,” says Dan Green, loan officer for Waterstone Mortgage in Cincinnati. “Many lenders are recommending 60-day (rate) locks right now, just because of volume.” The process is particularly brutal for homeowners who have home equity loans or home equity lines of credit. Before they can refinance, these borrowers have to persuade their equity lenders to resubordinate, or agree to keep the loan in secondbanana status. “People need to realize, if they have home equity lines of credit, that the subordination can take up to 30 days,” says Dick Lepre, senior loan consultant for Residential Pacific Mortgage in San Francisco. Because of paperwork backups and subordinations, Mortgage Master’s Anastos says his company recommends locking for 75 days, “which means we’re trying to close those loans in 65 days.” Mortgage rates have fallen so much since last year that it makes sense for a lot of homeowners to apply for zero-cost refinances. The term “zero-cost refi” isn’t completely accurate, because a refinance always carries fees. But with a zero-cost refi, the borrower accepts a higher rate in exchange for not having to pay fees out of pocket. The final rate might be a quarter of a percentage point (or more) than the rate given to a borrower who pays the fees out of pocket. How do you know you got a good deal on a zero-cost refi? Comparison shop, Green says. In the last few months, rates on jumbo mortgages (home loans for more than $729,750) have been falling faster than rates on other mortgages. Now, rates on jumbos are downright attractive. That’s quite a turnaround. A year ago, the benchmark jumbo was 1.2 percentage points higher than the conforming 30-year fixed. Lately, it’s been less than three-quarters of a percentage point higher.
