Whether you’re happy with your home or you’re stuck until the market changes, there are simple adjustments you can make to your interiors to add luxury and glamour to any room. Easy upgrades and accessories can turn an average design into one that will inspire envy. Barbee Jones, owner and designer at Details Design Studio in Boulder, says paint is an easy and inexpensive way to change the look of a room. “The biggest thing in this economy is paint, and it’s the least expensive way to make a big, ‘wow’ change,” she says. She recommends Modern Masters metallic paints. When added to the ceiling of a dining room or powder room, this metal-mimicking paint adds light and dramatic impact for a fraction of the cost of a faux finish. Painting existing furniture is also a great way to alter design and make a big impact, says Tennille Wood of Beautiful Habitat Interior Design and Decoration serving Denver and Boulder. Using metallic paint on an old piece of furniture is inexpensive, easy and effective. Wood also suggests breaking up sets of furniture as a way to change a room. Don’t be afraid to mix up the furniture in your home for a different look, she says. “It will feel more put together over time and more interesting.” Changing a room’s lighting is another effective way to raise your luxury quotient. “Think of lamps as sculpture,” Jones says. “You need to have them.” You may already own an item that can be turned into a fabulous lamp, like a brass tea urn or a glass vase. or color for extra glamour. If you want to update a room but lack the budget to make big changes, window treatments might be the solution. A valance is an easy do-it-yourself project that can transform and change your house, Jones says. If you want a more finished look, panels on each side of a window have the same impact as full drapes but cut down on costs. For unique details in your design, scour garage sales and thrift stores for inexpensive accessories that have great shapes, Wood says. They can be spray-painted the same color for a dramatic and beautiful display that makes a statement on bookshelves or countertops. A glass or metal tray on your coffee table is another easy and elegant way to accessorize your home. Jones suggests searching at second-hand stores for a tray that will add “fun glitz” to your table and help organize your

Remnants can be purchased at stone yards and finished with a beveled edge for a clean and glamorous appearance. Kitchens and bathrooms can often feel sterile because of their hard surfaces, Wood says. To add softness and luxury to these spaces, she suggests investing in nice towels and incorporating fresh flowers. Even a small bud vase can make a big impact. Upgraded accessories and design will make your space feel fresh and new, but these tips are also useful for those who are trying to sell their homes. Adding a bit of luxury in your finishes can make your home more appealing without driving up expenses.

Getting rid of a timeshare no easy task

In your mother’s case, if the timeshare does not have much value but the annual fees are high relative to the value, if she stops paying those fees, the late fees and other charges may quickly rise to be above the value of the timeshare. At some point the timeshare management company will have to take action against your mother. The timeshare company could seize the timeshare to satisfy the debt, or it could also sue your mom for her failure to pay the expenses she owes on the timeshare. If they sued your mom, she would have to defend the action in court and incur those expenses. If she lost, her other assets would be at risk. While the timeshare management company may decide to simply take the timeshare interest for the amount that’s owed, your mom might want to talk to an attorney before she simply decides to stop making payments to the timeshare company. Even if the timeshare company decided not to sue your mom, they could simply transfer the file to a collection company to collect what it could from your mother. Your best option is to see what you can get for the timeshare now while you still control it. Ilyce R. If you own a home or want to buy or sell one in the next few months here are industry trends worth watching. Mortgage refinancing is expected to experience a “very steep drop” in 2011 compared with 2010, according to Michael Fratantoni, vice president of research and economics at the Mortgage Bankers Association in Washington, D.C. The prospect of higher interest rates on home loans is one reason for that outlook, but not the only one. Homeowners who have ample equity, sterling credit and steady employment probably refinanced at least once in 2009 or 2010, locking in low fixed rates and consequently, have little or no incentive to refinance again in 2011, Fratantoni says. Those who didn’t refinance in the last two years due to inadequate equity, unstable employment or impaired credit probably won’t do so this year either because, while still-low interest rates may create an incentive, those challenges will remain. “Trillions of dollars’ of mortgages that on paper, look like they would be candidates, haven’t (refinanced) yet, and we don’t see them as a large factor in the year ahead,” Fratantoni says. It’s no secret that it’s more difficult to qualify for a home loan today than it was in the past. That’s unlikely to change any time soon, Fratantoni says. The tight lending guidelines are the result of lenders’ new conservative attitude toward the risk of bad loans and the real possibility that Fannie Mae or Freddie Mac will force them to repurchase sold-off loans, sometimes due to technicalities. When lenders are forced to buy back loans,

they lose money. Lenders are being “extremely cautious” and asking for “voluminous documentation,” Fratantoni says. For borrowers, that can mean multiple credit checks, income verifications and appraisals. Borrowers seeking a low down payment loan insured by the Federal Housing Administration, or FHA, will be subjected to higher standards in 2011, due in part to lenders’ added-on requirements, known as “overlays.” Now is supposed to be a great time to buy a home. Mortgage rates are low and prices have fallen. The combination makes dwellings relatively more affordable. Plenty of homes are on the market, and inflation presumed to be on the horizon, could boost home values over the long term. Yet many would-be buyers remain on the sidelines. A third-quarter survey by Fannie Mae found that 33 percent of those asked said they were more likely to rent than to buy their next residence. The recent rise in mortgage interest rates should be “an alarming event” for anyone who wants to buy in the next few years, says Sean O’Toole, CEO of ForeclosureRadar.com in Discovery Bay, Calif. “That should have them thinking about buying sooner rather than later,” he says. “If rates do go up, prices will come down, so it’s probably a wash, but it will still be a bitter pill if you locked in at 8 percent and your neighbor has a 3.8 percent loan.” Selling a home will be a challenge due in part to a dearth of qualified buyers and the huge “shadow inventory” of homes that are stuck in the foreclosure process, but are not yet on the market.

At Nell Hill’s, we’re seeing a definite uptick in the number of people who prefer a more casual look in the dining room. And furniture makers are responding, offering an array of wonderful choices. We found a great selection of dining tables at market this year that combine the best of both worlds. They feature classic lines and quality workmanship, yet have a newer and fresher look. Some sport a weathered finish. Others use a stain technique that brings out the contrast in the wood grain. In the market for a new diningroom table? Allow me to serve up some suggestions to help you in your search. There are a number of things to consider. Many people, as I mentioned, are going more casual. One thing to consider is how the table might fit in with the rest of your home. Another key factor is space – in terms of the number of people you want to seat at the table and having suitable room for dishes. A long, narrow room – or a large, open-hearth room adjoining the kitchen – might call for a table with a rectangle top and several leaves. You can “shrink” the table for times when it’s just family and expand it to accommodate company for a holiday or other special gathering. Pedestal tables remain popular.
