In the midst of a teetering economical situation, homeowners are looking to empty basement space as a means of expansion and growth for their families. And why not? In terms of square footage, community usage and expressing personal style, a well-designed and decorated basement is hard to beat. Although it is common for large basements to be occupied by large families with several kids, don’t let a lack thereof throw off your analysis of extra floor space. Try thinking outside the box; consider all the loved ones in your life and what collective needs they may accumulate. Basement remodels, according to Brian Cookson, owner of Lookout Renovation in Boulder, are not only economical but are also a way to specifically tailor your home space to match your needs. For Hawk Vanek, a homeowner and real estate broker associate, the arrival of a new baby signaled the need to finally furnish that extra basement space. Moving the guest bedroom to the basement

was just the beginning of a process that helped the Vaneks build a space designed to fit their personal needs. The basement became an entertainment area, a guest bedroom and a weight room, with just enough space left to turn an empty corner into a play area for the baby. This arrangement allows them to turn the play area into a Foosball corner in later years and house the visiting in-laws. Recreational rooms and home theaters are a common theme for families with teenagers, but the options are plentiful for any family dynamic. Rec rooms are also popular with retired couples who regularly entertain grandchildren, and families with young children. Still missing that niche? Try a home office, spa area or a basement apartment. While Cookson recalls days where basements were dark, unpleasant places, modern renovations have changed that reputation. “Basements used to be the dungeons; now they’re not. People now have (the ability and initiative) to adjust to lifestyle changes,” Cookson says. So before eating up your backyard space with that new addition, try reconfiguring your basement to meet your needs. Getting The Feel No matter how you choose to engineer your open space, there are a few hard and fast rules that will make the difference between an

inviting basement and a dungeon. In spite of what a hardwood floor may do to improve the rest of the house, avoid putting it in the basement. Hard surfaces tend to be cold and drafty, and there is usually too little ventilation in a basement to counteract the moisture build-up problematic for wood floors. Soft carpets tend to fit basement styles anyway, as most are made into recreation areas such as game rooms or theaters. Cookson says recent years have shown a common trend of creating wide open stairwells that connect the basement to the rest of the house. If the transition between the two floors is less abrupt, a basement can easily feel like a natural extension of the upper floor. On the other hand, some homeowners look forward to that “man cave” or billiard room having a completely different feel, and choose to leave the basement as separate as possible. Game Rooms If you’re looking for popular, versatile and personalized, look no further than the all-inclusive game room. These cater to age, lifestyle and personal preference with a few unique twists. Creating adequate light is a crucial part of any basement transformation. Here are a few tips to getting started from renovator Brian Cookson and homeowner Hawk Vanek. • When it comes to light in a basement, it may be time to bite the bullet and add windows. Especially on older houses with low ceilings, natural light is the most satisfactory option for basements. • Stair-step window wells put a new twist on standard window wells required by building codes. By creating a gradual slant either in a ramp or stair steps up to the ground, basement light increases significantly. • Window wells made of timber or stone are far more aesthetically appealing than standard metal, so don’t be afraid to experiment with different materials. • Many families have found placing potters and small plants on an angled window well make it look better from the inside and out. • Restrict your color option for walls to light colors. Dark, bold colors will, not surprisingly, create a somber atmosphere, so stick to bright, light colors that you won’t soon tire of. Vanek’s home served as an interesting experiment in lighting and colors, as the natural beige he put in every room gives the appearance of being a different color under each light source. • Decentralized interior lighting systems help create an overall feeling of softer light, instead of a concentrated source of artificial light. The Vanek home is resplendent with natural light, the result of dispersed artificial light and wide open window wells. “When (our contractor) told us how many lights we were going to need, we thought he was crazy,” Vanek says. “Now we’re really thankful he did.”

legs and carvings of birds, flowers, fruit and human busts. This chair, a tad restrained to have been made early in the rococo-revival era, is more related to later items. It is probable that this piece was once part of a pair of chairs – a gentleman’s and a lady’s. This one with its straight arms is the gentleman’s chair, while the lady’s would have arms spread more widely apart to accommodate a woman’s voluminous skirts. The value of most Victorian furniture has plummeted in recent years. This walnut Victorian rococo-revival gentleman’s chair still has only a modest value of between $450 and $600. Q: We are still in our house almost two-and-a-half years after refinancing, and the interest rate on our loan is 6.5 percent. If I have $10,000 that I will not be needing in the foreseeable future, can I send that amount in with our next payment to help pay down the principal on the loan? Or am I better off investing that same amount of money at current interest rates – which, of course, are much lower? It seems to me that paying 6.5 percent on that $10,000 is akin to earning that same amount of interest. Am I wrong? A: You seem hesitant to prepay your mortgage, but if you’re going to put the money into the bank and earn less than 1 percent, you might as well pay down your mortgage and effectively earn a much higher rate of return. If you know you can spare the money, you should always pay down high interest debt first then move to lower interest debt. If you have credit card debt at 30 percent, you would be better off using that money to pay off that debt. In your case, if your only debt is the mortgage, you should use your extra funds to start paying down the balance of the loan. When your loan resets, your payment should go down (unless interest rates skyrocket) because you’re paying interest on a smaller balance. Some in your situation would prefer to keep the cash in hand for various reasons, especially if they anticipate needing those funds at some date in the near future. Once you pay down your mortgage balance, it may be harder for you to tap that equity when you need it. For other people, taking out a longterm loan now at historically low interest rates seems like a reasonable thing

