At the huge Atlanta International Gift & Home Furnishings Market in January, my heart began to race as I went from showroom to showroom, hunting for this year’s “finds” – unique home accents I love so much, I’d want them in my own home. Here are a few of my favorite picks from market this year, plus today’s hottest trends. It felt like the sun was bursting through the clouds when I drank in all the delightful, colored pottery featured at market this year. Orange, red, yellow and the most amazing teal I’ve ever seen. I found tiny vases that stood no more than a few inches high – a perfect way to add a pop of color to a tabletop tableau. And I saw large statement pieces that stretched almost 3 feet tall, big enough to be an arresting addition to the top of an armoire, a ledge in a two-story entry or even on a dining-room buffet. The styles of these playful pieces were just as varied. Some were rustic and rugged, and others were sleek and contemporary. Like me, Nell Hill’s customers are craving color right now. Those of us who live in colder climates are yearning for vibrant hues, since we see so much gray and brown outside our windows this time of year. Others, who are tired of today’s decorating trends that lean toward muted, neutral palettes, are also clamoring for color, and a lot of it. I can’t think of an easier, less expensive way to add some zest to your decor than with bright and happy vases. I’m going to tuck them in and around the displays in my own home – in bookcases, on side tables, on my kitchen windowsill and brightening my bedside table. One of my goals at market this year was to find beautiful artwork that spanned all design styles, from traditional to contemporary. I enjoyed scouting through the galleries of art this year because the home-decorating industry is finally recognizing that everyone has a unique look in her home. Before, the industry tried to dictate set trends, telling us what was “in” and “out,” and asking us to adjust our home decor to accommodate the ever-changing new designs.

I’m thrilled with the new liberation, and the artwork I spotted at market this year will help Nell Hill’s customers find pieces that reflect their personalities. To me, accent lamps are like artwork – you need to absolutely love them in order to display them in your home. You should never compromise by getting lamps that leave you cold. So I was thrilled to also find a great selection of lamps at market this year, and ordered scores of different styles so our customers can find the ones that are perfect for their home and life. Following my quest for color, I spotted some fabulous lamps that featured colored glass bases. Right now, when it comes to color palettes, neutral is still king, with many designers still showing a lot of grays and creams. But an increasing number of designers are starting to quench our desire for color by working with sensational shades of teal, yellow, orange, red and green. My favorite new shade this season is teal. I’m sold on this hue of blue because it fits in most any decor with ease. I like it when teal accents blend with the colors around them, adding a light, bright glint of blue. Q: I know from past articles that proper planning is key before you start any remodeling projects. So I’ve hired a designer along with my contractor to plan our new kitchen. The designer has a lot of good ideas, but I’m questioning one detail. Obviously, we have a nice kitchen sink included in the design, but the designer is calling for another sink to be located only about 5 feet away. This is being referred to as an entertainment sink. Is this sink really necessary? Or is it a new trend that I should include in my kitchen? I didn’t want to question my designer until I did some investigating on my own. – Billy A: My first rule of hiring contractors is to never forget that whoever pays their wages gets to ask any question. It’s great to see that you’re getting your facts straight before approaching your designer, but don’t ever shy away from questioning contractors and having them explain their actions. Yes, bar sinks have moved out of the basement and into the kitchen in recent years, and are now referred to as entertainment sinks. To understand if it’s necessary in your kitchen, look to the name itself for the answer. Is your new kitchen going to be used often for entertaining guests at dinner parties and family gatherings? If not, save yourself a bit of money and claim the extra counter space for yourself. However, if you plan on throwing a lot of house parties, then I have to agree that a second sink in a kitchen can make a splash with guests. From filling it with ice for chilling bottles of beverages to using it as a staging area to pour drinks without messing up your counter, an entertainment sink can add that touch of class to any kitchen.

