It’s like a fairy tale: your dream house with a white picket fence surrounded by blooming flowers, shade trees and an almost meditative silence, except for rustling leaves, chirping birds and the distant hum of a lawn mower. What could possibly be wrong with this idyllic picture? Nothing, it seems – until your research uncovers barely adequate public schools and an authoritarian neighborhood association. Or a “zoning pending” placard on that vacant corner lot – a sign you discovered when you leapt onto the curb to escape a fast-moving caravan of vehicles speeding home during subdivision rush hour. You start wondering: Where are the sidewalks? And why did my agent seem so dismissive when I asked about crime? Could this “dream house” be a “house of horror?” “There was a time in the not-too-distant past when people worried first and foremost about finding their dream house – and only worried about the location after the fact,” says Andrew Schiller, creator of NeighborhoodScout.com, a neighborhooddata system, and founder of its parent firm, Location Inc. The site helps buyers find compatible neighborhoods by enabling them to narrow down hundreds of potential neighborhoods to a select few by finding similar cultures, comp-school ratings, crime stats and more, using more than 2,700 data elements. Today’s buyers are becoming increasingly wary of a widening number of neighborhood concerns such as walkability, compatible age, background and education levels, as well as sex offenders, Schiller says. But the No. 1 relocation consideration remains schools, he says. “Being in a good school district is the best insurance policy for an easy exit strategy and to ensure property values,” says Realtor Kristal Kraft, a broker associate with Denver-based The Berkshire Group. Neighborhood culture isn’t far behind. “I tell people considering a purchase in a specific neighborhood to come back at random times of day,” Kraft says. “This often leads to discovery of conditions that might be objectionable – or welcome. Poke around, take a walk, talk to neighbors.” An overabundance of vehicles in driveways or on streets sometimes indicates a declining neighborhood “or just too many teenagers in residence,” Kraft says. To avoid potential short-term value depression, potential buyers should check local foreclosure rolls for an excess of pending defaulters in a neighborhood, says Jim Klinge, owner of Klinge Realty in San Diego. But foreclosures aren’t always a stig-
ma. Whether foreclosure buyers are investors or owner-occupiers, “they’re coming in solvent enough to qualify for full mortgages,” he says. “They’re also fixing up houses in disrepair and are usually smart landlords.” One big “must” for every buyer, says Klinge, is to check local sex-offender lists. “It’s a bummer when you find out later that the guy across the street is a peeper.” In years past, you could rely on your real estate agent for information about crime and whether the house you were considering was in a “safe” neighborhood. But that’s no longer the case, necessarily. In a recent issue of Realtor magazine, The National Association of Realtors warned agents not to “disclose crime statistics or say a neighborhood is a safe place to live ... or say anything yourself about the quality of the schools.” Why? To avoid violating the Fair Housing Act “steering” guidelines. Agents advise clients to contact police for crime and sex-offender data and to set up personal visits to schools for performance data. A few other neighborhood-research musts are listed below. Construction Check with city planning or zoning to determine allowable or forthcoming uses on vacant land. “Planned roads can be a positive or negative depending on the proximity to the home in consideration,” Kraft says. Social Activity Is there too much? Too little? Are there too many or too few kids and teens? Chat with neighbors if you can. Night Visits Are there frequent parties, barking dogs, informal drag races, band “rehearsals” or too many (or few) sources of illumination around your street? Noises and Smells Are train whistles audible at bedtime? Is highway or factory noise incessant? Is the city landfill downwind? World Wide Web More online research: The Web is rife with resources. Klinge cites studies determining that about half of all homebuyers “make the buying decision before they get into the house, based on the neighborhood and curb appeal of the house.” Look deeper, he says. Potential buyers should also be prepared to manage expectations, says Kraft. “Some bases can be covered, but seldom do you get to purchase the perfect home. It doesn’t matter what price range you are in, you cannot control what your neighbor is going to do. Remember, the Beverly Hillbillies moved in next door to someone.”