to do. Locking in a long-term loan today, when interest rates are at 40-year lows, means you’re betting that interest rates will be higher in the future and you want to have cash to invest later. Let’s say that five years down the line, interest rates are higher than your mortgage loan interest rate. In that case, you could invest the money in the bank at a rate that exceeds your mortgage interest rate and actually make money in the process. Your choice also depends on what your jobs prospects are, your wife’s employment situation, your current savings, current investable assets and what your income stream will be in retirement. If life looks a little uncertain for you, you should take your $10,000 and stick it somewhere safe. Victorian gentleman’s chair may have been part of a set

Dear E.B.: In your letter, you believe a picture of the chair appears in “The Heritage of Early American Houses.” We believe there is a picture of a similar chair in the referenced book and that particular piece of furniture once belonged to John C. Calhoun. However, we have examined the photographs and have concluded that the chair in today’s question is not likely to have been made until after Calhoun’s death. We feel it is probably circa 1860 and, therefore, could not have belonged to the famous orator. Victorian furniture is divided into a number of substyles. There is, for example, the Renaissance revival (1860-1875), which was influenced by the Italian Renaissance and reinterpreted some Greek and Roman themes. The chair belonging to E.B., however, is in the rococo-revival substyle that started in the 1840s and persisted until around 1865. Based on French-rococo design of the mid-18th century, pieces in this style can be elaborate with cabriole (S-curved)

Do you know what’s in your garden? If you were to ask a gardener “what’s in your wallet?” at this time of year, the answer would probably be “very little.” We’ve spent our money keeping something else full: our gardens. As spring creeps closer and thoughts turn to growing, take a look at what a few experts are growing in their own backyard. “I’m a big fan of lettuce mixes and lettuce in general,” says Curtis Jones who, with his wife Judy Seaborn, owns Botanical Interests seed company in Broomfield (botanicalinterests.com). “There’re so many cool Carol O’Meara shapes and colors, and Colorado State you don’t have to use University Extension them just for salad. You can hollow out Butterheads and put anything in them: meat, sauces.” Don’t forget the things you can add in to make it a salad, like spicy micro greens, mild corn mache salad, “or radishes. You can grate them over the salad for a little spice if you don’t like the whole thing. Red mustard is really good; it tastes like horseradish and is a fast

growing green for salads.” Peas never end up in their kitchen, although Jones wishes they did. “We eat them out in the garden while working. We dig up a bed, then go eat a few peas, dig another bed, then eat some more.” Seaborn nods at the list of vegetables they grow for their family, then adds her favorites. “A must have is Dinosaur kale, which is so delicious our daughters beg for it. Sautéed with olive oil and tossed with pasta, oh that is delicious.” Pointing to their black Lab, Buddy, dozing on the floor between us, she talked of the near-mystical sweetness of fresh carrots. “They’re irresistible, even Buddy loves them. One day I found him in the garden, gently pulling up carrots by their tops with his teeth, then eating them. You should have seen his face, with a huge grin and his tail was wagging like crazy.” Jones is passionate about beets and included them in his donation of 30 types of vegetables he sent to the White House garden. “We sent that because the beet mix is a great variety, and there are some vegetables that are so much better fresh, when you taste them it’s like eating another vegetable altogether. But will it change the President’s mind about

beets?” he laughed. “I don’t know, I think we should all be allowed to dislike something.” (Jones plans to include them again in this year’s donation). Catherine Harley, co-owner with Dale Zigelsky of Boulder-based Personal Family Farmers (personalfamilyfarmers.com), says, “What I eat is a little unusual. I love to eat salads of hardy greens, so I grow kale, collards and spring greens like mesclun mix and tatsoi to fluff it up. If you want delicious salads, grow those, plus arugula and radicchio.” Some early starters are popped in the ground now, but harvested later. Brussels sprouts are something she thinks everyone should grow because the flavor when fresh-picked is delicious. They’re worth the wait and the space, says Harley, and she should know – her company builds, installs and plants garden boxes for square-foot gardening. “If it’s in your backyard garden it tastes so much better than what you buy at the supermarket. The attention a plant gets from you helps it thrive; once you start gardening you find out what the plant needs and how to nourish it.” Start getting ready now, says Harley, who recommends shopping at local garden centers to take advantage of early sea-

son availability. But if you haven’t started purchasing your seeds yet, don’t worry, Jones says. “Most of the country is buried under bad weather,” so people don’t often think of gardening. Choose what you love to eat, then get shopping; you’ll be harvesting your spring vegetables just like the pros. Credit scores play a major part in mortgage rates By Sheyna Steiner bankrate.com