First things first. I did a happy dance as I tore down the golf-inspired wallpaper and put up clean grasscloth with a foil shine. I also installed new laminate flooring in a rustic oak finish. I then divided the room into two areas: a fireplace/TV lounge and a working/eating space. A fireplace should be a focal point in a space, but the existing one was just an eyesore. I put in a new gas unit and covered up the old brick wall with carved walnut tiles. I then clad the hearth in polished marble tile and flanked it all with scrumptious dark wood cabinetry into which I worked a flat-screen TV. I wanted a large, non-standard-size couch for the wall facing the fireplace, but custom couches usually equal big bucks. For a fraction of the price, I created my own custom configuration with existing showroom pieces. I purchased two one-armed loveseats and pushed them together. I complemented the new extra-long couch with a cognac-colored armchair and a brass-and-mirror coffee table. To complete the lounge, I went searching for a traditional carpet with a neutral tone and found a gor-

geous muted Persian that looks like it has a lot of history. Near the window, I created a working/eating area with a round wood table, chairs and an antique hutch. On the window (and patio doors), I chose stunning paisley drapes in brandy, orange and white – a juicy twist on a conventional fave. For ambience, I installed a stunning brass pendant over the table. I also chose to install a mirror above the sofa and flanked it with sconces in a stained silver-leaf finish. I then added a host of accessories, including sumptuous pillows, woven baskets and other delectable artifacts. Using traditional elements like carved wood and metalwork in a modern way, I created a culturally inspired hangout for Kavita, Amrita and Bhavani that thankfully has absolutely nothing to do with golf. Good design isn’t just about selecting the best elements for a space – it’s also about reflecting the tastes and values of those who inhabit it. This rang true for me during a project with my clients Kavita, Amrita and Bhavani – three South Asian women with a family room inspired by a 60-year-old man’s passion for golf. The family room was the real hub of the home, but its drab decor didn’t match its occupants. The Berber carpet, red brick fireplace and golf-motif wallpaper border reflected the masculine preferences of the home’s previous owner. The women wanted a warm, cozy hangout that referenced their heritage. So, using the principle of contemporary cultural design, I set out to give them a modern space with a spicy Masala flavor. For inspiration, I visited an Indian fabric shop where I marveled at lovely saris in red, maroon and gold. Traditional Indian design features rich colors, in addition to detailed embroidery, metalwork and dark wood. I wanted to integrate all of these conventions in the space, but do so in a super-fresh way. The secret to contemporary cultural design is knowing when to pull back on the reins, and that kind of self-control isn’t easy. You may as well put a plate of brownies in front of me and tell me to eat only one. Instead of trying to replicate a style in every aspect, you must focus on a few key elements that represent the style. By using small spoonfuls of relevant patterns, colors and textures, you create a culturally inspired space that doesn’t scream “cliche.�

Remember, real estate is local. Metro Denver showed a 13 percent gain in inventory in December 2010, over 2009, while Boulder, Longmont and Fort Morgan showed comparable decreases in the number of homes available, which continues heading into March. A recent search was done in the multiple listing service for properties in an area of town that had a minimum of three bedrooms, one bath and one-car garage, asking $190,000 or less. There were nine listings in that area, and seven of them were under contract. Obviously, investors (owner and non-owner occupied) are all starting to have similar thoughts. Couple’s money woes fall on deaf ears Q: We built a spec house in 2007 as the market declined. We’ve tried to do everything to get it sold and recently received a short sale offer on the home. At first, our bank agreed to change the loan into an interest-only loan to help with the cash flow, but we can’t manage to cover those payments. Then our bank went out of business and was taken over by another bank. We approached our new lender with the short sale offer and agreed to pay them most of the difference between the amount offered by the buyer and the amount owed to the bank by using our retirement savings, but they declined to accept the offer because of the loss sharing agreement they have with the government. Now my husband was diagnosed with stage 3 cancer and he’s unable to work, and all our cash reserves have been depleted to keep up our payments. Many homeowners long to hear the magic words, “your home equity loan is approved.” But for most, this type of loan, which allows a homeowner to borrow against the equity in the home, is hard to get. The typical barriers are lack of equity, impaired credit and inadequate income to support additional borrowing. Of those, negative equity, also referred to as being “upside down” or “underwater,” may be the most daunting hurdle. More than 27 percent of U.S. homeowners who had a mortgage were in a negative home equity position or had less than 5 percent equity in their home as of Sept. 30, according to CoreLogic, a real estate data service in Santa Ana, Calif. Those figures mean substantial numbers of homeowners in those states have no chance of getting a home equity loan, even if they meet the income and credit score guidelines. Homeowners who have equity, a strong credit score and enough income to support a second loan payment may still find only limited options to get a home equity loan or line of credit. That’s due largely to changes in the lending industry, according to Shari Olefson, a real estate attorney with Fowler White Boggs in Fort Lauderdale, Fla., and author of “Foreclosure Nation,” a book about the foreclosure crisis. These changes, Olefson says, include the following: Consolidation in the lending industry, resulting in fewer lenders, loan officers, mortgage brokers and so-called lead aggregation companies that use to heavily promote home equity loans. Stricter government regulations, requiring lenders to hold higher reserves and generally constraining all types of lending, including home equity loans and lines of credit. Short sales, foreclosures and borrowers who have decided not to make their mortgage payments, even though they can af-