ALCC Awards honor three Boulder County landscapers By Summer Stair Longmont Times-Call
Every year Colorado’s top landscape professionals are recognized and honored for creating the most distinctive and beautiful landscapes found at homes and businesses throughout the state by the Associated Landscape Contractors of Colorado. This year, the ALCC honored three Boulder County landscapers for their outstanding work in water features and special areas. A Balance of All Things Natural 1st Green Lawns, a landscape company in Lafayette, achieved an Award of Excellence in Water Features for their work on the Messinger residence in Longmont. Brady Smith, project manager and designer for the Messinger residence, says the most exciting part about the project was starting with a blank slate and making something beautiful and natural. “When we started the project there wasn’t a lot of wildlife and when we left there was,” he
says. “It brought in a new habitat for animals in the Longmont area – that was really cool.” The goal of the project was to make the property balance with nature. Since the area was so large, the design team started by making a water feature that spans across the property to create a sense of balance with nature, as well as define the home’s boundaries. A pond was created to the west and east of the property, as well as a 270foot stream with multiple falls that meanders its way across the front of the property to the east pond, which is stocked with bass. The design team worked to make the ponds and the surrounding landscape work together by bringing in native vegetation, wetland materials and native perennials. “Mostly everything we tried to use was a native material, especially for the water projects,” Smith says. The natural feeling to the home is felt when first entering the property when guests get to the house by driving over a rickety old bridge, or at least that’s the impression one gets. Koi Enthusiasts Gain New Pond When Paul Hartman, owner and project designer of Changing Landscapes in Longmont, started work on the Shaffer residence in Lafayette he knew he had his work cut out for him. The area, which Hartman’s team would be reconstructing was on the south side of the home and looked as though it was an overgrown park. The pro-

ject didn’t deter him though and he would go on to earn an ALCC Award of Excellence for Water Features for the koi pond he would create on the property. Hartman began the project by clearing out the overgrown plants and vegetation in the area. Then he could begin to build another place to house the many koi the homeowners had acquired. Going into the project the homeowners had a vision of what they wanted – a long stream course with falls and a circular shape that would allow access around the whole pond and an encircling flagstone patio. They wanted the end-result to mimic a mountain stream setting. To add some drama and define the stream, moss rock and Cherokee boulders

with two ALCC awards in Boulder County, an Award of Excellence for Special Areas and a Grand Award for Water Features. Outdoor Craftsman entered their special area project on the Earth House in Niwot with the objective of creating a healing garden through connections with nature. The team began by designing a sauna out of stone, log timbers and a green roof, made of evergreens and ornamental grasses. The sauna is tucked into a terrace, which is one of many created by the design team. The different levels flow together seamlessly with a variety of pathways that circle around and connect together. The development of the terraces allowed for a tiered water feature that cascades over a series of falls. The project was finished with Coloradoinspired xeric plantings. The goal was to create a cycle of life through the plantings, which would showcase the changing Colorado seasons. The finished project met its goal with a healing, restorative landscape and design that improves the health and growth of the mind, body and soul. For the Grand Award in Water Features, Outdoor Craftsmen entered with the objective of expanding the homeowners living areas into the outdoors. The Ni-Water Composition in Niwot was meant to use the elements of the earth harmoniously. The extension of the home now includes an upper patio, lower informal patio, a fire pit, cascading waterfalls, a pond stocked

with koi, a hot tub hidden in a grotto behind a waterfall and xeric gardens. The main portion of the design went behind the construction of the complex water features that are all individual but run together in a unified appearance giving the

Harness the power of the sun To appreciate the power of the sun as an energy source, just look around your own backyard in late winter. In my own yard in Rhode Island, snowdrops are pushing up out of the ground. The branches on the witch hazel are covered with yellow flowers. And white flower buds are emerging through the leaves of my hellebores. This despite temperatures that still fall below freezing at night and don’t rise much above it during the Sean Conway day. Cultivating Life Fortunately, plants are not the only things in your garden that benefit from this awesome energy source. Today solar energy is being harnessed in a multitude of ways, and new technologies are making it more efficient and practical. Thanks to solar batteries that store the sun’s energy, today we can buy path lights and lanterns, flashlights, pool pumps, radios, fans, showers and fountains that need no external power supply. One of my favorite products in this category is the solar water pump. On a segment of “Cultivating Life” we used this clever little pump to make a small birdbath with running water that is perfect for any patio, small terrace or garden. Many birds find the sight and sound of moving water irresistible. A silent birdbath may go undiscovered, but the sound of water dripping will bring wild birds to your

