Practically the definition of “classic,” the blue-and-white color scheme never really goes out of style. The spotlight just drifts from time to time while other more trendy looks get attention. It’s center stage again, and as vivid and crisp as ever. Designer Barclay Butera used the color combo all over his main showroom during the International Home Furnishings Market in High Point last fall. Like a cool breeze, the pieces will be in showrooms just in time to freshen your home for summer. His Barclay Butera Home and Barclay Butera Lifestyle collections feature fabrics he designed for Kravet, such as a bold cobalt-and-white stripe on the sofa and the oversized check pattern on the chaise. “Quintessential blue and white is my alltime go-to for a fresh, crisp, clean interior. This color palette is so versatile that I can use it in any project. Of course, beach is a classic, but it also translates beautifully in a rugged mountain environment or a serene desert retreat,” Butera says To add to the symmetry, he created a

paint line with Benjamin Moore that coordinates with his Kravet fabrics. The paints will also be available this spring. Somerset Bay, which uses the tag line “The Colors of a Life Well-Lived,” featured several blue-and-white pieces at the market. The Pamplico half-round cabinet was painted vanilla bean with a deep blueberry interior visible through the curved glass door. The same color combo was used on the Topsail Decorated Chest. Featuring a japanning finishing technique, the bowfront is illustrated with hand-painted scenes in blue against a vanilla background. It’s a look reminiscent of Worcester blue-and-white porcelain from mid1700s England or the ever-popular blueand-white Delftware from the Netherlands dating back to the 16th century. But this pairing goes back even further, to the Middle East and China. Ming Dynasty blue-and-white porcelain is a coveted collector’s item, as is the blue-and-white pottery made for export from China. zazz love seat in blue pagodas against an antique white. The back is shaped to echo the silhouette of the pagoda. Century also showed a deep-indigo velvet to cover its button-tufted, rolled-arm two-cushion sofa for the Signature Collection. Palecek was showing a lot of blue and white on wicker and rattan sofas, chairs and pillows as well as decorative accessories. The pillows, which can be used inside or out, sport sea-horse, crab or sea-turtle motifs in white against a navy background with white piping. Miles Talbott and the Joe Ruggiero “House of Blues” fabric collection for Sunbrella was all about the darkest blue and the brightest white. Ruggiero explains that his travels influence his design and color ideas. “We have been working on this coloration and this year hit the right formula,” he says. So look for those classic navy, indigo and cobalt blues to be popping against all shades of white this season.

It is widely known that improvements to kitchens and bathrooms often reap the greatest return on investment. When making changes to the kitchen, paying attention to the importance of kitchen entertaining can make the room even more valuable – should a homeowner choose to sell at a later point in time. Gearing renovations around kitchen entertaining also can make the space desireable for current homeowners. Here are some renovation decisions to consider that can make the kitchen an ideal gathering spot. • Space: The best kitchens for entertaining are roomy and feature an open floor plan. For homeowners who have limited space, the first decision may be to expand the kitchen by building an extension on the home or taking down a wall. Many homeowners find that spacious eat-inkitchens are preferable over a small kitchen and formal dining area. • Multiple islands: Instead of one large island, consider two islands. They are less cumbersome, making it easier for guests to easily traverse the kitchen. One island can be set up with a prep sink and wine cooler, while the other can feature a countertopmounted induction stovetop for convenience and safety. • Company cleanup: Think about large sinks that can accommodate tall pots and pans, such as a double-basin apron sink. Drawer-style dishwashers can be installed so delicate china and glassware can be washed separately from grimy pots. • Gathering niche: A butler’s pantry or another alcove equipped with beverage center enables guests to gather in an area away from the main cooking and preparation space.

Enjoying the beauty and soothing vibe of a houseplant is easy. Keeping it from drooping and dying takes more work. • Many people kill their houseplants with kindness – the greenery succumbs to oversaturated roots. “No. 1: Don’t overwater,” says Joan Coulat of Capital Nursery in Sacramento, Calif. “People water them until they’re drowned.” Such species as sansevierias need water only every two to three weeks. Others get by with weekly watering. The key is to feel the soil; water when it starts to feel dry. Ideally, put water in a saucer under the pot and let it wick upward. • The ideal “soil” is actually soil-less potting medium, a mix that stays moist but drains quickly. Don’t use garden soil – dirt won’t work. Instead, use a mix of perlite, peat moss, sphagnum moss, orchid bark and charcoal. Also, don’t put rocks at the bottom of the pot to improve drainage; that keeps the plant from drawing water up. • Choose the right size pot for the plant. “When you put a little plant in a big pot, it rots,” Coulat says. “The soil stays too wet and it dies.” When repotting, choose a container an inch or two larger in diameter than the previous container. • Keep the plant clean. Dust it regularly and occasionally give it a shower. Place the plant in the bathtub and gently rinse off its leaves with tepid water. That allows the leaves to work and stay healthy. • Plants need light to grow. Most houseplants thrive in bright indirect light, the kind found near an east-facing window. Under fluorescent light, plants do well with eight hours a day. • Fertilize your houseplant once or twice a month. Coulat recommends diluting houseplant food and feeding every time you water. • Some houseplants, particularly ferns and orchids, appreciate higherthan-normal humidity. Mist them occasionally. • According to research, two to three large houseplants can clean the air in a 100- to 150-square-foot room, a typical bedroom or den. For maximum effect, place plants in your “breathing zone,” within 6 to 8 square feet of where you normally sit or lie. But remember: They need light to survive.