Lenders that offer equity loans may charge higher interest rates to offset those perceived risks. “Second mortgages really do reflect the idea of risk pricing,” Olefson says. “But even with risk pricing, now, lenders have gotten wise and said, it’s not worth the risk at any price because people have embraced the option of just walking away from (a loan), and how do we price for that risk?“ Homeowners in such equity-rich states as New York, Hawaii, Massachusetts, Connecticut and Rhode Island, to name the top five according to CoreLogic, are in a much better position to get a home equity loan or line of credit. And some lenders still approve these loans, if the homeowner has enough “borrowing power,” says Gary Korotzer, senior vice president of marketing for home equity at Wells Fargo in San Francisco. That power consists of collateral, which refers to the home’s value as determined by an appraisal or automated-valuation model, AVM, and capacity, which refers to the borrower’s income relative to debt obligations, Korotzer says. Borrowers should expect to provide paycheck stubs, tax returns or other documentation, so the lender can verify income. Beyond those generalities, there are “no absolutes that say minimum this or maximum that,” Korotzer says. Rather, loan approvals are based in part on local market conditions and the borrower’s personal situation, including his or her intended use of the money. Home improvements, debt consolidation and college costs may be more likely to make the cut than, say, buying groceries. “The best thing to do,” Korotzer says, “is to come in and talk to a banker about your situation. At the end of the day, it’s a combination of factors, and you should have a conversation with someone who can guide you through the process.”

Like all things in the home, carpets need cleaning. Yes, vacuuming often helps keep the carpet clean, but it also needs a more thorough, perhaps professional cleaning on a regular basis. Twice a year is ideal, particularly if you have children and/or pets. Once a year is the absolute minimum. Did you know that indoor air quality is usually 10 to 100 times worse than outdoor air quality? Getting the carpet professionally cleaned not only helps the appearance of the rug, but it is beneficial to our health as well. Carpets act as a filter that holds soil, dust mites, pollen, debris and other contaminants. Vacuuming helps pull up a good amount of that stuff, but not all. A dirty carpet is the ideal place for bacteria and germs to multiply and grow. Sounds like a horror film, but think about it: Doctors tell us that dirt and dust are the primary causes of most allergies. Throughout time, the contaminants will build up – and you can imagine what all that will do to your health as you daily breathe in those nasty microorganisms. The U.S. Environmental Protection Agency also recognizes the effect of unhealthy indoor air and the link it has with carpet cleaning. Routine maintenance of your carpet not only helps to keep indoor air clean, it also extends the life of the carpet. While waiting in between professional cleanings, be sure to change the filter in your vacuum often. On a side note, if you are selling your home, be sure to have the carpet professionally cleaned before that first open house. A dirty carpet can turn buyers off, and if there are pet, smoke or other odors in the carpet, many a buyer will walk out before viewing the rest of the house.