Interest paid on a mortgage can add up to hundreds of thousands of dollars over the life of the loan. The most influential determinant of your mortgage rate will be your credit score. The higher your score, the lower the interest rate. On a loan as large as a mortgage, a mere percentage point up or down can add up to a significant amount of money. Not only are credit scores more vital than ever when it comes to getting a good rate on a home loan, but they will influence whether you can even get a loan at all. Credit is so tight and lenders are so skittish that buyers below a certain threshold, typically a FICO score of 620, have a better chance of striking oil in their bathtub than securing a mortgage. It’s possible, but will require some digging. Standards have not always been so restrictive; the industry has changed in recent years. “It’s changed twofold: First

there is a minimum score that you need to have to even be considered for a mortgage,” says Louis Spagnuolo, vice president of mortgage banking at WCS Lending in Boca Raton, Fla. “And unless you have top-tier credit, you’re not going to qualify for the best programs, terms and conditions.” Though the tiers go up all the way to 850 on the FICO scale, a score of 740 or more should qualify for the best mortgage rates from most lenders. Depending on the lender, the mortgage rates offered to the highest and lowest credit tiers can vary as much as a full percentage point and a half, says Spagnuolo. Lenders prefer borrowers with low balances, a long history of on-time payments and a mix of credit utilization – for instance, a car loan and a couple of revolving accounts such as credit cards. “Lenders look at several variables on the credit report: outstanding debt; the outstanding debt relative to the total avail-

able debt; the length of the credit history and the pursuit of new credit – how many inquiries are on your report,” says Matt Hackett, underwriting manager at Equity Now, a direct mortgage lender in New York. Some types of credit may be viewed more negatively than others, particularly if there’s not a healthy mix of available credit and loans on your report. “Store cards are looked on more negatively. Lenders just don’t like to see them,” Hackett says. Whether you believe your credit report to be pristine and unmarred by financial indiscretions, the ideal time to check it out for yourself is up to a year before buying a home. Go to AnnualCreditReport .com to get your yearly free credit reports from Experian, TransUnion and Equifax. Make sure you get reports from all three because lenders look at all three scores and use the middle one, according to Hackett. Consumers should be on the lookout for any information that

doesn’t belong on their credit report or that is incorrect. In 2007, a survey by Zogby found that 37 percent of consumers find errors when they check their credit reports. “Sometimes people will quickly glance over their information and that’s it. But you should take the time and look at the account numbers,” says Steve Katz, consumer communications director for zendough .com, the consumer personal finance site by TransUnion. If the account is closed, make sure that is accurately reflected on the credit report. Dispute any errors you find. If everything is correct, pay down balances and let time do the rest. Try not to apply for new credit if you’re thinking of buying a home in the near future. Though it’s not always avoidable, you should resist opening several new lines of credit at once. “A couple in a year is fine. Four or five in a year will start to have an impact. The best way to think of it is that you don’t

Are you afflicted with a bad case of the winter blues? Nothing will put a spring in your step like a decorating project. Take a lackluster room in your home and infuse it with drama. Here’s how.

Tempt Yourself with Texture Another way to give your room a lot of pizzazz is to fill it with a mix of irresistible textures. Right now, I’m crazy about creating tone-on-tone rooms in a white-andcream palette, then adding in loads of interesting textures so the light and airy space feels serene, not sterile. If you’re redoing a bedroom, start by painting the walls cream and the woodwork white. Cover the windows in light, gauzy drapes that feel like clouds, putting bamboo shades underneath. I’ve fallen in love with burlap drapes that are delicately smocked at the top because they perfectly wed this rustic fabric with a design style. Bring in more texture through your furnishings. How about a bamboo desk that doubles as a nightstand or a wingback chair upholstered in an embroidered cream fabric? Use a sisal area rug banded in cream-colored cotton tape on your floor.

Hunt through the wallpaper books for a pattern that is available in both wall coverings and fabric by the yard. Then repeat the pattern on your walls, in your window treatments and through your upholstered furnishings and bedding. When it’s done right, a room filled with a repeating pattern looks amazing. The key to pulling off this tricky look is to pick a soft, subtle pattern, like an understated floral, that has only two tones, such as brown and cream, or pale blue and white.