Have you ever wished you could stop buying high and selling low? It happens in the stock market and it happens in real estate. If a person would review the chart reflecting local markets throughout the past five years, they could clearly see a turn. If people think they want to buy a home or trade up, now is obviously the time to consider the best case scenario. People may be selling low, but they would be buying-up low, too. However, the problem if one waits too long as a seller is that the higher priced home they may want may soon be running away from them while they are trying to get more for the house they are in. Looking at the trends, people can see that interest rates have spurred an increase in what people will spend for a home. Every day people wait to price their home for sale, the house they want may be moving away from them price wise. Some have suggested they should have bought when rates were lower. Look at the mortgage chart and see if that is a good statement. The fact is, rates are amazing. The year has started as forecast. Mortgage rates to rise, still remain low First the bad news: That 4.2 percent 30year fixed mortgage rate some borrowers were lucky enough to snag in November? It’s history. Now the good news: Despite a weekslong run-up from that trough, mortgage rates are still historically low and aren’t expected to rise more than another half percent – or less – in 2011, according to economists and analysts. “The bottom in rates is behind us,” says Freddie Mac’s Chief Economist Frank Nothaft. “That’s not to say today’s rates are high. They’re not. Aside from what we experienced the last couple of months, these are the lowest rates we have seen since the 1950s.” Still, Nothaft says, “I do think they will be higher at the end of 2011 than (the end of) 2010.” Cameron Findlay, chief economist at LendingTree, believes 30-year fixed rates will rise to about 5.25 percent in 2011. “We don’t expect any significant rise from that point,” Findlay adds. The Mortgage Bankers Association, in its most recent rate forecast on Dec. 17, is a tad more bearish, predicting rates will climb to 5.5 percent by the end of 2011 and “above the 6 percent mark” in 2012. What caused rates to bounce off their November lows? Inflation fears. The Federal Reserve’s quantitative easing program, or QE2, was designed to inject massive amounts of capital into the nation’s banks. The goal: banks will be so brimming with cash they will start making more long-term loans, such as mortgages. Inflation fears stoked investors to abandon bonds, which had the effect of pushing up 10-year treasury yields in recent weeks. Mortgage rates track those yields. Further, the extension of the Bush tax cuts in December 2010 encouraged investors to choose stocks, yet another reason bonds started paying higher rates. “Inflation is a real concern and investors are trading on that,” Findlay says. “And it is all driven from the excess liquidity. We can’t maintain that level of excess liquidity long-term without it creating inflation.” Though the higher mortgage rates caught consumers off guard – and put a real damper on the refinancing boom lenders were enjoying – today’s levels closely mirror a normal market, economists contend. Rates stuck in the low- or mid-4 percent range would mean the economy is declining and in a double-dip recession. “We have gotten some encouraging eco-
nomic news over the last couple of weeks and it looks like we will see income growth,” Nothaft says. “We will see more job growth and we will be in an environment where core inflation will remain in check at a relatively low level.” The economic indicator most closely hinged to housing, all agree, is unemployment. And even the most optimistic projections for 2011 are uncomfortably high. Fed Chairman Ben Bernanke recently warned: “We may be years away from having normal unemployment again.” Still, economists interviewed for this article forecast a slow whittling of the jobless rate through 2011 – to about 9 or 9.2 percent. “We all wish it was more robust, but it is moving in the right direction,” Nothaft says. That’s not true for home prices, however. Nothaft sees housing values bottoming out in the first half, then slowly rising. Findlay says prices nationally have fallen about 28 percent peak to trough; he thinks they will drop another couple. Pete Flint, CEO of Trulia.com, a realty research firm, is less hopeful. He sees a decline of 5 to 7 percent nationally – more in highly stressed markets – and doesn’t foresee recovery until 2012. “All in all, I expect 2011 to be another volatile year for real estate,” Flint says. “Prices will fall, with the exception of a few cities, which will lead us out of this housing recession, and mortgages will become even harder to get. Mortgage rates will rise, though they will still be quite low in the historic scheme of things.” For consumers with jobs, that means improved housing affordability. “For those who have the financial resources, this is the time to be in the market to take a look,” Nothaft says. Those who can afford the larger monthly payment could find a 15-year-fixed, with rates closer to 4 than 5 percent. “The problem is,” says Flint, “even an incremental boost (in rates) will cause an increase in monthly mortgage payments for would-be buyers, and may even price out some out of the market.” While consumers who didn’t get around to refinancing may be kicking themselves, it might still make sense. Even those whose homes have declined in value may qualify for the Obama administration’s Making Home Affordable refinancing program. But don’t wait – it expires in June. Findlay says that, particularly in periods of volatility, there is a great disparity in rates out there. The bottom line, Findlay says: “It pays for consumers to shop around.”