More people are taking cooking and baking into their own hands and equipping their kitchens with the necessities for churning out quality meals. Possibly spurred on by the growing number of do-it-yourself cooking shows on television, individuals are experimenting with lavish cakes, cookies and culinary treats. They want their kitchens to offer the amenities that will enable them to whip up delicious food items. A lot of the prep work that goes into cooking and baking takes place on countertops in the kitchen. There are many durable counter surfaces, but not all of them are suitable for preparing foods. Marble counters are one of the coveted surfaces for prepping foods and many baked goods. Although marble is also attractive in the kitchen, it has many properties that make it conducive to the kitchen environment. Marble is one of the most durable stones available. The price of marble clearly illustrates its enduring nature. Ancient civilizations turned to marble to make buildings and statues because of its durability. Most of these structures are still in good condition today. Marble countertops are heat-resistant and will not burn or catch fire. But it’s best to place a hot plate between the marble and the pan or pot to protect the finish that may be on the countertop. Due to the strength of marble, countertops made from this material are also highly resistant to scratches, cracks and breakage. However, the sealant on the marble could become scratched or damaged and require stripping. Talk with a countertop installer about the use of the marble in the kitchen to determine the best ways to protect the stone. Marble is often cool to the touch, making it an ideal surface to roll out pastry doughs and sugar pastes for baking. Many fine chefs also rely on a marble rolling pin to avoid sticking of doughs due to heating. Because marble can be porous, it’s suggested to seal it properly so it won’t discolor or harbor bacteria.
Protecting hardwood floors Roughly half of all homes have hardwood flooring, and industry professionals suspect more homeowners are looking to hardwood flooring for their homes. Here’s some tips on protecting against potential damage to the flooring. • Place area rugs or mats at the doorways entering the home. This way sand, dirt and other debris can be wiped off at the entryway and not carried onto the wood flooring where it can cause abrasions throughout time. • Pay careful attention to which types of shoes are worn on the floors. High heels or cleats can damage the wood. • Choose the right type of cleaner for the floor. Do
not assume just because a particular cleaner is adequate for wood cabinetry or furniture that it is also fine for wood flooring. • Use area rugs and carpet runners on areas of the floor that tend to be high-traffic areas. This will prevent these areas from being worn down unevenly from other areas of the floor. • Do not allow water or other liquids to stand on the floor for a long duration. This can cause degradation of the wood and staining. • Use felt or plastic protectors on the “feet” of dining room chairs or other furniture to prevent against scuffing or scratches. – Metro Services

Q: I’m writing to you about my desk. Someone told me that it dates from the Civil War era. Could this possibly be correct? – P.B Dear P.B.: We get a lot of letters over a year’s time, and we also talk to large numbers of people at appraisal events. We have noticed during these interactions that people often tell us one of two things – that their item is either “over 200 years old” or “it is from the Civil War.” Unfortunately, in many cases, neither turns out to be true. In this instance, P.B.’s attractive and rather diminutive lady’s writing desk could not possibly be from the “Civil War era” because it was made in the Victorian Eastlake style, which was not in vogue in this country until the late 1870s or early 1880s. A British architect, tastemaker and furniture designer, Charles Locke Eastlake (1833-1906) was secretary to the Royal Institute of Architects and for 20 years keeper of the National Gallery in London. In 1868, he published a book titled “Hints on Household Taste in Furniture, Upholstery and Other Details,” which was not printed in the United States until 1872. Eastlake wanted to foster mutual respect between beauty, functionality and good design. He had been an early proponent of the English Arts and Crafts style popularized by William Morris, but unfortunately, many U.S. furniture manufacturers corrupted Eastlake’s ideas.

There is no doubt that Eastlake would be appalled by many of the Victorian pieces that were made in his so-called style, with their severely rectangular shapes, their awkward geometric embellishments and their simplistic shallow line-incised decorations. Luckily, the desk in today’s question is undoubtedly Eastlake, with its crenellated top and its stick-and-ball gallery. It does show a little Victorian Renaissance Revival influence in the medallion found in the center of the medial stretcher that runs between the two trestle supports. When the desk’s writing surface is lifted, a fitted interior is revealed, offering storage space for stationery, envelopes and other writing supplies. As we have said many times in this space, Victorian furniture is currently out of fashion. But this desk is so cute that we think it should have an insurance value in the $600 to $700 range.