backyard. You don’t need a large pool or a big rush of water. You can create a simple pool for birds using a solar-powered pump. This avoids the complication of running power to your garden. A solar pump isn’t appropriate for a large water feature, but it’s perfect for this easy-to-create bird pool. This project is easy, and the steps below will explain how to do it. Materials you will need are: a shallow basin (a plant saucer works well); a small solar-powered fountain kit (available online); sandpaper (100 grit); water-resistant construction adhesive/sealant; patio slate (bluestone); clear flexible tubing; and a tube clamp. Tools you will need include: safety goggles, a chisel and hammer, a drill and tile/glass drill bit, a utility knife, and a shovel or hand trowel. Begin by using adhesive/sealant to fill
and seal any holes in the basin. Sand the edges and inside of saucer with sandpaper. This will help the adhesive to stick. Break the patio stones into flat, thin pieces with hammer and chisel. Arrange stone around the edge of the basin, leaving an open space for the pump mechanism. Glue the stone in place with adhesive, and let the glue dry 24 hours. Pick one stone for the open space and drill a hole, using tile bit, large enough for the flexible tubing. Add a length of clear tubing to pump with tube clamp. Plug in the pump and add water to basin. Run the pump tubing through hole in stone. Arrange tubing to create desired flow of water and trim excess off. Unplug pump and remove water. Arrange additional stones to hide the pump. Arrange stones inside of the basin to hide sides and bottom. Glue the stones in place. Once glue is dry, pick a spot for the bird pool. For the bird’s sake, make sure it is a place they can perch safely, not near shrubs or bushes where predators (cats) can hide. Sink the concealed saucer slightly into the ground so the stone is at soil level. Keeping the pond in the shade will prevent evaporation and algal growth, but with a solar-powered pump you will need to be within reach of a sunny spot so you can position the solar panel. Green improvements are a must-do for first-time homebuyers If you are one of the many people who have recently purchased your first home thanks to a government tax rebate incentive or simply because you have been saving a while for this day, it’s likely you’ll want to improve your home to make it your own. Green improvements may be the way to go. As a first-time homeowner, there are a myriad of things you must learn about your new place. You may not be familiar with how to embark on home improvements, never mind how to make these improvements environmentally friendly. Here are some improvements to consider that are eco-conscious and could help you save considerable money throughout the life of your investment. • Install a tankless water heater. Tankless water heaters heat water on demand – as you need it. Therefore, you don’t waste energy repeatedly heating 50 gallons of water to be stored in a tank. Electric models cost less, but gas ones tend to be more efficient. The added benefit is you’ll never run out of hot water. • Lay down a cool roof. White or light-colored roofs will reflect sunlight and keep the house cooler in the process. This means exhaust fans in attics will have to run less, and you won’t need to turn the air conditioning on as high. • Ask to use reclaimed wood. If you’re hiring out repair work or adding an addition, find out if you can use reclaimed wood. Reclaimed or salvaged lumber can be used for a variety of reasons, such as to build walls as support beams or in roof construction. Many companies specialize in obtaining building materials from older homes that are about to be torn down or dismantled. They turn the wood into product for newer construction. • Use low VOC paint. One of the first improvements new homeowners generally make is changing wall colors, which is easily achieved with some paint. Traditional paint is high in volatile organic compounds, which can be hazardous to the environment and your health. Choose low-VOC paints and breathe easier. Most are comparable in price to other paints. • Use eco-friendly flooring. Bamboo flooring is made from the highly renewable resource. Bamboo is actually a grass and grows quickly – the opposite of trees for traditional lumber. Bamboo comes in a variety of colors, too. Other options are composite products, such as linoleum floors made from natural raw materials that are bound together with natural oils and resins. – Metro Services

Tighter lending standards leaves victim of foreclosure feeling lost
Q: I am a victim of foreclosure this year, having lost my townhouse in October of last year. I am a professional, middle-class 36-year-old and was the sole owner of my home. When I was laid off from my job as a marketing director, I simply couldn’t keep current on my mortgage payments. I worked with my lender as long as I could, went through a modification, but without full-time employment, there was nothing left I could do except bid my home farewell. It was the most heartbreaking experience and still is, quite frankly, because in November I finally secured a full-time position again and have been working there since. Now that my credit is ruined and I have a foreclosure on my record, I am forced to live with my parents after being on my own since my early 20s. What I’d like to know is that with so many programs now to help people modify their loans and “avoid” foreclosure, why has no one addressed helping those who fell into this hardship and now are trying to rebuild their lives? Surely with the millions who have been through foreclosure in the past few years and are going through it now, the government could pass some sort of program or alteration to traditional mortgage lending to allow hardworking Americans the opportunity to rent and even own again without losing 10 years in the system. It seems terribly cruel and unfair that people like me, who are victims of the economy, are tossed aside and dismissed once they’ve been foreclosed on. We are no longer seen as suitable buyers or even renters, for that matter. I drove by my empty townhouse last week, looking at the “Great deal – Foreclosure” sign in my yard. I fought back the tears. Everything I worked for and put my earnings into for eight years is now someone else’s “great investment opportunity.” I paid $150,000 for my home and now it’s listed for under $100,000. So, someone who has been more fortunate than I in the past year can have the dream I built for a real bargain when my lender wouldn’t extend the same deal to me, the rightful owner of the property. What kind of system allows this to happen? Why are there no programs to help victims of foreclosure? I am thankful to be blessed with a wonderful family that has taken me in, but without a home of my own, it’s difficult to find meaning and purpose in

Unfortunately, tighter lending standards mean that mortgage lenders will not give you a loan for the next three to five years. You should save up your money, work hard on fixing your credit history and credit score, and in a few years you’ll be able to qualify to buy another home. In the meantime, think about renting a property so that you don’t have to live at home with your folks. It will do wonders for your self-esteem, as will building up your bank account if you rent something relatively inexpensive. You should look at these next few years as an opportunity to get your finances in order and to salt away as much savings as you can. You may also find that in some real estate markets, renting a home costs far less than owning it. So use that time to save your money to buy another home a couple of years down the line. The Obama administration may try to modify their loan modification plans to force lenders to work with borrowers prior to initiating foreclosure proceedings against them. It’s hard to know whether this proposal will work any better than the Home Affordable Modification Program that has been out there for the past year or so – and whether this new incarnation of the program would have helped you out. With any government program there are winners and losers. Unfortunately, it seems that most borrowers are still losers even with the current loan modification programs out there. Any new plan has to address some of the issues you faced and force more lenders to actually work with borrowers to stabilize the housing market.

Dear Helaine and Joe: I am sending a picture of an object I hope you can help me understand. We believe it came into our family in the 1960s. It is marked “MZ” with an emblem, the words “Australia” and “Hambsburg-China,” and some other things. Any information would be greatly appreciated. – M.H., Foster, Ky. Dear M.H.: A famous company made this chocolate pot, but it was not located in Australia, nor did this piece have anything to do with the land down under. Actually, the mark does not say “Australia“ it says “Austria.” And the initials “MZ” stand for Moritz Zdekauer, who ran a porcelain factory in Altrohlau, Austria (now Stara Role, Czech Republic). This factory has a long history that began in the 1810s when Benedikt Hasslacher started a faience and earthenware factory (faience is a type of opaque glazed earthenware). After it went out of business in 1823, August Nowotny & Co. acquired the concern and continued to make faience and earthenware at first but later started making porcelain. Moritz Zdekauer purchased the company in 1884, and its porcelain pieces were marked “MZ Austria” until 1909, when C.M. Hutschenreuther of Hohenberg, Bavaria, Germany, took over the firm. Originally, this pot would have had matching cups and saucers, and the fact that they are missing diminishes the current monetary value somewhat. A complete set is almost always more valuable than its individual parts. One of the unhappy facts of collecting is that the price of most European porcelains of the late 19th century has declined significantly over the past few years. This piece is still quite lovely, but we feel that, at the moment, it has an insurance-replacement value in the $150 to $175 range. Garbage disposals can be a big culprit in clogging pipes. While garbage disposals have come a long way, they are not invincible. Repeatedly cramming large amounts of food waste down the drain can eventually lead to clogged pipes – especially if you don’t perform routine mainte-

Promptly grinding food under cold water can help keep the disposal in good working order and help prevent odor problems. Rinsing baking soda or a vinegar-water solution down the drain periodically can also clean the unit and combat odors.
